PRESIDENT’S MESSAGE LEAD, BUILDING CODES, AND GOVERNMENT REGULATIONS

I

attended our latest National Association of the Remodeling Industry (NARI) monthly meeting the other night where one of the local county building code officials was the featured speaker. The guy was just great. He made listening and learning about new rules and regulations designed to change our business lives both informative and entertaining. It got me thinking… about how we humans organize ourselves and about the same old potholes that we keep falling into year after year. It seems that at every company there are gaps between the creative side and the practical side…the dreamers and the doers… the office employees and the field workers… it’s essentially the left and right sides of the brain not being quite connected properly. This same disconnect can exist between government officials and NARI remodelers. More regulation is on its way. We are already experiencing the confusion that the Environmental Protection Agency’s (EPA) lead requirements are having in the industry all across the country. Over the next few months new energy and wind bracing initiatives will be adopted by a number of states from the 2012 revised international code.

One avenue that is open to all of us is to Get Involved. Begin to take control of the issues that affect our business lives in our own industry. Join the NARI National or local Metro DC government affairs committees. They can always use

energized volunteers who are passionate about current issues. We can also talk with local code officials in your area and find out how they are thinking and share your experiences from where the rubber really meets the road. Remember, these folks may be writing the next set of rules and regulations and need to understand what the conditions and consequences are of a proposed guideline on a real live working job site. It is always easier to sit back, pop a top, and complain about “them”… hell, it’s even fun and healthy sometimes… but what it won’t do is get things changed! Industry lobbyists only represent, much too often, the economic interests of one or another group without seeing the whole picture. They can tell some of the truth, but not all of it. Helping to ensure that small children don’t suffer from lead poisoning is clearly a worthwhile endeavor. Remodelers can help… but let’s go to school on this experience. Get certified, educate the public, and show them that NARI professional contractors are leaders in the home improvement industry. Then, let’s make alliances with the decision makers on the local and on the national levels and give both regulators and remodelers a chance to walk a mile or so in each other’s shoes. It will make for an easier journey for all of us. Believe in NARI.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) This designation includes remodelers with knowledge and skills in a broad range of universal design and remodeling. Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

EPA ADVISES HOMEOWNERS OF NEW LEAD RULE

f you live in a home built before 1978, chances are you may be exposed to lead. Common renovation activities like sanding, drilling, and demolition can distribute harmful lead dust and chips, creating a hazardous environment for homeowners. To protect against this risk, the U.S. Environmental Protection Agency (EPA) has issued a rule requiring the use of more stringent lead-safe practices aimed at preventing lead poisoning. Under the new rule, which began in April 2010, contractors performing renovation, repair, and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination. Lead is a toxic metal that was used for many years in products found in and around our homes. Lead may cause a

range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk. The EPA has encouraged lead-safe practices for many years, but the new regulations give remodelers and homeowners a higher standard to refer to. According to the new rules, contractors working on homes built before 1978 will have to have a certified lead remodeler on staff. Remodelers will get certified by the EPA by participating and passing a concentrated eight-hour training course about the dangers of lead paint, how to set up work areas that will not expose residents, minimize dust, and leave the work area clean. Contractors will use a number of protective measures, including: wearing appropriate eyewear, clothing, and repertory protection on the job. Inside the work areas remodelers will remove furniture and belongings during the project or cover

them with heavy plastic sheeting, close and seal vents, and turn off forced air heat and air conditioning systems if necessary. In addition, remodelers will be required to give each homeowner a pamphlet called, “Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools,” which includes a sheet in it for the homeowner to sign that acknowledges that they have read it. EPA ADVISES HOMEOWNERS OF NEW LEAD RULE

LEAD PAINT RULE COMMENT PERIOD EXTENDED The comment period for the EPA's proposal to add clearance testing to the lead rule has been extended to Aug. 6. Remodelers and other affected industry professionals are urged to take this extra time to submit comments against adding lead dust testing and meeting lead clearance for specific remodeling activities. The National Association of Home Builders (NAHB) has called on the U.S. Environmental Protection Agency (EPA) to drop its plan to require remodelers to perform clearance testing after completing jobs in homes where they either replaced or worked around lead-painted surfaces. It’s the latest move in NAHB’s ongoing attempts to bring common sense and costeffectiveness to the Lead: Renovation,

