Welcome to the New Year and welcome to the new Richmond News.

We warned you this would happen and here it is — a bigger, bolder weekly paper.

We’ve combined our two editions (Wednesday and Friday) into one, which will hit your doorsteps every Thursday.

The two-in-one paper will give us the space to explore new ideas, dive deeper into some old issues and bring a greater diversity of voices into the conversation about our community.

And it’s not like we haven’t done this before.

When the Richmond News and Richmond Review were undergoing ownership changes, the News reinvented itself as a weekly with the aim of providing a unique format with depth, colour and character. However, when the Review was closed a few months later, the News went back to two days a week to ensure readers stayed current with timely news — however, we never went completely “back.”

In fact, we maintained a number of the “weekly” characteristics in our Friday editions, with its front page news feature and letters in the first few pages of the paper. But the smaller page count and production demands of a twice-weekly limited what we could do.

Now that we are weekly (again), we can refocus on those qualities.

But not only are we going weekly, we’re also maintaining a daily presence — online.

We are significantly increasing our online content as well as our reach through social media. To make that happen, we’ve actually hired, no kidding, hired, (I’ve got to say that a few times, it’s so fun) two new reporters, whose job will be to write, source and edit stories that will keep you up to the minute with local news as well as interesting/fun, trending stories throughout the region.

I can’t tell you what a big deal it is for an editorial department to increase its staff – by two no less. We hear so much about layoffs and closures in the newspaper business, for us to be expanding is testament to our confidence in this formula, this team and our readers. This may be the digital age, but the appetite for news, insight and a range of thoughtful perspectives is as voracious as ever. The challenge for newspapers is finding the right platform, or platforms.

We think this is it.

To ignore the changing ways in which people consume their news would send us along the flight path of the dodo. But to be dismissive of our loyal print readership would get us there even faster.

McArthurGlen poorly planned Dear Editor, In my travels throughout the world, I have come to realize that every city/town has its problems.

Some are rooted in history, some geographic and others simply a result of really poor planning.

On Tuesday, Dec. 26, my wife and I discovered a classic example of the latter when attempting to depart Vancouver.

It took us 30 minutes to drive from Marine Drive and Granville Street to the cut-off to the McArthurGlen Designer Outlet mall, en route to the Vancouver International Airport — about two kilometres.

Carol singing sounds hope for all communities Dear Editor, The Friday before Christmas, a community-minded friend invited people from the neighbourhood to gather in front of her house for carol singing.

A heat lamp prevented frozen toes and fingers, hot apple cider relaxed the larynx and a drummer kept the beat with his brush.

It was a magical evening.

I bet I wasn’t the only one who returned home with a vision of similar carol-singing groups popping up all over our city in future years.

Such events have the power to bring us together, regardless of age, faith, nationality, politics or language.

Not impressed at all.

A few months ago in the Richmond News, there was an article about a driver who had hit a pedestrian crossing a busy roadway who was apprehended by the police and has since been charged.

Why are the drivers being apprehended and charged with hitting pedestrians who cross roads illegally?

It is hard enough to drive in Richmond now with all the idiot drivers out there and now with all the idiot pedestrians crossing whereever they want.

Today, I witnessed two women crossing a four-lane road on Gilbert Road during heavy traffic; and there is a crosswalk with lights

above it, only 50 feet away.

Why are pedestrians in Richmond being allowed to cross busy roadways where they are not having to use proper crosswalks, regardless of what time it is.

On this part of Gilbert Road, there is a black, street lamp post, which hinders the drivers sight as they cross from the north traffic to the south traffic.

These two women did not seem to care if what they were doing was illegal.

If, by chance, they were hit by a car on this busy stretch of Gilbert Road, near the hospital, who would be to blame ?

LETTERS I’m offended by donation Dear Editor, Re: “Donations and fees don’t mix,” Voices, Dec. 22.

In Eve Edmonds’ recent editorial commenting on the appropriateness of the donations offered by Onni to resolve the ongoing saga at their site at the Steveston boardwalk, she says “… big donations have a habit of swaying public opinion and can be used to leverage control; it’s the old he-whopays-the-piper-calls-the-tune thing.”

Days earlier, Rick Ilich, of Townline Homes, “donated” $46,485 to the City of Richmond reserve account for subsidized, affordable housing from assignment fees collected from his Calla at the Gardens development.

Ms. Edmonds notes that, for their donation, Onni will receive a tax credit (the entire fee/donation is tax deductible). Townline will also receive a tax credit for their donation.

Ms. Edmonds also says, “A number of the councillors were deeply offended by the (Onni) offer — and for good reason.”

But yet, there is a photo of Mayor Brodie, not looking offended, accepting a donation from Townline.

I realize that, in Onni’s case the money is actually a “donation” in lieu of a “fee,” but I consider Townline’s “donation” more offensive.

Recently, limits have been placed on political donations on both the municipal and provincial level.

The Iliches, directly and through their various companies, have made significant political donations at both levels.

Coincidently, we now see them making “donations” to the city; donations which tend to favour the incumbents.

Must be the cynic in me!

Also, by accepting this donation, the

city has put itself in a potential conflict of interest situation.

How do we know the next time Townline makes a rezoning application they do not get a more favorable decision?

How do we know the next time Progressive Construction bids on a city contract they are not looked on more favourably?

Would the city consider advocating to the Province to take more aggressive action to limit the speculation associated with pre-construction assignments (not that they ever would) knowing that they benefit directly from such action?

If Onni’s donation is considered inappropriate, then so should Townline’s, regardless how laudable the cause.

Protect people ahead of profit Dear Editor, Re: “New condos snapped up by foreigners,” News, Dec. 22.

The housing market has become a money market.

