NSW Visitor Stats Go Gangbusters.

FOR THE YEAR ENDING MARCH 2019

NSW RECEIVED

NSW RECEIVED A RECORD $11 BILLION IN INTERNATIONAL VISITOR EXPENDITURE, ACCORDING TO THE LATEST INTERNATIONAL VISITOR SURVEY RESULTS AND CONTINUES TO LEAD THE COUNTRY IN ATTRACTING INTERNATIONAL VISITORS. The statistics were compiled for the year ending March 2019 and showed NSW welcomed just over 50 percent of all international visitors to Australia, which led to the $11 billion milestone being achieved for the first time. NSW remains the top destination for 10 of the top 15 source markets to Australia, including China, USA, United Kingdom, Korea, Hong Kong, Germany, Canada, France and Indonesia. • China remained Australia’s leading tourism market during the year ending March 2019, with numbers increasing by 3% to 1.3 million visitors, while trip spend increased 10% to reach $12 billion, an additional $1.1 billion. • Visitor numbers from New Zealand increased by 2% during the year to reach 1.3 million. Trip spend also increased 2% to reach $2.6 billion. • India continued as the strongest growth market, with visitor numbers up 15% to 343,000, nights up 21% to 20.9 million, and trip spend jumping 12% to reach a record $1.7 billion.

• Visitation from the UK was soft, down 4% to 673,000 visitors, with nights down 6% to 21.4 million, and trip spend down 5% to $3.3 billion. • US visitation returned mixed results. Visitor numbers remained steady at 750,000, while nights fell by 8% to 13.1 million, and trip spend increased 6% to reach $4 billion, which suggests a better result for high yield visitors. NSW also received its highest ever share of visitor nights to regional Australia, which confirms that the word is spreading about the unique experiences guests can enjoy in areas such as the Central Coast, South Coast, Mid-north Coast and Hunter region.

The Rise of MHEs. ARE YOU A CARAVAN PARK OWNER OR OPERATOR? THEN THE MHE INDUSTRY WANTS YOU! Manufactured Housing Estates allows buyers to purchase a home, but not the land it sits on. Residents pay rent for the site, which also covers management of the community and use of usually extensive resort-style facilities. If you own a caravan park right now, particularly a mixed-use property catering for both tourists and permanent residents, you are sitting pretty. You’ve become what’s known in investment parlance as an ‘acquisition target’. Corporate buyers are circling, and it is a seller’s market.

There are two major economic and social factors – housing affordability and the aging baby-boomer population bubble – which are the principal catalysts for a boom in MHE development. Many tenants are also eligible for Commonwealth rent assistance which provides guaranteed income for operators. Driven by this demand, caravan parks are currently highly sought-after in NSW. There are approximately 900 caravan parks in NSW and the leaders in MHE

developments are on the look out to acquire more over the next few years. ResortBrokers Australia has handled a number of sales to MHE developers and operators on behalf of caravan park, mixed-use and greenfield site owners, and is also working to facilitate working partnerships between owners, investors, operators and developers in the sector.
