A Year In Review 2018

, despite the wider upheaval due to Brexit, has been a busy and productive year for Crawford Partnership, honing our design skills on many new-build and refurbishment projects across Greater London, from small backland and infill schemes to larger ‘brownfield’ developments. Our philosophy remains to transform redundant sites and bring them back into use, whilst adding tangible value for our clients, and ultimately pursuing our goal to create much-needed highquality, sustainable, and affordable housing. This year has seen a shift in our focus towards addressing the housing crisis head-on, applying our expertise to find better solutions to the provision of temporary accommodation for the homeless, now a pressing issue, with 290 councils across England spending nearly £1 billion last year on temporary accommodation, and with half of this total being in London. Newham Council alone spent £61 million last year in irrecoverable funds accommodating their homeless in temporary accommodation, often with many being decanted out of London into run down lodgings. The completion of our Seven Sister’s Road Hostel in Finsbury Park represents a Eureka moment with this modern building creating quality temporary homeless accommodation that provides 348 bed spaces with 148 self-contained studios with living accommodation that is dignified, secure and comfortable and includes numerous additional facilities and amenities. The success of this project is exemplified by Hackney Council having already acquired a 15 year lease on the entire building at a cost of £36 million to house their growing numbers of homeless. Crawford Partnership realise that housing the homeless in temporary accommodation is not a long term solution to this growing problem, meanwhile the desperate shortage of affordable housing in the capital continues, and the scale of homelessness is increasing, threatening a new generation, who in the near future may never be able own or even rent properties in London. Consequently, we are exploring more lateral solutions to this pervasive issue and are currently working on a new temporary accommodation concept that can be delivered direct to local authorities with a view to considerably reducing their current annual expenditure on temporary accommodation, redistributing all monies saved into the provision of permanent affordable homes. Working with some of our like-minded clients, we are investigating concept ideas to provide significant numbers of affordable and key-worker housing and have been developing 21st century residential solutions for sites that are both economic to construct using modern methods of construction and are cost efficient in use employing sustainable construction and renewable energy technologies. Several projects promote microflats designed as part of a ‘one stop shop’ living environment with co working and other pop up amenities attached, with several schemes exploring ‘meanwhile’ use of sites. Our vision at a larger scale is to work direct with the public sector to create truly affordable social housing developed on their own land, engaging our skills and knowledge base to address this national issue. Our outlook for 2019 is optimistic, with an increasing workload requiring that we appoint new designers to join us in January, and we will be looking to expand the team further throughout the year. Despite current political uncertainties, we remain busier than ever, reflecting the practice’s design-led, sustainable and pragmatic ethos and experience, that combines with our proven experience and track record as a boutique architecture and interior design practice, applying our expertise from small projects up to large-scale creating designs that add value against challenging constraints. Our expanding workload will provide new opportunities to address some of the key issues we face in future cities, and also Alan, in his current role as Chair of RIBA North London Architects Group, continues to work with his NLAG Committee, to research, examine, question and discuss solutions to the many critical issues that will impact on architecture and construction in a future changing world. Elm Bank Gardens, SW13 Redeveloping a small infill plot within a Conservation Area and creating a new contemporary house on the land has many planning constraints to overcome. Gaining planning approval adds greatly to the land value, and working on these difficult sites is one area of our work where we have acquired extensive expertise over the years. Here, a derelict site formerly used as a private garage, was granted planning permission in December by Richmond Council to build a new three-storey, two bedroom ‘signature house’, a typology that we specialise in, with the name indicating the unique character of each individual design. The house maximises the use of the existing compact area, incorporating a generous front courtyard that leads to the open-plan ground floor entrance, with two bedrooms located on separate floors above, including a master suite with dressing room and ensuite bathroom. The design is a contemporary translation of the local vernacular replicating the proportions of the adjacent terrace, with a level of sustainable design that exceeds the minimum standards and reduces the building’s carbon footprint. We will be progressing the next phase of works in January 2019 with a view to staring on site on site later in the year.

Alma Street, NW3 In November, we were appointed to prepare designs to extend and renovate this Victorian 3 storey terraced house located within a Conservation Area in Kentish Town.

Addressing key Conservation Area policy, the proposals aspire to ‘preserve and enhance’ the original character of the period house whilst introducing a contemporary design for the two storey rear extension that features solid and transparent elements of construction, with burnt larch ‘shou sugi ban’ cladding and structural glass contrasting with existing yellow London stock bricks and providing an interesting balance between traditional and modern.

A planning application is expected to be submitted in January 2019.

