SONOMA-MARIN AREA RAIL TRANSIT Energy efficient and convenient for residents, the Sonoma-Marin Area Rail Transit (SMART) is the newest travel option for Bay Area residents. Currently spanning a total of 43 miles of rail service, SMART allows seamless travel to 10 active stations from Santa Rosa to San Rafael. Once complete, the entire SMART project will offer passengers 70 miles of rail travel, extending their service from Cloverdale to Larkspur with San Francisco Bay Ferry access. The Larkspur rail extension is set to be completed by 2019, and is projected to increase in amount of passengers due to San Francisco commuter, sport fan, and tourist use. A single two-car train can fit roughly 318 passengers, seated and standing, and requires only a Clipper Card to board. Onboard amenities that are available to passengers include free Wi-Fi, a snack bar, and accessible restrooms. Not only is SMART the most unique way to travel throughout the North Bay, but residents also love SMART for its travel convenience and affordable ticket prices. Within its first year of service, SMART trains carried over one million passengers to their desired destinations, and more expansions for its rail services are ongoing to satisfy all passenger needs. Whether riding SMART to commute to work, or for a weekend trip between Sonoma and Marin counties, SMART continues to make travel throughout the Bay Area easier than ever before.

SANTA ROSA OVERVIEW The Santa Rosa Submarket contains over 12,000 apartment units, which represents 57% of the total metro inventory. Vacancy in the submarket has generally trended downward this economic cycle, with new supply additions causing some volatility. The vacancy rate is currently 3.6%, near the all time low and well below the 10-year historical average. Due to the loss of thousands of single family homes in the Coffey Park, Fountaingrove, and Larkfield-Wikiup neighborhoods destroyed by wildfires in 2017, demand for apartments has been elevated. With occupancy rising to cyclical highs, year-over-year rent growth immediately jumped over 100 basis points in 17Q4 following the wildfires. Rent growth remained positive in 2018, but moderated as the market has given back some of the gains achieved in 2017. Sales activity in Santa Rosa remains strong. Over 25 transactions have closed in 2018 through midDecember, following an expansion cycle record of 35 deals closed in 2017. Furthermore, the number of properties listed for-sale in Santa Rosa is up significantly. Owners may be capitalizing on recent asset appreciation, or looking to sell in relation to fallout from the wildfires.
