The JL Tower creates a skyline changing opportunity for Mid-town Anchorage. In addition to a unique building design, a lighting element for the top of the building was created for a unique building signature that is visible and recognizable from many locations in, around, and above the building. At the outset of the planning for the JL Tower in 2006, JL Properties made a commitment to incorporate sustainable principles and design practices in this premier corporate structure. Through collaboration with the design team, plans were conceived to create an environment which would meet these green building objectives. Upon project completion the JL Tower has become the first LEED Certified building in Anchorage and has become the first LEED Certified for Core & Shell project in Alaska.

RIM was hired by the developer to design a modern office building and prepare various entitlement applications needed to obtain approval from the San Francisco Planning Department. RIM managed the planning and environmental application phase and the design team management for the architecture and interior design, roof deck design, and signage design. The building is LEED Gold Certified and is the first ground up building in Northern California to receive the Delos WELL Core & Shell Compliant rating, a performance-based building rating focused on human wellness. |

Located in the Canyon Lands of southern Utah, this ultra-luxury resort is set among the bucolic landscape at the north end of Lake Powell. The resort’s abstracted ruin forms are realized in cast concrete, steel and glass. The heart of the resort is the large swimming pool which is engaged into the site’s natural rock formation.

The resort grounds are fit to accommodate the needs of any traveler, whether on business, family vacation, or a short sporting trip. RIM was contracted to develop design concepts to upgrade and renovate the resort. The design services included rebranding of the resort and interior design of the guestrooms, public spaces and the golf clubhouse. The Leopalace resort, originally built in 1994, operated for years as a mid-level hotel for tourists. Looking to attract high-end clientele, increase occupancy rates, and focus on luxury and superior service, LeoPalace sought to rebrand and renovate their hotel. Our branding team started by developing a captivating story of luxury and mystery about the resort, its’ history, and its’ location on the island. A gold medallion, a symbol of luxury and adventure, became a touchstone of this story and of the new identity. The advantage of renovating while rebranding can be seen in the opportunities to weave the new brand into every aspect of the design. RIM’s team incorporated the new identity into custom finishes, advertising campaigns, staff uniforms and even customer service processes. Over 40 years ago, the “Kupuna Council” (Elder) of the Wai`anae community recognized that there was a need for healthcare services within the community. WCCHC has grown from being more than just a place where one comes to see the local doctor. Today, this building project represents the vision of the Kupuna and the community. Through the guidance of WCCHC’s leadership, the design incorporates native Hawaiian healing, cultural education, practices and traditions through native healers working in conjunction with other healthcare providers to honor the community’s traditions. These services should be housed in a design, whose form and function represents that quality of service. The community has responded by taking ownership and pride in their community healthcare center.

This new remote hospital replaces the existing hospital, serving Barrow and five other North Slope communities. Four times larger than the previous hospital, the new facility provides next-generation critical care and is designed to last at least 50 years. Through community input meetings, RIM and HDR worked together to create a design that serves as a destination/hub for the community and promotes community image, quality care and “a place to heal”. The two-story structure was constructed on piles to address the arctic environment in this northernmost hospital in the United States. PROJECT BRIEF:
RIM was the Architect of Record for the newly opened Mauna Lani Hotel, located on the Kona Coast of the Island of Hawaii. As the first Auberge Resorts property in the Aloha State, this popular, luxury hotel was thoughtfully redesigned to celebrate the history, archaeology, nature, and culture that make this site unique. The centerpiece of its cultural heritage is the 15-acre fishpond complex, dating back to the 1200s. Mauna Lani, which means “mountains reaching heaven,” is also home to 27 parks and two historic trails sprinked with ancient artifacts. Located on 32 oceanside acres, the resort offers three distinct pools, five restaurants, two golf courses, a fitness center, a spa and wellness center, and various outdoor programs.