Too much real estate is bought not to provide shelter but to create a bigger bank account thus squeezing out those needing a house to make a home.

The answer to affordable housing is not banning foreigners, but banning all investors and speculators, whether foreign or domestic. The answer is to take undue profit out the housing market. The housing market must be regulated.

We accept government intervention in the rental market, why not in home ownership? The energy to heat and light our homes is regulated, as is water, the internet, radio, TV, telephone, butter, milk and cheese.

Why not the house itself?

Do we believe that the right to a decent, affordable home is part of what it means to be human? We recognize that everyone has a right to basic education, adequate healthcare and support during senior years. Why not decent affordable housing?

Child labour laws, the eight hour workday, worker safety rules came about when we chose to put people ahead of profits. Lack of affordability exists because someone profits from it. We give people the right to make as much money as possible on housing.

But in certain markets, that right for some denies the right to affordable shelter for others. In those places, it is time to limit the right to profit to protect people.

Justice demands it.

I’d love to see more community events in Richmond in 2018 that really draw different cultures and connect them all together. I just feel like, in Vancouver and some other cities, there are a lot more people being in the public spaces and doing things together. I didn’t get as much that feel living in Richmond.

I hope the traffic will be a little bit better. Traffic is kind of pretty bad in the downtown core. It gets too crowded on the roads. I drive and there is always a traffic jam and we are usually stuck on the roads. Maybe less traffic or better management for the traffic around the town.

Well, apparently, quite a lot if you’re an animal welfare charity on the verge of financial Armageddon because of a legal battle with the College of Veterinarians of B.C. (CVBC).

The Richmond-based Regional Animal Protection Society (RAPS) is in the final stages of opening its own 6,000-square-foot animal hospital at the Richmond Auto Mall.

But a dispute with the regulating college – which must first approve the name and then give accreditation — over the simple naming of the $1 million-facility is threatening to ruin RAPS and is risking the welfare of around 500, unadoptable cats at its sanctuary, the biggest of its kind in Canada.

Those comments are puzzling for Lichtmann, who says the college is well aware that RAPS is fully committed to opening its own animal hospital, which, ultimately, will employ four veterinarians.

As well as treating the myriad of animals in RAPS care – from its burgeoning shelter in Ironwood to its bulging cat sanctuary – the hospital is allowed to generate a revenue stream from 30 per cent of its operations by allowing the public to admit their pets.

According to RAPS, what should have taken only a few weeks to process, has taken six months, during which time the college has raised other dubious concerns, such as the acronym “RAPS” being too close to “SPCA”.

And the last straw for RAPS’ boss Eyal Lichtmann came more recently when the college claimed the use of the word “regional” in the hospital name or in any of the facility’s business dealings would give the public the impression it was an official operation for the area.

Since that time, RAPS has racked up more than $30,000 in legal bills and will have to suck up around $50,000 a month in overheads and running costs if the hospital’s opening is delayed beyond its expected mid-January launch.

The non-profit’s financial situation is so perilous, staff are currently working on an evacuation plan for the hundreds of cats at its sanctuary, which will be the first to feel the pinch if RAPS has to scale down its operations.

“In July, we put forward three suggestions for the name. The (college) approved the name “RAPS Animal Hospital” but with a whole list of conditions that are simply not practical, or legal, for us to operate under; such as the use of the word ‘regional’ on anything, from a receipt

“They claim, among other things, it would be confusing or misleading for the public to give the impression we were some kind of government-run facility.

“You have to ask, what the real reason is for all of this?”

“But the B.C. Registry had no problem allowing us to rename to ‘Regional’ about eight months ago and there are more than 100 companies in B.C. with ‘regional’ in their name.

“It just seems to be excuse after excuse with the college and I really don’t know what their problem is. It’s at least a month behind schedule, mainly because they won’t allow us to use our legal name, which has the word ‘Regional’ in it. We are, however, legally obliged to do so when in operation.

The college, which has its head office on Shellbridge Way in Richmond, was closed for the holidays and didn’t return emails or voicemails from the News.

But setting up such a facility requires a great deal of cost, including hundreds of thousands of dollars on the likes of lead-lined doors and walls for X-rays, a separate ventilation system for isolation of sick animals, surgical flooring throughout and a dedicated laboratory for diagnostics and blood tests.

Owner of Bond-style car files suit over bill

The owner of a $200,000, James Bond-style sports car has filed a lawsuit against the dealership who sold her the limited edition vehicle and the autoshop who handed her a $135,000 repair bill.

The Richmond News revealed almost a year ago how Richmond resident Jessica Liu crashed her silver, Aston Martin DB9 into a rock in December 2015, while driving near her home close to Blundell and No. 2 roads.

Liu, who only had basic insurance, has refused to pay the bill and, thus, hasn’t seen her prized possession since the single-vehicle accident, due to a long-running dispute with the Vancouver-based dealership (MCL Motor Cars) and autoshop (Burrard Autostrasse) amid claims of overcharging and collu-

sion. However, near the end of 2017, Liu lodged a civil claim at B.C. Supreme Court against both the dealership and autoshop.

She further claimed that, after a U.K.based Aston Martin manager intervened in September last year, she was offered and accepted a 30 per cent reduction of the repair bill. Liu claims the defendants later backed out of the aforementioned agreement.

As a result of the alleged actions of the defendants, Liu is claiming a long list of personal injuries, including: depression and anxiety; panic disorders; flashbacks; suicidal periods; weight loss; sleeping disorders; low self-esteem; emotional expression issues; humiliation; trust issues and impaired ability to form intimate relationships.

In separate responses to the lawsuit, both MCL and Burrard denied all the allegations made.

