THE MOST IMPORTANT LESSON YOU WILL EVER HAVE
I am often asked if you had to pick one lesson that would help everyone universally, what would you choose? The answer is easy, Grip Pressure. Having the proper grip pressure, I feel is the most important element of the golf swing. If you hold club too tight, you loose complete feel for the golf swing and throws off your timing and tempo. Teaching the fundamentals, grip, stance, ball position and alignment are fairly easy, compared to teaching the proper grip pressure. I try to explain it by comparing it to holding a child’s hand crossing the street. You have control of it, he’s not going to run into the street, but you’re not hurting him. Have you ever heard someone say. “I hit the ball great on the range, but cant take it to the course?” When you are on the range, there is no pressure, you have a basket of balls, there is no consequences. Basically, you are relaxed. Then we proceed to our game on the first tee. Out of bounds left, water right. We automatically tense up. And the first thing to tighten is your grip on the club. Once your hands get tight on the club that will lead to your arms, then shoulders, then your lower body. This tension throughout your body, greatly changes the flow of the golf swing and effects you’re timing and tempo. When timing and tempo is altered the release of the club will be altered leading to errant shots. So what can I do to check my grip pressure? First, breath! Simple enough but good deep breathing reduces tension. Second, make a conscious effort to hold the club soft. You should be able to feel the club head at the end of the shaft. Third, try and stay in constant motion before swinging. You will never see a good player stand stagnant over the ball for any length of time. Waggle the club, keep your feet moving or hover the club above the ground. All of these will help reduce tension from creeping in.

FINE: When and where did Seagate Development Group first start? What was one of your first projects? Is there a meaning behind the name “Seagate?” Seagate: Seagate Development Group started in Fort Myers in 2015. Our first project was to begin the development of Windward Isle, which includes 28 Seagate-built custom homes. Almost simultaneously, we earned preferred builder status in several high-end communities, including Quail West. These milestones were coupled with managing an extensive amount of commercial space and a focus on delivering the best product and service in the marketplace. They were later joined with many design-builds. “Seagate” is defined in the dictionary as a channel or waterway that gives access to the ocean. This reflects our Southwest Florida location, water as the focal point for many of our projects, as well as our seemingly limitless possibilities. FINE: What is the business philosophy of Seagate Development Group and what would you say makes your group different than other builder/developers? Seagate: “The Seagate Way” is bringing exceptional concierge levels of service to everything we do. FINE: What are the main business backgrounds of the owners/principals of Seagate? Seagate: Seagate’s Partners, Bill Price, James Nulf, Jr. and Matt Price, have decades of real estate, brokerage, construction and development experience that collectively cover residential and commercial construction and property management sectors in Florida, as well as the Midwest and Philadelphia metropolitan area. FINE: Can you tell us about all the services Seagate provides, from building to leasing services? Seagate: Seagate’s services include residential and commercial development and construction, residential estate management, commercial asset and property management, interior design services, plus site development, mining, and aggregate processing. Our residential services range from new construction, whether in one of our master-planned communities or on our client’s own lot, as well as remodeling. The commercial sector specializes in design-build facilities, created for the multigenerational functionality of growing companies, while the asset and property management team is dedicated to the management, leasing and facility services of commercial properties to the best and fullest extent. With Seagate’s interior design firm, Theory Design, we seamlessly coordinate the construction and design of exquisite homes and commercial properties – from infrastructure, to lifestyle, location and more. FINE: You have a really nice new office building near the Ft. Myers airport, what made you choose that location for your headquarters? When did you build that? How many employees do you have? Seagate: We chose the Alico Corridor because it is a central location for our team, clients, partners, subcontractors and vendors coming from Fort Myers, Naples and anywhere in between. The building is highly visible from I-75, which is ideal exposure for us and an undeniably competitive advantage in this marketplace. Construction of our corporate headquarters was completed in 2020. Seagate has grown to over 190 employees, with over 75 of them working full-time in the corporate headquarters. FINE: Tell us about this featured property in Miromar Lakes, Florida? What are some of its special features? Seagate: This custom home has over 4,000 square feet of living space that was designed to maximize views from the lakefront lot and deliver true indooroutdoor living spaces. The exterior presents a contemporary twist on coastal living with rich, wood-framed glass garage and front doors. The grand foyer presents the first breathtaking views of the sparkling water, plus a vaulted tray ceiling, clerestory windows and a segue into the open-style living space. The inviting great room boasts floating ceilings, frame custom built-in shelving and hardwood flooring. The adjacent kitchen presents a large island and top-of-theline appliances, including a gas range positioned under a picture window that is surrounded by a full-wall stone backsplash. The nearby dining area offers a wet bar with wine cooler and 270-degree views of the tropical outdoor scenery.