PROJECT BRIEF:
RIM was the Architect of Record for the famous Canoe House, which is the Mauna Lani Resort’s iconic signature restaurant. The historic structure was largely preserved structurally, maintaining the large volume ceilings and heavy timber beams. The interior and exterior spaces, including the central bar, are completely new with a wide range of casual seating opportunities and exquisite décor. The Canoe House is recognized as the kitchen where modern Hawaiian cuisine pioneer Alan Wong made his mark. Canoe House is carrying on this tradition under Chef Matt Raso.

Working with the development team and in collaboration with LMN Architects, RIM designed this new civic and convention center for Downtown Anchorage. The 200,000 SF facility has extensive circulation, registration and support areas. The design is vibrant and contemporary – offering convenient, flexible and attractive space to visitors and the Anchorage community. The new convention center name “Dena’ina Civic & Convention Center” is in recognition of the Athabascan people who first settled the Upper Cook Inlet basin area some 1,500 years ago. The Alaska Native Science and Engineering Program (ANSEP), a comprehensive suite of high school outreach, recruitment, university retention, and placement strategies was designed to help students fulfill their potential in college, sustain their interest in Science, Technology, Engineering, and Math, and develop an interest in graduate study. RIM First People (an Alaska Native Company) and RIM led the participatory design sessions with multiple stakeholders to develop a concept and program that was reviewed by the Design Advisory Committee. The architectural schematic design for the building evolved during these meetings and represents a balance between Native Alaskan cultural expression and state-of-the-art construction technology.

Starting from humble beginnings, the founders of ANSEP envisioned an educational program so successful, that it would be replicated across the world. Living by the mantra of creating one’s own destiny, ANSEP leaders leapt towards their ultimate success and developed a brand that represented this world class vision. The resulting identity draws upon a canoe, heralding the history and symbolism of an Alaskan water vessel: a quintessential form of engineering, craftsmanship, and communal participation common to all indigenous people. Based on the Waldorf Education System and Mondrian style paintings, this entire project was designed to reflect these principles. As a 14,000 SF, 2-story facility, the school houses eight classrooms, including a kindergarten space, administrative office space, common areas and building support space. The classrooms were designed to offer flexibility, allowing the client multiple uses for each space and a possibility of future expansion. The lower grade classrooms each have a kitchenette that includes a range (oven/stove combination) and a range hood, which aides in which aides in providing imagination in learning with practical, and artistic development in the younger classes.

This new facility for a small, private high school, provides students and teachers with a science lab/lecture and prep room, Humanities/English with a small stage in the classroom, Multi-media Seminar, traditional Japanese Tea Room, offices and kitchen. The original master planning was done as KHMA for the Master Plan for the entire school and all the entitlements. Entitlement process of a school in a residential area requiring no less than five (5) conditional use permits, special district permit, mass grading permit, foundation permit and building permit. All finishes are LEED certified, highly durable and should perform well for years to come.

Ewa Villages (aka The Villages of Moa`e Ku) is a 218 affordable rental unit project developed on 20 acres. This public-private partnership project between the City, State and non-profit developer, EAH Housing, was built in three separate phases. The affordable housing project consists of one, two and three bedroom units that meet HUD, ADA, and Fair Housing requirements. Each unit has a private secured lanai space, and the overall buildings have secured play areas and laundry facilities configured in small neighborhood sections. Ewa Villages is the proud recipient of the 2015 NAIOP Kukulu Hale Design Award.

The beauty of the Coconut Beach Resort, with warmth of the people of Kauai, is the new luxury residence resort overlooking the gentle waters of Makaiwa Beach at Waipouli, Kauai. Island guests will stroll along the new 1,700 ft. beach front, on this 20-acre property, featuring botanical gardens filled with water features, and fragrant flowers. Exploring the resort guests will discover native, local and uniquely Hawaiian cultural arts, events, and experiences. The property will feature a famous island celebrity chef with an all-day dining world class restaurant, a full service departure lounges, fitness centers, activity sliding pool, adult quiet pools and a swim up pool bar. There will be a children’s camp and children’s pools. A cultural tour app will educate guests on Kauai history and island myths and provide directions and guidance on living the Kauai lifestyle.