In its response, MCL said that it did not, at any time, collude with Burrard to inflate the repair bill, as alleged by Liu. It also denied taking advantage of Liu’s lack of English and apparent wealth and had no knowledge of any agreement between Aston Martin and Liu to reduce the repair bill.

Liu is asking for general damages for “pain and suffering, loss of enjoyment of life and physical and psychological disability.”

She is also seeking special damages for transportation between China and from Canada, although the suit doesn’t

It’s a long way to Christmas, but only a few quick weeks to tax time. With all the changes coming to us in 2018, it would be useful to start the planning now.

In the counterclaim, Burrard’s lawyer describes Liu’s suit as a “mere sham” which is “without foundation.”

It further stated that Liu’s lawsuit is “scandalous, frivolous” and an “abuse of process of this court.”

The lawyers representing the three parties involved were contacted by the News. Only MCL’s lawyer, Kristina Davies, of Vancouverbased Koffman Kalef, responded to requests for comment.

Neither defendant is accepting any responsibility for the personal injuries Liu claims to have suffered as a result of the dispute.

And in separate counter claims filed by MCL and Burrard against Liu, she is accused, amongst other things, of making defamatory statements.

In MCL’s counter suit, it’s alleged Liu published a series of defamatory statements in a post to an online WeChat group, where she accused MCL of “selling horse meat as beefsteak,” lying, cheating and being “shady.”

The statements in question were also allegedly posted on two other Vancouver-based, social media websites.

As a result of the statements, MCL claims its reputation has suffered and claims it can provide details of such damage prior to any trial.

MCL is seeking an interim and permanent injunction on further, similar statements being made, general and punitive damages and unspecified special costs.

Burrard, in its counter suit, is seeking damages for breach of contract and special costs, including payment of the outstanding bill for $85,545.

However, after being asked to get permission from her client to comment, Davies didn’t call back.

The News told last January how, after driving the lightly-used Aston Martin for only a few kilometres, Liu inexplicably veered off the road and hit a large stone near Blundell and Garden City roads in December 2015.

To put things into perspective, a pot of the car’s silver paint, which is named after Bond movie Skyfall, chimes in at $900 and a single headlight registers at $7,000.

To compound her misery, Liu is being dinged $200 a day by Burrard for storage of the car. As of last January, that fee was $18,000.

An Aston Martin sports car from Spectre, the latest episode of James Bond film, sold at auction for £2,434,500 (approx. $3.6 million).

Family rallies to send woman’s body back to India Alan Campbell RICHMOND NEWS

Friends and family of the young woman who died after being hit by a Canada Post semi-truck are raising money to send her body back to India.

Esthersita Anthonyraj Achari, 27, was knocked down last Wednesday afternoon while crossing at the intersection of Garden City Road and Sea Island Way. However, nursing student Achari – known to her friends as “Esther” – succumbed to her injuries last Thursday evening.

According to a GoFundMe page set up by her cousin, Shathesh Kuhendrarajah, Achari came to Canada in “hopes of fulfilling her fam-

ily’s dreams.”

“She was a nurse back home at Hiranandani Hospital in Mumbai, India. She had been going to school for over a year to get her nursing license in Canada,” wrote Kuhendrarajah.

“She just recently got her care aid licence and was working at Minoru Residency, part of the Richmond long-term care facility.

“She was in her final stages of exams to obtain her Canadian RN licence. Her parents had sold their family home to send Esther to Canada.”

After finally being employed full-time, Achari apparently insisted on buying her parents an apartment in India and started taking care of their needs.

parents beyond what words can describe,” added Kuhendrarajah.

“Her college friends adored and cared for her as if Esther was their own sister. She was the most cautious one out of the bunch.

“They are shocked that this would happen to her. She is the type to take a long way around, just to follow the rules.”

In other online tributes, Achari’s friends and colleagues described her as an “amazing lady” and “the most generous person I’ve met.”

Kuhendrarajah said that Achari’s college, the Tamil Association and family members are raising money to lift the burden of the funeral expenses on the parents in India.

“We are trying hard to send her remains by flight to India in a timely manner so that her parents can rest her in peace.”

Richmond RCMP have said that neither speed nor alcohol were being considered as part of the investigation into the fatal collision around 2 p.m. on Dec. 27.

RICHMOND SCHOOL DISTRICT #38 2018/2019 SCHOOL TRANSFERS AND REGISTRATIONS When and where should I register my child?

If you are new to the district, you must register at Central Registration located at 7811 Granville Avenue. Registrations for all new students will commence January 8, 2018.

Richmond Residents: Parents/legal guardians must be permanently living in Richmond and come with their children with their required documents.

Please see the school district website, sd38.bc.ca for the required documents during registration.

In order to have the best chance to be enrolled in a catchment school the registration should be completed by April 30, 2018. It should be noted that schools can only enrol students if there is enough physical, program and staffing space at the school. Students will be placed at the closest school with available school if the catchment school cannot accommodate new students.

What should I do if I want my child to transfer to a non-catchment school?

NOTE: Parents/legal guardians should be aware that some schools have been designated as “closed for transfers “by the school district and will not be able to approve transfer applicants due to a lack of available space and/or resources.

(1) The parent/legal guardian of a student who wishes to transfer to a non-catchment school may obtain a Transfer Application Form for Richmond Residents [RSB SA-23] from their catchment school or Central Registration and have it initialled by the catchment school and/or Central Registration. (2) The parent/legal guardian of a student who is not attending a Richmond public school and wishes to transfer to a non-catchment school must first register at Central Registration and after doing so, may obtain a Transfer Application Form [RSB SA-73] and submit it to the requested school in person.

