f you were born before The Beatles broke up in 1970, you probably remember when cars were easier to fix, with repair shops at every filling station and lots of home mechanics. Emission controls, catalytic converters, and on-board computers weren’t a problem—mechanics just needed a toolbox and experience to tackle most jobs. Now, the Buckhead repair shop I frequent, a state-licensed emissions center, uses diagnostic computers the size of refrigerators and shelves of specialized equipment to keep our family cars running. Likewise, remodelers now need a host of regulatory, business, and product knowledge along with specialized training and equipment to tackle many house systems, old or new. A state contractor’s license, business license, liability and workers comp insurance, EPA RRP (Renovation Repair & Painting) permit, and GA NPDES (soil disturbance) certification are the baseline requirements for most remodelers. A working knowledge of exterior finishes, breathable house wraps, insulation ratings, roofing radiant barriers, and low-e, argon gas-filled insulated windows, along with the experience to know which systems work together, will get a remodeler in the front door. Inside, engineered floor joists, LVL beams, roof trusses, computerized & zoned HVAC, and tank-less water heaters are now common issues. And many remodelers address moisture buildup, radon, asbestos, lead and low-VOC components, and discuss green certifications and environmental building practices for clients. In addition to knowing state building codes, and local permit and inspection requirements, remodelers often track design trends and more specialized markets like Aging in Place. Clients often seek advice on what will help make their homes more saleable down the road, and remodelers specializing in specific areas of Atlanta may help with valuable knowledge about what’s in demand in certain neighborhoods. Some remodelers also have a flair for design, and are often asked for recommendations on styles and colors, tile and other finish materials. On some jobs the remodeler is your project manager working with architects, interior designers, sub-contractors, and clients, while in other cases the remodeler may be filling all these shoes, in addition to “swinging the hammer.” Most remodelers have worked with clients who planned to sell their home once they “fixed it up,” and after the work was completed they wished they had done it sooner to enjoy the changes. Some of these people change their mind and decide to stay put after remodeling, falling back in love with their house and its new amenities. As we stay in our houses longer with the recent economic changes, remodeling can be a great option for revitalizing our homes while maximizing house values. Finding a remodeler that’s right for you and your job, and has all the skills required today is a key factor in your success. For remodelers, acquiring these skills takes a real commitment, and membership in organizations like the Greater Atlanta Home Builders Association and their Atlanta Remodelers Council makes updating and maintaining these skills much easier. CERTIFIED EXPERTS PROFESSIONAL DESIGNATIONS SET PROFESSIONAL BUILDERS AND REMODELERS APART hen choosing a builder or remodeler, you want someone with the knowledge and expertise to do the job right the first time, but in a crowded marketplace, identifying a qualified professional can be difficult. That’s why the National Association of Home Builders (NAHB) and the Greater Atlanta Home Builders Association offer professional designations that help consumers identify builders and remodelers who have committed themselves to continually improving their skills and bettering their profession. When a home owner selects a builder or remodeler with a professional designation, he is getting a professional with superior training, practical experience and in-depth knowledge in their chosen field. Following are descriptions of designations specifically for builders and remodelers.

W

CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS) Demographic data suggest that an increasing number of people are choosing to stay at home as they get older. While these older home owners’ addresses may not change, their needs certainly do. In response to these changing needs, NAHB joined forces with AARP and several experienced remodelers to develop the Certified Aging-in-Place Specialist (CAPS) certification. The designees are trained to understand and respond to the unique needs and concerns of older home owners. CERTIFIED GRADUATE REMODELER (CGR) The Certified Graduate Remodeler (CGR) designation is designed to emphasize business management skills as the key to a professional remodeling operation. The CGR designation requires that graduates meet prescribed standards of business practice; have a minimum of 5 years’ remodeling industry experience; have a proven track record of successful project management; complete a comprehensive education curriculum; and pledge to uphold the program's code of ethics. The CGR designation shows a high level of professional credibility, and those who earn it can be considered industry leaders. GRADUATE MASTER REMODELER (GMR) The Graduate Master Remodeler (GMR) designation allows Certified Graduate Remodelers (CGR) to attain further recognition for educational excellence and longevity in the remodeling industry. Qualifications include 15 years of remodeling experience; completion of 5 required courses; and having an active CGR for 9 years or an active Certified Remodeler (CR) designation from the National Association of the Remodeling Industry for 10 years.

