Remodeling Tips R
ealtors are often asked by sellers if they should remodel their kitchen - or do some OTHER major changes prior to putting their home on the market. I have always told them if the kitchen (or whatever they thought needed to be redone) needed remodeling, they should have done it sometime before they decided to sell. This is so they could have completed their remodel AND they could have enjoyed it for some time before the sold their home. With that said, if you are looking to sell a home in this market, you will most probably see the greatest return when applying available funds to “bringing up” maintenance items current. Items such as mowing the yard and trimming bushes that will improve the curb appeal. Sprucing up just by cleaning the house will usually bring a much greater return than some of the more money-intensive changes, such as remodeling a kitchen or bath. With a remodel, not only will you have a much GREATER EXPENSE before putting your home on the
market, but you may have to remove the home from the market for an extended period. When selling a home TIME IS MONEY! Not only are you going to spend money on the remodel, but other expenses continue to “roll in” - such as mortgage, taxes, utilities and so forth. The bottom line is maintenance, cleaning and painting are the items that will bring you the greatest return as shown by price or time on market. Remodeling to enhance the sale is a “hit or miss”. It is true that a kitchen or bath remodel could well return over 80% of your investment, but think of it this way...if the kitchen is functional and not falling apart... reducing the price by a portion of the amount you were planning to spend means that you will probably get 100% of that amount AND could have the house on the market a month or two sooner. You also never know if what you select for your dream kitchen is what a Buyer really wants. Concentrate on those items that make the house more appealing without breaking the bank.
There are some cases where adding a bath or other major expenditures may make sense. These include; roof repairs or replacement if you have an old roof that is leaking. You will find that a bad roof will scare off more Buyers than an outdated kitchen or bath. If the roof is in really bad shape, it probably does not matter how nice the kitchen looks. A new kitchen loses much of its appeal if there is a big water leak stain on the ceiling.
Order of where to consider spending your money prior to sale. • Maintenance of yard to improve curb appeal. • Maintenance of items in home including cleaning, carpets. neutralizing etc. • Paint of interior and/or exterior. • Appliance upgrades. • Bathroom remodel or addition. • Kitchen remodel.
Let common sense be your greatest ally. You probably will not want to put a new $15K kitchen in a $100 condo. However, it you have a 3 (or 4) bedroom, 1 bath house in a GREAT neighborhood - it may well be wise to consider a second bathroom, but you have to look at each item, on a case by case basis. So, it is best to evaluate each thing you are considering on “doing” prior to the sale to see what it will cost in time and money and then compare it to a projected return.

One Man’s Journey Through the Desert By Anne Childers
T
he literal meaning of oasis is a green spot in the desert, but an Oasis may also be a peaceful place where you can find safety and sustenance. Oasis Pregnancy Care Centers in Pasco County is all of that – and more. The duel centers, in Land O Lakes and Wesley Chapel, offer encouragement and support to all women and families experiencing an unplanned pregnancy and/or other life changing events. Local businessman, Peter Castellani stepped out in faith to found the Oasis Centers after his own series of life-altering events. Peter’s wife, Ellen, and a local church pastor and congregation joined him on his exciting journey to make a profound difference for the women of Central Pasco County. The Oasis Pregnancy Care Centers are a Christian, faith based, nonprofit ministry. Clients Page 6 | September 2015
find a caring group of individuals offering free pregnancy test, peer counseling, education and information on prenatal care, fetal development and childbirth. Counseling is available for those who choose to parent their child, and for those seeking adoption possibilities. The staff at Oasis values the sanctity of human life, but they will provide facts on abortion, abortion procedures, and the risk involved when clients are seeking that information. All visits are strictly confidential and at no cost, but appointments are necessary. Most of all, unconditional love is extended to all clients and family members in an effort to reveal God’s intended sense of dignity and self worth during what may be a difficult time. Such loving and supportive help was not always available in Land O Lakes and/ or Wesley Chapel; a woman in Central Pasco facing an unplanned pregnancy had to seek council and support in Tampa, New Port Richey, or Zephyrhills until just recently. That scenario changed in October of 2009 when the first of two Oasis Pregnancy Centers opened at 3632, Suite #108, Land O Lakes Blvd. By the middle of 2011, Oasis had purchased a sonogram machine to better serve the women and families

who began visiting the center in record numbers. In May of 2013, a second center opened at 5854 Argerian Drive, Wesley Chapel to meet the growing demand. Currently, nearly 1000 families have received care and services from the Oasis Pregnancy Care Centers. To fully understand how and why the Oasis Pregnancy Care Center opened in Central Pasco in 2009, you have to look backward a full decade.
The Journey to Change In 1999, Peter and Ellen Castellani moved to Pasco Country from Poughkeepsie, NY. The couple had been active in their home church and immediately began to look for ways to serve their new community. While Pete worked full time for IBM as an accountant and financial planner, his dream was to go into Christian ministry upon retirement. Once relocated in Florida, the couple soon became involved in A Woman’s Place
Ministries where Pete served as treasurer for nearly five years. Peter then began volunteering with A Pregnancy Center in Zephyrhills, soon moved onto the board, and by 2008, was elected to the position of Board President. Peter Castellani had found his passion!

