It’s a bit like trying to feed your kid some delicious, nutrious food, but he refuses to open his mouth.

“Just try it. If you don’t like it, that’s fine, you don’t have to finish it. But just try it.”

And that brings me to, quite logically, biking to work.

If I thought it would be tolerated, I’d use this column every week to extol the virtues of cycling and do my best to cajole others to join me — but it wouldn’t, so I won’t.

However, given this is Bike to Work Week, I feel somewhat justified in indulging the evangelist in me to make the case for the human-powered two wheels over the gas-guzzling four.

Let’s start with some stats.

The polling company Insights West released a survey yesterday with the headline “Majority of British Columbians Say Rising Gas Prices are Affecting Them Negatively, Many are Making Changes in Their Daily Lives as a Result.”

It goes on to say how people are altering summer holiday plans and cutting back on other essentials.

But if the cost of gas isn’t enough to make you put the brakes on driving, read our story about “mobility pricing,” (p.16) a strategy to reduce congestion by charging people based on how, when and where they drive their cars.

In other words, if ever there was a good time to cycle to work, this is it — and the fact summer’s here doesn’t hurt.

I know a lot of folks simply can’t bike — tunnels, bridges and distance make it untenable. Although, I could launch a counter attack to that, as well. There’s no reason we couldn’t have a comprehensive transit system that integrates bikes.

But, while some of us lobby for that future nirvana, there are plenty of us who don’t have that excuse. According to Statistics Canada, the image of Richmond as a “bedroom community” is long outdated. The majority of residents also work here, yet only a fraction of them commute by bike. I find that a head scratcher. Richmond’s flat, the weather’s fine — for the most part. And it actually doesn’t take much longer to bike than ride most places.

For some people, I think, there’s a notion that if you show up to a meeting on a bike you look “unprofessional.” But if the mayor of Vancouver can arrive with his pant legs tucked into his socks and sweat on his brow, perhaps we need to change our definition of “professional.”

When I was reporting, I often arrived at assignments in a bike jacket, helmet in hand. Granted, the fashion bar is lower for journalists — lower still for print journalists. Still, I’d invariably be greeted with a “well, aren’t you healthy?” or “go green” type comment. If anything, people admired it.

Notice of Intention to Dispose of an Interest in Land and to Provide Assistance Pursuant to Section 26 of the Community Charter, the City hereby gives notice that the City intends to enter into a lease agreement regarding a City owned property located at 10640 No. 5 Road (the “Property”) with the Society of Richmond Children’s Centres (the “Society”). Mission impossible: Finding a Richmond home Dear Editor,

All of that might be true, if it wasn’t impossible to find affordable housing in Richmond, that accommodates your basic needs.

Scrolling through Craigslist daily, seeing the same ads re-posted.

The good ones being scams asking you to send them a deposit via AirBnB Global before receiving keys or viewing the apartment.

The rest being labelled as “ABSOLUTELY NO PETS”.

Working at an animal shelter, this has also become an increasing problem, as many older animals are being surrendered because of the lack of pet-friendly housing available.

Onni gets its way in zoning debacle another of our landmarks?

And the AirBnB type of accommodation planned could be considered by some to be another option for the ever-increasing birth tourism Richmond is experiencing.

Well, once again it’s ‘Corporation 1 Community 0,’ as Onni gets its way courtesy of city council.

The BC Packers waterfront site decision was the worst one the city has made, and we as Steveston citizens, will continue to pay for it.

I’m disgusted with the site and especially the boardwalk. An ersatz boardwalk, where cracks from the dyke below it, still appear far more than not. The aluminium outline of one small part of the once immense Imperial Cannery, (the largest cannery in the British Empire), also disgusts me,

Dear Editor,

Many in our city have been watching and communicating re the pros and cons around the home for the homeless on the corner of Alderbridge and Elmbridge. It would be safe to say that thousands of hours in deliberation were spent around this weighty matter.

For many, the location (close to a pub, liquor store and near hotels where tourists arrive) was a concern.

The potential of crime, potential lack of care for property and drugs in the face of home owners across the street concerned others. After having aired all of these concerns, city council voted to proceed.

As an onlooker, participant and homeowner, I came to the conclusion that while some felt there could have been more due diligence in looking at other locations; in the end, compassion for people in need of a place to call

home ruled.

I am thrilled to be part of a city where care for fellow citizens rules. I believe we can be good neighbours to these people, see and hear success stories of people’s lives being improved and also find new friends among the people who will now discover greater hope for their present and future.