CERTIFIED GREEN PROFESSIONAL (CGP) The Certified Green Professional designation recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes without driving up the cost of construction. Class work leading to the designation provides a solid background in green building methods and techniques to enable the contractor to translate these principles into a variety of projects. CERTIFIED PROFESSIONAL HOME BUILDER (CPHB) The Certified Professional Home Builder program is the only voluntary builder certification program of its kind in Georgia. Administered by The Housing Institute, Inc., the CPHB program is a non-profit subsidiary of the Greater Atlanta Home Builders Association and is governed by a board of directors from such organizations as the Better Business Bureau, Georgia Association of Home Inspectors, local county building inspectors, real estate agents, builders and other industry-related fields. A Certified Professional Home Builder has met stringent requirements that include passing a written building codes exam; providing 14 written references; meeting insurance requirements; having their customers surveyed annually; completing 16 hours of continuing education annually; providing a written warranty; having a dispute resolution process in place; and more. EARTHCRAFT HOUSE (ECH) Created in 1999 by the Greater Atlanta Home Builders Association (HBA) and partner Southface Energy Institute, EarthCraft House is a voluntary building program that provides a model for healthy, comfortable homes that reduce utility bills and help protect the environment. The EarthCraft House certification process follows a checklist designed to verify that each home addresses specific guidelines and performance standards that include an energy-efficient building envelope and systems; high-performance windows; properly sized heating and cooling equipment; and energy-efficient lighting and appliances. Any size or style of home can be newly built and/or remodeled to meet EarthCraft standards. When a home meets the required standards, it achieves EarthCraft House and ENERGY STAR certification at the same time. HOME OWNERS SHOULD BE AWARE OF EPA’S NEW LEAD RULE I

f you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities such as sanding, drilling, and demolition can distribute harmful lead dust and chips, creating a hazardous environment for home owners. To protect against this risk, the U.S. Environmental Protection Agency (EPA) has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, which became effective April 2010, contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. Lead exposure may cause a range

of health problems, from behavioral issues and learning disabilities, to seizures and death. Children age 6 and younger are most at risk. The EPA has encouraged lead-safe practices for many years, but the new regulations give remodelers and home owners a higher standard to meet. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Contractors must get certified by the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint; how to set up work areas that will not expose residents; and how to minimize dust and leave the work area clean. Contractors must use a number of protective measures, including wearing

appropriate eyewear, clothing, and respiratory protection on the job. Inside work areas, contractors must either remove furniture and belongings or cover them with heavy plastic sheeting and close and seal air vents and turn off forced air heat and air conditioning systems as necessary. In addition, contractors are required to give every home owner a pamphlet called Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools, which includes a form for the home owner to sign to acknowledge the pamphlet has been read. HOMEAID ATLANTA DEDICATES CONYERS COMPLEX

TO SERVE HOMELESS FAMILIES n April 14, HomeAid Atlanta celebrated the completion of the first phase of construction at the Phoenix Pass complex in Conyers with a dedication ceremony. Construction began last October on phase one of the project, which includes an eight-unit apartment building and a community center. The complex will provide longterm transitional housing to families, particularly women with children, who are experiencing temporary homelessness in the Conyers/Rockdale County area. As the first transitional housing development in Rockdale County, the complex is a welcomed addition to the community. Phoenix Pass is located on the campus of Light House Village and is one of three nonprofit programs on the 27-acre campus. The Phoenix Pass program is designed to serve the needs of families experiencing temporary homelessness by giving them an opportunity to reestablish self-sufficiency in a residential setting. The focus of the program is to empower these families with supportive services and the resources to recover and rebuild a productive, stable lifestyle for themselves and their family. “The Phoenix Pass complex fills a critical gap in the housing continuum for the Rockdale County community, providing new housing opportunities that have never before been available to local families in need,” said Ann Carey, executive director of HomeAid Atlanta. “The complex will be an asset to the community for many years to come.” HomeAid Atlanta, a nonprofit organization dedicated to the development of housing for the homeless in affiliation with the Greater Atlanta Home Builders Association (HBA), led the construction effort at Phoenix Pass, in partnership with Conyers-based builders Manor Homes and Horizon Home Builders. Construction of the Phoenix Pass complex was made possible through the dedication and support of many, including Manor Homes, Horizon Home Builders, and dozens of trade partners, in addition to a generous construction grant from The Jon Bon Jovi Soul Foundation.

