Your estate and financial plan must be flexible! If we have learned one thing from this pandemic, we have learned that what we think is perfect under the current scenario can change in a moment’s notice. We advise avoiding plans that have large upfront cash gifts that can distort your estate plan if your financial situation changes dramatically. For example, large cash gifts upfront in your Will or Trust with the rest and remainder passing to your spouse can leave your spouse with very little if
there is a substantial drop in the value of your estate.
Finally, there have been very significant changes to the tax and related Federal and State rules over the recent years, starting with The Tax Cuts and Jobs Act of 2017 followed by considerable changes to IRA distribution options under the recently passed SECURE Act. Culminating with the new and improved SECURE Act 2.0 Among other things extends the required beginning date to 75 (phased in over several years). It also substantially reduces the penalty for failure to take required minimum distributions in any given year.
Beware of federal gift, estate, and generationskipping tax reduction by 50 percent on December 31, 2025. Plan early and plan often.

FACE ANGLE VS PATH IN PUTTING
A Player may swing the putter down there target line, however if the putter is not pointed to the target the ball will not go in the hole. The face angle of the putter at impact accounts for more than 80 percent of a balls starting direction.
It is not possible to be consistent on the greens if your putter face is aimed away from your target line. If you can align yourself properly at address, you’ll greatly reduce the amount of adjustments needed during the stroke. In your practice sessions (on a real putting green or your carpet at home), use visual keys in practice such as putting mirrors, T-squares, chalk lines and lines on the golf ball so you can understand the difference between open, closed and square.
The second factor in putting consistency is the ability to return the blade to square at impact. Many players often open putter blade too much during the back stroke and thus struggle to close the putter blade an equal amount prior to impact. I find it much easier to limit the amount the putter opens in the backstroke and relates to more consistent face angle at impact.
Two drills I have found that work best are to utilize either a small rectangular box or a 1 inch PVC pipe cut at 18 inches on carpet or a rug. In both instances set up with the box or the PVC pipe against the putter at address, take your backswing and stroke through like a normal 12-15 foot putt. If the box or PVC pipe move straight you know that you have accomplished a square putter face at impact.

Declutter and Depersonalize
Too much furniture in a room can look cluttered. Today’s buyers want clean spaces without a lot of noise in the room. For example, you can show off a living room by leaving a couch, a side chair or two, end tables and possibly a coffee table. But, put all the personal items like family photos, art and mementos away. Place your personal items in a storage area or a closet.
Create a Space Where Buyers See Themselves
Prepare your home with a “model home” appeal. Model homes don’t have personal photos or golf trophies, so remove these items. Turn the home into a place where others can see themselves living instead of a place that’s lived in. A bouquet of real flowers is always a nice touch to bring color into the room as well as provide a homey feel that’s inviting.
Provide a Neutral Feel
A fresh coat of paint is an easy way to spruce up your walls but stick with neutral colors such as whites, grays and beiges. A few colorful accent pieces can really brighten up the room but be careful not to add too many in a room creating confusing. A couple colorful chairs can create interest but then don’t add more color into the space with other pieces.
Clean Up
Clean up the inside and outside of the house. Vacuum or sweep all floors, dust surfaces, wash windows inside and out and put away any sink dishes. Don’t
forget to walk around the outside of the home and trim bushes, mow the lawn, plant flowers and sweep your walkways.
Let the Light Come In
Bringing the natural light into a room is pleasing to many so let the light shine by opening blinds, drapes or whatever may be covering the window(s). Turn on any lights that add additional light to the space but make sure light bulbs are working and are of the same color temperature.
Hire a Professional Photographer
It’s super enticing to take your own shots with your cell phone, but you will have much better results if you hire a professional photographer. Real estate agents are great resources for vetting professional photographers. Good photos can make or break your listing.