My wife and I have in small ways been blessed to see people rise from despair to hope because we have partnered in small ways with others who want to make a difference in the lives of those less fortunate.

Because of this decision and further decisions to be compassionate and caring in real ways, Richmond will become one of the most desired places for Canadians and people from around the world to live in.

Shortly before 1 a.m. Richmond Mounties responded to the 9000 block of Saunders Road, near No. 4 Road, for a report of gun shots.

An elderly driver smashed into a Richmond bank on Friday morning, after appearing to lose control of his car.

A Richmond man in his 30s, who is well-known to police, was found close by and suffering from an apparent gunshot wound.

The man, who was in his late 70s, rammed his silver Honda Civic into the RBC office on Ackroyd Road across from PriceSmart about 10:40 a.m.

Neither the driver, who was displaying a “disabled” decal in his car, nor his female passenger appeared to be injured.

And it seemed that no one from the bank was injured either.

The driver told police at the scene that he was trying to park his vehicle when he “may have hit the wrong” pedal.

A Richmond Fire-Rescue crew and four police vehicles had the area taped off after the collision.

Later that morning, pictures show a motorcycle lying on the ground behind police tape. It’s not clear whether the victim was riding the bike at the time of the shooting.

Oval exits sport sim biz - for now RICHMOND NEWS

The Richmond Olympic Oval Corporation has dissolved its subsidiary company, VROX Sport Simulation, which designed and built sport simulators for its interactive museum.

The Oval, a subsidiary itself of the City of Richmond, ended the partnership last November, according to its 2017 financial statement which was presented to council this month.

The Oval, whose CEO, George Duncan, is also the city’s manager, owned a 50 per cent share of VROX, which was also directed, in part, by Duncan and several other highranking city and Oval executives. VROX was also owned, in part, by a private, small business: VRX Advanced Simulators. After a three year partnership, the Oval had bought five simulators and transferred about $1.4 million to VROX, according to a report to council in March 2017.

These specialty simulators are intended to draw visitors to the Richmond Olympic Experience (ROX) museum.

City spokesperson Ted Townsend said VROX was dissolved because the Oval executive had reached its goal of gaining experience in building such simulators (including sit-ski,

Now, “there is no ongoing need. Staff know companies it can work with to develop new ones. We know what the challenges are,” said Townsend.

At dissolution, the Oval and VRX split about $73,000 worth of assets.

For some time, the company intended to sell new simulators. In 2016, Oval/VROX staff went to China to market their products to Chinese Olympic officials, hoping to create a revenue stream. To do so, Duncan visited China on his personal time, said Townsend while ROX program manager Jason Kita was in charge of marketing.

While Oval staff had some contractual obligations to VROX, such as marketing, VROX compensated the Oval for any additional time spent on the company.

Transparency of the corporate structure was questioned by Richmond residents, including the Richmond Taxpayers’ Alliance, following a November 2016 Richmond News report on VROX.

File photo In March 2017, Duncan acknowledged, in a report to council, the fact that VROX, as a semi-private company, was not subject to the Freedom of Information and Privacy Act. “VROX being designed as a private company and therefore not being subject to the same transparency and public reporting regulations as (the Oval) or the City is an unintended consequence of establishing VROX that neither (the Oval) or City Staff had anticipated,” noted Duncan.

The report stated Oval staff would contemplate dissolving the partnership or reaching a new agreement that would be more transparent.

“I think we’ve been pleased with the process. Starting a new attraction is an evolving, growing situation. Response from the public is it’s been a great, quality experience,” said Townsend.

The Oval brings in significant numbers of sporting events (45 in 2017) that add to the city’s hotel tax revenue, noted Townsend.

Last year, the city spent $3.4 million on the Oval, $1.2 million of which went to a surplus account (for the likes of repairs) that now sits at $16.1 million (including $9.1 million of capital assets).

While council’s liaison to the Oval, Mayor Malcolm Brodie, deferred specific questions about VROX to staff, he said he is satisfied with the Oval’s financial situation — likening it to a large community centre. He said he is also satisfied with the reporting of Oval activities to council.

“I think we’re always informed as to what’s going on at least in a general sense,” he said.

A disturbing incident at a Richmond park has led to an animal charity reminding people it is happy to take in their pets when they can no longer be cared for.

The incident took place last Wednesday, May 23, at Garry Point Park when Kathy Miller claimed she witnessed a “horrific example of animal abuse.”

