ou may have noticed during the past two months that national media coverage of the remodeling industry has forecasted a positive outlook on business. The National Association of the Remodeling Industry (NARI) members are attributing the recent growth to project postponement, interest rates and home values. According to the latest NARI Second Quarterly Business Review, which measures remodeler’s assessment of business conditions, shows NARI members believe the current business climate is more positive than the same time last year. In fact, data shows that NARI members forecast stronger sales growth in the next three months, based on three key factors: postponement of projects (80 percent), growth due to low interest rates (50 percent) and 35 percent believe improving home prices are also a significant factor. Remodelers say consumer confidence has a different tone this time around. People are aware that their home values may not be as high as they once were, yet that only affects those who are forced to sell. Many homeowners have made the decision to remain in their home and are choosing to make improvements and increase their comfort and long-term living accommodations. This thought process allows them to be much less concerned about returns on investment and resale values. This is supported by a homeowner poll conducted on NARI’s Website in May

2012, which showed that 28 percent of homeowners planned on staying in their home up to five years longer because of the economy. Still, NARI members keep a conservative outlook on business conditions and are working hard to maintain the tighter and more efficient systems implemented during the past several years. Many of us have been waiting on the sidelines for the housing market to improve before buying a home or remodeling our existing one. These indicators suggest that time is quickly approaching. In fact, with home prices and interest rates so favorable, there may never be a better time to go after the home of your dreams. Many homeowners have already taken that step. Only serious professionals with a real desire to excel in the industry are eligible to participate in NARI’s rigorous certification program, which teaches and tests skill sets, safety issues, and ethical business practices. When you see any of the certifications described on this page, you’ll know that the affiliated remodeling contractor or company has taken the time to meet performance and business criteria that surpass industry standards.

Certified Remodeler (CR) Designed to recognize and identify fullservice remodelers. Candidates must have a minimum of five years experience and be employed by or own a firm that derives 90 percent of its sales volume from remodeling. Certified Remodeler Associate (CRA) Recognizes individuals who actively support the remodeling industry, such as architects, designers, educators, manufacturers, publishers, suppliers and consultants. Certified Remodeler Specialist (CRS) Reserved for remodelers who specialize in a particular area of the industry, such as roofing or flooring, etc.

Master Certified Remodeler (MCR) This designation recognizes Certified Remodelers that have demonstrated commitment to the remodeling industry through support of their local chapter, NARI National, and/or their local community. The MCR identifies Certified Remodelers that have withstood the test of time and continue to be successful within the industry. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application to qualify for the MCR certification, candidates must be a Certified Remodeler for a minimum of 10 consecutive years and hold another NARI certification. Candidates must have been involved with their local NARI chapter or NARI National and/or involvement as a leader in the local community. Candidates must submit a letter of recommendation from their chapter executive or chapter president or three letters of recommendation from recent clients. Universal Design Certified Remodeler (UDCR) Individuals with the UDCR designation are recognized as experienced remodelers with skills and knowledge in all aspects of universal design and remodeling. Candidates must complete and submit this application for consideration by the NARI Certification Board. In addition to completing and submitting an application, to qualify for the UDCR certification exam, candidates must have been in the remodeling industry for a minimum of 5 years. Candidates must also have completed a minimum of 8 hours of universal design remodeling/building related education.

Certified Lead Carpenter (CLC) Designed for lead carpenters who are skilled and knowledgeable in the technical, hands-on aspects of their work, but also have demonstrated skill and knowledge in project management, supervision and customer service. Candidates must have a minimum five years experience with at least two of those years as a lead carpenter. Companies who believe in providing a quality product will make sure their lead carpenters are trained and certified so they can produce better jobs, be more professional, run projects more efficiently, and interact more proactively with their customers. Certified Kitchen & Bath Remodeler (CKBR) This designation allows homeowners to identify contractors who do extensive work in kitchen and bath remodeling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. The CKBR certification addresses the unique aspects of kitchen & bath design and remodeling, including technical expertise and new product knowledge. Green Certified Professional (GCP) The GCP designation is designed to recognize and identify remodelers who apply green or sustainable principles to their remodeling projects. They understand key green building concepts including energy efficiency, site management and use, indoor air quality, water conservation and the use of building materials and finishes. The GCP certification addresses how green remodeling can make homes more durable, efficient, sustainable, healthier to live in and less expensive to operate.