The apartment building at Phoenix Pass is EarthCraft-certified, meeting the guidelines of the EarthCraft House green building program. Each single-family apartment unit features a kitchen, living room, two bedrooms, and a private bathroom. The lighthouse community center, designed as a resource and opportunity development center for program participants, includes an activity room, meeting room, laundry room, storage area, four restrooms, two kitchenettes, and a staff office. A second apartment building, which is also planned to be EarthCraftcertified, is scheduled to be constructed in a future phase. Phoenix Pass, Inc., a nonprofit organization designed as a partnership between First Baptist Church of Conyers and Rockdale County Emergency Relief Fund, will operate the complex, providing families with housing for up to two years along with curriculum/community-based education in career advance-

ment, financial planning and budgeting, and guidance in family care and management. The complex will eventually accommodate up to 90 program participants at any given time. Phoenix Pass operates under the vision that those who have successfully completed the program will remain in the Conyers/Rockdale County area to live, work, and contribute back to the community the education, life skills, and job skills acquired during their tenure in the program. It is expected that residents will transition from the program back into the community as productive and self-sufficient citizens. SELECTING YOUR CONTRACTOR inding the right builder or remodeling professional is crucial. There is a lot for home owners to consider, and they need to be proactive and do their homework if they want to enjoy the building or remodeling process and the end result. Here are some guidelines to make the selection process easier and to help you make a more informed decision.

BASIC QUALIFICATIONS Look for a contractor with a track record of success in your community. A successful business is one that is established in your area and has survived and thrived over a period of time. Check to be sure the contractor you hire is properly licensed, insured and has worker’s compensation insurance. In addition, home owners can also contact the Better Business Bureau to see if there are any unresolved complaints against the contractor.

PROFESSIONAL TRADE ORGANIZATIONS The best place to find top-notch remodeling professionals is a professional trade organization such as the Greater Atlanta Home Builders Association (HBA). These

trade organizations help to keep their members informed about the latest products, construction techniques, business practices and industry issues. When you select an HBA member, you’re selecting someone who adheres to a Code of Ethics and is held to the collective standards of the organization. According to the HBA, their members are dedicated to promoting, protecting and preserving the home building industry as a viable economic force in the Atlanta area. “A builder or remodeler who is a member of HBA is showing a commitment to his or her profession,” says Marc Caputo, president of Pine Creek Construction in Suwanee, Ga. “Our membership is made up of dedicated, reputable firms that can be counted on to do a good job.” REFERRALS The best way to find a qualified builder is to be referred by someone who has just had a successful project completed by that firm. Talk to relatives, friends, neighbors and co-workers who have had recent projects done. The key is to get the referral from someone you trust.

“I don’t do any advertising, all of my projects come to us via word of mouth,” Caputo says. “The biggest compliment I can get is a referral. It means a client thought enough of my work to give my name to a family member or friend.” Here’s a list of questions to help you establish a contractor’s qualifications and reputation and to help you find the right person for your remodeling job. • How long have you been in business? • Who will be assigned as the project supervisor for the job? • What is the time frame for starting the project? • How do you handle this type of job? • Do you have employees or do you use trade contractors? • Is your company a full-service or specialty contractor? • Do you have design services available? • Does your firm carry workers compensation and liability insurance? • Do any of your employees hold trade certifications? • How many projects like mine have you completed in the past year? • May I have a list of references for projects you’ve completed which are similar to mine?