Commencing January 9, 2018 at 8:00 am, transfer applications for students wishing to attend a non-catchment school will be received at the requested school. All first round transfers must be received by February 2, 2018 at 3:00 pm. Please note: The dates that decisions will be sent to parents/legal guardians has been revised due to extenuating considerations that need to be addressed in district planning. New dates will be posted on the District and school websites in the New Year.

Do I need to complete a transfer form if my child already attends a non-catchment school?

Students who are currently attending a non-catchment school, and wish to continue at that school for the 2018/19 school year, are not required to submit a transfer request. They must complete an “Intent to Attend” form available at the currently attending school office. Such students will automatically be enrolled at the school unless they withdraw. Please let the school know as soon as possible, in writing, if the student is not returning for the next school year.

What do I do if I don’t live in Richmond and I want my child to attend a Richmond Public School?

That completely turns our democratic system upside down,” said Johal, of an NDP-Green plan to hold a referendum on changing the voting system from first-past-the-post in individual ridings to one where some representation of the overall provincial vote is recognized in the Legislature. Johal said the status quo suits the province just fine.

“You may not agree with the political system, but at the end of the day, we have a stable government. We’ve had centuries of solid, stable growth and we have perhaps the highest standard of living, or very close to it in the world. And we’re jeopardizing all of that. Not only just for our political system, but investment.

“To turn that upside down so one party, the Green Party, will have higher numbers, I find that very offensive,” said Johal.

Most Western countries have some form of proportionality, save for Britain, France, the United States and Canada. B.C. has had several PR referendums that have already failed.

The Liberals have taken issue with the referendum terms — that only 50 per cent is needed to approve a change.

Reid dismissed the notion that PR allows for votes to be more meaningful, claiming Richmond would likely see an MLA parachuted into the city to balance the seats. Johal said a racist party, or one defined by ethnicity, could garner seats.

Yap said his focus will be on infrastructure for the city. He said the Massey Tunnel and Richmond Hospital acute care tower need to be replaced and that the NDP is “kicking the can down the road” on both matters.

He said he will be ensuring Lions Manor continues from its present RFQ (request for quotation) stage.

Likewise, Wat said the February budget will prove if the NDP is serious about advancing the hospital tower to the next stage. She said Premier John Horgan “kind of, a little bit, went back” on his party’s commitment in a roundtable with Chinese media outlets.

“He’s not denying he was misquoted,” said Wat. She said finding a suitable location for a City Centre school is also a priority and that she will be speaking to trustees frequently.

Reid said the district so far has “lost out to bigger dollars from developers” and may have to sell and swap land (such as Mitchell elementary).

Reid said affordability is a concern of hers, citing new milliondollar townhouses under construction at The Gardens (Shellmont area) that appear to be the norm now.

She suggested infill housing (coach houses, secondary suites, subdividing lots for smaller homes) is a solution and municipal governments need better, faster permit processes.

“I recollect comments rolling back to 1986 when we invited the world to come to Richmond, come see us, come to British Columbia. Well, they came and they’re interest in being here and living here has lifted the value no question,” said Reid.

Yap said the NDP has watered down its commitments from the campaign and backed away from a $400 annual rental subsidy.

They also said they all committed to meeting with city council on a regular basis in 2018.

morning, you’ll be fine.’ Then my water broke at 11:30,” said Kim. And yet, while the first B.C. baby was born a reported eight seconds after midnight, it took over four hours for Richmond Hospital to record its first 2018 baby.

It took a while for Lulu Island to be graced with its first newborn in 2018.

Kayden Kang, a healthy 3.45-kilogram boy, was born at 4:13 a.m., to father Kant Kang, 46, and mother Kim (Mager) Kang, 36.

This is statistically on par with the number of recorded births in the last fiscal year at Richmond Hospital — 2,225 — which is a rate of six per day, or one every four hours.

Kayden’s birth at Richmond Hospital adds another chapter to Kim’s long family history in Richmond, however he will likely make most of his firsts in life at the family home in Port Moody.

Evidently, it was a close race to the end, according to Kant.

“The nurses said, ‘oh there’s another couple that’s going to give birth as well but you’re way ahead.’ Then they came back, because it took a little longer — because things (initially) progressed so quickly with (Kim) — and they said, ‘oh they’re catching up now,’” chuckled Kant.

“But [his] first home is technically Richmond because we’ll stay with our parents for a week,” said Kim, who will soon take Kayden to her grandparents at Gilmore Gardens.

Kim is a 1999 Steveston High graduate who was also born at Richmond Hospital, in 1981.

She and Kant are both employees at Cineplex.

They initially met while working at SilverCity Riverport.

Kayden is the second child, the first being twoyear-old Kiana. Kayden’s name will join his sister’s and mom’s on the maternity ward’s wall of donations from newborn families.

“We really like the hospital. We have a friend who’s a nurse here. . . It’s a nice hospital and we had a really good experience here last time,” said Kim. The couple said they couldn’t be happier to have Kayden in their lives now.

“He seems to be a pretty good boy so far; pretty chill; likes to eat; doesn’t cry much,” said Kant.

Will he take after dad at all?

“He’ll be a pretty good guy, very helpful, very

respectful. He’ll like Star Wars a lot,” quipped Kim. And when asked about having Richmond’s 2018 baby, Kim replied: “It was pretty cool afterwards!”

The Kangs said they didn’t think they’d have a New Year’s baby, even though Kim’s due date was Jan. 2.

“I thought I was going to be late. My mom was late with me,” explained Kim. But on the afternoon of New Year’s Eve, Kim started to go into labour. Still, she didn’t think much of it, she said.

“Because I had a C-section last time I thought it would take a while because this would be

my first (regular) birth and usually they take a while. I thought maybe he would be born on the first but I never thought he’d be the New Year’s baby. My midwife said, ‘call me in the

Richmond could be one of the communities to benefit after more than a million dollars was created by the provincial government to tackle gambling addiction.