Miller said a woman got out of a white Audi convertible and dumped a cat out of a container.

“The cat was terrified and ran off,” said Miller. “(The woman) saw me watching her and ducked behind her car for a few moments. When she stood up again, I told her to get her cat before it ran further away or got run over.

“She finally walked to where the cat sat, terrified under a car. I also told her that it was wrong to just abandon an animal like that when she could have taken it to RAPS or to the SPCA.” However, Miller left the park to attend to a personal matter and, according to her colleagues, the cat owner fled the parking lot, leaving her cat behind.

By the time it was caught, added Miller, the cat’s paws were raw and bloody.

She then called in the Regional Animal Protection Society (RAPS), which soon responded and took the cat into its care.

“Luckily, I was able to give them the licence plate of the person, so hopefully they can pursue charges against this cold and callous person,” said Miller.

Pat Johnson, RAPS spokesperson, told the Richmond News that the cat is healthy, is being cared for and has been named by shelter staff as “Francine.”

Johnson said the cat, a female, is about one and a half years old and sustained a torn claw, likely from the chase with the dog. However, he reminded pet owners that RAPS is a no-kill charity and doesn’t ask too many questions when animals are handed over.

“The very reason we exist is keep things like this from happening,” he said.

Johnson said the incident details were handed over to the BC SPCA to investigate.

A controversial Richmond-based vet practice closed earlier this month for failing to pay its rent.

According to a sign posted to The Dear Animal Hospital’s door on May 9 and shared on Facebook, the vet owes just over $7,400 in rental costs.

The sign indicates that the animal hospital had been leasing the space in Blundell Centre since April 2012.

The animal hospital has had its share of contention, as the Richmond News reported in 2014 that a Richmond dog owner sued the practice for a botched surgery on her German shepherd, Magnum.

Multiple complaints were filed to the College of Veterinarians of British Columbia (CVBC) against the veterinarian, Dr. Varinder Dabri, leading to remedial training.

The Dear Animal Hospital has unpaid rent. Facebook photo The Facebook post with the notice on Dear Animal Hospital’s door was shared widely with community groups and elicited a torrent of negative comments from former customers.

CVBC would not confirm whether additional formal complaints had been made against the vet, stating that not all unresolved complaints or closed complaints are shared with the public.

The News tried to reach Dear Animal Hospital for comment, but their number has been disconnected.

Incentive program threatened Graeme Wood RICHMOND NEWS

A popular high school incentive program that has been in the city for nearly four decades is being phased out, at least temporarily, by the Richmond School District.

Ironically, the Grade 8-10 program espouses the very values of the new curriculum being espoused district-wide.

“Where they want to go with the new curriculum barely scratches the surface of where this incentive program has gone,” said Mark Ellens, a parent concerned about the impending cancellation of the Incentive Outdoor Academy presently housed at MacNeill secondary.

The three-year program promotes self-learning and focuses on individual strengths, not unlike the new curriculum. It also has a strong focus on recreational activity to develop academic and life skills.

A teacher shortage is being blamed on the program’s demise.

Board of Education chair Eric Yung said last week while the program “will exist in some form” next year for returning students, it will no longer accept new (Grade 8) students.

However Superintendent Sherry Elwood wrote to parents on May 24 stating that an interim and revised program would be available for Grade 8. A parent-staff meeting was scheduled today (May 31) at MacNeill to discuss the interim options.

Yung also said district staff will look to “refresh” the program at a later date. He added the board has not made any permanent decisions or changes.

“The board’s opinion is no different now than three weeks ago,” said Yung, referring to when parents and students received initial notice from Elwood that the program was to end.

Timing is a major issue with parents and students, as many are out of catchment and have made life plans around the program.

“I was in shock because it was two to three weeks before our annual adventure week,” said Alicia Lee, a Grade 8 student who is now petitioning the board to keep the program alive.

“We would like to fight back. It was so sudden and they didn’t give us any help,” said Nathan Quach, a Grade 10 student who is graduating from the program this year.

Quach described the program as like a family.

“The fact that it is so sudden is really unfair to us,” he said.

“Many people criticize teens for not going outdoors and being on their phones too much, and this is what this program is about — going outdoors and learning new experiences,” he remarked.

What exactly is behind the cancellations has parents such as Ellens stumped.

“We don’t know. There was no consultation,” said Ellens prior to two meetings this month with Elwood, staff and trustees.