n this article we will focus on evaluating your neighborhood and the return on investment of your remodeling project. If you have already decided to remodel rather than relocate, it is now time to delve further into the neighborhood factors as they relate to your remodeling project. Since you have decided to stay in your existing home, you now must determine the extent of your remodeling and how this relates to the neighborhood. Time is a very important factor. If you plan to remodel and want to sell in the near future, the value of other houses in your neighborhood will be more important. In this case you might want to choose remodeling projects that will enhance the resale value of your home. However, if you plan to remodel your home with the intention of being there for the long term, other factors are more important. Joanne Bechhoff, of G.B. Construction & Development, Inc., in Manorville, NY, says that neighborhood evaluation is essential when considering a construction project. “To be able to address these issues with potential clients, the first thing I always ask is: ‘Do you like the neighborhood you are living in?’ and ‘How long do you plan on staying where you are?’ As a contractor, if a client only plans on staying in a house for five years or less, then I make my recommendations accordingly,” Joanne says. “However, if a client loves the area and plans on staying longer than five years, then my recommendations are tailored more towards ‘wants’ and ‘lifestyle.”’

EVALUATE THE NEIGHBORHOOD

Most of us have probably heard the advice “you don’t want to have the nicest house on the block.” That could also be extended to having the

nicest house in the neighborhood. But, let’s look at what that means and where it comes from. First, keep in mind that someone has to have the nicest house on the block. That being said, we can now further evaluate this “nicest house" advice. If your house is already worth significantly more money and doesn’t fit the neighborhood, then it would not be a smart financial investment to add more in remodeling. Also if your renovation makes your house worth significantly more money and it then doesn’t fit the neighborhood, then it would not be a smart financial investment. In evaluating the neighborhood, we should determine what direction the neighborhood is going. Here it would be helpful to have a crystal ball, but lacking the crystal ball, we can look at other things. Let’s start by examining the history of the neighborhood. Is it the same, better, or worse than a few years ago? What does it look like now? Are the other homes well maintained or are they in need of repair? Kevin Wrynn, CR, with Kevin Wrynn Carpentry Inc., in East Meadow, NY, says that there are many considerations to make when evaluating your neighborhood. “For example, are you happy with the school system? Are there parks nearby, and are they well maintained? These are just some examples of what makes an area desirable.” Next we need to project the future. If you notice that some of your neighbors are doing repairs or getting ready for renovations, that is a good sign. Also look around at how many houses are for sale or recently sold. As new people move into the neighborhood, there is a tendency to remodel. Provided that not all the houses are for sale, new families moving in is another positive sign for the future of your neighborhood. RESEARCH ACCORDINGLY

You can get an idea of what your house and others in the neighborhood are worth or have recently sold for by doing some research on the Internet. For example, www.Zillow.com will give you their estimated value of homes, homes for sale, as well as recent home sales. You can get data to help with the decision making process, especially if you plan to sell in the near future. It has often been the case that when one family decides to remodel, others soon follow suit. Sometimes called “keeping up with the Joneses,” this is definitely a positive. It is often the case that whole neighborhoods or even towns change as the result of home remodeling. Probably the most 18

Cape-Style Home Transforms To Colonial

This beautiful home is transformed using a modular addition, changing it from a cape-style home into a modernized colonial, adding about 1,000 square feet.

hen Terry and Denise O’Hara and their two children moved into their 1,500-square-foot, cape-style home in West Islip, NY, about four years ago, they knew that eventually they would need to remodel it and enlarge it to better suit their family’s needs. The family wished to reconstruct the lower level and add four bedrooms and two bathrooms on the second floor, and an enormous walk-in closet for a custom master suite—part of the addition. There was an existing office on the first floor, as well as one bathroom. They wished to knock down some load-bearing walls on the first floor to create a more open living room space and dining room. Now, the home is colonial style and has a beautifully designed front portico for an entrance. “Before we decided to remodel, we actually considered moving,” said Terry. “But we love the block that we live on; the neighborhood is great, and we like the schools.”

FINDING THE RIGHT REMODELER

The O’Hara’s interviewed several area remodeling companies and researched several ways to do it. “We interviewed about three companies,” Terry said. “And we took recommendations from our friends.” After detailed meetings and careful consideration they decided to go with Jarro Building Industries Corp. in East Meadow, NY. “We appreciated their [Jarro’s] honest approach, their pricing seemed fair, and they seemed very trustworthy.”