The B.C. government announced two weeks ago that $1.2 million in funding would be “immediately” dedicated to new, front-line, out-of-casino services — such as early intervention, counselling and harm reduction — run by the Gaming Policy and Enforcement Branch (GPEB).

“Addiction is a complex health condition that comes in many forms and affects people from all walks of life,” said Judy Darcy, Minister of Mental Health and Addictions.

“Like other addictions, a person struggling with a gambling addiction needs to know there is hope and help.

“Expanding prevention and awareness programs for gamblers, while also enhancing counselling and clinical options, is an important step in allowing people to get access to the help they need.”

However, the $1.2 million won’t be available to the GPEB until April 1, when it trans-

According to the Attorney General’s ministry, GPEB, while waiting for the funding to kick in, is currently “finalizing its program expansion strategy for communities throughout B.C.” “Once GPEB transfers the GameSense Advisor program to BCLC on Apr. 1, 2018, (service)expansion will begin.”

B.C.’s Responsible and Problem Gambling Program (RPGP) has a number of offsite services that are available free of charge to citizens of Richmond.

The RPGP is currently running a mobile, early-intervention pilot program supporting at-risk gamblers called the “Gam Info Rep.” The pilot is a resource that provides information, support, and referrals to problemgambling counselling services and treatment groups, as well as community support organizations (both in-person and online) such as bankruptcy trustees, legal services, housing services, community mental health services, debt management services, Gamblers P17

Q: Is walking or running better for fat loss?

A: This is always a difficult question to field, as there’s a lot of debate around the subject. It bears working through.

Lets assume that there are two main ways to do cardio work for fat-loss.

The first is very light exercise, where the heart rate beats at around 105-120 beats per minute and there is little or no barrier to recovery.

The second is highly intensive training, where your heart rate is pushed up close to its max, which functions to stimulate your metabolism and burn excess fuel.

Light exercise benefits from operating within the ‘fat burning zone’, meaning that proportionately you burn more calories from fat (though less calories overall) in comparison to other forms of exercise. A second benefit is that you can basically do as much of it as you like, as you don’t need time to recover from your exertions.

Highly intensive training however, stimulates your metabolism to burn fat far quicker, but must be respected and given adequate recovery time.

With that all established, the crucial thing I find when working with clients is that a typical run manages to be neither one nor the other. The heart rate on a jog will not be optimal for fat loss, and the duration of the workout is often too long to benefit from the ‘in and out’ nature of intensive training. In fact, running can even bring about a negative change in your body composition. If you are not careful with your nutrition when running frequently, you run the risk of depleting your body’s glycogen stores, forcing your body to convert existing muscle into fuel for your workout. Consequently you lose muscle weight, leaving you with a higher proportion of fat in your body.

My answer to the question is that walking and sprinting are both excellent ways to burn fat. Leave the jogging for running events, not fat loss.

The disc is made of rings of cartilage that surround a jelly like substance. When buying or selling a strata lot make sure you know what ‘common property’ (CP) and ‘limited common property’ (LCP) are. Get a copy of your Strata Plan, and understand the difference between these designations. For example, know that your parking stall and locker are likely ‘common property’, which means that they can be re-assigned at any time.

When you buy a strata property, you might not be assigned the same locker and parking stall(s) that were shown to you in your inspection.

In residential strata plans, a parking stall or storage locker rarely is a separate strata lot on the strata plan, except perhaps in some older residential strata plans. Alternatively, a parking stall may appear on the strata plan as part of a strata lot. The strata corporation controls the common property for the benefit of all the owners, and the strata corporation may allow an individual to use common property as though it were their own.

When you buy or sell, it is your responsibility to know these details, it can make a difference in the value of the property, and your contract of purchase and sale and related documentation must be accurate, or it could come back to bite you. Your Realtor® can and will help you with this, and will ensure that you have documentation to support that information.

Remember also to keep all strata documents for your property for future reference, at least for 2 or 3 years, as well as all engineering reports, special mailings, and notices of AGM’s and SGM’s. Your ‘file’ should also contain your strata plan, your most recent municipal utility bill (water,sewer etc) and your current tax notice and assessment. If you are prepared with all of this information when you list your home for sale, you will be ready for the task.

Zostavax®II is the vaccine against shingles that most people have heard of. It is a live, attenuated virus vaccine, meaning that the virus has been weakened in the lab. Although the virus can still replicate and produce an immune response (and possible mild disease), it should not cause a full-blown outbreak of the disease. On the other hand, Shingrix is a non-live vaccine that combines an antigen from the virus with an adjuvant; it can stimulate the immune response without causing the disease. Both vaccines are indicated for those 50 years of age or older. Having an adjuvant is an important consideration for those who are elderly as the adjuvant promotes a more robust immune response. This is evidenced by the efficacy trials which showed Zostavax®II having a 51% efficacy at preventing shingles versus 96% efficacy for Shingrix.

Other points to consider are that Zostavax®II requires just one dose given subcutaneously, whereas Shingrix is given as a 2-dose series given intramuscularly between 2-6 months apart. Neither vaccination is indicated for those who are immuno-compromised. Both vaccines can prevent post-herpetic neuralgia. It is theorized that Shingrix’s immunity may last longer than Zostavax®II. Those who have had the Zostavax®II can still benefit from Shingrix; it is advised to wait at least 8 weeks after Zostavax®II to receive Shingrix.

Although ideally cost is not the most important factor to consider, it should be noted that the up-front cost of a single Zostavax® II vaccine is higher, the total cost of 2 doses of Shingrix required to complete the series makes the Shingrix the more expensive option in the long run.

