A Year In Review 2017 has been another busy and exciting year for the Crawford Partnership, with new

commissions received, planning permissions obtained on important schemes, and with several projects also being completed on site. We continue to hone our design expertise on many new-build and refurbishment projects across Greater London, from small infill garage plots to larger ‘brownfield’ back-land sites which appear to have little or no development potential, and transform them with unique designs that push the boundaries of what clients consider to be possible, whilst creating considerably enhanced land values, and at the same time contributing to providing new homes needed for a rapidly growing and ageing urbanised population. The planning and development process is increasingly challenging and complex requiring skill, determination and patience to realise our ideas and aspirations. However, with a wealth of experience and knowledge of the London residential market, we continue to overcome a myriad of obstacles to add to our growing portfolio of completed projects. The new draft of the London Plan, recently published by Mayor Sadiq Khan, places the development of these difficult sites at the forefront of his housing strategy. This shift in thinking will help our schemes overcome the growing challenges we increasingly face on these landlocked sites in our continued efforts to create more and better housing across London. In 2017, several projects have advanced to the technical design stages and are being priced by contractors with a view to building works starting in 2018. A number of ongoing building projects have also been completed this year, from single houses to a 350bed hostel, expanding our portfolio of built work, with this effort being rewarded when magazines, newspapers and suppliers contact us to publish our work. We will be entering some of these projects for design awards in the new year. Our outlook for 2018 remains positive with a balanced workload to be progressed and completed, including several high-quality housing projects that will further reflect the practice’s design-led and pragmatic ethos. As a boutique architecture and interior design practice, we will continue to push boundaries and explore lateral solutions and opportunities afforded by the latest construction techniques and sustainable design to redress the imbalance of the provision of housing. At the same time, we look to expand and diversify into other market sectors including commercial, leisure and civic projects that will add further interest and challenge to our activities. Elm Bank Gardens, SW13 This is a typical ‘signature house’ scheme that we specialise in, creating a generous and beautiful contemporary house on a small infill plot within a conservation area. The scheme turns a derelict site used as a private garage into a three-storey two-bedroom house for our client’s son to get onto the housing ladder in Richmond.

Retaining the boundary wall of the site, the house maximises the use of the existing compact area, incorporating a generous courtyard entrance leading to the open-plan ground floor, with two bedrooms located on separate floors above, including a master suite with dressing room and en-suite. The design is a light and airy contemporary translation of the contextual vernacular and replicates the proportions of the adjacent terrace, with a level of sustainable design that exceeds the minimum standards and reduces the building’s carbon footprint.

Coat Storage

Following a positive pre-application meeting with the planners from Richmond-upon-Thames at the end of 2016, the revised scheme has now been submitted for a full planning application, with a decision due early in 2018. Subject to permission, we hope to progress the detailed design and commence the construction works on site next year.

Arbutus Street, E8 As part of our continuing exploration of new construction techniques in the provision of residential design, this speculative design was developed as a response to the current housing crisis that has affected many cities across the world and is particularly prevalent in London. The concept develops the idea of combining off-site pre-fabricated microflat homes with coworking space to create a ‘one stop shop’ live and work environment at an affordable cost. In January, the project was shortlisted as a finalist in the 2016 World Architecture News Urban Design Awards under category ‘Future Residential Projects’.

Darcies Mews, N8 The construction of four new, three-storey detached contemporary homes on a back-land site at Darcies Mews, Crouch End, is now in the final phase of completion with roads paved and incoming services all connected. The site formerly contained 35 derelict lock-up garages, and is a typical example of brownfield land that the London Mayor, Sadiq Khan, has recently stated he will remove some of the current stringent planning policies in a bid to reach the target of 60,000 new build homes per year in the capital. The new homes, which are surrounded by Victorian terraced houses in this conservation area, are designed with distinctive dark stained vertical timber boarding, black facing brick, and charcoal grey window frames with natural Iroko wood surrounds, providing a unique 21st century living environment set within the newly created private mews. Each new home is designed to meet Level 4 of the Code for Sustainable Homes, utilising sedum green roofs and solar PV arrays for energy generation.

