In a traditional layout, walls divide the kitchen, living room or family room, and the dining room. An open floorplan is different because it removes those barriers to create one large room that is the center of a family’s activities.

WHY PEOPLE LOVE AN OPEN FLOORPLAN What are some of the advantages to choosing a home with an open floorplan? First, it lets you visualize the entire space. For instance, you can be in the kitchen cooking or washing up while your young children play in the living room within eyesight. Second, if you love to entertain, you likely want to spend time with your guests. An open floorplan lets you prepare food in the kitchen and chat with them as they mingle in the living area. You can be part of the action at all times. An open floorplan also offers more natural light. The sun can shine through windows that are shared by the living, dining, and kitchen areas. You can even extend this open living to the outdoors with a deck accessible through glass doors. MAKING AN OPEN FLOORPLAN WORK FOR YOU How can you make an open plan one that’s as functional and as beautiful as possible? Here are some tips: • Use low furniture: Small couches and other low-profile seating and tables lend themselves to the airy feel of this plan. • Have comfortable seating: The large open floorplan room is one you’ll be in most of the time, so why not go for comfort? • Think about buying durable furniture: If you have kids, pets, or lots of guests, you need furniture that can be

cleaned easily. Choose colors and materials that can hide spills and won’t tear or sag when used daily. • Remember storage: Without walls for closets, your furniture should also serve as spaces to store your stuff. Look for bookshelves, ottomans, and coffee tables with removable baskets that double as places to hide toys and books. • Consider light, sheer curtains: Let that light in to maintain a breezy, open feeling. • Multi-purpose seating works: Keep lots of small seating choices accessible. This could be slim or foldable chairs and stackable ottomans that can be pulled out when needed. • And most important—a cohesive color palette: When you design an open floorplan, consider the big picture. Make sure that your colors and style complement each other from one space to the other. You want the entire large space to look coordinated. As a prospective new homeowner, no doubt you are enjoying thinking about the “pretty” details for your new home—especially the features that guests will see. At the same time, as you walk through model homes by various builders, it’s important to also pay attention to the things people won’t see—like heating, cooling—and, one of the necessary items in any home: a water heater.

So, let’s talk water heaters! Two such things to notice when you go through model homes or talk to a builder are the following: (1) the kinds of water heaters that builders put in their model homes, or offer to put into the new home they are building for you, and (2) how efficient (or not efficient) water heaters are. After all, you don’t want your builder to install a water heater that will cost you too much money in the long run, and some builders just grab the cheapest from a big box store. That is NOT good. So, here is important information to help you be “in the know.”

WATER HEATER SIZE MATTERS: HOW MUCH WATER DO YOU USE? When looking at which water heater will be installed in your home, you want one that will heat the right amount of water for you and your family. Every household’s needs are different. So begin by thinking about how often you use hot water for the following activities: • Taking showers or baths • Running the dishwasher • Doing a load of laundry If there are two people in your home, you might have two showers, one


• Expenses: How much will it cost to run this model for a year, both in terms of energy costs and any maintenance? • Life Expectancy: How many years can I expect to get from this model? Using these questions as a guide, consider how each type of water heater compares. The table below estimates how much each will cost based on initial price tag and lifetime energy usage:

This water heater will warm your water instantly as it passes by heating coils. It functions at about 3.5 gal/min and is the most energy efficient option.

Here are some of the questions you can ask your builder about which model they typically install in their homes: • Fuel Type or Energy Source: Will this heater be hooked up to natural gas, use electricity, or use an alternate source of energy? • Energy Efficiency: Will this model be energy efficient? Will it save me money over time?

To maximize the life of whatever type of water heater you choose, a water softening system is recommended due to the hard water in the Valley. You can see that a tankless water heater (an on-demand water heater) may be the most efficient option that will save you money over time. These tankless heaters are becoming more popular, thanks to their energy efficiency features. Bottom line: don’t just settle for standard – the cheaper, most common hot water heaters are often not very efficient. If you want to save money on your monthly hot water costs, explore the more efficient appliance options available to you with your builder, and then look forward to saving money for many years to come. Innovative Construction may be relatively new in the Valley, this family-owned company is not new to the building industry. BUILT TO SAVE™ CONGRATULATES INNOVATIVE CONSTRUCTION On Winning The RGVBA Parade of Homes Award For Most Energy Efficient Home

I

NNOVATIVE CONSTRUCTION

received the 2017 Rio Grande Valley Parade of Homes Award for building a home with the “Best HERS Score.” The HERS Score is a Home Energy Rating System measure developed by the Residential Energy Services Network (RESNET). It is an excellent predictor of a home’s energy efficiency—the lower the score, the better the home’s energy efficiency performance and the more money that will be saved on utilities. Innovative Construction’s HERS Score for its model home in the RGVBA Parade of Homes, located in the Jackson Heights community at 2302 Holland Avenue, Edinburg, Texas, was an impressive “55”. To put this score in perspective, you should know that existing homes score an average of 100 and over. Additionally, average scores for new, energy efficient homes are typically in the 70’s. So how did Innovative Construction build such an energy efficient home? Here’s how. From the start, Innovative Construction set out to certify its home in the BUILT TO SAVE™ program, which focuses on superior—above code—tight construction designed to provide more comfort with even roomto-room temperatures, cleaner indoor air, and considerable energy savings on utilities. The company submitted the home’s floor plans to BUILT TO SAVE™ before construction, along with the ACCA Manuals containing the heating and cooling requirements for the size of the home. A Home Energy Rater reviewed and analyzed the information, using special modeling software designed to spot potential problems that could then be fixed before continuing with