Repair and Painting Rule, which became effective April 22. Ironically, NAHB filed its comments on clearance testing just hours before EPA announced it would extend the deadline to submit letters and petitions regarding the new rule, which NAHB had asked the agency to do to allow for more study on the impact of clearance testing. NAHB members and others now have until Aug. 6 to submit comments. Under the current rule, remodelers must use a white paper cloth to clean the areas where they have been working and then compare the color of the residue on the cloth to an EPA-supplied card to determine whether the lead paint dust has been removed from any painted surfaces. Under the clearance testing rule proposed by EPA, the remodeler would be

required to send samples of surfaces both in the work area and immediately outside it to testing labs or hire a certified testing specialist to examine the home. The new rule adds significant liability to the remodeling firm as it makes the remodeler responsible for lead exposure issues existing in the home before any work is performed, as well as outside the area in which the renovation work has taken place. The added expenses of testing—and accompanying liability insurance—will be passed on to the homeowner, making the certified remodeler’s work more expensive. That’s not just a problem for remodelers’ bottom lines, but for consumer safety, NAHB said. “NAHB has consistently recognized that having remodeling activities performed by a professional remodeler makes homes safer, yet this proposal will further incentivize consumers to do the work themselves, hire uncertified contractors, or worse—do nothing at all.” NAHB also questioned EPA’s legal authority to codify the proposed requirements. “The proposal is another 180degree shift from the agency’s 2008 Final Renovation, Repair and Painting rule, [yet] EPA has not provided any additional data or evidence to justify dust wipe testing or clearance, and its Dust Study reaffirms the reliability of the cleaning verification work practice as sufficient for reducing lead dust levels below the current lead hazard standard,” the comments said. The comments also questioned the impact of the proposed rule on the energy-efficiency tax credit and other incentive programs, pointing out that the money consumers receive for insulating their homes or buying more efficient heating and cooling equipment will be eaten up in the additional costs required by clearance testing. GOING BEYOND THE BASICS FOR A

POSITIVE REMODELING EXPERIENCE

essimism about the economy has made many people put their remodeling plans on hold. For those of us who are optimistic and for those of us who want to be in charge of our lives, it is time to stop waiting, and move forward with our lives and plans. Now that you have decided not to put your life on hold and move forward with improving your home it is important that you make your remodeling experience a positive one. The process starts with the decision to improve your home. Next it is critical that you choose the right professionals to work with.

WHO SHOULD YOU WORK WITH? Choosing the right professionals is more than just finding the remodeler or decora-

tor with the lowest price. It is even more important that the company you choose to work with is the right company for you. There have been a number of articles written and various publications that tell you how to choose a remodeler. In this article the focus will be on choosing the remodeler who is right for you so that you, your family, and your home will have a positive experience. Yes, I said “your home.” Depending on the project you plan, the life, health, and safety of your home may be one of the most important considerations in choosing a professional remodeler. The following discussion is not meant to replace the basics in choosing a remodeler, but to help you go beyond the basics in your selection process.

LICENSED AND INSURED Obviously you want a contractor who is licensed and insured. In addition to these criteria, there are other requirements that contractors must adhere to. The recently enacted national Environmental Protection Agency (EPA) law on lead has been put in place to ensure the health of those who have potential lead issues in their homes. Be sure to ask if your potential remodeler has been trained in lead abatement and is EPA certified. In addition to checking for licensing and EPA certification, finding a contractor who is a member of a professional association such as the National Association of the Remodeling Industry (NARI) tells you that this contractor has gone beyond the basics and has joined a professional association that upholds a code of ethics and supports continuing education. It is important that you are fully aware of the differences between contractors. Unfortunately there are still those who ignore the rules because it is easier and cheaper to do so. People tend to think that nothing can happen so why worry. But the big question is what if something does go wrong. The other question to ask yourself is if the contractor is ignoring the law what else might they be ignoring. It is important that you realize you have very little protection if you do hire an unlicensed or uninsured contractor. I often ask myself why someone would risk their most important investment by hiring the cheapest contractor. I will go so far as to say selecting the right remodeler may actually be a matter of life and death, the life and death of your home that is. Following are two examples of what can happen when something goes wrong. WHEN THINGS GO WRONG In a recent conversation with a client I was reminded of a home remodeling tragedy I heard about two decades ago. At that time, the story was shocking. In fact it is still shocking—what is worse is this type of thing still happens. The original tragedy involved a family in upstate New York who decided to remodel their home by first enlarging their basement. To make the basement usable, it was determined that two feet

