Crawford Partnership continues to expand on our portfolio of ‘unique’ contemporary house designs, that blend modern technology and construction techniques with aspirations on contemporary family lifestyle and values. Each new project adopts elements of our ethos on how to provide housing for today that meets the space demands of modern family living, incorporates sustainable and eco-friendly construction and the is economic to build. ‘Our Signature Houses’ illustrates some of our current and recently completed examples.

profile Crawford Partnership enjoys a rich variety of work ranging from domestic residential extensions and new builds, to basement construction, hotels, apartments and schools. We have worked extensively in conservation areas and on many listed buildings and crown estate properties in some of London’s most prestigious areas. Our award winning designs are driven by a clear and concise philosophy that is concerned with maximising opportunities to create interesting spaces and forms that combine dramatic use of space, materials and light and address issues of sustainability and energy efficiency. We have an established and growing reputation for developing houses for small, sites in London which add substance to dense urban fabrics and enhance the lives of our clients. We put a strong emphasis on sustainable design, from the materials we specify and the renewable technologies employed, to the methods of prefabricated construction. We believe a sustainable approach is a vital part of the design process and is considered from the conception of the project and throughout the entire build. A number of developments which adhere to various levels of “Code for Sustainable Homes” criteria and also “PassivHaus” philosophy. The practice has developed strong relationships with many local suppliers and also works closely with contractors and fellow construction professionals in many of its projects.


snowden house I Snowden house is a new three storey house on the site of a former single storey garage block in Islington, north London. Construction involved the excavation of a new reinforced-concrete basement level with ground and mezzanine floors above. The steel-framed superstructure allows maximum glazed areas and supports a curved roof. A two storey high internal atrium garden is provided with an electronic, fully opening all-glass flat roof for the use throughout the year. By flooding the basement with natural light it has been possible to locate the bedrooms at this level.

snowden house II Following the completion of Snowden House I in 2003 Crawford Partnership was commissioned to design its successor - Snowden House II. The design philosophy of the house is to invert the normal configuration of a house with three bedrooms within a new basement occupying the entire site. Open light wells allow light down from the ground level front and rear garden areas into sunken garden areas.

the lighthouse Crawford Partnership are delighted to have received the ‘Best Home’ award for The Lighthouse in the 2012 Haringey Design Awards. The award was presented by the leading architectural journalist and design critic, Paul finch, who headed the design panel. Paul completmented the house for ‘creating something from nothing, and in doing so, providing a family home within a unique and challenging site that despite being occupied for only a short time, already felt like a home.’

‘Last night, one of our recently completed new build ‘signature’ houses, aptly named The Light House, won the top accolade in The Haringey Design Awards 2012 ‘Best Home’ category. Leading design critic and architectural journalist, Paul Finch, who presented the award as head of the Haringey Design Panel complemented the house for ‘creating something from nothing, and in doing so providing a family home within a unique and challenging site that despite being only occupied for a short time, already felt like a home’. Congratulations are in order to the whole design and construction team, and in particular Alex Pickard from Crawford Partnership, who was project Architect and coordinated construction of the works on site. cautley avenue Located in the heart of Lambeth, near Clapham Common, this proposal adopts an innovative approach to the design of the new dwelling, maximising its potential by creating a light-filled basement and a generous landscaped front garden. The new dwelling will occupy three levels, creating generous floorspace despite a small building footprint. This will also reduce the buildings visual and environmental impact.

Through its intelligent use of windows, lightwells and skylights, this dwelling provides the maximum use of natural light. A sheet facade of corten steel is one of the design most distinguishable features and its designed to adhere to the latest codes for sustainable homes.

wavy house Following some recent residential development of prefabricated housing units in Bratislava, Crawford Partnership has been invited to look at the design of a new house for a site in New Zealand. The clients brief was to develop a structure that could be built in prefabricated sections for assembly in situ in a remote part of the country where they are relocating. Crawford Partnership has worked with the client and Fluid structural engineers to jointly develop ideas for ‘Wavy House’ which it is hoped will be built in a scenic location as illustrated.


