In todayʼs market, lots of factors can contribute to an appraisal coming in lower than expected, some of which might include the lack of recent comparable home sales in the area, or using an appraiser from another town or region. Want to know if your home is being appraised properly?

N ot long ago in this column, I shared why it’s so hard to preserve exterior wood using any number of products. One of them was paint. You may have been one of the many readers that reached out to me.
Do you want to build a new wall inside your home?
Perhaps you're trying to create a new small space for a home office or hobby room, or maybe you have a bigger appetite and are transforming a dank basement into a finished living space. But you have no idea where to start. I've been there. I've experienced your anxiety.
If I had to boil down all the emails I received to just one, it would have read: “Tim, I have to paint my exterior (fill in the blank). I don’t have a choice. Why do paints fail, what can I do to get the longest-lasting result, and what is the best exterior paint in your opinion?”

Hoo boy! Countless professional papers have been written about these topics. Scientists with PhDs in chemistry spend their entire careers wrestling with these questions. That said, I’ll do my best to answer them in the limited space of this column. Let’s get started.
Every now and then it's interesting to go back in time. I clearly remember having to build my first partition wall inside a house. I was a soaking wet-behind-theears carpenter working for a small remodeling company. One of my college professors, Dr. Larsen, had asked me to install a half bathroom in his home. I had no idea what to do, so I told him that my boss could do the job.

you don't know. Keep in mind this was decades before the Internet and YouTube. You have no idea what an advantage you now have when you have to educate yourself about how to repair and build things around your home. Count your blessings!
Glues work best when they’re applied to clean, dust-free, dry surfaces. The same is true with exterior paint. Let’s exorcise the pressure-wash demon here and now. Pressure washing the object you’re about to paint does not get it perfectly clean.
Building a new interior wall in an existing house can be much different from doing it on a new home job site. When we carpenters build a wall for a new home, we typically build it flat on the floor. Once all the studs are nailed to the bottom and top plates, we tilt the wall up and secure it so it doesn't fall over.
You can test this with ease. Take your dirty car to a DIY car wash where you can spray it with a pressure washer. Go ahead and use the soap setting, get the wand as close as you feel comfortable to the paint and rinse it. Then pull your car out of the bay and drive to the edge of the lot. Let your car dry in the sun. You’ll see there’s still a light film of dirt on the paint.
To get any exterior object really clean, you need to rub the surface with a sponge or brush using soapy water. You then rinse with clear water. This mechanical agitation gets the object clean just as your hands rubbing across your skin gets you clean in the shower. This is an indisputable fact.
plumb in the same plane. You'll then cut each wall stud to fit snugly between the plates and toenail them in place. Drill angled pilot holes in the ends of the wall studs for the nails. Use no less than 3-inch-long 16d sinker nails to connect the wall studs to the plates.
Another cause of paint failure on exterior wood objects is the failure to pre-paint each piece of wood before the thing is built. Think of how you build a deck railing, fence, picnic table or other structure. You make all the cuts, assemble the pieces, and then paint it. The problem with this approach is that each place where one piece of wood touches another you’ve got a tiny crack. Unless you live in the Atacama Desert, water enters the unpainted wood at these locations, and you know the rest of the story.
The last thing I want to share is the adhesive-chain issue. If you’re painting something that’s already got multiple coats of paint on it, realize that you have a chain. Each previous layer of paint is a link in the chain. While you may do everything right when applying the last coat of paint, a layer three levels down may fail because that painter didn’t do things right or he used a cheap paint with inferior glue.
This is why it’s so very important to use the best paint, read the label instructions and if the manufacturer says to prime bare wood, then do it. For best results, apply the finish paint within hours of the primer drying to get the best mechanical and chemical bond between the two linked layers!

With bidding wars commonplace, and so much information on home prices available, it can sometimes be tough to know whether you’re paying a fair price for your home. If you’ re working with a real estate professional whose expertise and guidance you trust, chances are they negotiated the best possible price for you. But here are some other ways to know if you’ve paid the right price:
1. CONSIDER THE NEIGHBORHOOD.
Location really is everything when it comes to a good real estate investment, so if you bought in a great area odds are you’ve made a good investment and your home’s value will appreciate over time. Ask your agent to show you “comparables” of what other homes in the area sold for and are valued at.
2. PAY ATTENTION TO THE INSPECTION REPORT.
If the inspection report comes back with any issues that will require a major investment to repair, this should be reflected in the price you pay for the home. If the owner didn’t pay for the repair, that cost should come out of the purchase price.
3. USE AUTOMATED VALUATION MODELS (AVM) TO GET AN IDEA OF THE VALUE OF YOUR HOME AND THE NEIGHBORHOOD OVER TIME.
Ask your real estate agent to recommend a couple they believe are most accurate. The AVM may reveal that while you feel you’re paying too much, the appreciation in a few years’ time makes the investment well worth it.
4. TAKE YOUR PERSONAL CIRCUMSTANCES INTO ACCOUNT.
Ultimately, what you pay for the home has everything to do with your personal situation. If the location is extremely important to you, or the design or style is your absolute dream home, then the price is worth it.
Taking all these factors into consideration can provide you great peace of mind or provide some necessary concern. Work with your real estate agent to determine whether you’re paying the right price – they will keep your mind at ease and provide helpful guidance.
It’s also important to consider how long you intend to live there. If you’re in it for the long haul, odds are you’ll regain your investment. If you’re there for a shorter term, being able to make a quicker profit or rent will be very important. Your personal situation is a critical factor in the price you’re willing to pay.

Everyone has heard that you only have one chance to make a first impression, and it’s true. Begin with a deep clean. Outdated light fixtures are forgivable, but a dirt ring where the carpet meets the baseboard isn’t. It makes potential buyers wonder what else was missed. Clear off countertops in the kitchen and bathroom, and make as much clear, open space as you can. If decorating isn’t your strong suit, hire a home stager to help you work with what you’ve got before the Realtor sends a photographer to put up photos that will either close or sink the deal.

Nothing can sell a house like curb appeal. It’s like a pretty box with a satin bow: visually inviting. Polish up your home’s look so that the sale isn’t lost at the street. Find small ways to update, like fresh mulch in the front yard beds or a pot of welcoming flowers by the door. Create a welcoming entrance at the foyer, and before long you’ll be putting “sold” sign out front.