Wolseley Road, N8 Following a year of planning negotiations with Haringey Planning Department, in September, we attended a further pre-planning meeting to present our revised design proposals for a new detached contemporary 3 storey, four bedroom house to be built on a site currently occupied by 3 derelict lock-up garages. The new house features a central enclosed lightwell with a courtyard space at the new excavated basement level. The main living room wraps around an atrium lightwell, and all rooms can benefit from the natural light all year round. On the back of the house, the open plan living room opens up to a garden patio surrounded with planters. The house is clad externally in cedar boarding and incorporates a living wall abutting neighbour’s gardens and a green sedum roof. Haringey planners have been very receptive to the latest designs.

Redington Gardens, NW3 In January, we were appointed by a new client to completely renovate and modernise two existing homes built in the 1970’s located on a quiet, leafy street set within the Hampstead Conservation Area. A planning application was submitted in March, and 2 months later in May we received full planning permission for the proposals, which includes the complete rebuilding of the existing pitched roofs which are raised higher to incorporate generous attic rooms at the new roof level. Due to limited headroom it had been impossible to accommodate attic rooms on the original houses meaning the floor areas of each house have been increased by 30% of the previous areas. The main external brick walls of both houses are retained, and each roof has been completely rebuilt with a traditional tiled finish, maintaining the character of the existing houses whilst, as part of the overall transformation, the appearance and functionality of each home is enhanced with the incorporation of new, open-plan contemporary interior design, incorporated in the reconfigured main spaces of each house. Construction works commenced on site during the summer, and the houses are due to be completed in June 2018.

Cranley Gardens, N10 In January, a young family looking to get their feet on the first rung of the housing ladder came to us to build a three-bedroom house on a small piece of land adjacent to their parent’s house in North London. Having designed a contemporary house with a secluded front garden and a sensitive massing subservient within its surrounding whilst incorporating materials that reflect the existing period properties, the project was submitted as a full planning application to Haringey in June. We received notification in November that the planning department were minded to refuse this initial application on the grounds that the plot was considered to be garden grabbing from an existing home. New policy introduced in December by London Mayor, Sadiq Khan, will hopefully remove this reason for refusal, and we hope to have further discussions with our clients on refining the earlier designs with a view to submitting a new application in 2018. We have worked on many applications similar to this located on small garden plots, and it is often necessary as part of an ongoing process to submit multiple applications over a number of months to overcome initial planning objections, eventually leading to a planning approval.

Georges Road, N7 In January, we were appointed by a new client to prepare proposals for the redevelopment of a neglected site in Islington that includes a single storey industrial space, a decrepit 2 storey house, and an unoccupied single storey motor repairs garage. An earlier scheme prepared by previous architects proposed to develop the site with new residential accommodation and office space but was refused both at planning application stage and the following appeal. We were tasked with addressing the reasons for refusal toward a new reworked planning application. Following several months of reviewing the design, working closely with the client and an appointed planning consultant, the proposals were ready for resubmission in May. The new application includes 5 contemporary three-storey houses and a self-contained office, designed at a scale and with materials that translate the traditional Islington townhouse into a contemporary language. The dwellings are intended to be modern but are a deliberately subtle addition to the context of the street-scene, with the overriding ambition to strengthen the existing fractured urban grain by sensitively blending contemporary detailing and materials that reflect the context of the immediate neighbours without resorting to pastiche. Since the submission of this planning application, the first case officer has left the planning department, with a new case officer having provided feedback after 28 weeks since the application was validated. After months of negotiations and further design input, a decision has still not been made. This protracted timescale and the sequence of events outside of our control have impacted on the submission, further illustrating the difficulties of the planning system across London today, which in turn contribute to the continued housing crisis.

White Hart Lane, N22 Following the successful planning consent in January this year for the renovation and conversion of an existing Victorian end of terrace house into three flats, in tandem with construction of three new build flats designed in a bespoke, sculpturally angular brick building on an adjacent triangular garden area, building works started on site in the Summer. The new building faces onto a public park in a leafy area near to Wood Green. The overall scheme provides a mix of singles, couples and family apartments. Works to the existing building are in advanced stages of completion, whilst the brickwork and structure of the new building is due to continue into the new year towards completion by the end of Spring 2018.