Darcies Mews, N8 Darcies Mews was completed during 2018 providing four contemporary style, three-storey detached 4 bedroom homes on a backland site formerly occupied by 35 unused lock-up garages The site is a typical example of brownfield land that the London Mayor, Sadiq Khan, recently stated he will remove some of the current stringent planning policies on in a bid to reach a target of 60,000 new build homes per year in the capital. Located in a Conservation Area and surrounded by existing Victorian terraced houses on all sides, the new homes are boldly finished externally with distinctive charcoal stained vertical timber boarding, black facing brick, and charcoal grey window frames with natural Iroko wood surrounds, providing a unique 21st century living environment set within the newly created private mews. Each new home is designed to meet Level 4 of the Code for Sustainable Homes, utilising sedum green roofs and solar PV arrays for energy generation. Darcies Mews was shortlisted by the London Construction Awards for the Best Interior Design of the Year but also by Inside Housing for Best Development Awards.

Frognal Lane NW3 Following an earlier pre-application submission, a full planning application was submitted in December to provide a new 2 bedroom loft flat with an open plan kitchen, dining and living space carved from an extended roof volume of the existing Victorian property. The proposed roof addition adopts the predominant architectural style and traditional features that are found on similar period buildings in this Hampstead Conservation Area, at the same time preserving the character of the street. The new loft apartment incorporates traditional dormer windows at the front, with inset floor to ceiling French doors opening out onto a rear balcony overlooking the park. Negotiations with Camden Planning Department are ongoing.

Redington Gardens, NW3 Following receipt of planning permission in 2017 to completely renovate and refurbish two existing homes built in the 1970’s set within the Hampstead Conservation Area, we were then appointed to progress the project to detailed design and construction on site. Throughout 2018 the renovation and extension works have been progressing on site with completion anticipated early in 2019. As part of the reconfiguration of the original floor layouts, our designs involve the removal of much of the existing internal wall and floor structure on each house, leaving only the external brick walls, which have also been modified to incorporate new and larger glazed openings. The existing pitched roofs were also completely rebuilt and raised higher to incorporate generous attic rooms at the new roof level, increasing the floor area of each house by 30%. The appearance and functionality of each home has been transformed beyond recognition, with the incorporation of new open-plan living spaces, contemporary interior design, and smart home technology all incorporated in the reconfigured floor layouts of each house, providing the occupants with living environments adapted to suit a modern day lifestyle.

White Hart Lane, N22 We received planning consent in 2017 for the renovation and conversion of an existing Victorian end of terrace house into three flats, in tandem with the construction of three new build flats located on an adjacent triangular garden area, with the scheme providing a mix of 1, 2 and 3 bedroom flats. The new flats are designed as a monolithic, sculptured, block using dark facing bricks designed in a sequence of angular steps along the bespoke facade that faces onto a public park near to Wood Green. Between the existing traditional building and the new build lies a contemporary ‘invisible’ glass connection housing the communal entrance to the flats as well as clearly but sensitively separating the old from the new. Works commenced on site mid-2017 with completion expected early 2019.

In August, we were invited to prepare design proposals for a new underground swimming pool on a site set within a Conservation Area in Highgate.

Our concept proposals aim to utilise the existing basement within the house to connect to the new excavated space under the rear garden, and to create a spa like environment below ground that will benefit from natural daylight and sunlight filtering down from above through linear opening D skylights placed along the perimeter of the pool walls, and with natural materials used for walls and flooring providing a tranquil atmosphere for relaxation and bathing. The new space will also incorporate additional amenities including a sauna, a hot tub, changing room, and a bathroom.

Montpelier Square, SW7 After protracted negotiations with the planning department, neighbours and the main contractor, the structural works relating to the extension and renovation of this elegant Grade II Listed, five-bedroom terraced house in Knightsbridge were commenced in May. The Phase 1 shell and core works are programmed for completion in Spring 2019 and include the extension of the existing basement, creating a new second level basement floor beneath the entire structure. On completion of Phase 1 works, the Phase 2 to fit out works will commence, upgrading the dilapidated spaces with a blend of traditional and contemporary interior design transforming the house into a sensitively restored period property. The proposals add a spa and home gym, family games room and a cinema room, complete with state of the art integrated smart-home technology, providing the ultimate in modern luxury living in one of the most exclusive areas in the world.