Expansive pocket-style sliding doors open to the outdoor living area with a summer kitchen that features a built-in grill under a custom stone hood, accompanied by a generous island with plenty of room for prep and dining. In addition, there is a floorto-ceiling stone-encompassing fireplace, custom pool with raised spa, plus firepit, all designed to maximize and celebrate the enviable views of recreational Lake Como. This split floor plan home’s master suite occupies one side of the house, providing a private sanctuary that includes a sitting area with large windows that deliver serene lake views. The luxurious master bath delivers a spa-like experience with a generously sized, glass-enclosed walk-in shower with a long stone-topped bench, a soaking tub and dual vanities, all flooded in natural light. The home was completed last summer and sold long before completion. FINE: What made you select Miromar Lakes, Florida as the location for a project? Seagate: We have built model homes in Miromar Lakes, Florida and continue to build custom homes and conduct remodels in this community. It is beautiful, luxurious, centrally located and highly amenitized. The lakefront homesites serve as an exquisite backdrop that inspires us to continue to develop, build and renovate next-level residences for our sophisticated, discerning clients FINE: How many residential neighborhoods are you building in currently? How many homes do you have that are under construction right now? Seagate: Seagate is currently building in Miromar Lakes, Florida as well as Quail West, Talis Park, Windward Isle, Esplanade Lake Club and Hill Tide Estates, in addition to several custom new builds for clients on their own, private homesites. Right now, our team has over 30 homes under construction, with plans to open our newest communities: Palisades (located in Naples) in 2022 and Revana Lakes (located off Bonita Beach Road) in 2023. FINE: What are some of your favorite models or floor plans, or one of your favorite residential homes? Seagate: It’s hard to choose just one because all our homes are completely customized. Having said that – we’re proud of the award-winning Oak Hill model in Quail West that we did with Theory Design. Also, we have had the honor of developing Hill Tide Estates at the southern tip of Boca Grande, a beachside enclave with panoramic water views. The homes are carefully designed to withstand the elements that come with island living – the building process there is much different than inland areas in Southwest Florida – as well as deliver the ultimate indoor-outdoor connection, providing ample gathering areas as well as private spaces. With Theory Design’s partnership, these furnished models deliver the ultimate in approachable luxury. It’s exciting to watch the process of these homes coming out of the ground – to Theory Design’s final touches – to the
excitement of turning the home over to happy homeowners who will create many new memories in these treasured spaces. FINE: You build commercial buildings as well, what/where are some of your commercial projects right now and also recent past projects? Seagate: Some of the biggest components of our design-build portfolio are NeoGenomics’ 150,000-square-foot global headquarters, along with Scotlynn USA Division Inc.’s 60,000-square-foot North American corporate headquarters in Fort Myers. We recently completed the design and build of White Cap Construction Supply’s 50,990-square-foot warehouse and steel fabrication facility in Fort Myers. Seagate is currently finishing the design-build of Rice Insulation & Glass’ 35,000-square-foot office and warehouse in Alico Trade Center – our 40-acre Class-A business park in Fort Myers where two additional design-builds are in the works. We are also about to break ground on a 60,000-square-foot design-build facility for American Builders & Contractors Supply Co., Inc. – right next to the Punta Gorda Airport. FINE: Do you have any new developments starting soon? Seagate: This summer, Seagate will break ground on Palisades on Yarberry Lane in north Naples. It will be a residential community of custom homes just minutes from world-class shopping, dining and beachfront venues. Next summer, we will break ground on Revana Lakes along Bonita Beach Road in Bonita Springs. It will become a 200-plus-acre gated and amenitized community of custom homes with sweeping lake and preserve views, along with easy access to stores, restaurants and I-75 FINE: What are some of the things you like about Naples? Are you involved in any community projects or activities? Seagate: We live, work and play in Naples and the surrounding areas because it is where many of our clients are and want to be. With so much to offer, such as lush landscaping, beautiful beaches, fine dining, first-class golf courses, worldclass shopping and every amenity in between, Naples delivers endless options for activity and exploration.
