The disruptions of the Easter weekend and Anzac Day weekend were a reason for many vendors to delay the listing of their properties throughout March and April and we have seen uplift both in the number of appraisals and new listings coming to the market since the Anzac Day weekend. Buyer demand is still high with the garden feel of the Hills appealing to first home buyers wanting to

escape from the ‘hemmed in’ suburbs closer to the city.

Homes with yards and townhouses with courtyards are all highly sought after. Without any doubt, buyers with (or planning) young families recognise the importance of good schools and will pay a significant premium for properties that fall within the Matthew Pearce catchment. First home buyers have to compete with investors who see the Northwest Rail Link, the popularity of Baulkham Hills schools and the improving infrastructure as keys to price growth and increased future demand. Most experienced buyers know that the best properties are selling after just one weekend so the new listings are obviously attracting the most attention with many of our properties receiving well in excess of a hundred buyer inspections

on the first weekend.

We now need to have two or three agents at each open home to ensure the buyers are made aware of all the features of the property and can have their questions answered.” Auction results have been strong with a 100% clearance rate for us over the past few weeks and prices that exceed vendor expectations by many tens of thousands of dollars have brought big grins and looks of astonishment to the seller's faces. The offers over strategy is attracting even more buyers than ever before and achieving prices that defy belief to some agents and many sellers.