By Lorraine Hart needed to be dug out. To gain access to the basement, the contractor needed to lift and move the house. Unfortunately, in the process of moving the house, they dropped it. Yes, you read right. They dropped the house. If this doesn’t sound bad enough, it gets worse. The contractor was not insured. Fortunately for this family of five, they were part of a church community which helped them find temporary housing, while their house was put back together. It took over a year to put the house back together. This recent tragedy was reported to me by a client from the Midwest. He had been disappointed that he had not been chosen for a particular project. The homeowners wanted to save some money, so they chose the low bidder. Recently my client was in the area and decided to drive by to see how the project was going. He was shocked and quite dismayed to see that the house had collapsed. Although he doesn’t know the details of what happened, he was told by their architect that the couple had to move to an apartment. As I was thinking about these two situations, I had to ask myself, why would anyone want to leave such an important decision and valuable asset to chance? You are probably thinking that would never happen to you; let’s hope it doesn’t, but let’s also take an ounce of prevention. PREVENTION IS KEY You may be thinking that your project is small and there is no way you could end up with a collapsed house. The worst that can happen is probably proportionate to the size of the project. While this may be true, remember you may have to look at a poorly done renovation for years or until you decide to have the job redone. I have had clients tell me that they are doing a bathroom or a kitchen for someone who had the same project done within the last few years. I’m sure that you would rather do your project right the first time, instead of having to do it twice. Keep in mind that a professional remodeler will also use professional subcontractors for electrical and plumbing work. Obviously, you want a safe electrical installation. You also don’t want a

plumbing mess to handle, especially water damage to your newly renovated home. Now that we have looked at some of the basics in pre-screening contractors, let’s look at the finer considerations in choosing the remodeler who is the right remodeler for you. ALWAYS CHECK REFERENCES It is always beneficial for you to speak with references. I would not consider working with someone who can’t provide references. When you speak with these references ask about how the project went. Also ask what they liked most and what they liked least. Although they may have loved the contractor, there is usually something that they liked least. Another part of your decision in choosing a contractor is to gauge whether the contractor has experience in the type of project you are interested in. For example, if you want to renovate your kitchen you would want to choose someone who specializes in kitchens. Even beyond that there are many differences. Some contractors have more expertise in different areas of construction. Some specialize in doing simple, straightforward work, while others specialize in designing the project around your needs. It is important for you to

determine who will best suit your specific needs. A professional contractor is confident in explaining his services and experience. He will gladly provide you with multiple examples of previous projects similar to the one you have in mind. COMMUNICATION IS CRITICAL Now that you have done the preliminary steps in selecting the remodeling professional you want to work with it is time for your next step. The initial meeting with the potential contractor can tell you a lot about what the future holds if you decide to choose this remodeler. A key aspect in choosing your contractor is communication. Depending on the size of your project you could be dealing with your contractor for an extended period of time. Therefore it is critical that he is willing to listen and communicate. For you, that means that he pays attention and appreciates your needs and is able to clearly explain all aspects of the project. Listening to and understanding your needs can make or break your project. You want to work with someone who listens, is open to your ideas, but who can also recommend solutions to satisfy your dreams for the project. Both you and your contractor must realize that this is your home and your project.


GOING BEYOND THE BASICS FOR A POSITIVE REMODELING EXPERIENCE Communication is critical to a successful outcome, whether your project is a small enhancement or a major home improvement. It starts with the professional remodeler asking the right questions and listening to your answers. It includes his ability to understand your needs, wants, and goals. It also includes his ability to rapidly assess the project and create a proposal that is understandable without being over complicated.

