The net effect is that while they may be easier to understand the “new normal” for a financed transaction may well, for now, be as much as 45 days from contract to close. A set of forms that have been dubbed the “Know Before You Owe” will be replacing three of the documents that we have become familiar with in the lending and closing process, including the Good Faith Estimate (GFE), and the truth-in-lending (TIL) documents that you would have received from you lender as well as HUD-1 Settlement Statement you normally received the day before closing. The new forms are knows as the “TRID” forms, short for TILA-RESPA Integrated Disclosure Forms and are used by both the lender for disclosures when you apply for a loan as well as at closing. The common format of the forms is intended to make comparisons of what you were told to what you are being asked to pay much easier since both documents will be presented in a common format.

Big Changes In Store For Most Home Buyers

T

he next time you take out a loan to purchase residential property there will be a new set of the new forms and process that the Consumer Financial

Protection Bureau (CFPB) is now requiring to be used. The CFPB has taken over the task of overseeing the residential mortgage industry from the Department of Housing

event that the Closing Disclosure is delivered late or must be reworked due to a change affecting the borrower’s APR by more than 1/8% the three day window begins again and as a result it is possible that the closing would be delayed. The Closing Disclosure is now a five page document compared to the current three page HUD-1. The first page contains much of the Truth in Lending information that you received in the TIL form. The second and third pages contain the existing HUD-1 information that detail the fees and closing costs, adjustments, commissions as well as a more detailed section on Cash to Close. The fourth page contains an easier to read escrow account explanation and the fifth page will provide a quick summary of the loan terms, interest rate, total payments and the APR. While these changes appear to provide much better information to the borrower there will be a time of learning on all sides. If you have any questions relating to the new forms do not hesitate to ask for assistance from parties involved in the process.

While the new formats will be longer and more involved than any one of the old forms you should find it to be easier to read and understand. The new HDU-1 Closing Disclosure reorganizes all of the information into logical sections and may even do away with some of the old nicknames including “Confusion in Lending Documents”. The new Loan Estimate form must be provided to the prospective borrower by the lender within three days of applying for a loan and the Closing Disclosure at least three days prior to closing so as to allow for proper comparison. LOCAL RESIDENT’S INSPIRING JOURNEY TO OVERCOME FEAR AND TO HELP OTHERS

H

is eyes sparkled, his laughter filled the room and his life will forever impact those who were lucky enough to be a part of this little boy’s courageous character. Alex Lipstein, a 5 year old local resident, was diagnosed with Medulloblastoma on Mother’s Day weekend in 2006 and lost his battle to the monster brain tumor 6 months post diagnosis on November 7th, nine years ago this month. Family, friends and the local community surrendered to the mystery of his passing but not without the wisdom from his fearless Page 6 | November 2015

and bold fight with this aggressive cancer. Kelly Murphy, a close friend of Alex’s mother, was just finishing the final touches on her prospectus for completion of her Master of Arts in Human Resource Development at University of South Florida when she was informed of the devastating diagnosis. Suddenly, her perceived insurmountable and stressful life circumstances of impending divorce, addiction and juggling career and kids were thrust into perspective. The storms of life were taking toll

on Kelly’s health and this game changing event shook her into action; fearless, positive action. Her first line of defense was to make healthy living a priority, so she and Alex’s mother joined a kickboxing club. This was the beginning of Kelly’s health and wellness expedition, which would include overcoming her fear of swimming to participate in local triathlons. Testing her fear of swimming, competing in sprint triathlons became the fuel that would spawn a life she never dreamed possible.

In 2011, Kelly confronted her fears at the highest level and crossed the Ironman finish line completing a 2.4 mile swim, 112 mile bike ride and a 26.2 run in Panama City, FL with Alex as the motivation to face her fears on an entirely different level than she ever experienced. Dedicating her life to fit and fearless living, Kelly acquired her personal training certification through National Academy of Sports Medicine and coupled this knowledge with her experience as a Speaker and Corporate Trainer specializing in soft skills such as;

leadership, emotional intelligence, personality styles, sales, marketing and workplace wellness. Jacob, Kelly’s oldest son, was set to start kindergarten with Alex in the fall of 2006 when Alex’s debilitating health prevented him from experiencing his first day of elementary school. Walking side by side with Alex’s mother, Kelly, experienced a raw and real vulnerability that opened her heart to the fragile nature of grief’s journey. As a mother of two healthy children, Kelly was at a loss for the right words to say, what to do, and how to help her friend cope with this undeniably shattering life change. Searching for answers, Kelly visited a local book store, hopeful to gain insight into grieving process. Upon entering the store, Kelly was face to face with a children’s book called Where Do Balloons Go written by Jamie Lee Curtis. “Ironically, I have been told I resemble Jamie Lee Curtis (the younger version) for much of my adult life. So, when I saw her

children’s book about balloons, I had to have a look.” She went on to say, “I cannot explain the overwhelming emotion that blasted my body from head to toe, as our community had recently gathered for a fundraising event at a local golf club, which included a balloon release to support Alex’s family during this emotionally and financially devastating time. The irony was not lost on me. The emotion was too deep, and the overriding desire to do something even bigger was tattooed in my heart.” This moment was the birthplace of a child-like story that would be written in memory of Alex, later to be known as Fear Is Horseplay.