This housing privatization project included finance, operations and maintenance for on-base housing at Joint Base Elmendorf Richardson (JBER). RIM was responsible for the design of 16 Senior Officer Quarters and one accessible Senior Officer Quarters. Each housing unit is a single-family home and has been designed to encompass a 2-story structure containing 4 bedrooms, 2.5 baths and a full basement. Additionally, RIM renovated 252 three and four-bedroom units in six different neighborhoods. These units are contained within duplex and four-plex buildings. Modifications included converting four-bedroom units to three-bedroom units, adding laundry rooms, arctic entries and exterior storage and recreation rooms. Lastly, RIM completed the new Community Plaza Building combining warehouse, office, and community center space for the residents.

PROJECT BRIEF:
The first addition to the Centennial Village Senior Housing Campus, Eklutna Estate Elderly housing project includes a 59 unit building, common areas, garden plots, a roof garden, tenant storage space, plazas and covered and uncovered parking stalls. The design team worked to value engineer $1 Million out of the project based on the contractor’s pricing at 65% construction documents. Tactics such as moving the building 5 feet to the west to avoid shoring during construction and making slight structural changes provided big ticket cost savings and made it possible to keep not only the size and number of units intact through cost reductions, but also the overall quality of the building. Cook Inlet Housing Authority (CIHA) reported that after the project was complete, they received 155 applications and it took only four months to lease all 59 units.

In order to establish a spot in the growing tech market, find top talent, and expand their business, this electronics company sought a new brand strategy. Chief Tech’s top competition was very traditional and conservative, so the new brand aimed to be modern and holistic. A figure 88, a symbol of good luck in Chinese culture, is incorporated as a key centerpiece for the brand. This paired with a copper and green color palette, representative of a motherboard, helps to create a memorable brand. As part of the brand identity, interior design standards were implemented and established in other offices across the region. Chief Tech’s modern identity quickly became a major selling point for recruiting top talent and expanding their business globally. |

After a fire destroyed the old National Wildlife Refuge (NWR), and through ARRA funding, a new permanent home was designed and built for administrative staff, research area, and a new visitor center with interpretive exhibits for the local residents, schools and visitors to the island of Maui. The concept design for the architecture of the facility was developed with the locale and history of Maui in mind. The sensitivity to land (aina) and appropriate island-style designs were addressed during the process. This project is a replacement facility for an existing Visitor Center, located 67 miles inside the Denali National Park & Preserve. In contrast to historic and semi-urban architectural themes promoted at the entrance area development, this facility blends harmoniously with the natural features of the site. The design places the building predominately on a lower terrace level, out of sight from approaching visitors and busses. The first impression is of a landscape or boulder wall, giving way to a welcoming gateway plaza for orientation, wayfinding and wildlife security. The overall layout is efficient, utilizing rectangular geometry to allow for economical construction in this remote outpost, while maintaining interesting building forms and interior spaces. Designed as a model of sustainability, the project is certified LEED® Platinum. PROGR AM:

This 2-story medical facility provides flight medicine, public health, mental health clinics, and support areas at United States Military Joint Base Elmendorf Richardson (JBER). Supporting facilities include utilities and limited site improvements. The clinic integrates into the existing Elmendorf Hospital Campus and connects directly to the existing Elmendorf Hospital via an enclosed connecting corridor. The new facility was designed to provide a location of full-time employment or roughly 100 employees and providing health care services for up to 250 patients per day. The project enables several high-demand, spatially constrained clinics to expand services within the existing 3MDG hospital footprint. PROGR AM:

This award-winning project, located in Kaneohe, Hawaii, consists of two buildings: an Aircraft Fire and Rescue Station (AFRS), and a Terminal and Operations Building. The terminal building includes a main terminal with passenger check-in and customer service, security, agriculture room, departure lounge, VIP departure lounge, baggage claim, exhibitory display, snack bar with full kitchen, baggage handling and related offices, and contains typical scanning and other equipment used for airport terminals.