Seven Sisters Road, N4 Building works on this new hostel for the homeless were finished in 2018, replacing an earlier run down hostel that had been carved from the original buildings in the 1980’s. The new hostel incorporates 148 self-contained rooms providing 350 bed spaces. Each room is designed as a small flat with integral kitchen and ensuite bathroom facilities, ensuring high standards of accommodation and communal amenity space for occupants who are homeless and may have been sleeping rough on the streets. Crawford Partnership were required to design the new facilities on a competitive budget, and the building design is modern and robust with interior spaces providing a dignified and secure environment for occupants. Materials, fixtures and fittings are economic, durable and low maintenance, and include pitched roofs finished in zinc, London stock facing brick, and full height aluminium double glazed windows providing high levels of natural daylight and maximising views out across Finsbury Park. The hostel was the Regional Winner in the 2018 LABC Building Excellence Awards.

Woodberry Crescent, N10 Works are almost completed on this semi-detached Victorian house that include a contemporary, high quality makeover to meet the needs of the client’s family. The renovation and extension works remove smaller inner rooms at the rear of the house and add a new 3 metre extension providing a new open-plan layout maximising daylight to the main ground floor family areas and providing a seamless connection between the interior and rear garden that did not exist previously. At roof level an existing attic space is being transformed into a new master bedroom suite, with the original cramped rooms set within the main pitched roof being enhanced by incorporating two new large dormer windows complete with glass tops that will fill the original gloomy area with an abundance of daylight. Crawford Partnership is looking to complete this house early 2019 adding to our refurbishment and loft conversion portfolio within conservation areas.

Dudden Hill Lane, NW10 The existing brownfield site is presently unused and overgrown and flanks a bland 3 storey 1950’s shopping parade located in North West London. Originally appointed by our client in 2015, 3 pre-application submissions have subsequently been submitted to the London Borough of Brent Planning Department during 3 years of planning negotiations followed by a final planning application this year, with planning approval eventually received in December. The approved design provides 6 new flats fronting the main Road, extending the existing 3 storey parade with a contemporary addition, and with two semi-detached mews houses set within the rear of the site facing a tranquil green area. Combining contemporary design evocative of aspects of the Arts and Crafts style, and with high quality materials proposed, the dwellings aim to provide a modern living environment at an affordable cost. The design also aims to strengthen the existing urban grain and enhance the bland street scene with new homes that sensitively blend contemporary detailing and materials whilst enhancing the context of its immediate neighbours. We anticipate works to commence on site during 2019.

Pattison Road, NW2 In July, following a protracted planning process extending over a 2 year period and involving 3 pre-application submissions and a full planning application, planning permission was finally received for a new residential development comprising of 3, four storey, three bedroom contemporary terraced family homes on a back-land site near Hampstead Heath in North London, formerly home to a vehicle repair workshop. Being entirely surrounded within the enclosed site by the existing back gardens of adjacent houses, the layout and configuration of the new houses has been designed to minimise their impact on all neighbouring properties, and all 3 homes look inwardly onto a ‘mews courtyard’. Each house is provided with a private enclosed ground floor courtyard garden area, with additional amenity space at basement level and on individual private roof terraces at first floor. Construction works started during Autumn 2018 with an anticipated completion date for early 2020.

London Road, EN2 Following positive pre-application feedback earlier this year from Enfield Planning Department to redevelop this petrol station site, we have been progressing the proposals in more detail and have submitted a second pre-application in December. The proposed mixed-use development includes 40 flats and a retail unit with underground car parking, providing high-quality contemporary living accommodation, with dual aspect flats all generously sized and including private amenity space, maximising natural light and views. The design includes a large ground floor communal garden and additional communal amenity space on a private roof terrace. The new building provides continuity with the adjacent buildings with an imaginative indented and stepped facade providing depth and visual interest using a palette of materials that includes ‘Shou Sugi Ban’ charred larch cladding, Corten steel panels and stonework. We anticipate submitting a full planning application in 2019.

During 2018 we completed the detailed design package for construction of the new building, and building works are expected to commence on site early 2019, adding another large residential project to our increasing portfolio of work.

Clifton Road, N8 Built on the site of two former derelict lock-up garages within the Crouch End Conservation Area, this new threestorey detached 3-bedroom house, which received planning permission in 2014, was completed earlier in the year demonstrating what can be achieved on a compact urban site with considered design. Following the practice’s design philosophy of inverting the internal layout, the bedrooms are situated in the basement, grouped around an open lightwell. The kitchen and dining area occupy the open plan ground floor, with the main living space at first floor level. The contemporary design is clad with ‘shou sugi ban’ charred larch boarding and charcoal facing brickwork, used both outside and internally. Exposed glulam timber beams support the curved roof profile. Daylight and sunlight fills the interior from floor to ceiling windows, a large rooflight, patent glazing on the rear facade, and walk on glazed floor panels, whilst a tall brick front boundary wall ensures privacy at street level for the occupants. Earlier in the year we received the award for ‘Best bathroom under 10K’ in the prestigious KBB Review Awards for our design of the compact Master Bathroom.

