The first thing you need to do when considering a building lot is to make your own personal list of deal-breakers. In my daughter’s case, she wanted privacy and quiet. For example, a vacant urban lot may have setback distances of just a few feet. A rural lot may have a front and rear-yard setback of 60 or more feet. In my daughter’s case, the modest home she ended up building had to be shoehorned into the leftover buildable area within her lot. The house had to be built at an angle to the road – and even then two small wetland areas were dangerously close to the house. Wetlands you say? HOME RENOVATIONS
6 GREAT BATHROOM TRENDS TO TRY Bathrooms aren’t just utilitarian spaces anymore; they’re becoming personalized, spa-like retreats. If you’re ready to hit refresh on your bathroom, these eight ideas will inspire you to turn this everyday space into a calming sanctuary. 1. ACCENT WALLS
4. NATURAL TONES AND TEXTURES
Homeowners and designers are increasingly using accent walls to amp up interest in the bathroom. These can be used to liven up a neutral palette or help draw focus to a show-stopping feature, such as a soaking tub or custom vanity.
As homeowners seek to create a calming space, subtle natural hues are on the rise. In addition, natural materials like wood and marble blend beautifully with a wide range of color palettes. Whether you prefer a minimalist Scandinavian look, a rustic farmhouse vibe or a traditional feel, natural tones and textures work well with a variety of design styles. To help modernize the space, incorporate a small dose of black to ground the look.
If you decide to add an accent wall to your bathroom, carefully choose which wall to showcase. Look to the features around or on the wall to help you decide. If you’re still not sure which wall is best, select the one most visible from the doorway. 2. FREESTANDING VANITIES Personalization continues to be a top priority for homeowners, and freestanding vanities (with their furniture-like appeal) present a great opportunity to add a custom look. Plus, freestanding vanities generally offer the same design and storage options as built-ins, but at a less expensive price point. Updating your vanity is one of the quickest ways to change the look of your bathroom without undertaking an entire remodel. To customize your freestanding vanity even further, swap out the hardware with pulls in your favorite metallic finish, then accessorize the countertop with a pretty tray or vase. 3. BLACK ACCENTS Though hardware and faucet finishes are one way to try this trend, you can also go with deep-hued vanities, black accent walls and even plumbing fixtures. Used sparingly, black accents can provide a pop of contrast in a traditional white bathroom. When applied liberally, black accents help foster a glamorous vibe.
Creative Living 85 Digestsize.indd 8
5. DOUBLE VANITIES As the average house size increases, bigger master bathrooms mean more opportunities to incorporate convenient design elements like double vanities. Although double sinks can reduce the amount of usable counter space, many manufacturers are now addressing that issue with creative storage solutions. Vanities outfitted with power outlets, full-extension drawers and custom holders for grooming tools can help minimize clutter and make the most of limited space. Side-by-side vanities are another stylish choice with numerous customization options. 6. LARGE SHOWERS When space allows, homeowners are ditching the shower-bath combo and opting for a walk-in shower and equally luxurious tub. A larger shower area presents ample opportunity for introducing customization and spa-like extras. Add an element of luxury with built-in storage niches or a teak bench lined with pampering products. ©2022 Meredith Corporation. Distributed by Tribune Content Agency, LLC.

HOW TO
Create a Patio That You Love
Summertime Project A few small touches are all it takes to turn a patio from a bare spot in the yard to a comfortable, private retreat from reality. These ideas can help you maximize what you already have to create a patio that you love.

GREEN UP YOUR PATIO WITH PLANTS The easiest and most versatile way to add plants to a patio is by using containers. Evergreen shrubs in containers can define areas of a patio, provide privacy and shade or serve as a windbreak. Smaller pots of perennials, annuals or bulbs can introduce seasonal color to a patio. One advantage to using containers is that they are portable, which means you can move the plants around to suit your mood and their needs. Just be sure that the containers match the style of the patio. Another alternative is to have built-in planting areas on the patio. This is best done when you design and build the patio: leave open spaces to act as in-ground containers that you can plant directly into. This method creates more protection from freezing temperatures, and plants need less irrigation than if they are grown in containers. It also allows you to grow low ground covers that help soften large expanses of paving. If you include a built-in in-ground planter, it is vital that the planting hole drain adequately and the soil does not become too alkaline as a result of adjoining mortar. Here’s how to get the best results: Once the patio is built, including the planting holes, excavate a hole at least 3 feet deep and fill the hole with water at least 12 inches deep. If the water does not drain within four hours, you’ll need to improve drainage or use containers or raised beds. If the hole passes the drainage test, line it with heavy plastic, make several large slits in the bottom of the plastic so water can drain, then fill the hole with good soil.
FOCAL POINTS CAN DO DOUBLE DUTY
WATER FEATURES ADD AMBIANCE
In the same way you would decorate a room inside the house, use yard art to accent and otherwise decorate your patio. If the patio can be seen readily from inside the house, the use of ornaments such as wire spheres, metal obelisks or topiary frames with or without plants can help link the indoors with the outdoors. A focal point that also has a practical function serves double duty.
Whether elaborate and built-in or simple and freestanding, water features are desirable amenities for a patio. Even a small pond can host a number of plants and/or fish. Or install a fountain to provide a bubbling soundtrack to your outdoor experiences and minimize sounds from neighbors or traffic.
FIND FURNITURE YOU LOVE The most common and useful amenity for a patio is furniture. It provides a place to sit, dine or otherwise enjoy the space. When choosing patio furniture, consider the style and how it matches the surroundings, as well as how comfortable and durable it is. Outdoor furniture that has to be protected or that stains easily when exposed to the elements will probably prove to be more trouble than it is worth.

