very community has one, perhaps a few. That location, a street corner, or a building that serves as the hub of a neighborhood or the stake that grounds a community. For Holyoke, the Yankee Pedlar was just that. A place of pleasant memories and milestones and, for decades, a gathering spot that helped weave the unique fabric that made Holyoke what it was and what it is today.

I would like to think that PeoplesBank is one of those locations. Born and raised in Holyoke and a major employer as well as supporter of civic causes, PeoplesBank would not be what it is today had our founders not gathered that day on March 17th 1885 – St. Patrick’s Day, and started our community bank. Today, we retain the same charter, a mutual charter, which although not well understood, is really the reason we are a success and can celebrate with the city the opening of the historically preserved, Pedlar Banking Center. Put simply, a mutual charter means that we are responsible to our customers, not stockholders, which enables us to invest in innovative services and support for community causes. While we have infused the new iteration of the Pedlar with technology to make banking more convenient for our customers, we have also restored its place as a Holyoke gathering place with its large community room. We are also happy to add to the City’s growing green reputation and will be applying for LEED®-certification (Leadership in Energy and Environmental Design) for the Pedlar Banking Center supported by its environmentally friendly construction and features. Like a lot of area residents, I have many fond memories of the Yankee Pedlar. It is the hope of all of us at PeoplesBank, that the new Pedlar Banking Center will help preserve some of our collective memories as well as foster some new ones.

Memories of the Hildreth House and Yankee Pedlar live on at new banking center.

At the corner of Beech and Northampton Street a house has stood for 137 years that touched the lives of thousands and remains special in the minds and hearts of Holyoke residents. This story begins in 1880 when a father and son, recent emigrants from England, bought ¾ of an acre of land along Northampton Street in Holyoke. Richard Hildreth and his son John built the two-family Queen Anne style house in 1882. Richard and John began work at the Farr Alpaca textile mill adjacent to the Skinner Silk Mill on the First Level Canal in Holyoke soon after their arrival in the United States in 1875. William Skinner and John Hildreth would eventually become associates as bank president and clerk of the Peoples Savings Bank years later. Shortly after the Hildreth house was completed, the

father and son purchased a “hennery” next door to add chickens and eggs to their Baptist Village holdings. In 1900, Richard Hildreth returned to England, but by then his son John was well-established in Holyoke, having served as an Alderman in 1887, State Legislator in 1889, as an attorney admitted to the Massachusetts Bar in 1893, and justice of the Police Court in 1898. In 1919, Judge Hildreth was appointed by Governor Calvin Coolidge to the local district court where he served until 1938, retiring at the age of 87. Hildreth died in 1942 at the age of 90. His daughter Fannie Hildreth, a school teacher, lived in the house until 1947. When it was sold to Eugene Tamburi that year, another long chapter of 1866 Northampton Street began with the introduction

of the Yankee Pedlar Inn. For the next 30 years, the Tamburis poured heart and soul into the Yankee Pedlar, adding properties and enlarging the building with the Hildreth house in the center and various wings off to the sides. “Gene”

Tamburi became a legend in Holyoke for his food and entertainment. He was active in civic circles and his Inn became a center of Holyoke life. When the world-famous Holyoke St. Patrick’s Day parade started in 1952, the

Yankee Pedlar became the place to watch the excitement and share the memories for years to come. In 1977, Frank Banks took over the Yankee Pedlar from the Tamburis and continued serving thousands of visitors who came for the food, weddings, meetings, and other community events. Banks sold the Pedlar in 1990 to a group S E A M L E S S

of local investors. It was subsequently purchased by Martin J. Clayton at a public foreclosure auction in 1995. He would be the last owner and operator of the Yankee Pedlar Inn which closed its doors in December of 2016. The Claytons sold the building to PeopleBank in 2017.

As one of the city’s most important employers, and influential business leaders, William Skinner was selected as the first president of Peoples Savings Bank in 1885. Skinner employed up to 3,200 workers in the mills. He successfully led the bank through its formative years. During his first ten years as president, deposits grew from $74,803 to $482,103 in 1895. Skinner continued his service with the bank until the year before his passing in 1902. William Skinner was also a major philanthropist to Holyoke institutions giving generously to the Holyoke YMCA and spearheading the drive to establish the Holyoke Hospital on Beech Street. Skinner served as the Hospital Board’s first president. Built in 1868, his flood damaged home in Haydenville, was moved to 238 Cabot Street in Holyoke in 1874. The impressive mansion, Wistariahurst, became the family’s Holyoke residence until 1959. It now serves as one of the region’s premier historical sites, the Wistariahurst Museum.