PROJECT FEAR IS HORSEPLAY From inception to realization, the children’s book Fear Is Horseplay, took approximately six years to complete. It took a dark fall for Kelly to realize that fear was keeping her from achieving her life’s purpose. After a small business failure, Kelly found herself working as the Director

of Learning and Development, for a Tampa company, where she felt stifled by unhealthy, unaware and unhappy people in the workplace. “I remember sitting at my desk in tears, miserable with my surroundings, and the lack of well-being that infiltrated its way into my psyche. Like cancer, the negativity was aggressive, and impacted my ability to be purposeful, passionate and productive”, says Kelly. Feeling confined by her conditions, Kelly woke from the fog of what she terms, “stuck in suck”, and placed her passionate energy into Alex’s book. She then hired a local illustrator and partnered with a local printer, finishing the project within 9 months. “What I realized during this stage in my life is that my FEAR, not my circumstances, was keeping me from achieving what was placed in my heart to realize. In all of us is a seed of greatness that is hindered by our fear of failure, ridicule, embarrassment, or even success”, says Kelly. Life is a compilation of events, moments and experiences; each one

building on the other. Kelly states, “After completing the book all signs were pointing to the next step in the process and that was to promote the book with 100% proceeds to benefit Children’s Cancer Center, a local charity dedicated to helping families and children cope with the devastation of being diagnosed with Cancer. I wanted to pay homage to my friend Alex in the biggest way possible, and so in my heart was placed the idea that I would ride my bicycle from Tampa to New York City, where Alex’s mother relocated after his passing, to be closer to her family. Being able to bring much needed attention to cancer in children, was a huge bonus.” It began as what Kelly called, “Feat by Forty”, but when forty passed, and so then did forty two, Kelly realized that FEAR had again crept in and held her hostage from her dreams. And then, in 2014, after spending a year travelling the nation speaking on the topic of leadership, Kelly had put herself in the financial situation to walk away from the Continued on page 8.

travel, and follow her dreams! Project Fear is Horseplay was born. Three months ago, in August of 2015, Kelly embarked on the journey to accomplish the goal of her lifetime. Her dream became a reality on August 9th, when she stared FEAR in the face, and hopped on her bike, a Trek 5.2, that she calls Black Beauty, and headed north for a 1,300 mile journey up the east coast. Her journey that averaged 100 miles a day, proved to be more than just a physical feat. At the core of this journey was a spiritual awakening that was wrought with emotion, surprises, challenges and obstacles. Kelly’s personal journey, her struggle with kids and career, divorce, addiction, financial devastation, loss of security, loss of trust, loss of lifeand loss of faith in life ever getting better,

became the driving forces behind Kelly cycling from Tampa to New York City. Her boldness is powered by the mission to give back to Children’s Cancer Center in honor of Alex. “It was a journey beyond myself, what I thought would be the physical challenge of my life, turned into an emotional and spiritual journey that I am still struggling to articulate”. The trip was not without overwhelming moments of fear and loneliness, but Kelly did not let them hinder her mission, and when the conditions were not perfectly suited for a leisurely ride down the road, she hunkered down and let God lead the way. “I knew in those moments of fear, that I was protected by my angel, Alex. There was not a moment that I didn’t feel his presence, and feel some sense of protection from the dangerous riding conditions that I experienced”.

Ironically, during her journey, she cycled past some of the most beautiful churches, which served as a source of power to keep moving forward. Kelly shares, “God is always present and if you believe you will always achieve. To avoid sounding corny, I truly believe it is my calling to inspire others through the life of Alex to fight the fight; no matter the circumstances.”

Thanksgiving Inspiration

blessings, we remember things that humble us or give us pause as we see how very “rich” we are. During Thanksgiving week, make a list: take a moment and write down one blessing (or more!) each day, then post it on the refrigerator so that it’s visible and public. It’s a good reminder to slow down and say “thank you” to the One who blesses us. At the Thanksgiving table, have each person say out loud for what they are thankful for in that moment. I will say, “I am thankful for pie.” Remember, invite friends who have no Thanksgiving table to your feast and to the grand nap in front of the football game that follows it! God bless your socks off! Have a beautiful Thanksgiving holiday.

ie is very important at this time of year. In our family, we bake too many during the holidays—how we love them! There’s a reason why pie has meaning for us. Years ago a beloved elderly family member, precious and cherished, was on her deathbed. She was between here and the other side when she told her grandson with great excitement: “They’re here! And they brought pie!” “Who’s here, Nana?” “All the people in my family, and they brought pie!” Nana slipped away in the days that followed. One of the beautiful gifts she left us is the belief that “when we die we get pie.” It’s a family mantra. Years later, I was visiting an older church member who was dying. She knew she was dying, and extraordinarily she looked upon it as the next great adventure. She missed her husband. She missed Page 10 | November 2015

her daughter who had Downs Syndrome and died young. True, she would miss her other two daughters, but knew she’d see them again. This was a woman of deep faith.

memories like these, of friends and family who have enriched our lives. Think about them and give thanks.