RIM was commissioned by CIRI to create a corporate headquarters to replace their existing ‘70’s era facility. The design team was instructed to provide a new office building to freshen the vision and relate to the progressive challenges of today with a new focus on the next 50 years. The team provided a building that achieves a high mark for sustainability and energy efficiency while emphasizing the quality work environment within. Daylighting is enhanced through ten-foot high ceilings, with light diffusers mounted above the exterior view windows. The lobby, designed with the tenant’s clients in mind, has a large fireplace, coffee shop, comfortable seating and conference center providing an inviting and functional space for tenants and visitors. This project is LEED Gold Certified.

Guam Power Authority (GPA) had outgrown its Harmon rental space and a growing Guam Waterworks Authority (GWA) was considering renting for the first time. The client realized that the amount of rent they pay could fund a permanent home for both utilities. Equally important was the recognition that bringing GPA and GWA into a shared space could help both organizations learn from and provide assistance to each other a combination of which could leave to improving the way to serve the ratepayers. The project became a new building that was conceptualized, funded, designed, and built. Today the building is the permanent home for all the energy and water professionals who work hard 24/7 to assure a reliable power and water network. The walls of the building have displays from 18 brilliant local artists. The facility received LEED Silver certification.

Ft. Wainwright is an excellent example of an elite Army facility that portrays its mission through quality installation design. Use of building design standards maximizes the opportunity for Ft. Wainwright to maintain this stature and continue to meet its mission for Alaska and for the United States Army. RIM provided design, documentation, construction administration and quality control for this new steel-framed, 37,000 SF tactical vehicle maintenance facility, complete with equipment and parts storage and administrative offices. The design utilized innovative design techniques to create regional architecture that blends with the immediate environment and incorporates the principles of sustainable design during planning, design, construction, and operability. This project is LEED Silver Certified.

The design creates a University icon that is highly visible to both academic and local communities, and reflective of a warm and friendly place on campus with state-of-the-art information access and usage. The progressive form of the building reaches outward both physically and figuratively. The building’s shape is a form full of movement and vitality, reflecting the University’s youth, energy, and leading role in Alaska’s future. The building takes advantage of the natural light and the mountain views, wraps around study areas and surrounds a Foucalt Pendulum — a focal point of the library and the northernmost pendulum of this type in the world. Drive-by Jury’s “Most Original” Award: AIA Alaska Convention.

RIM is the Architect of Record for the luxurious, five-star, 26-story hotel overlooking Tumon Bay. This is the first new major hotel built in Guam in recent years. Collaborating closely with the Japanese design architect, our team successfully met Guam codes to ensure all saety and accessibility issues were captured in the design, all while adhering to the design concept honoring the island’s unique 4,000 year history. |

PROJECT BRIEF:
RIM was commissioned to create a concept design for the renovation of an existing coffee house. It was transformed into a trendy full-service 70-seat wine bar and restaurant. This owner-built project required coordination of electrical and mechanical upgrades, and construction documents for permitting purposes. Particular challenges to this fast track project were utilization of limited locally available finish materials, layout and design of full exhibition kitchen, and integration of custom wine display system.

PROJECT BRIEF:
Mera Vino Wine Boutique & Lounge....beauty, exquisite, and white-glove service. These are the three key aspects the client expressed when describing his design vision of the wine boutique and lounge, located in a remote district in Livermore, California. The desire was to provide clientele a “white-glove” level of service and appreciation for a rapidly growing wine industry. The shell space was originally designed for a single level tenant, although the volume and height was generous. Despite complications with existing large ducts, conduits and utility piping cutting transversely through the space to feed adjacent tenants, RIM found the opportunity to provide the Client a design that responded to functional needs by stacking and inner-penetrating spaces, taking full advantage of the footprint.