• Will we need a permit for this project? • What is the status of your license from the state of Georgia? SURFING THE NET The Internet has opened up a whole new way for customers to shop for goods and services, and the building and remodeling industry is no exception. Many home owners use the Web to locate remodeling contractors and to review their work from the comfort of their living rooms. And more and more contractors view a well-designed website as a critical tool for showcasing their work. A good website gives the home owner an idea of the contractor’s capabilities. It will often include a firm’s mission statement or philosophy of doing business. CHECK REFERENCES/ REVIEW COMPLETED WORK Any reputable remodeler should be able to provide you with a number of references. Talking to past customers is one of the best ways to check on a firm you are considering. Here’s a list of questions to ask previous customers: • Could you communicate well with the remodeler? • Were you pleased with the quality of work? • Were you satisfied with the way your contractor conducted business? • Did the work crew show up on time? • Was your project completed on schedule? • Was your project completed within the specified budget? • Were there a lot of change orders that greatly increased the cost of your remodel? • Did the contractor stay in touch throughout the project? • Was the jobsite kept neat? • Did the work crew respect being in and around your home and family? • How was the contractor on follow-up? • Did you have any problems with callbacks? • Were your questions and/or complaints handled promptly? • Would you use the contractor again without hesitation?

Additionally, there’s no substitute for a direct testimonial or for walking through a project and seeing for yourself what a contractor can do. Sometimes it is the best way to judge the quality of a remodeler’s work. Good firms are proud of the work they do and will be glad to show it to you. “Keep in mind that contractors do develop specialties,” says Robert Myers, owner and president of Colonnade Enterprises in Atlanta. “Not just in terms of projects—like kitchens or bathrooms—but also in terms of home price range.” “Some firms specialize in luxury homes while others work on more basic projects,” he says, “and the requirements of these projects are different. Hiring someone without a vision of what the finished project should be means you won’t be satisfied with the results. Ultimately, a remodel needs to improve the value of the home.” PREFERRED PROVIDER VERSUS BIDDING It is perfectly acceptable to select your company of choice without taking bids. If you’ve done your due diligence and concluded a particular contractor or designer has the right skill set for your project, don’t hesitate to hire that contractor. However, if you are taking bids, make sure each contractor is bidding on the same project, that it is an ‘apples to apples’ comparison. For example, make sure each contract is planning on using the same quality of materials. Take the time to review each contractor’s presentation so you understand exactly what you are getting. And if the bid is too good to be true, it probably is.

COMMUNICATION AND TRUST ARE KEY Ultimately, your goal as a home owner is to hire a company you have confidence in. He or she needs to be someone you can communicate with and someone you trust. “Make sure to ask how you will be communicated with during the project and how accessible the owner of the firm is,” says Myers. “We refer to every Friday as clean-up day. Not just in terms of cleaning up the jobsite, but in terms of tying up loose ends,” he comments. “We take digital pictures of job progress each week and send them to the home owner with a status report of how the project is going. We believe in communicating with the home owner from start to finish,” he stresses. Remember, you and your builder or remodeler are tackling your project together. By taking the time to choose the right person for the job, you are assured of getting a remodeling professional committed to the success of your project. DOWNSIZING WITH STYLE Buckhead Couple Remodels Smaller Home With Few Compromises his retired Buckhead couple, both native Atlantans, had lived in a larger house on Habersham Road for 45 years before deciding it was time to downsize to a smaller, easier-to-manage home. They wanted to stay in the same Buckhead area where they already lived, had friends and family, and liked to shop and socialize. The couple looked at condominiums along Peachtree Road, West Paces Ferry, and Moores Mill before deciding they really wanted a standalone house on a smaller, easy-to-maintain lot. “We wanted main-floor living with easy garage access but still wanted

graceful rooms with high ceilings, and finish details in line with our furnishings. We were used to larger rooms with the finer moldings and workmanship of an almost 100-year-old Buckhead house and didn’t find that in many of the newer, smaller places built more recently,” says the wife. She also wanted plenty of storage with a guest room, home office, and studio space, and a room their grandson could call his own when staying overnight. And as a long-time garden club volunteer, a small garden area was also on her wish list.