Still, after, Ellens remains bewildered.

Ellens said this week he fears the interim solutions “may eliminate critical aspects without even realizing the impact of those changes.

“Of course, we are just guessing but that is the whole problem with (Elwood’s) noncollaborative approach.”

At the root of the initial cancellation is two retiring incentive teachers (math and science/ social studies). These positions have not been posted internally by the district. Instead, said Ellens, the program was simply phased out.

He contends the positions are not specialty positions, although the district believes them to be and, as such, would take a backseat to hiring regular staff in the midst of a teacher hiring crunch.

“So, with seemingly little effort, they have managed to kill a unique and progressive program that has thrived for over 40 years,” he said.

Richmond Teachers’ Association president Liz Baverstock agreed with the parents, saying there are no special qualifications needed for these positions.

“Parents are very frustrated at the lack of process and got pretty angry last night when the Superintendent wouldn’t answer their questions and explain why she hasn’t posted the positions nor if she will post the positions,” said Ellens.

But Yung said he understood this to be “a restrictive program that has a specialized portfolio of teaching requirements.”

Commission member and Richmond resident Bruce Rozenhart said the commission is well aware of Richmond being an island and should such a plan be implemented it must be equitable.

Richmond drivers will be free to roam Lulu Island for a nickel or dime, or so, per kilometre or face a stiffer charge the moment they take their vehicles over the Fraser River — should either of two mobility pricing schemes recommended by the Mobility Pricing Independent Commission ever come to fruition.

“I can tell you it was certainly brought up and discussed,” he said.

The report suggests congestion point charges vary based on location, direction of travel, and time of day. And higher charges would reflect crossings with greater congestion.

On Thursday the commission released its report on mobility pricing — a driving surcharge, or tax based on road usage, as a means to cut congestion and support transportation investments in the Lower Mainland.

It recommends two options for further study

by TransLink, the region’s transportation authority overseen by the Mayors’ Council.

TransLink would need to install on-street charging infrastructure (licence plate readers) at an estimated cost of up to $350 million with annual operating costs set at up to $200 million. Annual net revenue would be $1.1 billion to $1.5 billion.

First is a congestion point charge, whereby all of the regionally important crossings (including any bridge or tunnel out of Richmond) and some points in New Westminster and Burnaby (Burrard Peninsula) are tolled upwards of $5. Such a measure would cost the average household $5-8 per weekday, or $1,800-$2,700 per household per year. It is

This includes redesignating one lot in Richmond and one lot in Surrey to the “Industrial” designation, and two 11480 River Road Richmond lots at the South Fraser Perimeter Road site in Delta to the “Industrial” 10935 Timberland designation. Additional Road and 10960 - 10984 Olsen Road Surrey sites in Delta include redesignating two lots to the “Port Terminal” and two lots to “Special Study Area” designations.

Such a system would capture drivers who do not exit Richmond frequently. Such a system would require an on-board tracking system.

The number and exact boundaries of zones for this approach are still to be determined and refined. However, as an illustration, the report showed seven regional zones all with varying costs (Downtown Vancouver being the most expensive). Charges would vary within each zone by time of day. As an example, Richmond drivers would be charged 12 to 17 cents per kilometre during the morning rush hour and two cents in off-peak hours.

“These illustrative concepts will require more work, particularly to understand the costs for households and businesses; what should happen to the fuel tax, transit fares, and other taxes; whether there would need to be a cap on daily costs; and the need for exemptions for certain people (low-income) or vehicles,” stated the report.

Since Monday and until Sunday, thousands of Metro Vancouver residents are expected to trade their seatbelts for helmets for Bike to Work Week.

The annual event encourages commuters to cycle to work, school or while running errands in an effort to reduce congestion and pollution and to boost health and workplace comradery across the region.

“While the event is called Bike to Work Week, we want everyone to try getting around by bike this week, no matter where you’re off to,” said Tom Skinner, HUB Cycling’s Bike to Work Week Manager in a press release.

“We want to remind people that all bike trips for transportation count and you’re welcome to partake if you’re a student going to school, working from home, or retired — every kilometre makes a difference.”

In addition to cycling, residents can participate in a variety of events across Metro Vancouver including a wrap up barbecue on June 1 at Creekside Park in Vancouver and a “bike-in movie night” at Vancouver’s Queen Elizabeth Theatre Plaza on June 3.

Kevin Poon, a Grade 5 Ferris elementary student, has wowed the organizers of the China-based International Children’s Comics Competition, winning the top prize and beating more than 40,000 other drawings.