When the Williamsburg dam broke flooding the Mill River Valley on May 16, 1874, it swept away William Skinner’s silk mill and most of the buildings of the mill village of Skinnerville. The flood waters also partially submerged his own home. It was one of the region’s worst disasters- 144 lives were lost and property damage was estimated at over $1,250,000. Skinner started over again in Holyoke moving there the soon after the flood waters receded. Over the next twenty years he would rebuild his silk textile mill business into a major company in Holyoke’s planned water-powered canal district. Born in London, England in 1824, William Skinner emigrated to the United States gaining employment in Northampton in 1845 at Valentine’s Dye House. Three years later, he teamed up with Joseph Warner in Northampton as Warner & Skinner Co. and manufactured sewing silk. A few years later, Skinner established a silk textile mill in Haydenville, part of the town of Williamsburg. The 1874 flood abruptly ended that business venture. Undaunted, Skinner brought his business to Holyoke and re-built his silk empire

Volleyball was invented across the street from Peoples Savings bank in downtown Holyoke The Holyoke YMCA where volleyball was invented shared a home with Peoples Savings Bank. In 1891, William G. Morgan attended Mt. Hermon Preparatory School in Northfield, Massachusetts where he developed a friendship with James A. Naismith who would later invent the game of basketball. Naismith encouraged Morgan to continue his education at the International Young Men’s Christian Association Training School (today’s Springfield College) in Springfield, Massachusetts. In 1895, Morgan was appointed physical education

director at the Holyoke YMCA. In that year, he developed a new game called “Mintonette” a name that was changed to Volleyball in 1896 upon the suggestion of Professor Alfred T. Halstead. At the time the game was developed, the Holyoke YMCA building was directly across the street from Peoples Savings Bank’s first offices. Six years later in 1901, Peoples Savings Bank moved into the YMCA block at the corner of High and Appleton Street expanding its office and banking space.

banking center manager and assistant vice president at PeoplesBank, is returning to where her grandmother worked as a waitress. Back then, it was the famous Holyoke landmark the Yankee Pedlar. But starting Sept. 3 it’ll be the new PeoplesBank Pedlar banking center. The new PeoplesBank office at the Pedlar will replace ones in the Elmwood and Highland neighborhoods, ones managed by Tabin, that are both more than 40 years old. “I couldn’t wait for this to happen,” she said. The old Pedlar was known for its piano bar, its collection of eclectic artifacts and as the scene of countless bridal showers, reunions, wedding receptions and St. Patrick’srelated events over the years. The new Pedlar will have a state-of-the-art banking center complete with drive-thru lanes featuring video teller terminals and a business office. The banking functions are in the rear of the old restaurant property in an addition meant to pay homage to a timber-

framed extension on the back of the old John Hildreth House. And in the front, in the old Hildreth House that once was the core of the Yankee Pedlar restaurant, PeoplesBank has built a community room conference room furnished with rescued knickknacks from the old Pedlar and with woodwork from the Kenilworth Castle that was repurposed once in the Pedlar and has been installed again in the new building. “I think it is going to be special for our customers,” Tabin said. A Holyoke native, who’s worked for PeoplesBank for nearly 24 years. Her grandmother, Virginia Harbilas, worked at the restaurant in the 1950s and 60s, telling tales of the famous visitors and Holyoke regulars she served. The Pedlar restaurant continued to be an important part of Tabin’s life. “Every shower if someone was getting married or having a baby,” she said. “Every reunion people would just gather at the Pedlar.”

It’s a case of balancing the past and the future as PeoplesBank puts the finishing touches on its new banking center. Thomas Senecal, president and CEO of PeoplesBank, went to the workshop to see how restorers were coming with the outdoor streetlights from the old Yankee Pedlar. The 5-foot-tall Victorianlooking fixtures, once lit with gas and now converted to electricity, are now installed on the walkway leading to PeoplesBank banking center built on the site of and using some of the original structure from the Pedlar. “We just think it’s the gateway to Holyoke,” Senecal said when asked to talk about why the bank, in this age of fewer in-branch transactions, decided to build at the Pedlar. “It’s been a part of the community for so long,” he said. “We’re a hometown company. It makes sense for us to do this.”