The couple had remodeled their older home several times over the years, adding rooms and updating the house and systems when necessary. After looking at a number of houses with Anne Morris of Dorsey Alston Realtors, they narrowed it down to several potential houses; they then had John Beach of Paces Construction walk through and discuss what they’d like to change, how much it would cost, and how long renovations might take. John and his partner at Paces Construction, Richard Everett, both grew up in Buckhead and are now raising their families here. They only work in a few zip codes around the Buckhead, Sandy Springs, Vinings, and Brookhaven neighborhoods, and they are very experienced with remodeling and updating those areas’ homes. And as neighborhood residents themselves, they understand what’s important to clients and their families, along with how to manage their homes and possessions during renovations. This downsizing Buckhead couple chose a 15-year-old house on a private cul-de-sac off Northside Drive, where 18 one- to three-story homes sit on smaller lots with a shared park area. And while this newer house was less than one-half the size of their previous home, it still topped 4,000 square feet but had everything they really needed on the main floor. An upstairs level had guest rooms and extra closets, and a partially finished lower level had a home office, exercise room, and studio space with lots of windows and additional storage. Unlike some remodels, this house was in good condition but needed lots of cosmetic detail work to meet the clients’ needs. Fortunately, the mechanical systems, roofing, and exterior needed minimal attention, as did the upstairs guest rooms and garden-level office and studio space. Paces Construction was able to concentrate on extensive main-level work, where several walls were moved and added; hardwood floors installed; a new fireplace and two mantles were custom built; closets and cabinets added; windows and doors changed; moldings and lighting added; and painting and wall coverings installed throughout. deck project and trellis construction were planned as phase two since they could be done less invasively after the couple moved in. The couple brought in great resources in their friends, including local design expert Marie Warren for fabric and wall covering advice and landscape author Jim Cothren for garden and hardscape suggestions. “The wife, an accomplished artist in several mediums,” says John, “was great to work with because she could easily visualize unfinished areas and tell us exactly how she wanted things to look when completed. With worldclass talent and the couple’s incredible furnishings and artwork, it’s hard not to end up with a real showcase project.” “Often in older home remodels, we’re removing walls to create larger rooms and open spaces, but on this job, we actually added several walls, building cased openings to better define an open dining area and closing off a doorway and hall to the master bedroom to create additional closet space and more privacy,” says John. “We kept the soaring two-story living room, balcony, and dramatic window walls but added more traditional elements to soften the modern architecture and better match the clients eloquent design sensibilities.” Additional moldings and trim work were installed, including many custom items designed specifically for this job and made on site. The living room fireplace alone included setting a new firebox and flue, reframing the wall to remove built-in cabinets, installing a matte black granite hearth with surround, and then building a completely custom 16-foot-tall mantle. “John really enjoys the challenge of creating unique custom work,” says Richard. “When this client asked him to create a mantle fashioned after the famed Chateau de Groussay fireplace in France, scaled to fit their living room, he was in his element.” John used a combination of stock and custom millwork made in the Paces shop to create a dramatic backdrop for the couple’s Greek antiquities collection, which features a custom Cycladic bas relief figure cast in bronze to go over the fireplace.

Other unique work for this job included building a semi-hidden door to a lower level, a fireplace in the dining room, and brass and lacquer trim around new bookcases in a sitting room. A sunroom with a cathedral ceiling had its doors and windows removed and a new cased opening built; a ceiling was wallpapered, and an epoxy tile floor was painted. The kitchen has new bar cabinets installed, and the master bath now has his and hers water closets. The whole house was painted; oak hardwood floors were installed, and window tinting was installed to help protect artwork and furnishings from UV light and save on energy bills. Additional lighting was installed in several rooms, and several old family chandeliers were hung. In the master bedroom, two new closets were added, and another was enlarged. The grandson’s room upstairs had padded fabric walls installed, and antique iron scrollwork was added to upper balcony railings. On the home’s exterior, a deck was updated and now has an added roof with cedar beams, skylights, and fans, so the couple can enjoy the outdoors while keep-