Church for a Sanctity of Life Sunday Services, lead by Pastor Elbert. Although the two men of God had not met previously, the pastor extended an invitation to Pete to speak about the Zephyrhills Pregnancy Care Center at the close of the service. The response from the congregation was wonderful! Many people stopped to introduce themselves after the service and showed interest in the pregnancy center. Pastor Elbert and Pete met again within the week to discuss ways the church and the pregnancy center could support each other and the sanctity of human life. Looking back, Pete is sure God was working in advance to prepare a way; he was laid off from the Pregnancy Center the very next day. Each client who comes to Oasis is a special individual. The caring Oasis staff strives to meet everyone at their personal level of need. One such young woman is Lana*. As a child Lana was adopted, and along with a sister, suffered abuse at the hands of her adoptive family. She ran away and found a supportive foster mom, but despite her new mother’s efforts, Lana turned to adult entertainment and prostitution. She was controlled Page 8 | September 2015
by her pimp, who impregnated her and then threatened to kill her if she did not have an abortion. Once again, Lana reached out to her foster mom who accompanied her to Oasis to meet with a client educator. They learned there was support and programs to allow Lana to parent and provide for her child without being a burden to anyone. Later, after prayer, Lana said she experienced God at Oasis, and she had hope for her future. Tampa Premium Outlet Mall Set To Open in October!
T
he new outlet mall, off State Road 56, near I-75 is set to open the weekend of October 29th, through November 1st. There are special events and celebrities scheduled for the opening weekend (more info to come)! The new mall will have a ‘Key West’ vibe…painted in soft pastels, a center court lagoon, five fountains and palm trees everywhere. Stacey Nance, the new General Manager of the mall, relocated to the area in May. She began her career with the Simon Property Group 18 years ago as director of marketing at the Muncie Mall in Muncie, Indiana. She later moved into retail management, overseeing operations at Muncie Mall, Muncie Plaza and Northwood Plaza. Nance gave a presentation at the Wesley Chapel Chamber Of Commerce monthly business breakfast in August, “teasing” attendees with some details of the new mall. “We are very excited to be a part of your community for years to come”, Nance said. The 441,000 square foot mall will have 110 outlet shops, and approximately 91percent of the mall will be filled by opening day, Nance explained. The names of some of the retailers that Nance WAS able to give out were:

T
he GFWC New Tampa Junior Woman’s Club’s next general meeting is at 6:30pm on Monday, September 14, at St. Andrews Presbyterian Church (5338 Primrose Lake Circle). At the August meeting, the club members decorated non-skid socks for children in our local hospitals. August 29th, the New Tampa Juniors went to the Children’s Cancer Center to support their Students Achieving through Internal Learning (SAIL) program. SAIL is open every Saturday to patients and their sibling’s in the morning for tutoring, playtime and hand’s on learning activities. The New Tampa Juniors got messy and made kinetic sand with the kids for them to take home!
Upcoming events include DogFest Walk ‘n Roll at the USF Health Campus on November 8th. DogFest is a unique family and dog friendly event to support Canine Companions for Independence. Founded in 1975, Canine Companions for Independence is a non-profit organization that enhances the lives of people with disabilities by providing them with highly trained assistance dogs. The GFWC New Tampa Junior Women’s Club is participating in the DogFest and we are raising money to help support Canine Companions for Independence as well as the Wounded Veterans Initiative. he Wesley Chapel Noon Rotary welcomed their newest exchange student, Alice Vetturi on August 12th. Alice is from Italy and our chapter is SO excited to host this young lady! Alice will have the opportunity to travel with other exchange students to locations such as Disney World, New York City and California. Traveling
with other exchange students affords the opportunity to build relationships that create memories to last a lifetime. While in town, Alice will have the opportunity to learn what it means to be a Rotarian and gain a deeper understanding for who we are and what we do.

ctober 1, 2015 is the deadline for adopting new EVM-enabled credit card processing, but many business owners are not even aware of the shift to EVM cards. EVM stands for Europay, MasterCard and Visa, the companies that developed the chip card technology. The technology prevents fraud by embedding cards with a security chip rather than relying on magnetic strips, which can be easily duplicated. New pointof-sale terminals will be needed to read the EVM cards and it is your responsibility to acquire the new equipment. Failing to upgrade your equipment could make you liable for fraudulent charges. Most of the world has already switched to EVM technology, which has pushed a larger number of fraudulent transactions to the United States. The U.S. switch is designed Page 16 | September 2015
to minimize this fraud. Previously, banks absorbed the cost of fraudulent charges, but after October 1st, accepting fraudulent card payments on old equipment may leave you liable for the fraudulent charge. This means, if someone uses a fraudulent magnetic swipe card at your business for a $100 sale, you may be liable for $100. It is important to protect your business by upgrading your equipment right away. The best way to upgrade quickly is to contact your payment services provider. Some providers are offering upgrades for free or at a discounted cost, but these offers may not last long. ruce B. Downs worked for a number of years as a Deputy Public Works Administrator for Hillsborough County - during what many consider some of the most trying times for the local government and growth outside the Tampa city limits. Bruce B. Downs was an engineer, who had worked for the State Transportation Department for over 29 years, before accepting the Hillsborough County position. He had a photographic memory and was often asked to speak as an expert witness for complex accidents at trials. Bruce Downs had a vision of a growing and thriving area that needed to improve its infrastructure. Bruce Downs was largely responsible for helping create a local gas tax, that continues to fund much of the local road building and repair over the years. Without his vision of building roads and managing growth within Hillsborough County, our transportation in north Tampa would have been difficult and the area would be in much worse shape than many of its neighbors. Ironically on May 21, 1983 a newspaper story was published that his job as administrator was one of