For the theme “My beloved partner,” Poon drew himself playing a computer game in a room with his friend Jerry, who is also playing the game on a laptop beside him.

Scattered across the floor are characters coming out of the computer game, and a student is seen walking past trees outside the window, which allows sunlight to enter the room, creating shadows.

“It’s me and my friend playing a game called Roblocks.

We like to play video games together. And it’s how we knew each other, because we played that game...I think it is friendship,” said Poon to the Richmond News.

Judges said Poon’s drawing was selected as one of the top ones because it reflected both the real “partner” and virtual ones in the computer game that many children have nowadays.

“I like drawing, because you can express your feelings in your drawings,” said Poon.

“Say you feel angry, you can draw devils and stuff; happy, maybe draw something you like. And you can draw different emotions; draw you and your friend. If you want a party, you can also draw that.”

Poon’s mom, Joanne Ho, said the award was a surprise to her because Poon is still new to drawing and has never been part of any drawing competitions before.

Poon’s work will be on display in the Vancouver and Burnaby public libraries.

Strong Start celebrates 10th year Thousands of Richmond kids and parents have benefitted from free pre-school program Graeme Wood RICHMOND NEWS

Richmond’s Strong Start program for preschool aged toddlers celebrate its 10th year May 22 at Mitchell elementary.

Strong Start is a free, province-wide program aimed at familiarizing parents and children with the elementary school system.

In Richmond, it exists at five schools: Mitchell, Woodward, Grauer, Errington and Thompson.

Richmond School District assistant superintendent Lynn Archer welcomed dozens of families to the tea and cake party.

“We have a responsibility as a society to come together for our children and ensure children are as successful as they can be in life,” said Archer.

The district’s early childhood education consultant Marie Thom said about 1,000 children visit Strong Start each year and about 200 attend the two-and-a-half hour sessions on a routine basis at any given time.

Maryam Sadiq told the Richmond News her two pre-Kindergarten children have benefitted greatly from the program at Mitchell.

Strong Start teacher Irina Naverniouk said, due to space, not every school can accommodate a morning and/or afternoon session for the toddlers.

Plus, “sometimes we’re loud, sometimes we’re messy,” quipped Naverniouk, one of many certified early childhood educators at Strong Start.

“But we feel part of the school family,” she said.

Sometimes, after you’ve done a thorough spring cleaning, you find items that even a homeless shelter wouldn’t want. For instance, a wedding dress, wedding shoes, a leg massage implement or a slinky black dress you should have gotten rid of two decades ago.

I usually try to give clothing that I’m no longer using to homeless shelters where they can enjoy a whole new life. But there always seems to be random items I find, hidden in a cabinet below the TV, or high

up on a shelf somewhere that I’m sure no one is ever going to want. Wrong. Like the saying goes: “One man’s trash is another man’s treasure.” So, when a friend told me how her daughter disposes of things for fast cash, I was intrigued. Unbeknownst to me, there’s something called Facebook Marketplace. It’s available on iPhones, iPads, Android mobile devices and even just on your computer’s web browser.

Anyway, Facebook Marketplace is a site within Facebook where you can buy and sell just about anything. (Personally, I find it more user friendly than Craigslist). So, I decided to try it out. To find Marketplace, go to Facebook and, on the left hand side or at the bottom of the page is an icon that

looks like a little house. Click on that and follow the prompts. If you can’t find the icon, you can even search for “Facebook Marketplace” and it will pop up. Once you’re there, it’s very intuitive.

Anyway, my first “for sale” post was a Himalayan pink salt candle holder that somebody gave me 20 years ago. I entered a price, description and location of where I would meet prospective buyers. Within 30 minutes, someone messaged me saying they wanted to buy it. We met at Blenz for less than 10 seconds — she got her candle holder and I got my cash. Easy peasy. Then I went wild. I started posting shoes, costume jewelry, secret book safes I made and a bunch of other stuff. And sometimes it takes

a while to sell things.

While it’s easy and fun to use Facebook Marketplace, I have two caveats — when it asks you where you want to post your “ad,” choose “Marketplace.” If you choose “Your Profile” your ad will show up on your Facebook page. If you want all your FB friends to see it, no problem. The second caveat is this: always meet prospective buyers in a public place, preferably in daylight. Better to be safe than sorry. And always opt for “cash only” payment.