MODULAR ADDITION VS. TRADITIONAL REDESIGN

The O’Hara’s looked into using a modular addition because it saves you money. “We did our homework,” Terry said. “We researched all of our options. We didn’t want to live through six months of remodeling our house. We talked to others that had done a modular construction. The costs are fixed. The quality of build was great.” According to Marvin Schwartz, CEO of Jarro, when you do a modular construction, there are detailed measurements of everything. “For example, you have to make sure all of the stairwells line up and the plumbing is lined up for an easy connection. Everything has to line up perfectly for a seamless result,” he says. “The job typically goes pretty fast.” Tony Tiso, CKD, MCR, CKBR, CGP, sales manager of Jarro, says that there are many benefits of doing a modular construction. “Normally it can take days to connect all of the plumbing. This remodel took about one-fourth the amount of time to connect the plumbing, compared to starting from scratch,” Tony said. The module came on four tractor trailers and there was a 70-ton crane on the O’Hara’s front lawn. All brand-new windows and doors were hung. Jarro re-did all of the siding, the roof, and constructed a decorative, custom-built portico. Within one week, the entire envelope was complete.

The family lived there through the entire construction and they moved into the basement. It was the first major remodeling project they had done. Tony says that in order to get the results, Jarro had to take some bearing walls down, and they completely enlarged the upstairs for the addition of the master suite with the custom-built bathroom— the modular addition is over the existing garage. They also made some significant changes on the lower level of the home. They enlarged the living room area and did this by moving the bedrooms upstairs. In addition, there are gorgeous French doors flanked by a large window on each side of it. The doors lead out to the private backyard. They added custom, prefinished hardwood oak flooring throughout, and totally redesigned the bathroom on the lower level. On the upper level, four bedrooms were constructed in total and includes a custom master suite with a bath—which boasts custom tile throughout and a unique Jacuzzi tub. The homeowners had an idea of what they wanted, and Jarro brought in an architect and together they came up with a basic design. “We had an idea of what styles we liked. Tony helped us fine tune our ideas and made suggestions of locations, design ideas, etc.,” Terry said.

“Proper planning is the key to success. Do double diligence in planning. If you plan properly and then execute, you end up with a great new home,” Marvin said. The O’Hara’s are very happy with the work Jarro did and the beautiful results. “The craftsmanship was superior—the trim, columns, raised columns, and the hand-made portico look great. The custom columns are beautiful. They really paid attention to the details,” Terry said. Terry said that they were pleasantly surprised at the timeframe of the project. “On June 12, they ripped off the top of our house, and by July 6 we moved upstairs; it really happened fast.” Marvin said the project took 33 days total.

Beautiful Home Completely Transformed This gorgeous two-bedroom, two-bath home was recently renovated to maximize its city views over the Brooklyn Botanic Gardens and Manhattan.

When Julie Ann Pietrangelo and her husband Matthew Eckstein first looked at this Prospect Heights, NY, neighborhood apartment in September 2010, she immediately knew that she wanted to purchase the apartment and remodel it to make it hers. “I absolutely loved the space, but it was just configured all wrong—especially the kitchen,” Julie Ann said. The colors were all wrong as well. “The dining room area was covered in this teal-colored vinyl—it just totally was not my style and I knew that it needed to be remodeled before we could live in it; it was hideous.” Luckily, her husband still owned his Park Slope, NY, one-bedroom home so the couple lived there until the new apartment was completed.

INTERVIEWED VARIOUS REMODELERS

The first thing they knew that they needed to do was find an area remodeler. They talked with several local companies; four total. Ultimately they decided to go with Timeline Renovations, Inc. Robi Kirsic, CKBR, owner of Timeline Renovations, says that he and Julie Ann worked very well together, and they just got along well. “Basically, I went with Timeline Renovations because of Robi’s personality. We are about the same age and his enthusiasm about the project was great.” Julie Ann’s brother had also done some work with him in the past, and Robi did some great work for him, so she decided to move forward. CONFIGURING THE LAYOUT

According to Julie Ann, the kitchen had the worst layout imaginable. “The kitchen layout was terrible. One whole side of the kitchen was one big line of appliances. It did have a lot of space, but the previous owner just didn’t use the space well,” she said. The previous owner and Julie Ann had totally different styles and design ideas. For example, in the kitchen, the countertops were constructed of small square tiles of tumbled marble. Crumbs would constantly get stuck in the grout and the marble holes. “It just wasn’t practical to have that style of kitchen countertops,” she said. To fix the kitchen layout problem, they moved and reconstructed the doorways to the kitchen. It used to open up to the bedrooms, which wasn’t ideal (you don’t want kitchen smells in your bedroom). 24

Robi came up with some pretty great ideas for the layout and Julie Ann did a lot of research. “Together we came up with a plan that really worked well,” she said. LOTS TO OFFER