Muswell Avenue, N8 In January 2018 we were appointed by existing clients to prepare designs for a new ground floor conservatory extension on the back of their house, extending the existing kitchen and dining area with a new bright and sunny seating area that would connect the interior space seamlessly to the garden. The garden area has also been redesigned and the existing external terrace rebuilt to accommodate the new conservatory, creating a contemporary curvilinear transition between the two garden levels by integrating built in planters that also act as the retaining walls. Dimmable LED lighting follows the curvature of the terrace and also illuminates the stone steps emphasizing the new fluid shapes. The project was completed in September 2018 allowing our clients to enjoy their new extension and garden during the final days of summer.

Muswell Hill Broadway, N10 Following two years of ongoing negotiations, Crawford Partnership has obtained planning approval from Haringey Council for the change of use, and the renovation and extension of a large existing commercial property located in the heart of a busy Muswell Hill shopping parade. The approved designs will provide 6 new flats in redundant areas above the existing shop, adding a new floor within a mansard roof, and removing the existing bland 1960’s front facade to be replaced with a modern design that borrows from the materials and details of the Victorian buildings adjacent in a contemporary reinterpretation. Three new apartments will also be added on top of the large expanse of flat roof to the rear of the building, which will be prefabricated off-site using cutting-edge manufacturing technology and delivered fully finished to be craned onto the roof, providing high-quality living accommodation with minimal disruption to the daily business in this location. Games Road, EN4 In January 2018, our existing client appointed us to prepare design proposals to add a rooftop extension onto an existing 3 storey mansion block located within a Conservation Area of Monken Hadley in Barnet, North London. This new rooftop addition provides four new spacious 3-bedroom apartments set within a mansard type roof finished in natural grey slate and incorporating traditional lead clad dormer windows. The new and existing apartments will benefit from new lift installations added onto the exterior. Additional renovation works will sympathetically update and enhance the existing building, modernising the facades by introducing new balconies with period style doors cut into existing window openings. Landscaping works with a new boundary fence and security gates are also proposed, along with reconfigured car parking and external storage space for existing and future occupants. Extensive consultation on the project has been undertaken with all residents and Crawford Partnership has prepared a pre-application package for submission in January 2019.

Kemplay Road, NW3 Following lengthy planning negotiations involving a Certificate of Lawfulness application and 2 follow up planning applications, full planning consent was granted by Camden Planning Department in November to extend and renovate the existing 1950’s terraced dwelling set in a Conservation Area in the heart of Hampstead Village. Our clients originally appointed us to prepare designs to completely refurbish the existing tired interiors and extend the property with a ground floor addition and a loft conversion increasing the internal area and introducing contemporary interior design and living standards suited to 21st Century lifestyles. The approved design will provide a spacious open plan ground floor that incorporates a new kitchen at the front and a rear extension that includes a structural glass winter garden opening the ground floor interiors onto the rear garden seamlessly. A new staircase is incorporated in the reconfigured layout giving access to the first floor and new loft area. Works will commence on site in January 2019 and we anticipate completion during summer.

Crawford News|Awards In February, Associates, Tim Spiller and Liam Bennett attended the prestigious KBB review Awards in Birmingham, where we were delighted to win an award in the category: ‘Bathroom Designer Of The Year Project Cost Up To £10K’

In May, Alan and Maria attended the LABC Building Excellence Awards regional awards ceremony, where Crawford Partnership won in the ‘Best Affordable Housing Category’ for the completed 148 bedroom hostel for the homeless in Seven Sisters Road, Finsbury Park.

In November, Crawford Partnership won the prestigious iDOGI Award for Best Residential Project Under 1,000m2 for our scheme at St Katharine’s Precinct in Regents Park. Alan and Maria attended the awards ceremony in Venice. Click Here

Crawford News|Awards In November, our Clifton Road house was a shortlisted finalist in the 2018 Build It Awards for ‘Best Self Build Architect or Designer’. Tim Spiller and Aris Kontogiannis attended the awards ceremony.

Crawford News|Events In May and October Crawford Partnership team members attended each of the two exclusive Leaf Review Round Table Discussions sponsored by Hanex and Elval. Topics for discussion this year focused on renewable material technologies and issues on fire safety in high rise buildings. Alan acted as Moderator during the first of this year’s discussions.