ing the cushioned furnishings dry. The deck now serves as a favorite breakfast spot for much of the year, and several trellises built for climbing plants let the garden extend up the home’s exterior. “When friends and neighbors enter our house, they’re often amazed at how well everything works together and sometimes surprised at the mix of old and new elements in our house. John and Richard and their Paces Construction crew did a wonderful job of not just building what we wanted, but really helping us decide how to get the look we wanted,” say the home owners. John reiterates that successful jobs are almost always the result of a talented team of people with a clear vision of what they want to accomplish, and actually doing the work is the easy part. UNIQUE KITCHEN TRANSFORMATION A fter living in their three-bedroom, two-and-a-half bathroom Colonial home for nearly 13 years, Taylor and Anne Josey were ready to make some changes. Built in the 1970s, the home’s original kitchen had only undergone minor modifications such as painted cabinets and updated countertops. Now, with their two children getting older, the couple decided it was time to remodel the galley-style space into something better suited for entertaining—a place where they could gather together with friends and family. The Joseys began receiving bids and plans from various contractors and kitchen designers, but nothing quite fit with their vision. “We had talked about remodeling the kitchen over the years,” Anne said. “We even had several companies over, and they provided some drawings, which used the existing space. Nothing really stuck, so we hadn’t moved forward with the remodeling process.”

ADDING SQUARE FOOTAGE Anne said that working within the existing galley-style kitchen was cramped, and the look was outdated. She wanted an area where she and her husband could comfortably entertain guests, as well as a space where their kids could ‘hang out’ with their friends. In addition to his 20 years of experience as a builder, remodeler, and land developer, Tony is an experienced architect and structural engineer. He developed a plan to help the Joseys make changes that could open up the area and add muchneeded space that would offer great views of the nearby golf course. “It was critical for us to work with someone who brought both vision and patience to the project. We had never undertaken a renovation of this magnitude, and to say we were clueless would be an understatement,” admitted Anne. “Tony did a wonderful job of working with us to find out what the best plans were.”

Overwhelmed by the prospect of having to make so many design decisions, the Joseys handed the project’s reins over to Tony. The builder remembered, “I told them I would create a space that would not only exceed their expectations, but would also fit their budget. It is great to have a client that believes in your abilities so much that they give you control of the creative process.”

ATTENTION TO DETAIL The Joseys appreciated the fact that Tony went above and beyond to make sure the “old blended in with the new” to make the addition appear seamless. “I wanted to make sure they were satisfied with the craftsmanship and appearance of the end result,” said Tony. “Any time we do an addition to an existing structure, I always try to complement the current finish and style so it doesn’t look like something was just stuck on the house. I’ve done my job well when

FINDING THE RIGHT REMODELER A chance meeting at a yoga class led to a discussion between Anne and Tony Pourhassan, owner of Highlight Home Restoration. The subject of Anne’s kitchen was brought up in casual conversation. “Anne’s husband Taylor works in real estate, so we began talking about the industry,” recalled Tony. “Once she learned that I was a builder who had a remodeling division, she mentioned that she wanted me to come by and see what I thought I could do about transforming her kitchen. After seeing the space, I asked Anne not only what she needed but also what her ‘dream kitchen’ would be. It was simple to design the space from there.” According to Anne, not only was Tony able to meet their vision with his original plans for their new kitchen, he was also able to take that vision to an entirely new level. “Tony came up with some plans that completely changed the structure of the existing space by adding square footage and incorporating a beautiful wraparound deck. I have an old-fashioned style, but have a lot of artwork throughout the home. Tony paid close attention to what I liked and made every effort to keep the style intact,” Anne said.

