My name is Leonardo Cromstedt and I am the Broker/Owner of RE/MAX Eralia, based in Marbella, Spain. Marbella is known as one of the world’s top-destinations for luxury holidays and homes, golf courses, marinas, shopping, etc. In my office work 13 agents - 4 of them are in the Top 10 list of RE/MAX Spain. Our team is considered to be the Top Quality Agents in Marbella and the Costa del Sol. I have been part of RE/MAX for over 5 years now and I have 25 years of experience in the Real Estate industry. I started my career in Real Estate long time ago in 1988… when there was no internet, no digital cameras, poor computers, no databases, no education, etc. I worked as an agent first and later became the manager/ director of the office. In 1997 I was hired as Managing Director of a developer company. Some years later I bought the company and we built nearly 2.000 homes in Spain in the following years. In 2008 I decided to join RE/MAX. The initial reason for me to buy a franchise was the global presence of the brand… but what I found is much greater and more important. It completely changed my idea about the real estate industry. I am really proud to be part of RE/MAX. What is your business strategy? What works well for you?
What do you do in detail to stay in touch with your database?
The principal goal of the RE/MAX Eralia Team is always being focused on our client’s needs in everything that we do. Every day we aim to improve the way we serve our clients and give them ”Best Quality of Service”. This is what really works.
We are using a lot of tools, techniques and marketing material and we are very proactive and creative. But as space is limited I will only explain some of our most powerful tools.
With this main goal in mind, it is easy to decide what to do. RE/MAX Europe, RE/MAX Spain and also RE/MAX International provide us with a lot of education & training, tools, ideas and also great people to share experiences with. For me, this is the real value of our brand. One of our sub-goals is to attract potential clients by our exceptional service and therefore we are using different ways to connect to people and get referrals. As a first step we are building a very large database - the office, myself and each of our agents contributes. And then we are in regular contact with the people in that database and provide valuable information, recommendations & tips, seminars, etc. We always knew that this would take a lot of time, but this strategy is very powerful and it helped us to become the leaders in quality of service 2 in our area.
Housing Market Report: This is probably our best tool. It takes a few days to compile it, but it really differentiates us from others. Originally this report was only built for our team to improve our knowledge about the local market, but
then we thought this could also be important information for our clients and prospects. In this 40-page document we are providing data about the development of the real estate market in our area. It is published quarterly and mainly distributed online, but we also print some hard copies. It has been developed in co-operation with Thomas and Sally Cook and is a monthly magazine with our listings and the listings of other agents (through the local MLS), targeted to those clients interested in the properties around our office. We have been handing it to our prospects to demonstrate that RE/MAX is a global brand and represented worldwide. Well, my best advice to my colleagues is: Keep it simple..!! Stick to the basics. And always think about your clients first. What do they expect from you? How can you help them? Offer incredible experiences to your clients and work hard on building your reputation. Distinguish yourself from others in terms of professionalism, knowledge and attitude. If your clients, your sphere of influence and your colleagues feel you are doing your best and perceive you as the best option in your local real estate market, they will recommend you to all their friends and relatives and your business could likely increase by at least 30 % per year.
