2013 has been a whirlwind year for the crawford partnership as we look back once again on our annual review of work over the past twelve months. A year ago the economy was still recovering from a double dip recession and an air of doom and gloom hung over the construction industry, yet a year later we are now reliably informed that the level of residential sales (mainly in London) is moving at such a pace that it could result in another property ‘bubble’ bursting.

2013

With the dramatic predictions of population growth in major cities around the world, and an anticipated 1 million increase in London alone over the next 15 years, new homes will become even more of a priority with updated planning policy needed to address this critical issue. We are already receiving new and exciting commissions within the residential sector for 2014 with many local homeowners deciding to improve rather than move and contacting us to assist in enlarging their homes, whilst the larger residential development companies come knocking again at our door looking to develop sites in and around London. We are well placed to face these new challenges in 2014 and will continue to deliver projects that incorporate exciting, contemporary and sustainable design.

In Hackney we are in final negotiations to obtain planning consent for a new residential scheme providing 37 new build flats, and we are also on site with 5 new build homes due for completion in July 2014. In our local borough of Haringey we gained planning permission for 4 new houses on a former lock up garage site and we have submitted planning applications for new houses on two brownfield sites. One with 7 homes and the other with two homes, both again on sites of former lock up garages. We also prepared designs for a new 12 storey residential tower as part of a land acquisition bid which is ongoing. Outside of London we are awaiting planning consent for a new subterranean eco house on the Isle of Wight in an area of outstanding natural beauty, which presents the opportunity to build a completely selfsufficient home incorporating renewable energy generated in situ. We continue to work with some of the leading professionals in the London construction industry and we thank you for your loyalty and support. We are in final discussions with Hackney Planning Department to obtain consent for a mixed use new build residential and commercial development near Dalston in Hackney. The scheme comprising 40 new 1, 2 and 3 bedroom flats with commercial space at ground floor will provide contemporary living in a sustainable design built over 5 and 6 floors with roof top amenity space.

New build development of flats and commercial space We have completed an initial feasibility design study as part of a land acquisition bid for a new multi storey ‘landmark’ tower which proposes 144 one bedroom low cost starter apartments, each 37m2. The proposals envisage a circular building that spirals down from 12 storeys to 5 storeys accessed via a dramatic inner ‘atrium’ that houses a range of commercial and leisure units within a ground and basement podium providing ‘one stop shop’ living and leisure activity for busy young 24/7 professionals seeking quality affordable living.

A development of 7 new houses A planning application has been submitted to create a new mews of 7 three bedroom family homes on brownfield land currently occupied by lock up garages. The new development sits within a conservation area and the two storey dwellings are designed to sensitively compliment the existing Victorian properties that surround the site, and will be built using traditional brick and clay tile finishes, but with contemporary detailing to provide a modern twist.

Works are progressing on site with main contractor, Build4Me, for the construction of 5 new terraced homes. The new 2 storey 3 and 4 bedroom houses are scheduled to be completed in July 2014.

Haringey Park N8

2 detached houses in Crouch End Following planning success earlier this year to provide 4 contemporary homes on a difficult back land site in Crouch End, we received a follow up commission to prepare planning proposals for a new residential scheme of 2 contemporary detached homes in a similar back land site in Crouch End comprising run down lock up garages. A planning decision is due in January 2014.

New build house Tenders have been invited for the construction of a new 4 storey house in one of Muswell Hill’s most desirable locations. The new house is designed externally to be sympathetic to its Victorian neighbours, whilst internally, a more contemporary palette of materials, fixtures and finishes has been proposed. Works are anticipated to commence on site in early February 2014.


Refurbishment of existing 3 storey retail and residential property and new build detached house

The first phase of work is underway on site with main contractor Peake Projects which will provide a renovated ground floor shop and a 2 bedroom contemporary duplex apartment at first and second floors. To the rear of the site, planning permission is pending for a new three bedroom family dwelling which is accessed from an existing mews. This new dwelling echoes the form of an existing two storey traditional ‘lodge’ but with interior spaces opened up to provide contemporary living.


New build detached house Following lengthy party wall negotiations, construction works are now ready to commence early in 2014 on a three storey house that adopts many of the ideas that we integrate within our ‘Signature Homes’ styled houses.

The new house on this small urban infill brownfield site is designed to provide private external space within an open internal south facing courtyard, that enables ample sunlight and daylight into the basement bedroom areas through full height glazed sliding doors,


New build detached house Final negotiations are taking place with Haringey Planning Department for permission to construct a new 2 storey house on a corner garden plot, 8 metres by 8 metres.

