If you are saving for a down payment, how do you know if you should invest in a Registered Retirement Savings Plan (RRSP) or a Tax-Free Savings Account (TFSA)? They both have their advantages but depending on your situation, one might be better than the other, or a combination may be the best solution. Here are some things to consider.
RRSPs
An RRSP is a savings plan allows you to save for retirement by contributing up to 18 percent of your annual income to a specified amount (the Federal government set limit is $26,500 for 2019 plus any carryover from previous years). Money invested in RRSPs compounds tax-free, but you have to pay taxes on money withdrawn from a plan, except in the case of the Home Buyer’s Plan. The Home Buyer’s Plan is an option for RRSP investors that allows you to withdraw up to $25,000 to use towards the down payment on a home. The money is withdrawn tax-free and repaid interest-free over 15 years beginning the second year after your home purchase. The default repayment schedule is one-fif-
teenth of the withdrawn amount for 15 years. The up-side is that it won’t affect your long-term savings goals while allowing you to invest in a property. The best argument for using RRSPs to save for a home is the tax deduction you get when you contribute to a plan. Invest your return in your RRSP, and you’ve got an extra boost to your savings. Generally, it’s a good idea to invest in an RRSP if you are earning a higher income as the amount you contribute each year goes towards lowering your overall income so your tax return will be more. For example, if you earn $100,000 per year and contribute $10,000 to an RRSP, your annual taxable income becomes $90,000. If you have paid taxes on $100,000, your fees will be adjusted to $90,000, and you will see the benefits in the way of a tax return.

TFSAs
TFSAs may not have the benefits of using an RRSP to save for a home, but it compensates by offering more real-life flexibility. TFSAs have only been around for about 10 years and are sometimes overlooked as a savings method for a down payment. While investors may not receive a tax deduction for contributing, people 18 and older can deposit up to the limit annually and not pay taxes on whatever type of investment or savings gains they generate. Annual contributions are set by the Federal government with the 2019 limit set to $6,000 (it was $5,500 in 2018), but you can carry forward from one year to the next, as you can with an RRSP. Investors have the freedom from the rigid requirements for repaying money withdrawn from an RRSP to pay for a house. It’s also much faster and less complicated to withdraw money from your TFSA. There
is little or no paperwork to fill out, and in many cases, you can go online and transfer money from your TFSA right to your bank account. The investment income earned is tax-free, and you can withdraw at any time without paying taxes. Withdrawals can be repaid at any time and will increase your total contribution room. With the current real estate climate, many first-time home buyers use a combination of both RRSPs and TFSAs to meet the new lending rules and the minimum down payment requirements. If an RRSP is right for you, consider maximizing your RRSP contributions to get a large tax refund and put that refund into your TFSA. That way, you have more money working for you, and you’ll have a mix of long-term retirement funds (RRSP) and flexible funds (TFSA).

Hiring a Contractor? Do This First Nothing is more exciting than embarking on a home renovation project! Hire the wrong contractor, however, and your dream remodel can quickly turn into a nightmare. That’s why it’s essential to do your due diligence when hiring a contractor, such as getting multiple estimates before signing a contract. According to the Better Business Bureau (BBB), when you get multiple bids, you can learn a great deal about the proposed project, such as what type of work is needed, the quality of the building materials, how long the job may take and the total cost.

Get everything in writing. Make sure all verbal promises end up in the written contract as well as a detailed description of the work, the cost of materials and start and completion dates. Contracts also should include specifics about the deposit and payment schedule and guarantees for the quality of work and materials.

The contract should specify required permits - Renovation work often requires permits from the town or municipality. If you’re contractor suggests going without permits, it might be a sign they have a poor reputation at city hall.
The BBB offers these other tips to help find the best, most ethical contractor to work with and ensure a successful home renovation: u

First, check bbb.org BBB’s business profiles can tell you how long the contractor has been in business, as well as provide contact information, verified customer reviews, complaint details and how the business responded. Be wary of ‘today-only’ sales pitches - This is a sales tactic designed to get you to sign a contract or put down a deposit, without giving you the opportunity to do your research. Watch out for these and other ‘bargains’ that rush you into a deal.
u Get references from recent customers - Speak with other property owners who had work done recently, and ask what they did or did not like about a particular contractor. A reputable contractor will be happy to provide u client references.

Compare apples to apples – Choosing a prospective contractor is simpler if you ask for quotes based on the number of hours needed and the same quality of materials. Avoid putting down a large deposit - A typical payment schedule should follow the “rule of thirds.” The first payment is given when signing the contract and helps pay for materials, the second payment when work begins, and the final payment when the job is finished and you are satisfied with the quality of work. Ask the builder to walk you through the work to explain what has been done. By sticking to the above steps, you’ll head into your renovation with peace of mind, knowing you’ve done your homework and taken the necessary steps to select the best possible contractor.