If you’re wondering why I’m doing this, I just figure why not make some extra money on stuff I’m no longer using. Plus, it’s a heck of a lot of fun.

Family raises $1,700 Bobby Reid, 14, grabs B.C. silver for Humboldt Alyse Kotyk RICHMOND NEWS

It was an incident that shook Canadians from coast to coast: the moment a tractor-trailer collided with the Humboldt Broncos junior hockey team’s bus on April 6, killing 16 and wounding many others.

For Richmond mother Debbie Lee Jiang and her seven-year-old son, Graham, it was not only a moment to mourn, but to take action and show compassion.

Together, they decided to organize a fundraiser for the families affected in Humboldt.

“We were all very moved by the vigil and we thought let’s do something, even if it’s very small,” Jiang said. “(Graham’s) goal was $100 and my goal was $1,000 and it has exceeded both of our goals.”

In fact, after weeks of painting rocks with Broncos’ colours and

messages of encouragement — 47 of which will be sent to the arena in Humboldt as a sign of support — Jiang and her son far surpassed their goal by raising just over $1,700.

Richmond’s Bobby Reid has added to his already impressive 2018 airgun competition season with a second place in the BCTSA provincial championships.

Over the weeks they were raising funds, the Richmond family placed rocks in local shops with donation cans, even taking one to their bank, Scotiabank Oakridge in Vancouver, which agreed to match what was raised.

For Jiang, the experience was an opportunity to teach Graham about giving back.

“He was all on board. He helped go to the bank with me, talk to the manager and he helped set up the displays, he’s been telling his friends about it,” she said.

“He’s just thrilled. Yesterday he asked if we can one day go to Humboldt to see the rocks…he’s a very compassionate little guy.”

Now, Jiang is hoping to receive a final donation to cover shipping costs and will send the

The $1,700 will go to the Saskatchewan Junior Hockey League Player Assistance, which was created to support hockey players in the aftermath of the crash.

For Graham, the lesson has been a valuable one.

“We believe and we told (Graham) it’s our way of helping someone and just showing care,” Jiang said.

Bobby, 14, came second in the U16 Sub Junior Male Air Pistol category at the tournament in Kamloops last weekend.

He will now be training with BCTSA coach Julie Bryson at the Richmond Rod and Gun facility on River Road in preparation to join the BC Junior Team this year.

The Richmond News reported earlier this year how Bobby, a Grade 9 student at JN Burnett secondary, won gold in his category at the inaugural running of a tournament in Richmond, named after his late grandfather, Paul Alexander.

Bobby was presented with his medal by his mother, Tracy, Richmond Rod & Gun Club’s airgun match director.

Tracy said at the time that her father was the “builder of the sport in Richmond,” who was placed onto the Richmond Sports Wall of Fame at the Olympic Oval in 2016.

The McMath secondary teenagers recently acquired a TEDx license — TEDxYouth@ Steveston — and are planning to host an array of talented speakers in September at

Xie — who has a target of 11 speakers, with six lined up so far — said he wants to pay attention to the quality of the speakers, rather than “simply inviting neighbours or friends” to talk.

“I would really like to contribute to my community by putting on an intriguing and educational show for them,” Xie told the Richmond News.

Predatory marriages: kids, keep your eyes open!

The term “predatory marriage” is a new term that describes a marriage between a vulnerable older person believed to have assets, and a much younger person who is looking for assets. The term is “new” because of a confluence of many factors that have come together only over the last two or three decades. But because they have come together, it is important to know about, especially for children of parents who may be entering such a relationship or who may be vulnerable to it.

Assets are the objects of pursuit for the predator, but the consequences of these kinds of relationships go beyond just financial damage In my opinion, the following are the major factors that have helped to create these relationships.

Port of Vancouver sees no problem in growing itself and having other West Coast ports expand as well.

In response to stern criticism from StevestonRichmond East MP Joe Peschisolido on Canada’s port authority system, Duncan Wilson, Port of Vancouver’s vice-president of corporate social responsibility, told the Richmond News his organization does and will work collaboratively with other ports, such as Port of Prince Rupert.

“It’s very much about working together,” said Duncan.

Peschisolido told a small town hall May 15 in Steveston that he doesn’t believe port authorities, particularly Vancouver Fraser Port Authority (Port of Vancouver), are working in unison for the greater national interest.

Instead, such entities, which are to manage federal land, have institutional biases and are competing with one another by expanding their scope beyond the mandate laid out by government.