1882 - John Hildreth (1851-1942) built a duplex house on corner of

Northampton and Beech Streets in Holyoke that was later to become the Yankee Pedlar Inn. 1885 - Peoples Savings Bank (original name of today’s PeoplesBank) opened on St. Patrick’s Day March 17th (in Holyoke, MA) located in the “Tilly Block” opposite Holyoke City Hall. The first president of the bank was William Skinner (1824-1902), owner of the Skinner silk mill in Holyoke. He served until 1901. Population of Holyoke approx. 28,000 in 1885; and was the largest single producer of paper in the United States. 1886 - Peoples Savings had $74,803 on deposit after its first full year of operation. 1894 - Construction began on Kenilworth Castle in Holyoke. 1895 - Peoples had $482,103 in deposits and $501, 954 in assets. William G. Morgan invented the game of Volleyball at the Holyoke Y.M.C.A. 1901 - the Bank moved its corporate office to the Holyoke Y.M.C.A. building at the corner of High and Appleton Streets. John Tilley became the second President of Peoples Bank and served until 1909. 1905 - Peoples had over $1.7 million in deposits and over $1.8 million in assets. 1909 - John E. Clark became the third president of Peoples serving until 1920.

1910 - The U.S. Census recorded Holyoke population as approx. 60,000. 1915 - Peoples had over $4.1 million in deposits and approx. $4.5 million in assets.

1917 - Peoples Savings Bank moved to 314 High Street. 1920 - Henry Frink became President of the Bank, serving until 1936. 1925 - Peoples grew to over $8.5 million in deposits and over $9.4

million in assets. 1936 - Ernest C. Hillenbrand served as President of the Bank until 1947. 1945 - Successfully navigated through the turbulent years of the Great Depression and World War II, Peoples continued to grow to over $12.6 million in deposits and over $14.3 million in assets. 1946 - Holyoke Community College was founded by the Holyoke School Board, and was the first community college in Massachusetts. 1947 - Judge John Hildreth home sold and became the Yankee Pedlar Inn and home of new owner and restauranteur, Eugene Tamburi. Russell L. Davenport became President of the bank and served until 1959. 1952 - The first Holyoke St. Patrick’s Day parade was held. 1959 - Kenilworth Castle demolished, elements incorporated into the interior of the Yankee Pedlar Inn.

Rhoades became Peoples Savings Bank president and served until 1992. 1977- “Gene” Tamburi sold the Yankee Pedlar for “in excess of $1 million” (six building complex) to Frank Arthur Banks of South Yarmouth, “a career hotel man.” 1979 - The Holyoke Mall at Ingleside opened. 1986 - The annual “Celebrate Holyoke” festival began at Holyoke Heritage State Park. 1990 – Frank Banks sold the Yankee Pedlar to a group of local investors. 1992 - Joseph D. LoBello became Bank President and served until 2007. 1993 - Mountain Park’s 1929 Carrousel was moved to Holyoke Heritage State Park with Peoples Savings Bank topping off the fund drive. 1994 - Peoples had $458 Million in assets 1995- Martin J. Clayton and family purchased the Yankee Pedlar and restored its prominence in the local hospitality industry.

Bowen was appointed CEO and President of PeoplesBank and served until July 2016. 2008 – PeoplesBank had $1.5 billion in assets, and maintained 14 branches. 2008-2018 - Received Awards for being one of the “largest Corporate Charitable Contributors in Massachusetts for each year from 2008 to 2018 at the Annual Corporate Citizenship Summit. 2016 – The Yankee Pedlar Closed its doors in December. 2016 - Thomas W. Senecal became CEO and President of PeoplesBank. 2017 – PeoplesBank purchased the Yankee Pedlar Inn buildings for $1.2 million in September. 2018 - The Population of Holyoke was 40, 358. 2019 - PeoplesBank has 20 offices in Massachusetts and four banking centers in Connecticut.

He said the Pedlarâ&#x20AC;&#x2122;s location, on Northampton and Beech streets near a major highway exit, makes it a major gateway to Holyoke. Senecal said heâ&#x20AC;&#x2122;s taking special care with the signs and landscaping. The new branch will be attractive and stand out, but not too much as to overpower the neighborhood. It also doesnâ&#x20AC;&#x2122;t look like the Pedlar with its barn-red color. Senecal had the building colored in a neutral off-white to match itâ&#x20AC;&#x2122;s original appearance. The Yankee Pedlar was built in 1882 as the home of Judge John Hildreth. Ironically, Hildreth was in a leadership position in the bank that later grew into PeoplesBank. After Hildreth died, the family sold the property in the 1940s to Eugene and Catherine Tamburi who converted it into a restaurant. Frank and Claire Banks bought the Yankee Pedlar in 1977. They added the Garden Room, the Herb Terrace and Simoneâ&#x20AC;&#x2122;s to the property The Clayton family, led by Marty Clayton, bought the restaurant in 1995. The Claytons are also in the insurance business in Holyoke. But the Claytons had a hard time making a go of it, closing the Pedlar intermittently or only opening it for banquets. They tried and failed to find a restaurant operator to buy it.