construction. The goal at this first stage is to ensure that the home is designed to meet the highest energy efficiency performance when completed. The next step was the critical “Thermal Bypass” inspection that was performed by a third-party Home Energy Rater before the drywall was installed. At this stage, the home is framed and insulated, but the drywall (sheet rock) has not been installed. With the interior of the home exposed, the Home Energy Rater is able to inspect all areas of the home to make sure that appropriate insulation was used, and that it was installed properly. The Innovative Construction home used spray foam insulation throughout, which is the best type of insulation to use for maximum energy efficiency. The thermal bypass inspection also includes looking for areas in the home that may not be properly sealed, allowing hot air to enter the home from the attic or the outside. Because Innovative Construction’s home was completely spray foamed—including the attic—this was not much of an issue since this meant the entire home’s interior became conditioned airspace. The Heating, Ventilation, and Air Conditioning (HVAC) system in a

home is the single most important element that determines a home’s comfort. While some contractors use “rules of thumb” or worse, and convince homebuyers that a “bigger A/C unit” is better, The BUILT TO SAVE™ program requires that the HVAC system be properly sized for the particular home. This ensures that the A/C unit will not cycle on and turn off before it has had a chance to remove all of the humidity in the home. More importantly, a properly sized unit will help maintain even temperatures throughout every room in the home. Innovative Construction went even further in the design of its home by installing “jumper ducts” in rooms that showed higher air pressures coming from the A/C. Jumper ducts are basically additional vents that help the air delivered to a room flow out of the room and back towards the air handler. While most contractors rely on the gap under the door of each room to do this task, it is not sufficient, and the air pressure from the A/C forces air in the room through cracks in the home, creating a loss of energy. If your bedroom door slams shut when your A/C unit turns on, you are experiencing the build-up of air pressure in your bedroom that prevents fresh air from coming into the room. The result is that you will have some rooms in your home that are always hot. With balanced pressure testing of each room performed by the BUILT TO SAVE™ home energy rater, Innovative Construction’s home is guaranteed to have “even” cooling and heating throughout, resulting in a more


comfortable interior. The final stage of certifying a home in the BUILT TO SAVE™ program takes place once the home is complete. Using specialized equipment and diagnostic software, the Home Energy Rater performs a whole-house “blower door test” which first forces air into, and then forces air out of, the home to test for leaks in the home’s envelope—walls, doors, and windows. Additionally, a“duct blaster test” is also performed to measure air duct leakage. Both test results must fall within acceptable ranges to qualify for a BUILT TO SAVE™ certification. Because Innovative Construction’s home was completely enclosed with spray foam, a duct leakage test was not necessary since any air escaping from the air ducts would leak into conditioned space— another advantage to using spray foam insulation. Needless to say, without the airtight construction of sealing cracks and holes in the framing stage, a home would fail both tests. Much like the MPG (miles per gallon) of a car, the ERI score is the best way to compare the energy efficiency of homes. Don’t take the builder’s word that your home is energy efficient. Ask for the ERI score. As of September 1, 2016, every new home in Texas is required by the State to have a blower door test and a duct leakage test (unless in conditioned space). Just because the municipality is not enforcing the new building code does not mean that the builder doesn’t need to comply. As a consumer, you should be aware of the building requirement and hold the builder responsible if he or she is not in compliance. TIGHT CONSTRUCTION More Energy Efficiency And Comfort

a half-mile of cracks and gaps around the home’s envelope, including windows, doors, and numerous holes within the framework from plumbing, lighting, electrical wiring, and ductwork— yes, one half-mile. A loosely constructed home with all these cracks, gaps, and holes, results in a drafty and uncomfortable interior that is open to pests and outdoor pollutants which contaminate indoor air. More importantly, the poor construction results in higher monthly utility bills. TYPICAL HOME HAS

Tight construction—considering the home as a system—must be applied to the various components and systems that work together. This “whole-house” approach to tight construction means that the home will breathe properly with mechanical ventilation to eliminate mold and mildew issues that would otherwise occur. A tight building envelope—walls, roof, windows, and foundation—means the home will be more energy efficient and provide a more comfortable interior, eliminating colds drafts in the winter and keeping hot air outside in the summer, along with dust and bothersome pests. A tight building envelope means enjoying peace of mind in knowing your family is breathing clean air inside the home. So how do you know if your home has tight construction? The only way to know for sure is to look for the BUILT TO SAVE™ certification. A home that has received this certification has been inspected during construction by an independent third party, and tested upon completion using a blower door test and a duct leakage test that determine the

leakiness of the home. Air is blown into the home and then forced out of the home using specialized equipment and diagnostic software to make sure the home meets strict guidelines for compliance. The BUILT TO SAVE™ program is designed to ensure that the required R-value of insulation was used as appropriate and that it was installed properly. Particular attention is given to areas

that may allow hot air from the attic to enter the home. Recessed ceiling light fixtures, outlets, and other areas that allow air in and out of the home are properly sealed. Areas that produce moisture from condensation, such as a bathing tub along an exterior wall, are inspected to make sure waterproof material is used along the wall to prevent mold and mildew issues.