BE HONEST These abilities encompass a sense of caring and honesty and the willingness to do what it takes to satisfy you. Just as you want to work with a contractor who is willing to communicate to you, it is equally important that you communicate openly and honestly to him. With good communication you will end up with a successful project, a project that satisfies your hopes and dreams, and a project that your contractor will be proud of. Rather than focusing on price negotiations, I suggest that you and your contractor focus on creating your dream for

your home. Keep in mind that this renovation, whether small or large is something that you may be living with for years to come. You certainly don’t want to have any regrets or wish that you had done it differently. The small amount that you save now may not be worth it in the long run. By communicating with your prospective remodeler, together you will be able to make your dream a reality. BE CLEAR ON YOUR BUDGET To establish a good working relationship with your contractor honesty is needed on all sides. It is best to share not only your needs and wants for your renovation, but your restrictions as well. Unfortunately I often hear about the broken relationships caused by lack of information from the beginning. In order for a professional to create a sound, realistic plan for your project, it is important that they have some type of idea of your budget. I know that many of you will resist this, however I want to point out that it is next to impossible for anyone to create a project plan and pro-

posal unless they have some idea of your financial limits. It doesn’t have to be the exact amount of money you can afford, but you need to give some parameters to the remodeling professional. This will guide them in developing the project and selecting materials. A good remodeler will be able to give you various ranges and you can choose the range that will be most comfortable for you. Otherwise the prospective contractor is hampered in determining which way to go. If the project is too low-end you will be disappointed because it doesn’t have all those things in which you want included. On the other hand if it is too high-end you stand the chance of falling in love with something that is just not affordable. In either case you both lose. WHAT ARE FREE ESTIMATES? Another area to address is that of free estimates. We all see ads for free estimates, but most of us don’t know what that means. What it should mean is that the potential contractor will meet with you to get an idea of what home improvements you are interested in. Once the scope of the project is loosely defined, the contractor can give some ball park ranges. A free estimate does not mean that the contractor will create a design, or do a design analysis and feasibility study. That is beyond the scope of a free estimate. Professional contractors deserve to be compensated for designs or anything that requires significant analysis. By selecting a contractor that will do a professional analysis up front, you will ultimately save time, money, and aggravation. By getting all the questions answered up front there will be fewer surprises and fewer change orders. I suggest you and your contractor focus on buying your dream, rather than just negotiating price. HOW DO YOU WORK WITH YOUR CONTRACTOR?

electing the right contractor for your remodeling project is one of the most important parts of a successful remodeling project. The process of choosing the right firm can be laborious, but a thorough vetting here will save a lot of heartache later on. Checking licenses and insurance are a must and, starting this past spring, checking whether or not the firm you are interested in working with has been certified by the Environmental Protection Agency (EPA), to comply with the new Renovation, Repair, and Painting (RRP) rules, if your house was built before 1978, and the work involved meets certain criteria.

CHECK REFERENCES Equally important is contacting your contractor’s references, and seeing some of the work; preferably some that has been completed and some that is under way. You might think “Hey, OF COURSE this firm’s references will say good things about them!” While that’s certainly true, talking with your potential remodeler’s past clients is a great opportunity to ask them questions about things that are important to you. If you go crazy at the thought of dust, you might want to ask how that was handled. If timely communications are important to you, you might ask how the firm did in that area. Did the contractor give his or her clients a schedule and, if so, how well was that schedule followed? The point is that references, if asked the questions that are important to you, are a wealth of unvarnished information. Having done your due diligence, you must now evaluate your candidates financially. How much are they charging for the work you want done? Arriving at that point happens in one of two ways: either you have selected your contractor early in the design process and worked together along the way to refine the costing; or the project has been designed and put out to bid by the designer or architect. DETERMINING YOUR BUDGET When working with a design-build firm, the budget has generally been established 22