SELECTING THE DESIGN ELEMENTS “Tony’s expertise has been invaluable,” Anne said. “He helped us select the granite countertops, paint colors, and five-inch rustic hardwood flooring.” One of Anne’s favorite elements of the new kitchen is its backsplash. Tony encouraged her to look online and find ones that she liked for the showcase space. “When Anne showed me the mural she’d found and told me the story of the manufacturer of the hand-painted tile— the oldest tile company in Jerusalem— I could see that she loved that piece but was getting nervous about sticking to their budget,” said Tony. “I knew that we had to get it for her because it was

something she would see every day, and it would leave a lasting impression on her. It served as Highlight Home Restoration’s thank-you gift to the Joseys for selecting us to complete their project and for referring us to so many of their friends and neighbors.” WITHIN BUDGET AND ON TIME The Joseys have also been pleased with Tony’s conscientiousness regarding cost controls and budget needs. The builder used his numerous connections to help Anne and Taylor secure high-end cherry cabinets and GE Monogram Series stainless steel appliances at a significant discount. By purchasing them from a model kitchen in a showroom that was downsizing, the Joseys were able to get beautiful cabinetry, as well as a cooktop, refrigerator, microwave, dishwasher, convection oven, and warming drawer for half the retail cost. The couple was particularly impressed by the amount of time it took to complete their home renovation. “Tony’s workers were extremely punctual, polite, and very orderly. A three- to four-month project only took about seven weeks with Tony, and his construction supervisor was

always on site to manage the parade of workers. Their expertise surpassed our expectations,” recalls Anne. “We were amazed with the number of hours, including Saturdays and Sundays, that he and his team logged to make sure that every last detail was not overlooked.” When asked why he is so willing to go the extra mile for his clients, Tony answered, “I really love what I do for a living. It is wonderful to see the joy that we bring to people’s lives. DESIGN/BUILD OR ARCHITECT? ou’ve hated that cramped kitchen for years. There’s another child on the way. Your house would be better if only… And so the question arises: “Do I need someone to design my project, and if so, who?” The answer to that depends on a number of things—how large the project is, how complicated the project is, how much aesthetic sense you have, what your budget can support and finally, what your timetable is. Smaller projects such as a simple bathroom remodel may require input from a tile vendor, and visits to a plumbing or electrical showroom. Other projects may benefit from the input of an interior designer, especially when no structural changes are being made. For larger, more involved projects, kitchens, a new master bathroom, additions, etc., there are essentially two ways in which residential remodeling projects are designed and built—working with an architect or working with a design build firm.

WORKING WITH AN ARCHITECT A traditional way is for a home owner to hire an architect, who then prepares some initial design schemes, costs them, and then assists the home owner

in either negotiating with a contractor or in preparing a detailed set of drawings which can be given to multiple contractors to bid. For some architects, this is where their involvement in the project ends. Others continue on, acting as the home owner’s agent such as approving payment requests and answering contractor’s questions. Still others help the home owners to select finishes, paint colors, countertops, etc. To an architect, these various levels of work are known as: • Schematic Design—where initial sketches and rough costing are done • Design Development—where an agreed scheme is further developed and costed • Construction Drawings—where final drawings and specifications are prepared • Bidding—where the architect distributes the plans and specifications to several contractors for the purpose of generating a firm quote from each • Construction Administration—where the architect monitors the project, makes site visits, approves payment requests, etc.

Architects vary in how they charge for these services. Some companies charge an hourly rate, but gives an estimate of hours for each of the five phases described above. Others generally bill on an hourly basis, with a cap on his fee of a set percentage of the construction costs. Still others bill on an hourly basis, sometimes with and sometimes without a cap on fees, depending on how tightly the project’s work is defined. Most architects will meet with you initially at no cost and will bring a portfolio of their work, showing various projects. After discussing what you want to accomplish, most architects will be able to give you a budget estimate. Upon your approval of that budget, the architect will then prepare a design agreement. Once the design development phase is completed, the architect will usually show the plans to several builders with whom they have worked with in the past, to generate more accurate pricing. At this point, clients usually elect to either negotiate with one contractor through final pricing or will direct the architect to finalize the plans and issue them to several contractors for bidding. In general, fees for an architect can range anywhere from 12 percent to 20 percent of the total cost of the job. On larger projects such as a whole-house remodel, fees would be near the lower end, while on smaller projects, they would be toward the higher end.