For those who have grown up in Richmond, naming some of the city’s founding pioneers can come easy when you rattle off a list of elementary and secondary schools.

And for that, Homma was honoured again, Dec. 10, by the Government of Canada, at the Nikkei National Museum and Cultural Centre in Burnaby.

Doing so would likely lead one to erroneously believe it was only white settlers who built the township. But there is one exception.

Parks Canada unveiled a plaque, commemorating Homma’s landmark legal case (Cunningham v. Homma) as a national historic event.

The only Asian Richmond pioneer with a namesake school is Tomekichi Homma, a human rights activist said to have contributed significantly to the foundation of Canada’s modern, democratic system.

Homma’s granddaughter, Tenney Homma, a former Richmond resident, accepted the honour on the family’s behalf.

In 1900, the naturalized British subject, Steveston resident and member of the Japanese Fishermen’s Benevolent Society, took the B.C. government to court when he was denied the right to vote, because of his ethnicity.

“My grandfather valued being a Canadian. He stressed the importance to his children to learn English and be a lawabiding citizen. He was a civil rights activist and he instilled in his children to be kind and compassionate to others. You don’t pick on the weak and helpless, rather you come to their aid,” said Tenney, one

Homma was born in Japan, from a prestigious Samurai family, so he was well educated, said Tenney. At age 18, this allowed him to integrate more easily in his new environment, Steveston Village.

In 1900, most minorities could not navigate the legal system, for lack of English or education, but Homma — now 35 — could, and on their behalf, he took it upon himself to sue registrar Thomas Cunningham for denying him a voting card.

Cunningham had been following the Provincial Election Act, which disqualified Japanese-Canadians, First Nations, and Chinese-Canadians from voting.

The county court and B.C. Supreme Court ruled in Homma’s favour, but the provincial government appealed the case to the Judicial Committee of the Privy Council (JCPC) in

London, England The JCPC upheld the Provincial Elections Act, which granted the provinces exclusive jurisdiction over civil rights.

According to Simon Fraser University historian Andrea Geiger, “Homma’s argument was sound,” as he noted to the courts that as a naturalized subject, he was entitled to political rights.

“What makes Cunningham v. Homma deserving of note here today, however, isn’t the poverty of the Privy Council’s reasoning, but Tomekichi Homma’s remarkable courage in challenging a profoundly unjust law in the face of intense opposition, both from within and without his own community,” Geiger told the audience at the unveiling.

According to Parks Canada, the JCPC’s decision set a precedent for decades of racebased legislation. It also had a lasting impact on federalism, as it granted authority to the provinces to dictate voting rights.

However, “Homma’s legal battle is known as one of the most significant acts of resistance to repression in the history of human rights in Canada. Homma’s demand for equitable treatment influenced others to fight for equal rights, and, in retrospect, the court case has become crucial to our understanding of the context and events that led to the enactment of the Canadian Bill of Rights in 1960 and the entrenchment of the Canadian Charter of Rights and Freedoms into the Constitution Act of 1982,” noted Parks Canada.

Geiger said the JCPC failed to find any precedent in Canada to overturn the B.C. Supreme Court and dubiously turned to U.S. law.

When World War II broke out and Japan bombed Pearl Harbour, Homma, by then a senior, was relocated to the Popoff internment camp, near Slocan City, where he would die, in 1945, age 80. Four

“He served the community with dignity and humility. He was quite a man,” said Tenney.

“The fact the plaque acknowledges the civil rights and voting franchise for everyone, especially his Japanese community, is significant,” she said.

When Richmond became a growing suburb in the 1950s, dozens of schools were built, but none recognized minority pioneers. But in 1990, a new school at the foot of Railway Avenue was constructed and named after Homma.

Representatives from the school attended the plaque ceremony. English teacher and librarian Carole Wilson, who’s been at the school since 1991, said Homma’s characteristics are memorialized in the school’s edict, “Seeking Harmony, Respecting Diversity,” which is printed on the entrance beam. The Homma trophy goes to students who show spiritedness, perseverance, thoughtfulness and humility — the qualities Homma lived his life by, said Wilson.

Tenney said the Homma family is now a “United Nations,” of mixed ethnicities.

“Grandpa would like that.

He encouraged his children to be Canadians, as well as maintaining Japanese culture.

And he wanted them to assimilate into Canadian culture.”

Longtime Stevestonite Dave Semple recalls his teenage years hanging out at the point, which, in the 1960s through to the early 1990s, was a federally-owned industrial area used as a dumping ground for river dredgeate. As such, sand dunes were ubiquitous.

“That’s where we played, dug caves and did stupid stuff,” chuckled Semple, who now works as a senior manager with the City of Richmond, helping to formulate a new Steveston area plan.

Much of the park today (especially its rounded mounds) never existed, although Semple notes there’s always been a natural point — largely a marsh at the tip of Sturgeon Bank.

In the early 20th century, two natural sloughs were dug out at the north end, for fishing boats.

One, Scotch Pond, is still there while the other, further north, has been consumed by silt.

Semple said the Mathers Bulldozing company managed much of the sand dunes before the city bought the land.

Many people who grew up in Richmond before the 1990s can recall teenage hangouts at the point. There are several tales of young people dying or being injured on the dunes, or in the nearby river.

“It was an industrial part of Steveston and ya had to be careful out there,” said Semple.

Once the city grew in population, walking paths and amenities were built on the point and secret hideouts were relegated to memories.

Now, Semple rejoices in the “unbelievable, multipurpose park that it’s become. Now you can do lots of things at Garry Point Park. Or you don’t have to do anything! There will be lots of discussion on what to do next,” he said.