Seven Sisters Road, N4 A new hostel for the homeless which has been under construction for over 2 years is now in the final stages of completion and replaces an earlier hostel originally opened in the 1980’s that was inefficient in space and energy usage. The new 6 storey, contemporary building extends to 4,000 sqm with 145 self-contained rooms providing close to 350 bed spaces, and is located on a prominent site fronting onto Finsbury Park. The main facades of the new building include London stock facing brick, with full height windows and balcony areas providing high levels of natural daylight and maximising views out, whilst a zinc finished pitched roof provides a contemporary capping at this level. Each bedroom is provided with an independent kitchen and en suite bathroom facilities, ensuring high standards of accommodation and amenity space for occupants who have often been living rough on the streets. The building, which has been rented in entirety by Hackney Council, is expected to open in 2018. The project further extends Crawford Partnership’s experience in the design of this type of compact living environment.

Montpelier Square, SW7 Following a period of protracted negotiations on planning issues and party wall matters, tender interviews took place in July, with 6 contractors attending. This is with a view to commencing building renovation and extension works on this elegant 6-storey listed terraced house, located within a beautifully landscaped square in the heart of Knightsbridge, in Spring 2018. The existing house had fallen into a state of disrepair, and our design proposals will sensitively revitalise and extend the longevity of the period property, upgrading dilapidated spaces with modern interiors that will be provided throughout. The proposals include the addition of a new double basement that will be equipped with a home cinema, gym, spa and bar, creating a luxurious fivebedroom home complete with integrated smart technology, and providing the ultimate in modern luxury living accommodation.

Dudden Hill Lane, NW10 This project was originally commissioned by an existing client in 2015, and has seen ongoing negotiations with Brent Planning Department since our appointment, with 3 pre-application submissions to date having been prepared during this time-frame. Located on a visually prominent end of terrace brownfield site In North West London, the plot is presently an unused and overgrown site that flanks a bland 3 storey 1950’s shopping parade. Our latest pre-application proposals, submitted in November for further discussion and feedback, now provide 8 new homes in a mix of 1, 2 and 3 bedroom dwellings. The revised design includes 6 new flats fronting the main road which attach to and extend the existing 3 storey parade, and also a pair of semi-detached mews houses, which are set down a quiet rear street running behind the parade. Combining contemporary design evocative of aspects of the Arts and Crafts movement, and with high quality materials proposed, the dwellings aim to provide a modern living environment at an affordable cost. The design also aims to strengthen the existing urban grain and the bland street scene with the provision of a new building that sensitively blends contemporary detailing and materials whilst enhancing the context of its immediate neighbours. We hope to progress this interesting and challenging project by submitting a full planning application during Spring 2018.

Woodberry Crescent, N10 In June building works commenced on site, following our earlier receipt of a planning permission and a certificate of lawful development in 2016 to renovated and extend the existing semidetached Victorian house with a contemporary, high quality makeover to meet the needs of the client’s family. The proposed designs remove a number of smaller inner rooms at the rear of the house providing a new open-plan layout that maximises the opportunity for light to enter the main ground floor family areas and to establish a new connection between the interior and the rear garden of the house that did not exist previously.

At roof level an existing attic space is being transformed into a new master bedroom suite, with the original cramped rooms set within the main pitched roof being enhanced by incorporating two new large dormer windows complete with glass tops that will fill the original gloomy area with an abundance of daylight. Thirlmere Road, N10 Construction work has just been completed on the extensive renovation and extension of this mid-terraced Victorian house located in the Muswell Hill Conservation Area. The completed renovation works involved excavating a new basement room with lightwell within the front section of the house, a new loft space that accommodates a large bedroom with en suite bathroom and elements of Japanese-inspired design including a Shoji screen enclosure to the main staircase. At ground floor, the entire back area of the house has been opened up and extended to the full width of the garden and features an 8m long continuous double glazed roof light providing daylight and sunlight into the core of the original house where the new kitchen is located. Full height glazed sliding doors set into the back wall of the house open onto the newly designed garden and provide further light and views out. New contemporary finishes including polished cement floors, Corian solid surface and stainless steel kitchen worktops, a steel, oak and glass staircase leading to the new basement room, and an oak shoji screen and floor within the loft conversion, all contribute to the spacious and modern interior now concealed behind the original Victorian faรงade.

