ummer is a great time for home improvement projects and DIY updates around the house. Set some time (and money) aside this summer to give your home some TLC. Not only will it increase the overall value of your home, but little upgrades here and there can also save you a lot of money down the line. While some home improvements can be expensive, such as adding central air conditioning or remodeling an entire room of your house, there are more affordable projects that can give you the same effect for a much lower cost. Lumber costs are skyrocketing right now, so if your project calls for it, you’re going to want to plan ahead. Here are some simple, affordable home improvement projects to try this summer that won’t break the bank.

Declutter your home. Organize your entire house if you really want to go all out, or pick a place in your home that needs it most and get to work. Decluttering doesn’t cost anything, and you can earn some money by selling items you no longer use. Plus, you can use your earnings toward other home repairs. “It costs nothing except a week or two of your time, and the ability to let go and part ways with unneeded clutter that no longer brings you or your home joy,” says Emilie Dulles, a lifestyle design expert and founder of Dulles Designs.
Your clutter is actually costing you money, and getting rid of things you don’t use can make a lot of room in your house and even give you ideas for other improvements. Because of the warm weather, summer is a good time to declutter and air out those oft-forgotten areas, like the garage, an outdoor shed or the basement, that tend to be used less during colder months.

Refresh your house with paint. Summer is the perfect season for bigger paint projects. If you have areas in your home that you’ve been meaning to repaint, such as entire rooms or the exterior, summer is the time to do it–and a little paint could go a long way in transforming your space. The warm weather lets the paint cure properly and ensures that it will last longer. “I think painting is one of the best DIY projects because it can be easily corrected if you make any mistakes,” says Chicago-based real estate developer Bill Samuel. “It really has a huge impact on the overall space when you take your time to repair any blemishes and do a quality job.” Dulles recommends painting parts of your home (or all of it) white to make it look bigger and brighter.

Check gutters. This might not be the most fun or creative home improvement project, but it’s an important one to protect your home for the winter months ahead and against summer storms. “Winter, followed by a rainy spring, can take a toll on your gutters and downspouts,” says Bailey Carson, a home expert at Angi. “If they’re ignored, you could end up needing to replace them altogether or, worse, dealing with foundation damage, interior flooding, driveway cracks or landscape erosion.” The damage would end up costing you way more than cleaning your gutters. All you need (if you don’t have this equipment already) is a gutter-cleaning attachment for your garden hose, a ladder, a bucket, a gutter scoop and heavy-duty gloves. You could also buy a gutter guard to protect your gutters and prevent leaves from gathering in them.

Spruce up outdoor areas. Give your yard some attention too – chances are, you’re probably spending a lot more time in it to enjoy the beautiful summer weather. While the cost of renovating your outdoor space varies depending on the project, there are simple DIY improvements you can make to elevate your backyard or front yard for a lot less. Maria Vaamonde, a commercial real estate investor and founder of Property Cashin, suggests landscaping your front yard. “Gardens make homes more aesthetically pleasing, and they also can add to the property value. Summertime is the perfect time to plant perennials, a variety of beautiful-looking flowers that are low maintenance,” says Vaamonde. They do this work for a living, so agents understand the ins and outs of contract and price negotiations. Another factor is the market conditions—agents have to stay on top of changes, so they can make the most money on commissions. They know what items they can negotiate and what things are best to avoid. NO EMOTIONAL CONNECTION One of the biggest things about hiring a professional that sellers find appealing is the fact that an agent is not biased. They’re not connected to your property, so they see it at face value. Things like older home equipment, cracks in the sidewalk or areas that you can improve before the open house are more visible to the agent than the person who has lived in the home for years. With no emotional connection, the agent can make decisions that many homeowners are afraid of or unwilling to make. ACCESSIBILITY Does your schedule afford you the time to talk with every person interested in your home? Probably not. LANDSCAPING PROJECTS THAT ADD VALUE TO YOUR HOME

