Where Are We Now? The Year in Real Estate Sales

S

o it’s December and there sure has been a lot of building going on around our area. New homes, new shopping and new dining experiences everywhere we look and it sure seems like the trend will continue. Several weeks back there was an article in the Tampa Bay Times about the areas of Tampa that had seen the highest and lowest price gains and so I thought I would look at what the New Tampa and Wesley Chapel markets look like from a pricing perspective over

the last year. Interestingly we are not in a steady upward trend. Sales are strong but the market differs between price ranges, and generally we are still suffering from low inventory counts. Most of the builders are offering homes in the $300,000 and up range, leaving resale homes as the predominant choice for purchase in the under $300,000 market. Because few new single family homes are being built in that price point, we are rapidly depleting the inventory of available and that has weakened the resale market. Interestingly, lack of inventory usually will create a sellers

W

hen Mary Adele Castricone left Buffalo,

New

York in 1986, Wesley Chapel was little more than a wide spot in a road that dead ended somewhere north of Tampa. A lot would change over the next two decades, for both Mary Adele and Wesley Chapel. Now a local author, publishing her first series of children’s books, Mary Adele was also instrumental in bringing positive growth and change to the area now known as, “one of the eight fastest-growing cities in the United States.” Page 6 | December 2015

A Move to the Sunshine Mary Adele was no stranger to challenges before she packed her bags and headed south. The determined young woman had already fought for and won a position with the B&O Railroad in her hometown. Doing a man’s job in a man’s world was not glamorous. She worked all shifts, in all kinds of weather, verifying train car locations- outside in the train yard. She encountered rabid dogs and disgruntled male co-workers who resented her presence. If that wasn’t enough of a challenge, Mary Adele also joined the Army Reserves at the same time. She would spend three years with the railroad, and a total of thirteen years with the Army. Mary Adele had joined the Reserves with her first cousin, Sharon, on the “buddy system”. After a few years Sharon moved to Florida and invited Mary Adele to join her. Mary Adele accepted the invitation, and the rest, as they say, is history. Personal discipline and a strong sense of faith

served Mary Adele through a very short transition as she settled in and went to work almost immediately at a local bank. Her talents and skills took her into marketing, and then into personal banking. As opportunities became available, Mary Adele moved on, gathering more experience and knowledge over time. Her sense of adventure and willingness to change would take her through positions in customer service, insurance, and finance.

And then There Were Two… One evening at a local hangout with a group of friends, Mary Adele met a young man who had moved to Florida from Ohio. Ed Cluck had landed a job with the City of Tampa, and he soon landed a spot in Mary Adele’s heart as well. It would take Ed a full year of courtship, but the two would marry one year from the day they met in May of 1993. When the newlyweds began searching for a home, they knew

Pasco County had a lot to offer. They found a home off the “road to nowhere”, now known as Bruce B. Downs, in the community of Williamsburg with three bedrooms, two baths, and a pool; the couple was soon living the Florida dream! Pebble Creek and Meadow Point communities were just south of Williamsburg, but there wasn’t much of anything else to commend Wesley Chapel in 1993. Acres and acres of farm and ranchland belonging to the Porter Family stretched for miles in the area known as Wiregrass Ranch. Bruce B. Downs Boulevard ended at Highway 54; there was no Highway 56, and no mall or shopping districts. The interstate was close by, but traffic lights were few and far between. Mary Adele joined the Home Owners Association in Williamsburg and learned firsthand about building a strong community government with a local group of volunteers sharing a common interest.

an ever widening circle of business professionals.

As Mary Adele continued to grow in her professional career, she chose to return to school. After finishing a bachelor’s degree at Eckerd College while working full time, she pursued and finished a master’s degree in business management with the University of Phoenix. She maintained excellent attendance and grades while attending the University of Phoenix, despite a serious eye problem from a detached retina. When multiple surgeries did not work, Mary Adele lost the sight in her right eye. “I had to learn how to drive all over again,” she explains. “Many skills are affected when your vision is cut in half.” Mary’s physical field of vision was indeed diminished, but her view of her community and even the entire world continued to expand.

She joined the Greater Wesley Chapel Chamber Of Commerce, became an Ambassador, and was appointed as Ambassador Chair for two years. From Chamber Ambassador, Mary Adele moved to the Board of Directors, received the President’s Award twice and remained on the board for six years. Mary served as secretary, interim treasurer, vice president, and president-elect - until she accepted a position as the Wesley Chapel Chamber Executive Director. She would lead and direct the chamber for two years, during which time she helped unify and stabilize the Chamber, increased membership, purchased a database that combined many tasks previously done manually, and hired a wonderful assistant named Cindy Freeman, (who, sadly, recently passed away).