at the outset, so final numbers are rarely a complete surprise, assuming the scope of work has remained unchanged. When working with an outside architect and submitting the plans for multiple bids, there can often be surprises, as the different contractors are not necessarily told what your budget is. Whether you go the route of progressively working with your contractor, or using competitive bidding, it is important that your budget be made clear to both the architect/designer, and to the contractors pricing the work. Sharing this information freely requires trust and the view that your project is not an adversarial relationship between three parties, but rather like a three-legged stool, where each leg is important. The fruits of this trust are designs that are buildable, and a relationship with your contractor in which he or she feels free to give you the benefit of their hard-earned expertise, and one in which they can earn a profit as well. THE WAY IT WORKS Once the numbers come in, contractors generally work in one of two ways. On projects where the scope of work is fully defined, the plans are thorough and complete and all products and finishes have been selected, your contractor might give you a fixed price to build the project. As the client, you have the comfort of knowing that, unless you deviate from the scope of work, or unforeseen NARI METRO DC

conditions are encountered, the price will remain unchanged. The other side of the coin is that the contractor, because the price is fixed, will probably want to account for some worst-case scenarios, which would drive the cost of the project higher. If Murphy’s Law doesn’t come into play, your contractor will pocket the savings, but will also be covered in the event that it does. On projects where there are more variables, or where the design has not been completed before starting construction, your contractor might prefer to work on what is known as a “cost plus a fee” or “time and materials” basis. Under this arrangement, your contractor will generally be able to give you a rough idea of the final cost, but will bill you directly for the work that is done. Typically you and your contractor would agree on what hourly rate would be used in billing for their personnel, whether project management is

included etc., and what markup would be applied to direct costs, such as materials or subcontractors. Depending on the size and scope of the project, your contractor might charge a set fee, which would not change unless the scope of work changed, or he/she might leave their fee open ended. Also, depending on how well defined the work is, your contractor might agree that the final cost will not exceed a certain total— perhaps 10 percent to 15 percent more than what a fixed price might be. In this arrangement, if Murphy’s Law doesn’t come into play, it is you who pockets the savings. If costs run over, however, it is also you who assumes more risk. Either method of working with your contractor will work fine, as long as you understand whose interests are at stake in each. For example, if you have selected your contractor using competitive bidding, you need to know that, the price you receive represents that contractor’s interpretation of the plans and specifica-

tions they were given. Which is to say that, if something you want didn’t end up on the plans, it will not likely be furnished for free later on, since the contractor, in order to be awarded the job, needs to keep costs as low as possible. Likewise, if you are working on a “cost plus a fee” basis, you will need to be vigilant as the job progresses, in keeping your scope of work in mind, as failing to do so can lead to costs spiraling higher than you’d like. TRUST IS KEY Whichever method you and your contractor agree on, trust is vital. With it, either way will work fine. Without it, neither will. W

hen Chris Liss and husband Frank decided to remodel their kitchen, the main priority was a family and environmentally friendly design with plenty of space to accommodate her passion for cooking and entertaining. As a former partner in a restaurant, Chris knew she wanted the remodel to incorporate specific features. “I love to cook; I knew that I wanted a restaurant-quality kitchen with high-end appliances,” she said. Those features include open cabinets for easy access, cleaning, and plenty of wide-open countertop space for prep work and family time. “We live in our kitchen; the kids do their homework there, and they like to hang out when I cook.” Their existing floor plan didn’t work for them. The dining room was separated from the kitchen and there was no way to see guests while cooking or preparing food. “It wasn’t great for entertaining and we wanted to open up our existing dining room and have a bigger area to congregate,” Chris said. To accomplish this, walls were removed and reconfigured and an 18' two-level island was installed.

One of the extras they provide is a hepa-filter dust machine that keeps the air circulating while cleaning the air and thus minimizing dust. “They were fantastic about keeping the mess at a minimum,” Chris said. “They were so sensitive to our needs as a family and we really appreciated that.”

It was very important to the family that they use no volatile organic compounds (VOC) paint. Paints and finishes release low-level toxic emissions into the air for years after application. The source of these toxins is a variety of VOCs, which, until recently, were essential to the performance of the paint. New environmental regulations, and consumer demand, have led to the development of low-VOC and zeroVOC paints and finishes. Most paint manufacturers now produce one or more non-VOC variety of paint. These new paints are durable, cost-effective and less harmful to human and environmental health.