2. I GOT NEW DENTURES. WHY DO I FEEL PAIN?

It is very normal to get some sore areas or pressure spots after getting a new denture. The reason is that your mouth became used to your old dentures, and it is trying to accommodate the new denture. Once you have worn your new dentures for a while, your oral tissues will mould into them and, with each day, they will feel more comfortable.

3. CAN I ADJUST MY OWN DENTURES?

While it may be tempting to take matters into your own hands, We recommend abstaining from doing adjustments on your own, as dentures are precise prosthesis.

By adjusting them, you may be doing more damage than good.

Students bring Aladdin Jr. to Gateway Student actors will present classic Disney musical on Jan. 7 Daisy Xiong RICHMOND NEWS

Disney musical Aladdin Jr. is a childhood memory for many, and it will soon be presented on-stage at the Gateway Theatre by a group of local child actors.

“I found that there are so many talents in Richmond, but many of their works are compromised due to limited funding,” said Lily Yuan, show producer and founder of the Children’s Choir of Richmond.

“I wanted to create an opportunity for them to produce a high-quality show for the local audience.”

Yuan first had the idea when she watched her daughter’s school play, Beauty and the Beast, at Pythagoras Academy, directed by musical theatre teacher Emma Swards.

“I thought, ‘wow the play is so great and the director is so gifted,’” recalled Yuan.

“I went to Emma one day after school and said to her, ‘I want to produce a great chil-

dren’s musical with you and bring it to the community.’

That was how the musical got started.”

The production team purchased a theatrical license from Disney for Aladdin Jr., including all the original music and the plot.

More than 50 young actors were selected out of hundreds of applications, including 20 from 15 schools in Richmond.

And they all received free theatre training.

Thirteen-year-old Neil Hong and Victoria Kazantseva will play the main characters Aladdin and Princess Jasmine.

“They will sing, dance and talk on-stage. This will be a great experience for the children and I believe it will have a positive impact on them long-term,” said Yuan.

A highlight of the musical, is the stage backdrops, produced by a Richmond-based professional design team,

inspired by Disney Adventure Park and Broadway Aladdin Musical. 11 high-tech 3D backdrops were created, and will change during the show according to the plot needs.

“The camel is walking, the stars in the sky are winking, the clouds are moving, and the sea is making waves… with the actor’s performance, they will showcase a real dream stage scene for the audience,” said Yuan.

Technology also makes Aladdin and Princess Jasmine fly on the magic carpet.

As to how Genie comes out of Aladdin’s lamp, Yuan said it remains a secret.

The costumes were purchased online and converted into Aladdin-themed clothes by a group of parents and volunteers, including a camel costume.

t’s a late, non-descript December afternoon, and Simonetta Lee and her group of four millennials hunkered down at the far back table of Bob’s Submarine Sandwiches to take in a fading, once-quintessential Richmond experience — a no-frills Western greasy spoon tucked into a single-storey No. 3 Road strip mall.

“We heard it was closing and lots of people said good things about it. We thought we’d try it out,” said Lee, satiated after each bite of her fried chicken sandwich that rings in, with fries and a Coke, for just under $6.

Lee said many friends on Facebook were raving about Bob’s, located at Cook Road and No. 3, in the shadows of the recentlyerected Mandarin Residences condo development, adjacent to the Brighouse Canada Line station.

When asked to rate her experience, Lee gives the thumbs up, describing tasty food at a price that begs questions and a unique throwback atmosphere.

“It has that unique, retro-style restaurant vibe. There’s an originality to it and it’s a different kind of service,” said Lee. “And they have a lot of sauces,” interjects friend Joseph Pan. Bob’s seats about 30 people. Its globular, yellow-tinted lighting hanging from a worn-out ceiling evokes the 1980s; and if it doesn’t then the vintage 7-Up fridge will; or, the round, glass coffee carafes that are presented in a welcoming self-serve manner.

Behind it all, and behind the grill that hat fronts the eating lounge, is the husband-wife team of Mi-Yeong g and Frank Lee, both Korean immigrants from the early 1980s,, who raised two children in Richmond.

For just over 25 years, the Lees have been searing hot subs to the delight of their audience.

Mi-Yeong, now 60, was born in the eastern port city of Busan, while Frank was born in the westMI-YEONG LEE ern port of Incheon, just outside Seoul. They came to Richmond to study but soon found Bob’s, operated ted by their friend Bob, who changed the name from its originall title Paul’s Subs.

Home sales down The Real Estate Board of Greater Vancouver says that home sales returned to more “historically normal” levels in 2017.

RICHMOND U16 national team soaking in Canadian hockey culture team was at the Langley Events Centre on Monday for the Vancouver Giants’ Western Hockey League game against Prince George. It was then back to Rogers Arena Tuesday night to watch the Canucks take on Anaheim.

Overseen by former NHL assistant coach and scout Glenn Williamson, he has arranged for the country’s U18 and U16 national teams to play in holiday tournaments in Calgary (Macs) and Richmond respectively for the past couple of years.

Bence Svasznek doesn’t need any convincing on how popular hockey is in Canada.

Of course, there was also a steady diet of games on TV between the NHL and the World Junior Hockey Championships.

The 42-year-old head coach of the U16 Hungarian national team is basking in puck paradise for the first time in his life. It’s proven to be everything he hoped for and then some.

“It was not only a great tournament but a great experience for us to taste and feel Canadian Hockey,” smiled Svasznek. “We have learned lots and seen lots too.

With a population of around 9.7 million, Hungary had 5,291 registered hockey players last year.

That’s a sliver of the amount compared to worldleading Canada (631,295) but is a significant increase from 2,000 players seven years ago. The number of ice rinks has also risen to 24.