But Duncan said it will be critical to expand capacity in Vancouver as well as elsewhere.

He said container capacity in the Lower Mainland will run out in 2025.

Duncan said it is the port’s job to facilitate trade. And so, for example, with the proposed Roberts Bank Terminal II, the port is merely building the land for a to-be-determined private terminal operator.

“We’re in the land creation business, if you will. We look for opportunities to create or protect land,” said Duncan.

He noted there are advantages to expanding port operations in Metro Vancouver, due to its proximity to an urban core and three rail lines.

While Peschisolido has criticized the port’s CEO Robin Silvester for entering the policymaking realm, Duncan said the port is merely in the best position to provide input, although

The fact that the port chooses seven of 11 directors for its board has led to allegations (such as from the City of Richmond) that it is unwilling to collaborate. Duncan said the board only meets six times a year and that the port has executives delegated to liaise with local councils.

A major criticism of the port has been its purchase of Gilmore Farm in east Richmond.

Duncan said the land remains under study.

He noted the port only owns 0.16 per cent of farmland in the region. He also noted about one-fifth of farmland is not in production, another fifth is used for other purposes (golf courses) and other properties are being converted into single-family estate homes.

“So the port is not a threat to agricultural land as it’s made out to be,” he said, noting the port’s priority is to establish an industrial land bank as municipalities continue to rezone such land for residential purposes.

Asked why the port leases land to non-transportation related companies, such as Harvest Power, Duncan acknowledged Harvest’s lease is not ideal and would likely not be renewed if the opportunity presented itself.

Duncan said the port believes the current framework for reviewing projects is satisfactory. A common critique is that the threshold for a federal environmental review is too high (such as there being no federal review for a jet fuel facility on the Fraser River).

Geothermal condo on the way

A Richmond-based energy company is helping to create two all-electric ferries, but the catch is, they aren’t for B.C.

Instead, Corvus Energy has struck a partnership with Norwegian Electric System (NES) to supply lithium ion battery energy storage systems for two new ferries run by Norwegian ferry operator, Fjord1. Along with three other similar ferries, the fleet of five all-electric ferries can hold 120 cars each and are expected to be delivered in 2019.

A Richmond developer is building a condo that uses geothermal energy — thermal energy found beneath the Earth’s surface — as the main power source for homes.

“Fjord1 continues to forge a very progressive path towards environmentally sustainable operations with these additional all-electric ferries,” said Stein Ruben Larsen, vice president of sales at NES, a total system integrator of electric systems for the global marine market.

However, unlike customers who purchase energy from major geothermal facilities, residents of the 105 condos at 8151 Anderson Road will get their power from a geothermal infrastructure built underneath their tower.

According to Corvus Energy, the company provides battery power to more hybrid or all-electric ferries than all other providers of energy storage systems combined.

“I don’t know any other condos in Richmond that have their own builtin geothermal facility,” said Alvin Cheung, the project manager at ALFA.

During cold weather, fluid is circulated in vertical loops to absorb heat underground and then transferred that heat to the building to provide hot water and heating; in hot weather, fluid cooled underground is distributed to each unit to provide cool air, he explained.

“Residents won’t have bills for heating, air-conditioning, or hot water, because they all come from free energy. There are just some small electricity bills for lighting facilities,” said Cheung.

He said this system is a “win-win” for residents, developers and the environment.

The operation fee for the geothermal energy is included in the strata fee, which according to Cheung varies from $300 to $450 for one to three bedroom apartments (there is no gym or swimming pool in the building.)

The strata fee also contains gas bills, he added.

“Residents just need to pay electric-

ity bills for appliances such as lighting themselves,“ said Cheung.

The developer who owns the geothermal facilities then takes money from the strata fee every month.

“The installation is $1.3 million for this project. If we take $100 from the 105 units’ monthly strata fee, it takes about 10 years to get the initial costs back,” said Cheung.

“But after that, the company will continue to make money from the facility. So it’s beneficial in the long term,” he added.

Cheung said most developers don’t do it because it requires a big initial investment of time and money.

The whole system needs to be designed and built in place before the construction of the building. That means the condo tower takes longer to build than regular ones, according to Cheung.

“And you have to find the right supplies for the facilities, which can also be a challenge,” he added.

Cheung said ALFA didn’t factor in the geothermal installation cost to the original price of the condos, although he didn’t reveal how much the con-

“Because it’s still a new concept and we want to lower the bar for buyers.

Also, we see it as a way to market our brand and make the company stand out in the condo market,” he said.