Julie said that besides the kitchen layout, the rest of the home was in need of several design changes. “The living room was this ugly dark maroon color with no overhead lighting. The bedrooms were huge and the views throughout the home are amazing, but the current style didn’t use the space to its advantage. In the front there are views of the Botanic Gardens and Brooklyn Musuem, you can also see Coney Island in the distance and on the opposite side of the apartment it has views of Manhattan,” she said. The newly remodeled kitchen has granite countertops and all stainless steel appliances. The floors boast large ceramic tiles, colored slate blue with shades of brown. According to Julie Ann, the master bedroom is on a weird angle. She wanted custom molding installed to emphasize the unique angles. The master bedroom is white, as well as the molding, and looks very bold and elegant. The living room has white molding with a charcoal gray paint. UPDATING THE BATHS

The existing bathrooms were old and out of date. Robi reconstructed the first bathroom and moved the tub—totally gutted it out and rearranged it to a more useful area that made more sense. The tub now has views of Manhattan, and is amazing. The bathroom feels very big and is much better suited for the space, says Julie Ann. The master bathroom has a standing shower, which will eventually have all-glass doors and has all black matte tiles. The other bathroom has all 4 x 12 glass tiles, and is stunning.

Julie Ann has already recommended Robi and Timeline Renovations to her neighbors across the hall. Robi had some great ideas and was also very open to her design ideas. “I had some crazy ideas and Robi had some great suggestions. But he also let me know what would work and what would not.” “Robi was also so great about working with the building supervisors and making sure everything was up to code and making certain that their changes were doable. He did a great job, and I love my new home. I would definitely use Timeline Renovations again, and I highly recommend them.” When asked if she had any tips for other homeowners when they want to remodel: “Don’t be afraid to speak up and express what your ideas are—because a good designer needs to know what you like and also what you don’t like. A great designer and remodeler will help you make your ideas and dream home a reality.”

Bob Didier of Irwin Contracting in Hauppauge, NY, said, “Cabinets have gone minimal and modern with floating units, systems concealed behind sliding doors, touch-latch cabinet fronts that eliminate hardware, and now have innovative new surfaces, such as aluminum, bamboo, high-gloss lacquer, or semi-translucent glass.” OPEN CONCEPT

The kitchen is the true hub of almost any home. As such, the kitchen is opening up and is getting more integrated with the rest of the house. Homeowners want to socialize while cooking and serving instead of being cut off from everyone else. To meet the demand, designers are seeing homeowners knocking down walls to open up the kitchen to the rest of the house. More and more, islands are being added to kitchens so people can watch their kids do homework, socialize or set out food. “We do a lot of islands with multiple height work spaces,” said Charles Testa of Island Kitchens and Baths in Patchogue, NY. 26

The recent focus has been to turn the bathroom into an at-home spa. “Jacuzzi has replaced the regular tubs,” said Didier. “Some also go in for a steam shower these days. It makes them feel refreshed and great right in the convenience of their home.” Showers are now digitally integrated. Higher end showers now have Bluetooth compatible waterproof speakers in them so they can play music. Other models, such as the Kohler DTV® Custom Showering Experience, have touch pads that allow the owner full control of programmable temperature options, water delivery, and recall of the setting with the push of one button. WATER CONSERVATION

With water costs on the rise and concerns over water availability growing, water conservation is making its way into the center of the design process

in many bathrooms. “Water conservation is huge these days. Everyone is trying to go green,” said Jim Decker with Utica Avenue Plumbing Supply in Brooklyn, NY. A popular product on the rise is the dual-flush toilet, which uses more or less water depending on which button is pushed. Low-flush toilets are also gaining popularity, some reducing the amount of water used by over half, from 3.5 gallons per flush to 1.28 gallons. Certain showers come with the ability to inject air into the water stream, cutting back on the amount of water used but retaining the feel of the traditional showerhead. Air is infused with the water to increase the size of the droplets, creating the feeling of getting a lot of water while in reality saving water. HEATED FLOORS

TRENDS WORKING FOR THE KITCHEN AND BATHROOM

Other choices to consider are color schemes, faucet color and flow options, as well as lighting throughout your kitchen and bath. There are endless options to choose from. LIGHTS AND DARKS

