5 MISTAKES SELLERS MAKE IF YOU'RE SELLING A HOME, MAKE SURE TO AVOID THESE COMMON MISTAKES PET / UNPLEASANT ODORS Strong odors such as pet urine and smoking can be major turn off for anyone thinking about buying your home. UNWILLING TO NEGOTIATE Sellers that are unwilling to negotiate on price, repairs or other parts of the selling process are less likely to f ind a willing buyer. In order to price competitively, our comparables include sales f rom real estate agents and companies in the area. Every property will sell and has the potential to sell quickly, and the price is the No. 1 factor controlling this outcome. To show the importance of proper pricing and adequate preparation, we graphic below shows how this can effect the sale of a home.
The home is outside of what the market will accept These homes get no showings, and the feedback is consistently that the homme is really over priced. When you situate a house out of the market, the showings you could have gotten will never happen. Even if you try to repair the situation, those buyers aren’t coming back. Homes are in “Limbo“ land.