hen it comes to making plans for the future, you may have already given thought to how you would like to distribute your assets after something happens to you. Perhaps you’ve even written a will. Several strategies are available to avoid the public disclosures that occur during the probate process, including passing assets through life insurance, annuities and retirement plans. Trusts can be valuable in providing both privacy and continuing management and distribution of assets. And all of these strategies are part of the estate planning process.
Here are just a few reasons why: • Loss of privacy: After an individual dies, his or her will is entered into probate court, where its contents become public. • Delayed access to cash: Assets passing through probate also can be vulnerable to delays, challenges and court costs, which can mean that cash to pay final expenses of the estate can be tied up for long periods of time. • Increased taxes: Assets that are distributed to heirs through a will are subject to estate taxes. Florida Hospital Wesley Chapel Held Official Groundbreaking on Expansion to Nearly Double in Size!

“Florida Hospital Wesley Chapel was originally designed with the ability to grow with the needs of the community,” said Chief Medical Officer Robert Rosequist, MD. “Since opening less than three years ago, the hospital has experienced extremely high volumes of patients seeking care.”
The expansion involves 111,993 square feet of new construction and 10,834 square feet of renovation. This will add three additional floors to the hospital’s center wing and add an additional three-story wing that will connect the south and center wings. In the expansion, Florida Hospital Wesley Chapel will add additional emergency rooms, inpatient rooms, surgical suites and related surgical services, Heart Catheterization Lab, and recovery/ observation rooms as well as shelled space for future growth. Robins & Morton, founded in 1946 is the privately held construction and engineering company in charge of the expansion. Robins & Morton is the same construction company that built Florida Hospital Wesley Chapel from the ground up.

The 200,000-square-foot hospital opened October 1, 2012 with 83 inpatient rooms, 18 emergency rooms, a Catheterization Lab and 5 operating rooms. Sure the hassle of getting the kids ready for the new school year can be overwhelming but let’s be honest, we’re all rejoicing! Summer is OVER!

t’s that time again! Every item on the school supply list has been checked off, lunches are packed, and new clothes have been meticulously chosen so to make the best first impression possible. That’s right, it’s back to school we go. The
• No more late bed times! Summertime ushers in less structure in the daily routine and frankly I hate it. I’m a creature of habit and I like structure. I also know I have to give my kids a break so we push bed time back over the summer. Now that school is starting back I can have a bit of my life back. That time in the evening after the kids are in bed that I can, dare I say it, sit in a quiet room and sip wine while watching trashy reality TV. That is my favorite time of day and I desperately miss it! • No more summer camp! My kids love it but it’s a lot of extra work every
JUST FOR FUN day. School is easy, pack a lunch, do some homework, make sure their backpacks contain those items and off they go. Summer camp is a different story. Not only do I drive out of the way to drop off before I then head to work, but what day is it? Is it pool day, bike day? Oh crap, it’s pajama day and they are wearing bathing suits and I have bikes hanging out the back of my SUV. I can’t keep it straight. Why must every day have a different theme? Next year we are looking for a new camp. • The school bus! Sure heading back to school creates more traffic on the roads in the mornings but I’m also making one less stop on my way to work. The glorious school bus is there, like clockwork, every morning to make sure my kids get to school on time. I’m not running around like a maniac trying to get everyone piled in the car so I can run car pool before I even get to work. The county takes care of that for me and I thank you! I use the extra time in traffic to meditate and enjoy MY music. Luke Bryan has a

way of getting me ready to take on the day. • If you are a stay at home parent this applies to you. You can take a nap! If your kids have been home with you all summer you deserve it. Take a long, uninterrupted nap. After that well deserved recovery sleep, do something nice for yourself. You, my friend, are my hero! Summer’s end brings back the normal day-to-day activities I have grown to love and find comfort with. The start of the school year offers new opportunities to watch our kids face and overcome challenges, grow, and learn. We will be right alongside them encouraging, guiding, rejoicing in their accomplishments, and lifting them up when they face disappointment. A new school year is an exciting time for the entire family. By March we’ll be counting down the days until summer and by July counting the days until the next school year starts. And so goes the wonderful journey of parenthood.
