Now, on the eve of its ruby anniversary, Directors Paul, Mark, Dan, and David Sander are eager to take their family-run company to the next level while paying tribute to its 40-year legacy. “From day one, we’ve prided ourselves on our ability to step up to the plate and say, ‘What can we do differently than everybody else in the community to bring residents to rent from us and keep them with us,’” says Paul Sander, one of four Hollyburn directors. “That fundamental philosophy has driven us to actively lead the pack in every way we possibly can on an ongoing basis to keep our assets full and our residents happy.” Hollyburn was founded by Stephen Sander, a former high school teacher who made his mark in British Columbia’s home real estate business for over a decade before opening the doors to Hollyburn Properties Limited in 1975. Originally operating at the foot of Hollyburn Mountain in West Vancouver, those early days saw the company flourish in the Vancouver marketplace and develop the innovative and sustainable practices that would go on to define the company’s brand. Over the following years, Stephen worked closely with several family members, and was joined by sons Paul, Mark, Dan, and David, who assumed leadership roles in the company following successes in related fields and earlier Hollyburn experience. Paul assumed his first senior management position in 1986, followed by Mark in 1995, Dan in 2008, and David in 2010. All have played critical roles since in building on the company’s success to launch multiple Canadian expansions. The first of these permanent expansions occurred in 2000 when Hollyburn purchased its iconic flagship building in Toronto at 20 Prince Arthur Avenue. in diversifying Hollyburn’s growing portfolio and promoting the company’s “stand-out” approach to property management. “The main reason for a national expansion was risk management,” says Mark Sander, who was instrumental in researching the Toronto market, developing key broker relationships, and determining what neighbourhoods would suit Hollyburn’s AAA location model. “We were concerned at the time about the political climate and the prospect of rent controls in BC,” he adds. “Insurance risk was also a consideration. Diversification provided a security net for our growing investment portfolio.” Recalling Hollyburn’s first move into the Ontario market, Paul says, “Having one of the most prestigious buildings in Toronto was important to us, but it also meant we had a clientele base that was expecting excellence right out of the gate. We knew we had to arrive in Toronto with a flagship building and provide excellent service, which we’re proud to say we’ve accomplished and continue to offer today.” Following its arrival in Toronto, Hollyburn established its presence in Alberta’s key market with the purchase of a flagship headquarters at Prince’s Island Place in Calgary, the city’s largest downtown rental building. Today, the company’s portfolio has grown to include 81 properties across Canada, including 54 in Vancouver, 19 in Toronto, 6 in Calgary, and 2 in Ottawa. “Diversification has probably been the biggest differentiator in terms of our growth over the last 10 to 15 years, from a strategy perspective,” offers Dan Sander, adding, “More markets mean more opportunities, and these have enabled us to grow a lot faster. They were big moves, but we would have never been able to grow at this pace if our focus was just in BC.”

Hollyburn’s growth is owed in part to its trademark investment strategy of breathing new life into older, mis-managed, or under-performing assets in premier locations through calculated, long-term investments. It’s a strategy that founder Stephen embedded in the company’s DNA since he first set up shop, and one that Directors Paul, Mark, Dan, David, and their team continue to uphold. “Investing in assets has been a fundamental drive throughout the history of this company,” says Paul, recalling, “My father taught us that if you make two dollars, you take what you need to keep going, live conservatively, and re-invest the rest back in the buildings to keep the resident happy.” “That was the foundation for him, and it’s been that same kind of theme we’ve carried through all my life here,” he adds. With that philosophy in mind, Hollyburn’s first priority is renovating and retrofitting newly acquired properties into modern, condo-quality accommodations. Whether repairing an asset’s infrastructure (e.g., roofing, parking garage, building foundation), installing state-of-theart mechanical systems, or undergoing extensive interior redesigns and retrofits, it spares no expense in making sure each property under the Hollyburn banner represents the best in comfort, style, safety, and sustainability. “That’s really our differentiating business model; spending a significant amount of money improving our buildings in order to bring them back into a state where they’ll last for another 50 to 100 years. That, in turn, provides exceptional housing for all the communities we’re involved in,” says Dan, emphasizing, “Because we’re a private company, we’re not focused on quarterly returns. Instead, we’re focused on longterm sustainable success.”

For example, all of Hollyburn’s buildings in Ontario are accredited under the Certified Rental Building Program (CRB), which was developed by the Federation of Rental-Housing Providers of Ontario (FRPO) to provide rental housing consumers with a quality assurance protocol they can trust when selecting their home. The CRB contains a systematic set of objectives and guiding principles, and is the only multi-residential apartment building certification in North America which assures residents they are choosing a well-run, well-managed community. ONWARDS AND UPWARDS A new chapter is being inked in Hollyburn’s history. Over the last few years, Hollyburn has invested significant funds and resources in the development of a new construction division, which was created to apply the company’s experience to the construction of new apartment rental properties.

The first of Hollyburn’s new projects is taking shape in North Vancouver and slated for completion in August 2016. Other new developments are currently in the rezoning process in West Vancouver, North Vancouver, and Toronto. “We’re putting everything we’ve learned in our 40-year history into the design and construction of these new rental communities,” says David, who is spearheading Hollyburn’s new construction division. “Our vision is to hold these rental buildings in perpetuity and therefore every component is looked at in great detail with
regards to the life cycle cost, quality, and aesthetics. This translates into beautiful rooftop decks, gyms, great amenities, and buildings that are designed to function well for the resident and the community.” Elsewhere, the company remains focused on growing its presence in its current four cities and seeking new opportunities for growth. “We’re very growth oriented and we always have been. That’s not going to stop. We’re going to continue to build quality rental housing, continue to buy quality rental housing, and we’re going to continue to grow,” says Dan.