Dashwood Road, N8 In March, we were contacted by a new client who had acquired a small semi-derelict single storey workshop on an infill site located on the end of a terrace in a quiet residential street near Crouch End. With a footprint of only 66 sqm, fronting the pavement and surrounded on 3 sides by existing gardens and the gable end of the terrace, it initially looked to have minimal development possibilities. The brief from our client was to prepare designs for a new 3 bedroom house that would benefit from views looking directly towards Alexandra Palace, and could achieve planning permission from Haringey Planning Department. After a number of initial concept design reviews with the client, a planning application was submitted in July for a new three-storey, three-bedroom detached contemporary style house. Through an extended process of discussion with the planning department, the final design obtained planning permission in November. London Road, EN2 In June, we attended a pre-application meeting at Enfield Planning Department to discuss preliminary concept ideas for the redevelopment of a former petrol station with some underutilised land to provide a new residential development that comprises 45 flats in a mix of 1, 2 and 3 bedroom flats. All dwellings will provide a high-quality contemporary living environment and are provided with outdoor amenity space, either as part of a communal garden, a roof terrace, or a balcony. The proposed 5 storey massing reflects the height of an adjacent building within the immediate context of the site and its surroundings. The design also explores the suitability of the use of pre-fabricated off-site construction technology for the development. This initial submission has resulted in positive feedback from the planning department and we are now reviewing the proposals in order to progress a full planning application in 2018.

Pattison Road, NW2 In July, following a protracted planning process extending over a 2 year period and involving 3 pre-application submissions and a full planning application, planning permission was finally received for a new residential development comprising of 3, four storey, three bedroom contemporary terraced family homes on a back-land site near Hampstead Heath in North London, formerly home to a vehicle repair workshop. Being entirely surrounded within the enclosed site by the existing back gardens of adjacent houses, the layout and configuration of the new houses has been designed to minimise their impact on all neighbouring properties, and all 3 homes look inwardly onto a ‘mews courtyard’. Each house is provided with a private enclosed ground floor courtyard garden area, with additional amenity space at basement level and on individual private roof terraces at first floor. Construction works are anticipated to start on site in 2018.

Clifton Road, N8 Work is nearing completion on this new three-storey detached 3 bedroom home, built on the site of two former derelict lock-up garages. A highly contemporary design set within the Crouch End Conservation Area and finished with Japanese ‘shou sugi ban’ charred larch boarding and charcoal black facing brickwork, the project received planning permission in 2014 and follows the practice’s design philosophy of inverting the internal layout, with three bedrooms situated in the newly excavated basement around an open courtyard lightwell providing good natural daylight to basement and ground floor rooms. An open plan kitchen and dining area at ground floor also incorporates a study, with the main living space situated at first floor level, with exposed glulam timber beams forming a visible support structure to the curved roof profile. Full height external glazing combined with the open lightwell and walk on glazed floor panels bring natural light into all rooms, creating a bright and airy environment on this compact urban site, whilst ensuring privacy for the occupants screened behind a tall brick boundary wall. The house is expected to be completed at the end of December.

In September, we were appointed to work on this new project in Radlett, which had already secured planning permission to demolish an existing large detached house with a generous garden including a swimming pool, situated in a highly sought after suburban location on the outskirts of London and to redevelop the site to create seven new high-end residential apartments with communal basement parking and landscaped grounds. The residential project is set over four floors, with each of the 1,500 sqft flats having generous private rear terraces overlooking the garden. We are continuing the ongoing process of preparing the detailed design drawings for construction of the new building in tandem with the appointed design team and the client, and it is anticipated that invitations to tender will be issued in February 2018, with construction works starting on site shortly afterwards. Muswell Hill Broadway, N10 In October, we attended a pre-application meeting at Haringey Planning Department to discuss preliminary concept ideas for the redevelopment of an existing 3 storey commercial property located in along the high street of Muswell Hill Broadway. The existing building is set within a Conservation Area and is currently occupied by Poundland on the ground and first floors, and includes a vacant office floor on the top level. Our brief is to make better use of the existing inefficient layout of the retail space and to introduce new residential accommodation above, both within the existing building shell, and also as new rooftop addition at front and rear utilising modular off-site construction technology, with pre-fabricated dwellings that will be craned directly onto the flat roof to minimise logistical challenges. The proposals will create a mixed-use development that includes nine high-quality, 2 bedroom flats and an extended and improved shopping area at ground floor with stock storage areas relocated within a new basement level. The proposals also provide for the contemporary modernisation of the existing bland front facade. The initial pre-application meeting was positive, and we now are aiming to develop the proposals towards a full planning application by Spring 2018.