Svasznek and his team capped a memorable week by capturing the Major Midget title at the 37th annual Richmond International Bantam Midget Hockey Tournament after a thrilling 1-0 win over the Moose Jaw Generals in the championship game.

“Everywhere we go and watch TV it’s hockey. It’s a perfect dream world to me. We really are enjoying it.”

Six games in as many days certainly kept Team Hungary busy but it was the hockey culture away from the rink that had Svasznek in awe.

While the players flew home to Budapest on Wednesday, Svasznek and his staff are remaining in North America for several more days. They will be dispersing to Kamloops, Victoria, Calgary and Everett where they have been invited as guest coaches with the cities’ respective WHL teams.

“This would be the perfect place for us to play all the time. If we could play games like this though the whole season we would be that much better.

That is what we are missing back at home is this compete level.”

Silver medal for Blues at Richmond International It was a near miss for one of the host teams at the 37th annual Richmond International Bantam Midget Hockey Tournament.

The Richmond Bantam A1 Blues reached the championship game of the Bantam 3-4 Division before dropping a 3-0 decision to the Surrey Thunder on New Year’s Eve at the Richmond Ice Centre.

Surrey broke open a tight defensive battle with a pair of goals in less than a minute in the second period to open up a 3-0 lead. That was more than enough to cap a perfect 5-0-0 run in the tournament.

The Blues reached the title game by doubling up the North Delta Sun Demons 4-2 in the semi-finals. Timothy Woo’s second period goal broke a 2-2 deadlock. Nathan Chu added an insurance goal. Kurtis Chee and Arjun Randhawa also scored.

Richmond had opened round-robin play with a 4-0 loss to Surrey. The hosts battled back into contention with wins over U14 Everett Junior Silvertips (9-0), West Sound Warriors (140) and North Delta (6-1). Braeden Sihota led the team in scoring with 14 points.

It was also a solid showing for Richmond Minor in the Midget Tier Two Division. The A1 Blues rebounded from a pair of losses to reach the quarter-finals before falling 4-1 to the Vancouver A1 Thunderbirds.

They opened with setbacks to Surrey (7-3) and 16U Portland Junior Winterhawks (5-2) before posting wins over a pair of California teams — California Wave U16AA (11-5) and

Santa Clara Blackhawks U16 (7-1) — to secure a playoff berth.

The Seafair A1 Islanders’ bid to reach the Midget Tier One championship game for the second straight year ended with a 3-1 quarterfinal loss to the Saanich Braves.

The Vancouver Island squad opened up a 2-0 lead before Brice Kemp cut the margin in half in the second period. A third period insurance tally sealed the win. The Braves went on to lose to Chilliwack in the championship game of the 23-team division.

The Islanders earlier went 3-1 in round-robin play with wins over the Mission Stars (3-1), Portland 18A AAA Winterhawks (6-1) and the Comox Valley Chiefs (4-1). They also dropped a 3-1 decision to Nanaimo.

Seafair’s Midget A2 team went 2-2 in roundrobin play, while the Bantam A2s were 1-3.

It took a massive volunteer effort to pull off the 75-team tournament that lasted for six days with so many stepping away from holiday time with their families to make it a reality.

The RIBMHT is the signature event of the Richmond Minor Hockey Association and a huge economic benefit to the City of Richmond given over half the entries are out-of-town teams.

It no doubt will continue under the new Richmond Minor/Seafair merged association which will be up-and-running for the 2018-19 season.

PJHL Winter Classic starts Friday at Minoru The Pacific Junior Hockey League’s Winter Classic will be a fixture at Minoru Arenas until at least 2022.

The showcase event, which starts Friday, will feature all 11 PJHL teams playing twice at Minoru. Games run from 10 a.m. until 7 p.m. each of the three days. Richmond will take on Grandview on Friday and Langley on Sunday in the Classic finale. Both games start at 7 p.m.

“When we first came up with the concept, obviously getting the facility is one thing and

making it cost effective,” explained Sockeyes co-owner Doug Paterson. “The City of Richmond, through Will Kump, has been extraordinarily good to us. We took it the first year and (Richmond) came back to us and said why not take it for another five. So we will have it for six years. This is year two and we will have it for four more years.”

Former world top 40 Rebecca Marino captured Sunday’s women’s final with a 7-5 7-6 victory over Richmond’s own Jessie Gong. The 17-year-old had come through with a three set (6-4, 2-6, 6-4) upset win over No. 2 seed Alexandra Vagramov in the semi-finals after opening with a 6-3, 6-2 win against Bozana Lojpur.

Gong represented B.C. at the Canada Summer Games in Winnipeg back in August, winning silver in the mixed team event. She also reached the third round of the U18 Nationals in Mississauga and teamed with Rhea Verma to advance to the semis in doubles.

For Marino, it was another step forward as she goes through the International Tennis Federation process of “un-retiring” to be eligible to play in ITF events again. The 27-year-old Vancouver native has resumed her career after taking a four-year break from the mental and physical demands of being on the professional circuit. During that time she studied at UBC and was a member of the Thunderbirds rowing team while still teaching the game at the UBC Tennis Centre.

Marino began play at the Richmond CC with a 6-2, 6-1 quarter-final win over Chae Sun Yoo, then got past Sophia Hoo 6-0, 7-5 on Saturday.

Besides her husband, Sandy leaves her Mom Christel Thews and partner Guido Hentschel, Stepmother Joan Kellinghusen, Sister Eva and spouse Steve Marshal, as well as sister-in-law, Azita and her spouse Michael Lo Conte of Australia.

Sandy was an incredibly kind and generous person and loved helping students.

A celebration of life event will be held for Sandy at the Austria Vancouver Club in Richmond on Tuesday January 9 from 4:30-7:30 pm.