The Tampa Jaycees, Habitat for Humanity, and the Krewe of Agustina d ‘Aragon were also blessed with the time, talents, and treasures Mary Adele so freely shares with her community. Despite full time jobs, Mary Adele and Ed Cluck found they could open their hearts and their home to exchange students from around the world. Over a period of twelve years, thirteen young women would come to stay in the Cluck home and learn about America and the American way of life. When overcrowding ended the foreign exchange student program in Land O Lakes, she wrote to the local papers to plead her case. Mary Adele and Ed would have one more student who attended Wiregrass High School

Changing Times Mary Adele and Ed moved to the Stagecoach community on Wesley Chapel Boulevard in 2002. Mary continued to serve her new neighborhood as vice president for the homeowners association, and she also found another endeavor for her time and talents. Marry Me Mary was a business she developed to perform weddings and vow renewals for anyone searching for a meaningful wedding ceremony, in a traditional or nontraditional setting. In typical overachiever fashion, Mary Adele obtained credentials beyond those of a notary, and she performed all ceremonies as an ordained minister. She has married couples on the beach, in parks, fancy

Her most memorable wedding was performed in a two seater airplane with the best man, while the bride and groom flew in their own plane. A third plane containing friends and the bride’s children followed. Mary Adele performed the wedding over the radio three miles over the Green Swamp. After the couple was pronounced man & wife, they did a barrel roll in their plane and Mary Adele was then given the yoke of HER plane and allowed to fly it for a short while. What a wonderful memory for all involved! With direction from the bride and groom, Mary Adele writes many of the ceremonies and customizes each

wedding to be unique and special for the individual couple. Writing for the ceremonies was never a challenge; Mary Adele has always written. In high school she wrote for teen magazines, wrote to local papers, and even Readers Digest. As her career path unfolded, she wrote newsletters, programs, proposals, and narrative reports for business reasons. The only thing she hadn’t tackled was a book of her own, but the thought was always there, in the back of her mind, waiting for the right time and opportunity.

Moving Forward In 2013, Mary Adele and Ed moved once again, this time to a 55 and older community with all the bells and whistles they planned to enjoy during retirement. Ed will retire

soon, but Mary Adele still has a few things she wants to accomplish. She works part-time at a position that she loves, and it allows her the flexibility for her wedding business and time, at last, to write. The inspiration for Mary Adele’s newly published children’s book was born - literally- seventeen years ago when her niece, Alana Grace, joined the family after seven nephews. The back cover explains how Princess Alana came about and features a photo of Mary Adele and Alana

Grace at age seven. Princess Alana and her Magic Dolphin is the first in the princess series of fairy tale adventures about a lonely child and an unusual best friend. This charming story is perfect for children 3-9 years old. The book is published locally by Chris Taylor of JoHazel Publishing, and beautifully illustrated by Amber Olson, another local resident. The second book in the princess series will feature Sir Richard, the sea turtle, and will be released in 2016.

mall and mighty. That is what we call ourselves at St. Andrew Presbyterian Church. St. Andrew is a resilient church in the face of change. History is honored here—we are grateful for those who worked to build the presence of Jesus Christ on Primrose Lake Circle. We have hope for the future that we cannot see or know; we trust God with it and us. The short mission statement of St. Andrew is to “Glorify God, Enjoy God, and Live Christ’s Love.” We embody that in Christian education for all ages, including a vibrant adult Sunday school discussion class, meaningful and creative worship, and mission outreach. The Spirit is moving in and through us. There is good cheer in this place!

We have two special groups that have taken off since the beginning of the year: Presbyterian Women and the Amen (St. Andrew Men’s Group). We study, we serve, and we enjoy the blessings that God has given. In October, the Amen served as waiters at the Presbytery of Tampa Bay Presbyterian Women’s tea that our church hosted. We figure the men will find a way for the Presbyterian Women to return the favor. St. Andrew Presbyterian Church is uniquely a Presbyterian Church (USA) congregation. We are a part of the Presbytery of Tampa Bay. Our Designated Pastor is Laurie Palmer.

During 2015 many of us volunteered for Relay for Life, have collected clothing and food for Beth-El Farmworker Ministry, participated in St. As we grow, we pray for builders Mark the Evangelist Catholic who want to be a part of Church’s Thanksgiving Food something new. Another important outreach is Sew in Faith, the second Saturday of every month from 10 a.m.noon where items are sewn for Thornton Children’s Homes, an

Be a part of us! On Monday, December 7, at 7:00 p.m. we will offer a Blue Christmas worship service for those who struggle with loss or pain of any kind during the holidays. It is a moment of care. Perhaps you just need a little spiritual lift for the weeks ahead. You are invited. How to Stay Balanced During the Holidays

SLEEP WELL - The benefits of a good night sleep are usually underrated. Restful sleep is known to reduce stress, keep your immune system strong, improve memory are among a few of its many benefits. Your body and your mind need this time to rebuild and recharge. It may be tempting to stay up late at night chatting over the kitchen counter but even during the holidays, try to keep a regular bedtime. Avoid looking at your smartphone or tablet right before bedtime. The bright light sends signals to your brain with a message that it is time to wake up. Have a calming, bedtime routine, like gentle yoga or relaxation. An example of gentle yoga are the cat and cow poses pictured above. It stretches the back/front torso and neck and provides a gentle massage to the spine and belly organs.

If you enjoy holistic eating, consider bringing the fundamental principals of Ayurvedic cooking into your holiday feast. This 5,000 year old science of life teaches us to balance our meals by including each of the six tastes: sweet, sour, salty, bitter, pungent and astringent. For example: raspberries are sweet and sour, fish is sweet and salty; cheese is sweet, sour and salty; chocolate can be sweet, bitter and astringent. By following these guidelines you will ensure that all major food groups and nutrients are represented. When you include all six tastes, you will also notice that you feel satisfied and that the urge to snack and overeat will diminish. By nourishing your body, you will be also nourishing your mind.