FINDING THE RIGHT REMODELER She came up with about six area companies and Paul interviewed all of them. He basically narrowed his search down to four and then down to the final two—one of which was Vass Construction, Inc. in Great Falls, VA.

Michael Vass, Owner of Vass Construction, met with Paul and ultimately Paul decided to work with him. “After I met with Michael, I felt I could communicate with him better than the other candidate and he had some great ideas. With the project being so extensive, I felt that I could work with him the best,” Paul said. “The prices of each company were basically the same, and I just really got along with Michael.” EXTENSIVE WORK THROUGHOUT The five-bedroom, four-full bathroom, and two half-bathroom home includes a swimming pool, a pool house, a walkout basement, and is situated on two and a half acres of land. According to Michael, the plans included adding a new second-floor bedroom and bath, they completely renovated the basement area, removed a wall on the main first level including an existing fireplace and added a brick chimney (to match the brick on the outside of the house) and two stone fireplaces inside—

one on the main level and one in the lower-level basement. They reorganized all of the lighting throughout the home and replaced the flooring throughout. The renovation project included the painting and wall papering elements throughout the home as well. THE FIRST LEVEL A wall was removed on the first level along with an existing gas fireplace and replaced with a custom stacked-stone fireplace. All of the flooring was removed and they installed hand-sculpted hardwood floors throughout the main level. Most of the lighting was reorganized and installed. In the kitchen/dining area, the existing counter only had enough room to fit two people on stools. They extended a granite counter where four bar stools are placed around it but there is actually room for five. “It really makes for a nice gathering area and where you can casually eat,” Paul said. The entire builder grade railing was removed. New metal balusters and proper floor treatments complement the

hen Paul Argy and his fiancée’, Kelly, were searching for a home in 2009, they came across a home they weren’t very interested in—until they saw the same house in a different location and realized it wasn’t that they didn’t like the layout of the home, it just wasn’t decorated or renovated to what they wanted. They went ahead and purchased the 10,000-square-foot home and decided to renovate most of the home and make it what they wanted. Paul, who lived in the home for most of the renovations, was working with Barbara Hawthorn, an interior designer, and he tasked his administrative assistant to search out area remodeling companies.

THE LOWER LEVEL The newly renovated lower level now includes a full bar with a beer tap, dishwasher, and refrigerator. They replaced an existing unfinished video room with an exercise room, where one wall is all mirror. Michael outlined the mirror with the same wood that is used in the main level of the home. “It all flows very nicely,” Paul said. Since there used to be nowhere to change into pool attire and the basement leads out to the pool area, Vass Construction put in a spa bathroom retreat. The bathroom includes a spa shower system, a changing area, and two sinks creating another full bathroom. They also created a custom-built scoreboard to conceal the electrical panels for

the pool table area with all recessed lighting throughout. They coffered the ceiling in the basement and installed a custom-stacked granite fireplace. The lowgrade carpet flooring was replaced with radiant heated marble flooring throughout, then for the lower level foyer area they custom-cut a new marble floor into a beautiful herringbone pattern bordered with hardwood flooring matching the floors above. CIRCULAR DRIVEWAY Vass Construction even re-did the driveway leading up to the home. Paul, who had found a detailed picture in a magazine of what he wanted, asked Michael if he could do anything like what he saw. Michael and his team replaced the existing asphalt driveway with a beautiful stone circular driveway up to the home. They replaced the existing brick monuments and replaced them with custombuilt stone ones, which greatly enhanced the entrance to the house.