WORKING WITH A DESIGN BUILD FIRM Design build places the responsibility for design and construction with one company. The design/build process is typically done in two phases, the first being where the home owner will hire the design/build firm to do an initial “feasibility study,” where a few rough design concepts are explored, and some costs assigned to them. For smaller projects, the design process is often streamlined. The second phase takes the design and costing to completion and allows the contractor to give a fixed price to the owner to build the project. Ideally, by this time, all product selections have been made, and the plans and specifi22 Remodel Atlanta


SO, WHAT NOW? Which route you decide to take in the planning of your project is up to you. With a positive attitude and respect for each participant’s unique abilities, either way can work fine. As with any comparison, there are questions you should ask yourself. Here are a few: What size is your project? Though some will take on small projects, in general, architects tend to work on somewhat larger projects, such as additions, or whole-house renovations. Design build firms have a bit wider spectrum of projects that they undertake. Any successful project requires planning, and many require drawings of some sort. “We start every project with a drawing regardless of size,” says Bill Grady, owner of Grady Design & Development, a design/build firm in Duluth, Georgia. “Whether or not we bring in an architect depends on the complexity of the project. If it’s a small remodeling project, we often do the design in-house. For larger additions or jobs with large structural changes, we involve an architect and an engineer. To me, it’s no different than when you need a licensed plumber or electrician,” he says. “If we need an architect’s experience and expertise, we bring him in on the project.”

How important is design and the design process to you? Architects have a design sense that results from specialized training, and when the obvious solutions are not evident, their expertise can really shine. Being more removed from the actual construction, they are often able to explore solutions that have a less budget-centric view of the project. These solutions are sometimes more expensive, sometimes less, but can often make for a truly successful and economical design in a creative and original way. How important is your budget? Fees of design builders are generally lower than those of architects, and include the planning time necessary to fully explore cost options. Because budget is the primary driver of the design process with design build, cost overruns happen less frequently. The design, estimating, and construction teams are constantly in touch during the design phase, keeping budget foremost in mind. “We combine the benefits of both the architect and design/build disciplines,” says Rob Myers of Colonnade Custom Builders in Atlanta. “We work with our customer to quantify the features, concepts and styles they want in their home and filter that information so the architect doesn’t have missteps and false starts. And we’ll then take the plans the architect sends back and filter it so meets the home owner’s budget constraints,” he says. “We are better able to manage the process because we know what the customer’s budget is, what their lot looks like and what building costs are, so we are better able to manage the design process and keep the project within budget.” Do you find the construction process intimidating? An architect can provide valuable advice during construction to home owners. Remodeling your home is a big event, and it can be intimidating. Architects are good at navigating you through and acting as your agent. Do you value efficiency? Timing of design to construction is often quicker with a design build firm. The bidding phase is also removed, which saves

cations are as complete as those generated by an architect to issue to bidders. As with architects, there are different ways that design build contractors charge for their services. Some firms charge clients a fee of between 5 percent and 10 percent of expected costs, depending on the complexity of the project. Others quote its clients a firm price for the design and planning work, based on the amount of time they feel will be needed to prepare the necessary drawings. Design build companies also vary as to who actually does the designing. In some companies, the work is done by the company owner. In others, there might be an on-staff designer or architect. In still others, the design work is done by a contractor who may or may not be a licensed architect.

Working with a design build firm places responsibility for the project’s success with two people—you and your builder. For some people, this represents the ideal. Others liken the ideal project to a three-legged stool, in which each leg—the architect, the builder, and the client—is separate but all are necessary, keeping everyone “honest.” TRUST AND ACCOUNTABILITY IS VITAL Regardless of which method you prefer, trust and accountability is vital. Without it, neither arrangement is likely to succeed. Obviously, the above questions are not exhaustive, nor are the answers absolute. The bottom line is this: when each professional’s expertise and contribution to the whole is recognized, valued, and appreciated and where each is trusted, things are off to a good start. The full $1900 in rebates may not apply if customer’s home is not eligible for all qualifying improvements. All reimbursement forms must be signed, submitted and reviewed for accuracy before a rebate is paid. Rebates are subject to limitations and are subject to change. Customer’s actual utility bill savings will vary depending on individual energy usage and qualifying improvements made.
