The first half of the year saw Sydney property prices sky-rocket at an almost unprecedented rate adding fuel to talk of a ‘bubble’. Information
Encouraged by record-low interest rates, investors were acquiring a massively disproportionate amount of property, leaving scores of owneroccupiers on the sidelines. I had been advocating some form of intervention for some time, so am relieved to see that lending institutions are now starting to take a more responsible approach, with a greater emphasis on stimulating owneroccupier lending and ensuring that investors aren’t exposed to unnecessary risk. Let’s not forget that irresponsible lending was one of the main catalysts of the Global Financial Crisis, so although these measures may not be universally popular, they are certainly necessary. I always find it fascinating hearing people’s opinion of the property market. For the most part, people have a very good grasp of what’s happening, but there are those that have lost perspective and are prematurely scribing the markets obituary. Yes, conditions have cooled, but let’s not forget that we are transitioning from not just a once-in-a-generation, but potentially a once-in-a-lifetime market. Did we really expect the market to sustain such a steep growth trajectory? When analysing the market, we should now look beyond the traditional metrics. Pick up any Property Showcase – 24th November

newspaper and there is always reference to auction clearance rates, but given that only 30% of property in Sydney is actually sold via auction, this is not necessarily an accurate gauge or barometer. Study the auction clearance rates of late and they tell a story of woe, study the private treaty data however and you will see that the market is still in fine fettle.

This year has taught us that the property market can be a fickle beast, so trying to predict any further than a few weeks ahead is certainly audacious.