AFFORDABLE WAYS TO ADD STORAGE TO YOUR KITCHEN
I
t doesn’t matter how big your kitchen is. Since we tend to spread out and use however much storage space we have, sooner or later, everyone runs out of space. If your kitchen is short on storage options, there’s no need to embark on a renovation. Instead, consider these great ideas from Consumer Reports for adding more options for stashing kitchen supplies and groceries. A ROLLING KITCHEN CART You might be considering installing a swanky kitchen island, but that can cost big bucks. Instead, invest in a stylish rolling cart that provides many of the same advantages at a fraction of the cost. When it comes to carts, you can get as fancy as you’d like—many have fold-down tables and hideaway stools, for example, providing you with extra seating options when needed.
CABINET ORGANIZERS You can get more mileage out of your existing cabinet space by retrofitting them with organizers. Install a Lazy Susan in a corner, for example, so you don’t lose track of items buried in the back. Roll-out drawers in base cabinets allow you to pack more in and easily access whatever you may need. If you’ve got a large pantry, install tiered shelves to give you an at-a-glance view of kitchen staples like canned goods, spices and baking supplies. TOE-KICK DRAWER These secret hiding spots can be placed at the base of your cabinets and open with just the push of your foot. Use them to store school and office supplies, gift wrap supplies, first-aid items or whatever else you may not need on a daily basis. Adding these space-saving organizers to your kitchen will not only make your life easier, but will surely appeal to prospective homebuyers when it comes time to put your home on the market. House Cleaning Tips to Steal From the Pros When it comes to spring cleaning, or housekeeping any time of the year, nobody knows how to make it more efficient than professional home and hotel cleaners. Try these tips from the pros in your own home.
Stock up on gloves and microfiber cloths. Rubber gloves can help you through a variety of messy tasks without soaking your hands in water or chemicals. Microfiber cloths can be used wet for kitchen and bath cleaning, or dry for thorough dusting. Simplify your cleaning products. You should not need more than three or four products, including a mix of vinegar and water in a spray bottle, to tackle every cleaning job in every room of your house. Keep cleaning tools handy. Having products and rags in a moveable carry-case, and brooms and a vacuum in a central spot, saves time and energy. In a two-story home, keep a second vacuum upstairs for quick and easy pick-ups. Clean the kitchen every day that you cook. Not the whole kitchen, but the range, the counters to the side of it, the refrigerator handle and the sink. New kitchen dirt is easy to clean, but old kitchen dirt can harden into rock.
Creative Living 79 Digestsize.indd 5
Don’t get bogged down with clutter. Spend some time once or twice a month sorting and putting clutter where it belongs. In between, just pick up those light piles of mail and magazines and clean under and around them. Keep your pets brushed. It will minimize the time you spend dusting and vacuuming. Have a cleaning path. Whether it’s back of the house to the front, or tougher rooms first, know the route you will take. In any case, clean from the top down, ceilings first, so floors that catch the dust and debris are the last to be swept and/ or vacuumed. Start with the worst challenge in a room. In the kitchen, it’s the range. In the bathroom, it’s the shower. In the dining room, it may be the chandelier. Once you complete the main challenge, the rest of the room is easy.

EASY SWAPS TO GIVE YOUR HOUSE AN
INSTANT UPGRADE
Creative Living 84 Digestsize.indd 1

S
ometimes the simplest decorating swaps can yield the biggest returns. These one-hit-wonder changes will invigorate your spaces with minimal effort on your part. But be forewarned: One swap may make you want to do another ... and another. But that’s what makes decorating fun, right? Swap standard-issue pillows for something with personality.
Ditch the pillows that came with your sofa and layer in a contrasting color or pattern. But don’t toss the old pillows into the donation bin just yet. Oftentimes these pillows have reusable forms and will fit inside new covers. Or if you’re handy with a sewing machine, stitch new covers to size and you’ll save the expense of new pillow forms. Swap a cluttered, utilitarian nightstand for something prettier. Bring some luxury to your life by simply giving your nightstand a little love. Clear out the unnecessary clutter (we mean that pile of receipts and five random pens) and add a few pretty accessories that make your bedroom feel more like a retreat and less like a dumping ground. Designate a drawer for the basics, such as chargers. Swap a plain lampshade for a patterned cousin. Most lampshades are plain white, which can stick out like a sore thumb in a room where color or muted neutrals reign. Do your whole room a favor and replace these offending lampshades with something that blends in better. Swap a coffee table for an ottoman. This swap is particularly effective if your coffee table is part of a matched set with your end tables. An upholstered ottoman softens a furniture arrangement and provides another opportunity to add pattern and color. Add a large tray to the top as a stable spot for drinks and accessories. Swap silver for gold. The gold trend is here to stay, so what are you waiting for? Start small and work in a few gold accessories to a specific spot. If you want to start riding the next trend, go with copper or rose gold. Swap solid curtains for patterned counterparts. Ditch plain window treatments for something a little livelier. Keep the new curtains within the same color family as your old ones, and use the existing patterns in your room to determine the scale of the new window treatments. For example, if you have small- and large-scale patterns in your room, opt for curtains in a medium-scale pattern. Swap bulky furniture for airy pieces. Heavy, solid-frame accent furniture (such as end tables and ottomans) can weigh down a space. Replacing this dead weight with less-bulky pieces will make a space feel lighter and more refined. Swap basic hardware for a custom combination. Who says all hardware needs to be the same? Forge your own path with a mixed-and-matched set of knobs, pulls and bars. ©2022 Meredith Corporation.