In December Alan and Tim attended London Basement’s Seasonal drinks party at The HOFA Gallery meeting members of the team involved in creating a double-basement for our project at Montpelier Square.

RIBA North London Architects Group Activities

2018 has been a busy year for Alan, as acting Chair of RIBA North London Architects Group (NLAG), and he has been privileged to participate in a number of events and seminars organised by the NLAG Committee throughout the year. In April, NLAG arranged a ‘Building Visit’ to 1 New Oxford Street, an award winning project designed by ORMS, our NLAG Deputy Chair, John McRae’s, practice.

In April, an event on ‘the future impact of Robotics and AI on architecture and construction’ was organised by the NLAG Committee. Our colleagues from ABB Robotics provided an interesting presentation followed by a Q&A session.

In June, NLAG arranged a ‘Buildings Visit’ event to UCL’s new Here East Campus. Aris and Tim represented Crawford Partnership at this visit.

In June, Alan and NLAG committee members participated in judging shortlisted work by 1st year students at the Architectural Association.

RIBA North London Architects Group Activities In July, NLAG arranged a building visit event to The Gasholders in Kings Cross, designed by Wilkinson Eyre.

In September, NLAG arranged a building visit event to Walthamstow Wetlands, designed by Witherford Watson Mann and Kinnear Landscape Architects.

In September, NLAG organised a wide-ranging discussion on The Changing Role of the Architect. Involving three speakers with very differing experiences, this was a refreshing exploration of the profession , held in the Schuco Showroom in central London. In October, Alan and other NLAG committee members participated in judging shortlisted work by 1st year students at Central Saint Martins.

In November, Alan joined all the London Region Groups at the RIBA London Region Winter Social event hosted again this year by Squire and Partners at their award winning Department Store offices in Brixton. John, Laura and Tom from the NLAG Committee also attended along with Maria for an evening of fun and networking, and Alan updated the revellers with a recap of 2018 NLAG Events and others being organised in 2019.

Crawford News | Awards Judging Alan was privileged to be a returning judge in 2018 on several international architecture and interior design awards including the ABB LEAF International Awards, the Designer KB Awards, the Irish Construction Awards, and the Fit Out Awards. Irish Construction Awards In April, Alan was invited once again as a member of the judging panel for these prestigious awards that represent the highest standards of construction and project management in Ireland. In June Alan and Maria attended thawardspresentation ceremony in Dublin. Congratulations to all the winners. ABB LEAF International Awards Following an initial review of all shortlisted entries in June and intensive day’s judging in July locked in a room with all the judges, in October, Alan and Maria attended the ABB LEAF forum and International Awards Ceremony and discussion forum, held this year in Frankfurt. Alan was honoured to present awards to the winner in the Residential Building - Single Occupancy: and Residential Building - Multiple Occupancy: categories, which this year were both won by Brazil based architects, Studio mk27.

Designer KB Awards In July, Alan joined his judging colleagues from across the kitchen and bathroom world for two days of review and debate with the quality of submissions increasing year on year. Crawford News | Awards Judging Fit Out Awards In October, Alan was invited once again as a member of the judging panel for these prestigious awards that represent the highest standards of Interior Design and Fit out projects in Ireland. In November Alan and Maria attended the awards presentation ceremony in Dublin. Congratulations to all the winners.

Crawford News | General In April, Alan and Tim were invited to the launch of the Birchwoods development in Ealing completed by our client, Fusion Residential, and was an opportunity to see the quality of the Fusion brand in advance of commencing on site in 2019 with our Radlett project with Fusion. In July Maria completed the British 10k Run representing the Westminster 100 and UN Women UK, posting an impressive time!

In September, Alan and Maria attended the Rossana UK dining series event, held in their Duke Street kitchen showroom. Following a champagne reception, leading London developer, Northacre gave a presentation and discussion on the London housing market, with a 5* meal and networking to finish the evening. Crawford Partnership were implementing architect and interior designer for the beautiful Rossana showroom.

Crawford News | General In October, Alan and Maria attended the SBID 2020 Meet The Buyer annual networking event at the Dorchester Hotel which brings together Interior Designers, Architects and Specifiers for one to one meetings promoting High quality and innovative design led products from around the world.

In October Tim and Aris visited the House of Lords for Afternoon Tea as part of events around the SBID Awards.

In November, Tim represented Crawford Partnership at the Residential Building Forum, an intensive three day conference and networking event held in Northampton.

In December Maria met with iDOGI executives at Lima, Peru while visiting the country and discussed future co-operation.