Meanwhile, PeoplesBank was looking to consolidate its Elmwood and Highland branches into one modern banking center with the latest technology and room for financial advisers and other services. PeoplesBank bought the property from the Claytons in 2017. Those branches, Elmwood at 596 South St. and Highland at 825 Hampden St., will close as far as having a staffed office, but will continue as PeoplesBank locations with ATMs. The banking office is in a new-construction timber framed section in the back of the preserved Hildreth House. The Hildreth House is now a conference room available to PeoplesBank and to outside organizations for free during banking hours. Itâ&#x20AC;&#x2122;s paneled with wood saved from the Kenilworth Castle mansion in Holyoke, reused in the Pedlar and now reinstalled in the bank building. On the walls will be stained glass windows, the famous â&#x20AC;&#x153;Hunterâ&#x20AC;? glass from the Pedlar, and one promoting the Opera House that was once part of the Pedlar. The banking office will be decorated in â&#x20AC;&#x153;old Holyokeâ&#x20AC;?, paintings commissioned by PeoplesBank. The old Yankee Pedlar was site of many dinners, banquets and civic engagement. But one sticks out in the memory of David K. Bartley, Ward 3 Councilor. North Carolina was in town to play in the Tip-Off Classic basketball game and the legendary Dean Smith was speaking at the pregame “Friends of Holyoke Basketball Dinner”. The program included a coach’s Q and A during which Smith got hit with a very specific coaching question about a very specific decision he’d made in a game years before. A decision that evidently screwed up the point spread for the questioner. “(Coach Smith) didn’t know what to do,” Bartley said. “He got the heck harangued out of him by a guy who might have lost a few bucks on a bar bet.” It fell to Bartley’s father, the former Speaker of the Massachusetts House and Holyoke Community College President David Bartley, who was serving as MC that night to get the evening back on track. Most longtime Holyoke residents have a memory or two of the Yankee Pedlar when it was a restaurant. “It was just a wonderful place,” Bartley, whose district ends just across the street, said. Bartley chaired the city council committee that approved the PeoplesBank project at the site. “I think that everyone involved with this project should take a bow,” he said. “I think it’s going to be a real proud memory for the city of Holyoke.” The restaurant and banquet house will be missed. But Bartley said most Holyokers know that it had become increasingly difficult for the Clayton family that owned the old Pedlar to make money there.

In its heyday, would-be brides who wanted their wedding receptions at the Yankee Pedlar had to reserve the room years before the I-dos, says Barbara Bernard, a columnist for The Republican, former broadcaster and longtime Holyoke resident. “There were magnificent things happening,” she said. The fancy things were just lovely. But the restaurant wasn’t stuffy or unapproachable. “There was a comfortable feeling about it,” Bernard said. “You knew the waiters and waitresses.” The Pedlar was the site of countless business meetings, civic breakfasts and for events surrounding the annual St. Patrick’s Parade. PeoplesBank, which has now redeveloped the property into a new banking center, hosted many of its meetings there. “This project hits three fields that we care about. This neighborhood gains by converting what had been a long-vacant multifamily and a vacant lot into modern owneroccupied housing.” The renovated home will be energy efficient as well, so the new residents will be able to live comfortably and economically, he said. In the past year, workers were able to update heating and other mechanical systems,” Moriarty said. The upcoming full-interior renovation will cost $200,000 total for both units. That cost will be much more than the expected $225,000 to $250,000 market value of the home and the house will sell to a qualified buyer at an even steeper discount, Moriarty said. OneHolyoke received federal Home investment Partnership Funding as a subsidy and gets private donations. But why spend more on the renovations than the finished

duplex will be worth. Moriarty said the project is worth it because improving housing stock in neighborhoods is the most effective way to improve neighborhoods and stave off decay and disuse. And home ownership is an effective antipoverty tool, giving a family a stable place to live and a long-term connection to the community. The buyer must meet income guidelines and must live in the home for 15 years. The new owner must also rent the other unit to someone also of low to moderate income and keep doing so for 15 years. “It’s an asset builder for them,” Moriarty said. “And for the buyer, the rental income is a nice addition to their household budget. We prefer this model rather than splitting the building up and selling it as a condominium. The buyer always has an income to pay that mortgage. They never lose the house.”