“We hope geothermal condos will get more common. The more people build them, the lower the facilities will cost.”

All units have been sold through presale after the project was announced two years ago, according to Cheung.

Including the one on Anderson Road, the company plans to build six geothermal condo projects in Richmond. Cheung said he is not sure when the current project will be completed and the other five also don’t have a timeline yet.

The RC Palmer Griffins have capped a dominant season in style — capturing the B.C. High School Ultimate “AA” Championship at a sun-drenched Newton Athletic Park.

The Griffins concluded an unbeaten run with a 13-1 victory over Surrey’s Regent Christian in the gold medal game. They were the class of their 14-school tier and were never really tested over the two-day tournament.

In the post-season, the Griffins moved into their own “AA” tier, winning the Lower Mainland title in convincing fashion. B.C. School Sports used the same tiering for the provincials.

“We have always been up against

‘AAA’ teams and have to test our skills against schools that our way bigger than us. We have learned how to play with the intensity that is required against all ‘AAA’ teams and we just carried it on to this provincial tournament,” said head coach Fred Gumangan.

It was evident in the early going of the gold medal game Palmer was simply at another level compared to its opponent. It’s a reflection too of a program that features many players that go on to participate in summer junior leagues and even beyond to the national level. Grade 12 standout Ada Chang was recently named to Canada’s U20 team.

Gumangan is a Palmer grad himself who played with about half of the current team. He has brought to the pro-

gram is knowledge as a player at the adult league level and also attending coaching workshops.

“I just wanted to come back because in my last year I kind of wished we would have done a bit better,” he continued. “I know lot of these kids have so much passion for the sport and I just wanted to give them some more to make them better players.”

It wasn’t the finish he was hoping for but what a remarkable final season in the Western Hockey League for Glenn Gawdin. The 21-year-old captained the Swift Current Broncos to their first WHL championship in 25 years and a berth into the Memorial Cup. Glenn enjoyed a dominant regular season, finishing second in league scoring with 125 points, including 56 goals. He added 32 more points in the Broncos’ memorable run to the title and was named the WHL Playoff MVP. The Calgary Flames prospect’s final game for Swift Current saw him score twice and add an assist in a 6-5 loss to host Regina last Wednesday at the Memorial Cup. A 2-6-0-1 mark hardly reflects how competitive the Roadrunners have been so far in the fledgling B.C. Junior “B” Tier One Lacrosse League. They were rewarded for their season-long effort in Sunday’s 12-8 home floor win over the Nanaimo Timbermen.

The result came 24 hours later after a 14-13 loss in the provincial capital to the second place Victoria Shamrocks (7-2-0).

Ryan Jensen will be continuing his promising football career at the University of Regina next fall.

He is the son of WLA Langley Thunder head coach Rod Jensen and nephew of longtime Richmond Lacrosse president Glenn Jensen. Ryan is second in team scoring with 22 points in just four games.

It was a marked improvement on a 14-6 setback to the Island powerhouse three weeks earlier.

It is with great sadness that the family of Sharron Lyle McIntyre announces her passing on May 19th, 2018, in her 76th year, after a courageous battle with lung cancer. Sharron will be deeply missed and lovingly remembered by her husband John; children: Lee (Michelle) and Boyd (Andrea); stepchildren: Kellie (Jim) and Troy (Marichielle); grandchildren: Taylor and Marleigh; step-grandchildren: Taylor, Kaylene, and Leia; sisters: Donna (Art) and Judy, brother: Jack (Sandi); and brother-in-law: Dave (Marilyn). She is predeceased by her parents: John and Hazel Rekis. Sharron grew up in Richmond, British Columbia, and thereafter, lived in Tsawwassen and Richmond. Lee and Boyd enjoyed the benefits of a stay-at-home mother while growing up. In 2000, she married John and moved to Cloverdale.

In her 40’s, Sharron re-entered the workforce, eventually working for the Jim Pattison Group (specifically: Neon Products and The News Group).

She started as an on-call receptionist and graduated to become the organization’s Executive Assistant. In all areas of her life, Sharron was recognized and respected as independent, hardworking, caring, strong-minded, generous, and unassuming - she brought a touch of class to the world. Sharron was a gourmet cook and baker.

She loved working in her flower garden, going for walks at Crescent Beach and travelling with John, golfing with the girls, and spending time with her family and friends. Thank you to the staff of the Langley Hospice Residence for making her last months comfortable.