Koda Prefabricated Homes In October, we began a collaboration with KODA, an Estonian company that specialises in the construction of off-site modular precast concrete homes. Looking at transforming tough sites without planning permission and bringing them into ‘meanwhile’ use incorporating the modular 26sqm, 1 bedroom KODA dwellings on sites where planning permission for permanent development projects that may be controversial and time consuming, these provide a flexible use during that period. Our initial study has focused on a back-land site in West London owned by another client, that has 100 semi derelict and under-utilised lock-up garages suitable for redevelopment for new housing. Here we have prepared initial designs for temporary residential scheme of 78 prefabricated KODA dwellings in a double stacked configuration and position on site in clusters of 8 dwellings in such a way as to minimise overlooking of neighbours whilst creating a dense residential complex that could be targeted for low cost rental on a ‘meanwhile’ basis until planning for redevelopment is obtained, at which point the units can be transported for use on similar sites. We aim to develop our initial studies and continue with the concept proposals with a view to getting our first KODA project up and running in 2018.

Kemplay Road, NW3 In November, we submitted a planning application to extend this modest mid-terrace, 2-storey, 80sqm dwelling, originally built in the 1950’s as Council Housing, with the aim to transform it into a contemporary 21st century home that will meet the latest living standards. Located in the heart of Hampstead within a conservation area, the proposed design includes a new 4 meter long by 6 meter wide rear ground floor extension onto the garden that will provide an enlarged open-plan living and dining area at this level with full height glazed doors that will seamlessly connect the internal and external spaces. The proposals also incorporate a loft extension making use of an existing attic space with a rear dormer window and Velux roof lights providing ample daylight into the new loft bedroom. Any contemporary design set within a conservation area is likely to be considered contentious, and we are presently negotiating with Camden Planning Department with a view to gaining permission and then commencing building works in 2018.

Tottenham Lane, N8 There has been much criticism of the planning system in the UK, which can often see the planning process extend over years of negotiations with local planning departments in order to eventually secure consent. Our involvement at Tottenham Lane is a case in point, which has demanded patience and diligence over 3 years of our design involvement, up to the successful receipt of permission in November following the unanimous support of the Planning Committee. The proposal for the re-development of a Kwik Fit garage located on a prominent high street frontage in Crouch End, will provide a new 4 storey mixed-use scheme comprising of commercial space and the retained Kwik Fit with residential accommodation above. At ground floor level, the existing shopping street frontage will retain Kwik Fit while also including a new retail unit, further extending the shopping parade of Crouch End. Twenty-six new flats are spread over three new upper levels, with a high-quality and contextual new brick facade stitching together gaps within the existing urban grain, and providing new apartments in the heart of vibrant Crouch End. Construction works are expected to start on site mid-2018.

We recently published a compendium of 20 projects featuring our larger residential designs. This has been very successful, and we will be embarking on another book in early 2018 to highlight 20 of our smaller-scale residential designs.

Alan elected as Chair of RIBA North London

In July, Alan was elected as Chair of RIBA North London Group in the RIBA’s restructuring of the London Region groups. This is a challenging role, and Alan is looking forward to discussing topics relating to current and future practice at the regular steering group meetings organised for 2018.

Crawford News Alan becomes Honorary Professor of Architecture at the University Ricardo Palma in Lima, Peru

In June, Alan was invited by the Dean of URP architecture faculty to give a presentation to students on the work of the practice. The presentation subject ‘ A home for all’ was made to an audience of 300 students and staff, and on completing the talk, Alan received an Honorary Professorship. Alan and Maria also shared the stage with eminent Spanish architect, Santiago Calatrava, who received an Honorary Doctorate at the same time, with Alan being privileged to make the introductory speech for this award. Alan featured in the local Lima newspaper prior to his Presentation of the practice’s work at University Ricardo Palma.