Making the Pedlar Green for St. Patrick’s Day and the Other 364 Days of the Year “Community banks are not known for building environmentally friendly offices,” observed Lauren Tabin, Manager of the new Pedlar Banking Center in Holyoke, “but PeoplesBank is, and the new Pedlar Banking Center is our fourth green building.” According to Ms. Tabin, PeoplesBank will apply for LEED® certification in the near future. Currently, PeoplesBank has built, and operates, three green offices: 300 King Street in Northampton, a LEED® Gold-certified office; 547 Memorial Avenue in West Springfield, a LEED® Gold-certified office; and 1051 St. James Avenue, a LEED® Silver-certified office in Springfield, which also was awarded the city of Springfield’s GreenSeal because of its innovation and the fact that it was the first building with the LEED designation in the city. According to the U.S. Green Building Council, LEED, or Leadership in Energy and Environmental Design, certification means healthier, more productive places; reduced stress on the environment, through energy- and resourceefficient buildings; and savings from increased building value, higher lease rates and decreased utility costs. “We certainly raised the bar on this one,” noted Ms. Tabin. “We were able to preserve an iconic and historic part of the community and renovate and upgrade the facility, so that it is environmentally friendly.”

The Pedlar Banking Center’s specific green attributes include: 1. The reuse of the existing Yankee Pedlar

(historic Hildreth House), which provides many environmental benefits, as it: a. Avoids development of new land b. Keeps more demolition materials from going to landfills c. Reduces the use of new raw materials d. Allows for the restoration of a historically relevant site and preserves it for future generations

2. The conversion of much of the site from

impermeable surfaces to permeable, which allows water runoff to be controlled on-site, through natural processes.

3. The use of indigenous plants on the site, which require little irrigation.

4. Low-flow fixtures, which are used throughout, as well as individual point-of-use water heaters that eliminate inefficient water tanks.

5. Building mechanical systems that utilize

highly efficient boilers and condensing units to heat and cool the building, and employ an energy-recovery ventilator for the fresh air system to reduce heat loss when providing makeup air.

6. Building materials that have low or zero

Volatile Organic Compounds and are sourced locally where possible.

7. Windows that are placed strategically to allow employees (and visitors) views of the outdoors and access to quality sunlight throughout the day.

8. The use of many materials in the exterior

envelope that help push use of environmentally friendly products into the mainstream, specifically: a. Mineral wool (a naturally occurring material created by melting rock, blown into a batt material, similar to cotton candy!), which is used in lieu of plastic foam board insulation, both in the exterior wall assembly and below the concrete slab. This keeps plastic foam out of landfills. b. Siding that is made from recycled coal ash, which is a post-process material.

9. The exterior wall assembly, which is highly

efficient and allows for the flow of air vapor in two directions, meaning the wall will “breathe” throughout the year, leading to a cleaner indoor environment.

Kenilworth was a stone castle built in 1894 as a summer home by Edward C. Taft on an artificial mound at the junction of Northampton Street and the “Northampton Highway.” Elevated above the surrounding neighborhood, its placement enabled the owners to have an unobstructed view of the surrounding landscapes and vistas. Taft’s stone castle was named after the famed Kenilworth Castle in England and was designed along the same lines, although only one-third the size. The Taft’s soon made it their permanent residence. Taft was one of Holyoke’s first paper manufacturers and considered to be “one of the early builders of the city.” The last Taft to live there was

E.C. Taft’s daughter, Lucretia (Taft) Flagg who died in 1957. In 1959, the Holyoke Water Power Company purchased the building for $45,000 and it was subsequently demolished to make way for the power company’s new office building. Eugene Tamburi purchased artifacts from Kenilworth and incorporated them into the Yankee Pedlar Inn and Restaurant including decorated wood paneling and the highly regarded stainedglass window, “The Hunter.” These artifacts have been preserved by PeoplesBank and have been incorporated into their newly renovated PeoplesBank Pedlar Banking Center on the site of the former Yankee Pedlar Inn. - Joseph Carvalho III