pangbourne avenue Located on Pangbourne Avenue, North Kensington, Crawford Partnership have designed a contextually sensitive and environmentally concious house to replace a delapidated aspestos garage. Featuring a double basement. The home features only one storey above ground which is discreetly hidden behind a hedgerow from all but one sides. It choice of material reflects that of the surrounding 1930’s buildings resulting in a subtle addition to the existing street elevation.


keyhole house Situated on Iverson Road, West Hamstead, this proposal looks to demolish a delapidated, two storey, carpentry workshop owned and used by the client for a number of years. In its place will stand a newly constructed Live-Work unit with similar massing, providing 3 bedroom accommodation plus an addition work area that can be accessed without encroaching on the main living space. Sustainability of construction, the incorporation of renewable energy systems, and respect for the site context are central themes in the design and construction of this unique dwelling.

shepherds bush This proposal looks to utilize the potential of a small site in Shepherds Bush by demolishing an existing derelict coach house and constructing a two bedroom home with outdoor terrace. It aims to maintain a low key presense, small footprint and subservient appearance to the surrounding buildings. Bedrooms are located in the basement around a large lightwell, ground floor features the living and kitchen space and the first floor is a generous master bedroom with en suite.

glenthorne road The concept of Glenthorne House follows from the work we have completed on many residential sites throughout London. It delivers a desireable, habitable, residential basement, maximising the site potential whilst minimising the buildings impact on the existing street scene. The design makes use of skylights to flood the building with natural light and avoiding issues of overlooking from neighbouring properties. It has amenity space on each floor including a sunken courtyard in the basement level providing high levels of ventilation to every area of the home.

fullerton road The proposal was to demolish a set of three existing lock up garages on a small site in Wandsworth and replace it with a three bedroom house which comprises one storey and a basement. It is the intention of this proposal to reduce the overall visual impact on it’s surrounding context. The dwelling incorperates an extensive green roof which provides excellent thermal insulation and is soft on the eye for neightbouring properties. Its main living space is illuminated by a large skylight, a focal feature of the compact dwelling.

lilac street This proposal looks to construct a new detached three bedroom single family dwelling. It will include private amenity space to the front and rear and off street parking. The proposal will be over two levels, one being a lower ground floor with 2 substantial sunken courtyards and with generous glazed portions to allow maximum natural light to both floors. Overall the proposal aims to minimise its visual and overshadowing impact on the site and surrounding gardens with the single storey ground floor massing subservient to the adjacent properties. The design proposes to incorporate a range of eco-friendly and energy saving materials and building techniques.

cornerways This proposal looks to contruct a two bedroom dwelling with open plan kitchen/ living space which is almost invisible from the general street scene. Tucked behind hedges similar to those which occupy the area and with an extensive green roof, this design manages to provide privacy to both the occupants and the neightboring properties. It features a private area of garden and courtyard space recessed into the ground, allowing the two bedrooms on basement level to be flooded with natural light. Its ‘L’ shaped plan offers a spacious and comfortable familiy living environment and there are private parking facilities.

hilldrop crescent Hilldrop Crescent is a scheme to build two small semi-detached houses on the site of four lock-up garges in Islington. The site is incredibly tight and accomodate these two houses, the bedrooms have been located in a newly built basement. The bedroom walls will be made of glass and will look into an internal courtyard. A sliding glass roof over a void at ground level will flood the light into the courtyard to bring daylight to bedrooms.

woodvale A new build, contemporary, three bedroom house over three levels including basement. This project demolished an existing double garage on the site and used concrete piling to support the neighbouring property. The ground floor and first floor were constructed using timber framing from OFP and finished in white render.

freshwater bay Located in Freshwater, land adjacent to Greystones Lane, Afton Down, this proposal pushes the boundaries of current sustainable thinking in terms of design and construction. Situated in an area of outstanding natural beauty, the four-bedroom, singlestorey, subterranean ecohome is embedded into the contours of the hillside to minimise the impact on the surrounding moorland and incorporates a roof of flora and meadow grasses which flows seamlessly over the property and into the landscape. The proposal looks to produce more energy than it consumes by utilizing a range of sustainable technologies including, photovoltaic cells, ground source heat pumps, and wind turbines amongst others.
