Although a growing number of businesses are reopening their in-person office spaces, many are maintaining remote workforces or implementing hybrid schedules. While the shift signals steps toward more traditional, familiar work environments, it also presents some challenges. If your temporary remote work schedule is headed for a more permanent status, or if you’ll be straddling both worlds indefinitely, it may be time to make some changes to ensure your home office is up to the task.

DO YOUR RESEARCH Before making any significant purchases, do some digging to learn all you can about the devices and equipment you’re considering, especially if you’re planning to create an efficient setup using smart technology. While many devices work well together, that’s not always the case. You should also be aware of the controls and how you’ll manage smart functions; choose the setup that’s most intuitive for you and fits best with your workflow.

IDENTIFY UNIQUE REQUIREMENTS A successful home office needs to reflect the needs of your particular job, so you may need special equipment or tools specific to your role. SELLER’S MARKET In a seller’s market, there are more buyers looking for a home than there are houses available. That means sellers may have an advantage, since multiple buyers may be interested in purchasing their home. If you’re looking to buy a house in a seller’s market, it’s important to know what to expect and to be prepared so you can avoid common pitfalls.

Get Pre-Approved Before you start shopping for a house, you should get pre-approved for a mortgage. That means you will submit your financial information and supporting documents to a lender, and it will review them to decide how much you can afford to pay for a house. Being pre-approved will demonstrate to a seller that you are in a good financial position, can afford a house and will be able to move forward quickly.

The amount a lender pre-approves you for is not necessarily the amount you should spend. The lender may not consider all your monthly expenses, such as childcare, or other costs of homeownership, such as property taxes, private mortgage insurance, homeowners insurance, maintenance and repairs. Assess your overall financial circumstances to figure out how much you can comfortably afford to spend for monthly mortgage payments.

Make a Competitive and Realistic Offer You want to get a home at a good price, but in a seller’s market, you may be competing with one or more other buyers who are interested in the same house. To have a better chance at becoming the new owner, you need to present a competitive offer right off the bat. If you try to start negotiations by submitting a low bid, you may not get a chance to negotiate at all because the seller may simply choose a buyer who made a higher offer. Don’t make an initial offer for the maximum amount you can afford. In a seller’s market, bidding wars are common. You may find that because competition is fierce, the only way to win a bidding war is to offer more than the list price. That doesn’t mean you should go over your budget—it means you should focus on homes with asking prices below the amount you can afford so you will have room to negotiate. If another buyer submits a bid that is higher than what you can afford, be prepared to walk away and look for another house that’s a better fit for your budget.

Get Help From a Knowledgeable Real Estate Agent An experienced real estate agent who is familiar with the local market can guide you through the process of looking for a new home. An agent can help you decide how much to offer so you can hopefully get the house you want at a competitive price without being outbid by another buyer. If you can’t find a home with the features you want in your price range, your agent may recommend that you consider another neighborhood or city with lower home prices. Termites can eat the wood in your house and cause major destruction. There are telltale signs of a termite infestation that you may be able to spot if you know what to look out for. If you notice any of them, contact a professional to have your home inspected and treated. Physical Damage to Your House When termites chew through wood, they create long grooves that weaken the wood’s structure and leave it hollowed out. The damage may be located in places that you can’t see, such as behind walls and beneath floors, but wood that termites have chewed through can produce a hollow sound that indicates that your home has been infested. You may notice that drywall has small holes or that it’s drooping in places. You may see that paint is peeling and may think that it’s due to water damage, but it may actually be caused by termites. you see mud tubes near your house, that’s a sign that termites have burrowed underground to get to a food source. After termites leave their nest to mate, they twist off and discard their wings. If you see a pile of wings that are all the same size and that resemble fish scales near a window or door, that indicates that there’s a swarm of termites nearby. You may see piles of termite waste in the form of pellets. The pellets may look like sawdust or coffee grounds. Have Your Home Inspected for Termites on a Regular Basis If your home has been invaded by termites, you may not see evidence until they have been there for months or years and have caused widespread destruction. That’s why it’s important to schedule routine termite inspections. If there is termite damage, a professional will be able to detect it so you can take care of the problem before it becomes serious and your home requires major structural repairs.