The new ‘Signature Home’ will be built with an excavated basement, a hallmark of our projects, with 2 bedrooms located in the basement that open via full height glazed sliding doors onto an open courtyard and lightwell. The ground floor is an open plan pavilion style space that accommodates the living, kitchen and dining areas, again based on our ‘signature house’ design template. Planning permission is anticipated early February 2014


Freshwater Bay Isle of Wight

New build eco house A planning application has been submitted for this exciting project on the Isle of Wight which proposes to build a high-tech eco-home overlooking the English Channel on the South west coast of the island. The site is within an Area of Outstanding Natural Beauty, so preserving the character of the area with designs that minimise the visual impact of the new house are of the highest concern. To achieve this we are proposing to bury the main structure of the new dwelling below ground and Integrate sustainable technologies that will allow the home to be selfsufficient in producing the energy it requires all year round whilst managing water and waste systems sustainably. The designs have already garnered considerable interest with positive feedback from neighbours and interested parties on the island.

3 luxury apartments in Chelsea A redevelopment of a 5 storey Victorian terraced property in the heart of historic Chelsea is due to commence on site in February 2014. The new luxury development will provide 2 large duplex apartments and a single level flat completely reconstructed behind the existing traditional facade with contemporary interiors designed by our in house interior design team.

The proposals include a ground floor side infill extension on the rear, a loft conversion with new terrace and basement conversion with front lightwell. Extension and remodelling of detached house Finished by Noble Houses Construction in the early part of 2013, the project in north London involved the extensive rebuilding and extension of the post war home to create a new open plan contemporary living environment for the family. The entire back of the house was remodelled to remove all ground floor supporting structure and incorporate a structural glass extension that spans the width of the garden and provides a seamless link from inside to outside that previously was limited. Images of the renovated house have recently been beautifully captured by professional photographer Adam Butler.

2013 Has been a good year for recognition in architecture and interior design awards, with two of our projects shortlisted in the Camden Design Awards 2013;

In the KBB Review Awards 2014, we have been shortlisted as one of four designer companies for Bathroom Designer of the Year in the £10,000 £25,000 category. Grafton Crescent nominated in the category Don’t Move – Improve - Best householder conversion, alteration or extension – large or small. Charlton King’s Road nominated in the category Quality for Life - Best housing scheme, and also a big thank you goes out to everyone who helped keep us ahead of the competition where we ended up being voted top in the People’s Choice Award.

The December issue of Construction Magazine features an article on our work ‘Transforming Problem Sites’. The Evening Standard Homes and Property Supplement featured articles on our award winning scheme, The LIght House and Alan’s own loft conversion this year. ‘Going Underground’ posted by Anna Proctor on January 23rd, 2013 in ‘On Trend’ features our work creating a basement at Highlever road. The ‘Daily Mail’ has picked up on our garage conversions in London and the development prospects of this niche area we have made one of our areas of expertise. Livingetc February issue feature on ‘10 Dream Projects’ includes our Frognal basement conversion.

Alan was interviewed by Kevin McCloud at Highlever Road (Snowden House 2) where our work in creating this new build Signature house is being featured as precedent on a forthcoming Grand Designs programme to be shown in 2014. In February Alan and Maria were invited by the Cevisama Business Club to Valencia to visit the international ceramics expo and met with European suppliers and designers.

In December we submitted an entry for the Peabody Small Projects Panel architectural competition with our sketch proposal for a lock up garage site in Archway, North London.

The official journal of the Society of British Interior Designers features commentary from Alan on changes in the planning application fee structure.


Alan was invited to sit on a number of prestigious building and design industry awards judging panels this year including: The prestigious Leaf Interior Design Awards which measures the best of sustainable design from around the world. The Designer Kitchen & Bathroom Awards which acknowledge leading designers and manufacturers in the UK kitchen and bathroom sector. Judges are drawn from all corners of the industry, bringing together extensive expertise in kitchen and bathroom design, architecture, retail, interior design and business. The 2nd Irish Times Fit Out Awards. Judges were selected from a broad range of professionals, including commentators, critics, international designers and fit out practitioners. The Awards celebrate one of the biggest emerging industries in the Irish construction & design sector.

We were delighted to attend an evening of white water rafting with our long time colleagues at Symmetrys Ltd at the Lee Valley White Water Centre.

Justyna becomes the proud owner of a gorgeous white socked black kitty who loves a good lap, even on the tube.

Judging

Alex Pickard gives up pasties in the Spring, we haven’t seen a single one in the office fridge since. 2013 Has seen two new faces join the office; Oliver Stubbs and Jon Pyle. We were sad to wave goodbye to some old faces in Chirag Khagram and Henry Bird, we wish them all the best in their new adventures.