THE UPPER LEVEL Lastly, Paul moved out for a week and stayed at his home in Florida while they transformed the master bedroom and then later added a bedroom and bath to fill in a wide open loft area upstairs, thus converting the home into a six-bedroom home now boasting six full bathrooms as well. “I really am pleased with the way it turned out,” Paul said. “There were a lot of changes, and it looks like a completely brand new house. Michael had many great ideas and he did a great job on coming up with solutions and ideas for the project while it was in motion. ver the 31 years that the Maklan family has lived in this four-bedroom, two-and one-half bathroom brick colonial home, they have done several remodeling projects, including a new kitchen in 1979, bathroom updates, and numerous cosmetic improvements throughout the house. This time, they wanted to open things up a bit and make the home’s square footage more useful. On the back of the house there was an existing screened-in porch, which couldn’t be used year round and which, due to inconvenient access and difficulty keeping clean, was used little even in fair weather. The owners wanted to make this room inviting and comfortable all year round. In particular, they wanted to connect it directly to the kitchen, which was also at the back of the house. RESEARCHING AREA REMODELERS Contemplating a remodeling project, they attended an area home show. There, they met Jonas Carnemark, CR, CKD, Owner of CARNEMARK, in Bethesda, MD. Jonas was doing a presentation on remodeling and what homeowners should expect when embarking on a home remodeling project. After his presentation, the NARI METRO DC

Maklans met with him and made plans to meet at their house so Jonas and his team could look at it and come up with some options. “We called several of CARNEMARK’s references and went to see a variety of completed projects,” Claire said. “Because we liked what we saw and what we heard about working with CARNEMARK, we decided to proceed with them.” According to Jonas, the clients wanted to create a multipurpose, year-round sunroom that would enable them to enjoy views of their garden. The existing porch was not heated or air conditioned and had inconvenient access through the living room. In fact, the awkward flow of the home’s layout resulted in them not using the space much at all. “The clients wanted to integrate the sunroom into the rest of the house, update their existing kitchen, expand the rear entrance with a mudroom, and improve the master suite by making room for a larger closet and luxury bathroom,” Jonas said. According to Claire, the home had typical, small “1930s closets and bathrooms.”

OVERCOMING CHALLENGES One of the biggest challenges centered on the garden. “Adding significant expansion to the back of the house would have disturbed its mature plantings,” Jonas said. Instead, an interior breezeway with floor-to-ceiling glazing now connects the kitchen, sunroom, and rear foyer with ample storage. This was made possible by building over the exterior stairwell and extending the foundation just a few feet. The sensitive design solution remains largely within the original footprint. Another challenge was to ensure that the remodeled back of the first floor would integrate well with the rooms in the front of the house. A beautiful largeformat porcelain tile floor—that simulates corten steel—coordinates perfectly with the dark hardwood floors in the other rooms and creates a coherent look as you go from one room to the next. WARM AND INVITING The organic feel of the sunroom and breezeway carries into the kitchen where clunky, exposed soffits gave way to new flush steel I-beams for a smooth ceiling.

In the kitchen, wood, volcanic, and Silestone counters combine with beech and glass cabinetry and earth tones to create a warm, natural palette. MASTER SUITE Similar materials find their way upstairs into the master bathroom, where limestone, tile, a heated floor, glass, and neutral paint tones lend a spa-like atmosphere that works with the more traditional bedroom. The spacious new walk-in closet and ample yet cozy bedroom complete the updated master suite. PRACTICAL SOLUTIONS USED THROUGHOUT Design details create practical solutions and visual connections throughout this seamless whole-house renovation. On the first floor, the existing powder room used to open from the kitchen. “In addition to the awkward access, this tiny room had bulky old fixtures and really needed an update. CARNEMARK reoriented the room for improved privacy and helped us come up with a new look that


we love, including a concrete counter top and new tile.” Large windows throughout the remodeled space maximize light and garden views. A former window is now a striking arched opening that allows sight lines from the living room to the outside. Together, such details serve to fully activate the once-overlooked porch. PLEASED WITH THE OUTCOME The owners say they are delighted with the way this project turned out, and that they are using their space better and enjoying their home more than ever before. “Working with CARNEMARK was a very good experience.They were committed to ensuring we were happy with all aspects of the design and its realization— and we are.”

t is all about the “green” these days—both economically and environmentally. Have you become one of the millions of homeowners actively searching for natural, eco-friendly home products? This appreciation and concern for the environment is a quickly transcending sentiment, as homeowners actually spend more time outdoors, enjoying it. Furthermore, homeowners are carrying the aesthetically pleasing, comfortable, and decorative aspects of the indoors—outdoors. The cozy, eco-friendly outdoor room has officially permeated the ever-changing housing market. In the current economy, we all know extra incentives and add-ons to current homes and new properties increase resale value.