hough the real estate market is booming and home prices are already at record highs, it can't hurt to maximize the value of your property, particularly if you're considering listing it for sale. One of the ways to accomplish this is by investing in a well-chosen landscaping project, one that impresses potential buyers and entices them to pay a bit more to close the deal. "When it comes to getting the best price for your home, the power of landscaping to increase your home's value can't be overlooked," says Beatrice de Jong, broker and consumer trends expert for Opendoor. "First impressions are everything, and curb appeal is what potential buyers notice first. ... It will signal to buyers that they can expect the same from the interior and bones of the house." Here are five landscaping projects that industry experts say are worth the investment to boost your home's value. 1. PLANT TREES. One word: trees. It's the landscaping project nearly every expert recommends for increasing a home's value. "Trees can add up to $9,000 to your home's value, but you should grow them a distance from the septic system, driveways and the house itself to prevent any potential interferences," suggests Bryan McKenzie, co-founder of Bumper Crop Times. "Otherwise, the value of your home can be decreased as buyers may anticipate costly issues." What he's referring to is potential root damage to the home's foundation, falling branches or more. Wisely placed trees, however, have consistently proven to be a smart investment, says Dan Beaulieu, real estate agent, contractor and founder of Burlington House Buyers.
2. SPRUCE UP THE FRONT WALKWAY. Your walkway is part of a potential buyer's first impression. So, spend some time making your walkway and entrance look pictureperfect. "If the walkway is well-decorated, it instantly creates a good ambiance for the house," says Dawn Templeton, owner and real estate broker with Idaho-based Templeton Real Estate Group. "Plant flowers by the two sides of the walkway, and keep the walkways illuminated properly. It will create a dramatic beauty." 3. INVEST IN A WELL-MAINTAINED LAWN Another major element of curb appeal you should never underestimate is the power of a well-cared-for-lawn or front yard. These have a huge impact on the overall desirability of your home. "My general rule for landscaping is that the home should look at least as nice as the neighboring homes," says de Jong. "At the very least, home sellers should have the lawn mowed, trees pruned, weeds pulled and garden spruced up with some colorful seasonal flowers, because curb appeal is essential to selling a home." An unmaintained lawn, on the other hand, is not only a curb-appeal deterrent; it also sends a red flag to potential buyers that the home wasn't taken care of, de Jong adds. 4. CONSTRUCT A FIRE PIT. Fire pits soared in popularity during the COVID-19 pandemic while we were all stuck at home, and they continue to be a major outdoor landscape attraction that increases property value. "A fire pit is an arguably universally beloved home feature, perfect for families, young couples and anyone who loves to host and entertain guests," says de Jong. "When built using less expensive materials ... homeowners can increase the ROI of a fire pit to more than 80% and recoup 78% of the costs," adds de Jong.

clean the filter. It’s likely gross and full of gunk from last summer. The filter is located right behind the front grill that blows air into your room. If it’s a paper filter, trash it and put in a new one. If its mesh, clean it with warm, soapy water and let it dry. If the folder is really moldy, soak it in a solution of bleach and water.

• Next, clean the evaporator coil and
sure you follow some basic maintenance tips to ensure you’ll be chilling in your living room and not sticking to your leather couch. If you have a Central AC system, brave the heat for a minute. Clear the leaves and debris out of the base of the AC’s condenser. If it has a drain, make sure the drain is clear too. the blower’s fan blades, tighten any loose mounting bolts, and, if the fan motor has oil ports, put a few drops of oil or spray WD-40 into the ports for lubrication. Finally, mop up any excess water inside the condenser and reassemble it. When it comes to window A/C units, all you need is 20 minutes at the beginning of the summer to keep it running smoothly. Unplug your unit and
condenser coil with a soft-back vacuum brush. The evaporator coil is behind the filter and the condenser coil is behind the compressor.
• Finally, wipe down the outside of the
unit and check the window seal for cracks or wear. If there is a gap, hit it with some foam weather stripping to ensure a proper seal.
If you live in a particularly brutal area for summer heat and you tend to keep your window unit blowing all summer long, you’re probably going to have to clean it a few times before fall. It can be a pain, but it’ll keep you from dealing with a broken AC unit in the middle of July. If you’re able to afford it, contact your HVAC company to keep your AC unit well maintained. Or, do some research on getting a central air unit installed. Whatever situation is best for your home situation, make sure you’re chilling this summer, and not melting.

ENERGY-SAVING TIPS FOR STAYING COOL AT HOME THIS
As summer temperatures soar, it’s tempting to turn on the air conditioning full blast—assuming you have such a system. But whether you do or not, electric air conditioning isn’t cheap to run, nor is it eco-friendly. Given that Americans use more than double the electricity than many other nations do, sustainability experts suggest energy-efficient ways to stay cool in your home this summer, no matter how hot it gets outside. USE FANS - Standing or table-top, circulating fans are quiet, effective, and economical for cooling small areas. Keep one in each of the rooms you regularly use and chill out in comfort for less. MIST YOUR BED - At bedtime, mist your bed with cold water from the fridge, then turn a fan nearby. This will create an evaporative cooling effect, allowing you to sleep more comfortably even on very hot nights. TURN DOWN THE LIGHTS - Lights generate heat, so turn them down or off whenever you can do without them. USE LIGHT BLOCKING CURTAINS - In sunny rooms, light-blocking drapes or curtains can help keep a room from building up heat.

BE MINDFUL OF OVEN USE - Oven heat lingers, and nobody wants too much hot food when it’s sweltering out. Eat colorful, proteinbased salads for optimal nutrition and if you must turn on the oven, do so mainly in the early morning. DON’T LINGER AT THE FRIDGE - Refrigerators work harder in hot weather. Standing by an open fridge door while you debate what to eat lets out the cool air and makes the fridge work even harder and use more energy. TAKE SHORTER, COOLER SHOWERS - A short, cool shower is a great way to cool your skin and help you feel fresh. You can also cool down (along with the kids) under a refreshing garden hose sprinkle.