Shades of white are dominating the design scene right now. “Bathroom sinks have become brighter in the current trends of bathroom remodeling,” said Didier. “Bright colors are believed to brighten up a dull room in the house.” White-faced cabinets and lighter stone countertops are huge in the kitchen and bathroom. Designers are seeing a lot more white honed marble countertops, for example. Homeowners are attracted to the use of white as the primary design scheme because it gives the home a look that is not likely to go out of style anytime soon, as well as looking highly contemporary. As a result, polished chrome is popular in bathrooms. Decker commented, “[Polished chrome] is coming back in a big way. A lot of the influences come from Europe because they have a stranglehold on those looks. It looks more high tech and futuristic.” However, many designers are still seeing dark colors, which also add a timeless appeal. “White is still one of the most popular colors; some of the darker colors are following up behind that,” said Testa. Darker polished nickel in the grays, golds and browns is still chosen for its durability. It will not pit over the years like chrome can. Many homeowners are still opting for dark cabinet faces and warm wood finishes, however cherry wood is definitely out. Many designers are seeing shades of grey incorporated heavily as well, and grey islands are huge. The more distinctive colors like the reds, blues and greens in appliances are out, except for some of the highest end appliances. Kitchen appliances still hold steady with stainless steel being the most popular, seconded by black. Overall, white, grey or darker colors are the way to go for that popular sleek and contemporary look.

LED LIGHTING

Once unappealing because of the harsh and unflattering nature of the light quality, new LED lights give off warmer and more subdued light. As such, LED lighting is taking off with homeowners since it offers a great quality light for any room, while also helping homeowners cut back on energy costs due to their low energy usage. While on the pricey side, heated floors are becoming more and more popular. Heated floors take away the chill of walking on a cold bathroom floor in colder months, but also warm up the entire bathroom without the added cost of increasing the heat in the rest of the house. They also come with thermostats so the floor can be set to just the right temperature when the bathroom is in use, and then will shut down when the bathroom is unused. Before

esides the master bathroom, the homeowners had completed most of their renovations prior to moving in. It wasn’t until they settled in did they realize that the bathroom layout wasn’t conducive to their needs, even though the previous owners had already renovated the bathroom once before. Since the master bedroom is very large, the client didn’t mind the idea of taking away some square footage from the bedroom to add to the bathroom. We opted for a pocket door in lieu of the existing swinging door, and plumbing was installed to accommodate a new double vanity with mirrors. We also creatively found a way to include a rare luxury for any Manhattan apartment: a washer and dryer. Moving through the double doors of the “grand” shower enclosure, you step into the lavish “his and hers” shower area. Each has the luxury of their own overhead rain shower along with a handheld shower head. Beyond the shower, a slipper tub on a raised platform has become the focal point of the bathroom, replacing the older tub that was once cramped into a corner. Niches were carved into both the shower areas and along the sides of the tub to create additional space for the homeowners, who were quite pleased with their new bathroom and the way the layout now better serves their needs, both individually and together.

RESIDENTIAL KITCHEN UNDER $40K

arcor Construction, Inc.’s overall objective of this project was to increase the workspace in the kitchen area and enlarge the area’s counter space. While doing this, additional goals of the project included recreating the storage and organization system and increasing the kitchen’s lighting while updating the appearance of the kitchen. Marcor Construction, Inc. slightly increased the overall size of the entire kitchen area by extending two feet into the existing living room area. This increased the size of counter space and work area. The oven and stove were combined into one appliance and the refrigerator was relocated to increase counter and cabinet space. They replaced all of the existing appliances with more modern and accommodating products, recreated storage system and increased the lighting system. Enhancements on this project involved a combination of modernization and eye appealing attributes. This kitchen is the entrance point of the house; the first room seen when walking into the home. The resident’s main goal was to make this room the most desirable kitchen to walk into with a bright and inviting feeling when entering the home.

Their desire to make the kitchen both “different” and something you wouldn’t see just anywhere met by tying the cultured stone into the project. The use of cultured stone behind the glass front cabinets and as the kitchen's backsplash, was an innovative option. Cultured stone is not often a material anyone would expect to see in a kitchen, however, it is a focal point and a major contribution to the beauty and uniqueness of the kitchen area.

he client of this entire house remodel was looking for a complete update of a ranch they just purchased. They wanted to increase the living space, update all mechanicals while updating the envelope of the home, creating a more energy efficient and comfortable interior living environment. Aesthetically, they were looking for a traditional space, but not necessarily a cookie cutter of the other homes in the community. The exterior has gone from worn and drab to bold yet refined. The home now has a more modern and up-to-date feel, while maintaining the traditional feel the owner was going for. The stone in the front breaks up the lines of the vinyl siding and offers texture and depth to the front. The dark stained front adds warmth. The entire interior was gutted and brought into the 21st century with an elegant entryway, kitchen, bathrooms, bedrooms, family room, living room, office, grand entry and a new efficient traffic flow.