Thanksgiving can also be stressful, as well as the holidays I told her the story about Nana, that follow. FITniche began work on the event late 2012. Thanksgiving morning (November 28th) 2013 over 1400 participants ran in the inaugural 5k and 1 mile fun run events and raised over $20,000. The positive feedback from the event was overwhelming. The same team built upon the initial success and Thanksgiving morning 2014 over 1650 participants ran in the 5k and 1 mile fun run. Tips for a Healthy Thanksgiving

T

hanksgiving is a favorite holiday for many; a day for following family traditions and enjoying the foods that we love. However, the holiday feast may not be the healthiest meal of the year. According to the American Council on Exercise, the average Thanksgiving meal has 3,000 calories and 229 grams of fat. That is more than a day’s worth of calories in one single meal! Sometimes referred as “the marathon meal”, it would take a 160 lb. person running 26 miles to burn off all those calories. If you are a health enthusiast who works hard all year round to maintain a healthy lifestyle, Thanksgiving shouldn’t be a hurdle in your efforts. Here are a few ideas on how to keep your health in check and still enjoy the holiday: COOK LIGHTER - There is no

better way to avoid those excess calories and a few additional pounds on the scale then controlling the quantity and quality of what you eat. No one wants to spoil the most crafted meal of the year with a fat-free sugar-free version of traditional dishes. But you can reduce the fat and sugar content by using a few tricks recommended by the American Heart Association to keep them heart-healthy without being bland. When baking desserts instead of adding chocolate chips or candies, use dried fruit, such as cranberries or cherries. When cooking use

olive oil instead of butter, even in your mashed potatoes. Make sure to measure what you add to your dish. Although olive oil is a healthier option, it has 120 calories per tbsp. Try using herbs and spices, such as rosemary and cloves, to flavor dishes instead of salt. Instead of whole milk or heavy cream, substitute lowfat or fat-free/skim milk. Your guests will appreciate the gift of a healthier Thanksgiving dinner. DON’T SAVE YOUR APPETITE FOR THE BIG FEAST - Start

your day with a small nutritious breakfast. Eat small healthy meals throughout the day and drink plenty of water. You will avoid snacking on unhealthy options and allow you to sit at the dinner table without being overly hungry. KEEP STRESS LEVELS IN CHECK - Plan ahead and shop

t may well have been that Dale Mabry’s brother Giddings was the catalyst for the road from MacDill Airfield to Drew Field being named after his brother who was a WWI Aviator. Giddings came to Tampa in 1901 and later co-founded a law practice with O.K. Reaves and Doyle Carlton, who would later become governor of Florida, and would become a very important “cog” in the development of the growing city of Tampa. Dale was born in 1891 and was the son of former Florida Supreme Court Justice and Lt. Gov. of Florida Milton Harvey Mabry and became an Army Air Corps aviator and captain in WWI. Following the war, Dale was part of a crew that helped transport what was at the time, the world’s largest semi-rigid airship to the U.S. The U.S. had purchased the 410 foot Roma to Page 16 | November 2015

become the cornerstone of the Army Air Corp air fleet. The Roma was in the process of testing new 400hp motors when the dirigible crashed in Norfolk, Virginia in February of 1922. Mabry’s badly burned body was found with his hands clutching the wheel and he was hailed as a hero whose actions allowed 11 of his crew of 45 to survive the crash. The Roma crash was, at the time, the greatest air disaster that U.S. aeronautics had ever experienced. In addition to the Tampa road that was named for him in 1943, an airport was named for Mabry in Tallahassee in 1929, and later an elementary school in South Tampa. lorida Hospital and MOSI present the “Florida Hospital Live Surgery Experience,” a first-of-its-kind partnership between a hospital and a science center in Florida. Today, the program officially launches and offers an interactive experience for 50 Middleton High School students. Florida Hospital surgeons will perform an open heart surgery that will broadcast live in MOSI’s Coleman Science Works Theater for students. During the live broadcast, Florida Hospital Pepin Heart Institute Medical Director, Dr. Charles Lambert, will narrate the surgery in the MOSI theater. “This experience is the only one of its kind in Florida, where students will have the chance to witness a live surgery, in real time. students to ask questions and interact with us as they watch a patient under-go an open heart procedure. Our clinical team will be in the operating room and I will be in the Science Works Theater with the students,” said Dr. Charles Lambert, Florida Hospital Pepin Heart Medical Director. The program will provide a wide range of “teachable moments” as the students and the educators learn about the educational paths and responsibilities of each person in the Florida Hospital Tampa Operating Room. Immediately following the live surgery experience, students will then participate in hands-on surgical activities with MOSI educators, including interaction with a SynDaver Synthetic Human. Created by SynDaver Labs, Inc., these Synthetic Humans are used in medical research, training and engineering research. The SynDaver Synthetic Human mimics living tissue and is made of salt water and fiber, just like a human body, and adds another layer to the Live Surgery Experience.
