Wesley Chapel & New Tampa Real Estate Market Update New Tampa & Wesley Chapel home sellers in general continued to see improvement in both average median sale prices as well as reduced days on market. More homes were sold in the second quarter and all markets showed a substantial decrease of over 30% average days on the market before sale. As a general rule, the higher the average price of the home the longer you can expect it to be on the market. The major driver in home affordability for most Buyers
continues to be interest rates. For example, at today’s rates a home costing $212K would have a monthly payment of approximately $988 (30 years & 3.8%) compared to a home in 2001 where interest rates were higher you could only have bought a $132K home with the same $988 payment (30 yrs & 8.5%). Many potential Sellers seem to think that if they wait for prices to rise that they will be better off when they buy their next home, when in actuality they may well paying more in the long run if interest rates rise. The bottom
line is that if you are thinking of selling and buying another home there may not be a better time. With low interest rates your house will be attractive to a wider range of Buyers and when you go to buy your next house you will get more bang for your interest rate buck. Rental market supply continues to be tight in New Tampa and as a result more renters are looking to purchase homes before the much talked about and anticipated rise in interest rates. A recent Trulia estimate of home affordability of
buying versus renting in the Tampa Bay Area shows that at current interest rates someone who is in the 25% income tax bracket indicates that it would be 46% cheaper to buy than to rent over a seven year period. STEVE HOPPER TO PURPOSE BY CAMILLE TURNER
S
teve Hopper was a good kid who loved football; and, as he grew up, so did his passion for the sport. High school presented an opportunity for him to fulfill a lifelong dream and play football at the college level. But Hopper shattered that dream in one split second when he found himself in a fight at a party gone wrong. One swing sent another teen into a coma—sending Hopper to prison for a decade. With nothing but time on his hands, he began to ask life’s big question: “What is my life’s purpose?” About that time, God began to intervene and reveal a new and deeper meaning to his existence—as well as a destiny. The emptiness Page 6 | August 2015
that had been growing inside him subsided and even began to fill up with hope, love, and purpose. Steve Hoppers journey of learning and fulfilling his purpose started 20 years ago at the age of 17. With promises of a stellar college football career ahead, he was well on his way to achieving his dreams. But a fateful decision one Friday night would quickly change his course. Growing up in Tampa, Florida Steve started playing football at the age of four years old. All he wanted to be when he grew up was a football player. Throughout his childhood his parents put him in the best programs available to feed the passion that he had for
the sport. And over the years he gained the skills to complement the natural talent that he had. When Steve reached his high school years it looked like his childhood dreams were about to become reality. He had the bull by the horns, and his future looked bright. But during his high school years he was faced with a whole new level of distractions and temptations. Sometime during his junior year he began to lose focus. He started chasing girls, partying, and even sampling drugs. His focus quickly shifted from following his dreams and pursuing football to having fun. But, even surrounded by temptation he still managed
to keep his grades up, and still managed to excel on the football field. Even amidst the distractions, his destiny was still there for the taking. One particular Friday night, Steve and another teenager would become examples of what happens when immaturity and irresponsibility meet on the same field. Steve and his friends were presented with a choice to attend a party locally, where they would be amongst friends, or to attend a party some distance away, where they would be partying with a bunch of teens from their rival high school. Feeling adventurous that night, they decided to take the drive to the second party.

Upon arriving the environment seemed harmless, and looked like a lot of fun as there were hundreds of teenagers partying around a large bonfire. But with alcohol and teenage attitudes running rampant…it would not take long for that environment to change. An argument took place between one of Steve’s friends and another teen at the party. Within a few moments a large fight erupted, and he quickly found himself engaging and caught right in the middle of it. At the time, Hopper thought nothing of it. It was another Friday night and another fight; he had been in those situations before. But that night would be much different than all the rest…That night, two family’s lives were changed forever. Three days later the Hillsborough County sheriff’s department showed up at Steve’s parents’ home with a warrant for his arrest. One of the teens Hopper hit during the Friday night fight had slipped

life. A young life that was once filled with hope and purpose was now full of fear and hopelessness.
into a coma. Steve turned himself in and sat in the Hillsborough County jail for three months hoping that his victim would pull through. After roughly 3 months, he heard the best news that he had ever heard… His victim was going to make it. Hopper was relieved and joyed to know that the other teen was going to live, but the price had not yet been paid for his decision that Friday night on the beach. For

that one choice, for that one split second decision Hopper would be sentenced to 10 years in Florida State Prison. At seventeen years old his life and his future took a dramatic turn. Nothing in life had prepared him for the world he was about to enter. The first year was pure hell. During that first year of his prison sentence, Hopper fought for his life on numerous occasions and even witnessed people lose their lives to the violence of prison
It was one year into his incarceration and it was 9pm – lights out time. The steel door slammed shut on the prison cell sealing Hopper in for the night. That night the weight of the world came crashing down on him. The feeling that his life was over and had no purpose and no meaning was overwhelming. Hopper came to a crossroads that night in his life…It was GIVE UP or GET UP. In the midst of his darkest moment in life, Steve would have an awakening that would set his life on an entirely new course. Making a decision to get up and brush himself off, Steve began to develop from the inside out. For seven years he read and implemented every bit of selfdevelopment material he could get his hands on. Supported by the American Academy of Pediatric Dentistry (AAPD) and the American Dental Association (ADA), the term “Dental Home” was established to identify the need for a consistent ongoing and comprehensive dental health care provider for children. Start with the basics. Brushing and flossing play a key role in keeping your mouth healthy. Brushing teeth should begin as soon as the first tooth erupts and brushing should continue everyday for a person’s entire life. Brushing for 2 minutes twice a day will help ensure that all of the tooth surfaces are cleaned. While brushing removes debris and bacteria from the tooth surfaces, flossing removes plaque and food particles from between teeth where a toothbrush can’t reach. The AAPD and the ADA recommend children have their first dental exam to establish a Dental Home, between 12-18 months with regular continued