SUSTAINABLE GROWTH At Hollyburn Properties, sustainability is more than a buzzword. From day one, the company has promoted green living and eco-forward operations in all of its assets, relying on the education and dedication of its staff and residents to position Hollyburn as a leader in sustainable apartment living. “Every one of our environmental initiatives has been driven by our desire to be sustainable over the long term,” asserts Paul. “We’re fortunate in the fact that Hollyburn has the ability to educate tens of thousands of people on what it means to live green. We also deal with apartment buildings that consume gas, water, electricity, and other resources, so we are in a position to make a tangible difference in the world.” “Because we have the opportunity to do it, we have a responsibility to do it,” he says. Investing in sustainably-run buildings has been a priority for Hollyburn since its foundation. In the past 25 years, however, it has placed an even greater emphasis on ensuring each of the properties in its portfolio is running at peak efficiency and contributing in positive ways to their environment. This environmental push intensified in the early 2000s with a top-to-bottom analysis of all its apartments to determine what retrofits would be most effective in achieving long-term sustainability. “15 years ago, we came up with something called the Smart Suite model by going through every single aspect of the suite to determine how green they were, how they were made, and if there were better alternatives available to the benefit of the resident and the environment,” recalls George Warren, Hollyburn’s Operations Manager who has been with the company for 27 years. From floor finishes to ceiling fans, kitchen equipment to wall paint, Hollyburn’s audit led to the design of a new suite model representing the utmost in sustainable living and – perhaps more importantly for some of its residents – lower energy bills. Over the years, Hollyburn has continued to source new and innovative ways to bring greater sustainability and savings to all its properties. This includes installing low-consumption toilets, water-saving equipment, and high-efficiency lighting, appliances, and fans in all its suites; and repairing existing assets with automated equipment controls, energy-efficient machinery, and in some cases, solar-panels and low-water consumption landscaping. Hollyburn has replaced over 100 oversized and outdated boilers with state-of-the-art, efficient modulating boilers and frequency drives for water pump circulation. The support of Hollyburn’s staff and tenants are also integral to its sustainability goals. processes to the table. Additionally, Hollyburn is pleased to partner with local environmental organizations like BC’s Growing City, which helped it launch its Organics Waste Management Program in 2015. “A lot of sustainability has to do with the resident’s behaviours and what they do. For example, Hollyburn has been looking at elements like our recycling areas in all of our buildings, and educating tenants on their proper use. They’re also renovating them and making them safer, more comfortable, and more appealing in our efforts to make them as convenient as possible for residents,” explains Paul. This eco-friendly philosophy also guides Hollyburn’s approach to new construction. On the job site in North Vancouver, its new building is being built to meet and exceed the most current standards set out by ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineers) and the U.S. Green Building Council’s LEED (Leadership in Energy & Environmental Design) program. Highlights include the installation of hot-water heating systems, LED lighting, LOW-E windows, DDC controls, frequency drive circulating pumps, and a number of eco-friendly materials.

nvesting in today’s youth and tomorrow’s leaders is a need Hollyburn takes to heart. Operating out of King George Secondary School, the City School program offers a unique and enriching alternative minischool for youth aged 13-18 that are challenged by the conventional school system Since 2011, that support has taken many forms. ovenant House is North America’s largest non-profit organization dedicated to supporting homeless and runaway youth. It provides around-the-clock shelter, on-site and transitional housing, and a vast range of services and resources for youths between the ages of 16 and 24. Since its foundation in 1972, the organization has helped over 90,000 young people take their first steps off the streets thanks in part to the relationships it has formed with its community and industry partners. Hollyburn is proud to be named among these partners. For over 13 years, it has united staff from British Columbia and Ontario to support Covenant House’s cause by providing fully subsidized and furnished suites within Toronto and Vancouver markets to aid youth in their transition from the streets into new lives. “It’s been simply an amazing partnership,” says Bruce Rivers, Executive Director with Covenant House Toronto. “We have this incredible need for affordable, transitional housing here in Toronto, and Hollyburn has stepped up to help address that need.” “I’m thrilled and so are the other people here at Covenant House Toronto,” he adds. Hollyburn’s work with Covenant House Toronto began after its first and equally successful collaboration in Vancouver. It provides five subsidized apartments across both regions, including two within the heart of Toronto in close proximity to essential services and Covenant House’s head office. These physical contributions aside, Bruce says it’s the human support provided by Hollyburn’s superintendents and head-office staff that has made this initial experience all the more richer. “The staff at Hollyburn, including superintendents Peter and Shpresa, have been amazing. They’ve been very welcoming and supportive of the young people,” says Rivers. “Our first tenant, Jason, was really intimidated by being alone and being out there on his own, so he really appreciated the support that the Hollyburn staff on the ground at the actual apartment building provided.” Reflecting on Jason’s journey in whole, he adds: “It’s been a great experience and he’s made incredible progress on all fronts.” Hollyburn’s partnership has also helped turn a spotlight on Covenant House’s mission within the media and among other potential partners. This in turn has helped Covenant House form similar relationships with real estate and industry stakeholders, adding much-needed resources and support. More importantly, Rivers notes, the collaboration has provided Covenant House with accommodations for risk at youth, and established a partnership that both parties are eager to foster for years to come. “The beauty of this arrangement is it will help a whole host of young people over the years. These are then subject to comprehensive testing and research before being installed wherever they will most benefit their customers. For example, explains George, Operations Manager, “As we speak, Hollyburn has two new boiler systems going into buildings, which use a whole new type of exchanger and mixing tank that we’ve never used before.