The site of the new Personal Finance Center headquarters is phase 1 of a 3-phase project for the Camacho Landmark Center. LEED Silver certified, the building is equipped with the most efficient mechanical equipment available for low energy demand and long life cycles. RIM worked closely with the client to develop an efficient design program to ensure the facilities perform better for the users, and saves on energy and maintenance costs. The design approach was to create a fresh, clean, inviting atmosphere for customers and employees. The intent was to be contemporary but not too trendy so that the design could be appreciated for years to come. Warm, medium colored wood tones were used extensively in the systems furnishings with rich neutral flooring and accent colors on selected walls to compliment the exterior of the building and the corporate logo. |

MIXED-USE MARKET RATE HOUSING C L I E N T:

As established in Anchorage’s Downtown Comprehensive Plan, this mixed-use development concept consists of a two-phased multi-story project providing studio, one-bedroom and two-bedroom units with mixed-use units on the ground floor. In addition to conventional market units, the project includes subsidized housing for an “Artist in Residence” program. The development features prominent displays of the artists’ work both within the development and in view of the street. The building also includes 4 stories on the Delaney Park Strip side of the site, and 6-7 stories on the north side of the site. This density was designed to sustain a more vibrant commercial district in the heart of the community by bringing more people into the downtown core. PROGR AM:

In order to maintain historic details while augmenting overall efficiency, RIM worked closely with the Stanford Residential Managers to upgrade seven Row Houses exterior and interiors. In addition to bedroom renovations, kitchen and bathroom renovations, ADA upgrades, landscape refurbishment, interior and exterior finish refurbishment and architectural improvements in the layout of the commmon areas and front and rear entries were completed. The row house renovation projects involved a strong approach toward sustainable design features, including solar panel installations, new low-flow fixtures, dual-flush toilets and efficient lighting fixtures. The Navy Fitness Center involved the design and construction of a new 50,531 SF single story addition to the existing 26,694 SF Charles King Gymnasium. The new addition includes a fitness area, gym with two basketball courts, multi-fitness area, locker/shower rooms, receiving/repair/recycling area, juice bar, administrative areas, and resale outlet. The project includes design and construction of an outdoor 50-meter, 10-lane swimming pool with change house, a lighted outdoor synthetic playing field, and an outdoor track. Pavilions were added to provide shade and areas for activities, and four family change rooms are located off of the pool area. A new fit trail outdoor fitness system traverses the entire site.

TERRY WILSON BATTLE COMMAND TACTICAL OPERATIONS & ENGAGEMENT SKILLS CENTER C L I E N T:
This steel-framed, 2-story, 115,000 SF complex was designed for up to 300 platoon to brigade level soldiers to train in a simulated combat situation. The building is a series of state-of-the-art classrooms, all wired with the latest in computer simulation technology. The first floor houses the Tactical Operations Center (TOC), a simulated command battle center, as well as the Engagement Skills Trainer (EST) area. The facility complies with Force Protection requirements: the site is secured with a fence and guarded gates; all exterior glazing is laminated glass; all access into secure areas are via card locks; the building exterior has a 65-foot vehicle standoff clearance.

This project includes a major renovation of the emergency department on the first floor of the hospital, addition of an MRI room to the first floor imaging department, expansion of the surgery department on the second floor to four operating rooms and two procedure rooms. Mechanical, electrical and low voltage systems throughout the hospital were upgraded and brought up to current code and modern technology. Patient rooms in the hospital 3rd and 4th floors remain as currently configured, with minor renovation to upgrade the technology and equipment in the rooms. In the clinical services center building attached to the hospital, the basement has a 6-bed sleep lab added to the current open office spaces. On the second floor the sterile processing department, hospital pharmacy and laboratory were relocated from the hospital.

The client required local architect representation for their new retail locations. RIM assisted with the planning, local design guidelines, design review, zoning, permitting, and construction schedules for Target projects in Alaska and Hawai`i. The two states are unique in both their climates and culture aesthetic requirements. RIM was an ideal choice to provide local expertise: providing sensible decisions for local suppliers and services, as well as guidance in identifying touchstone features that spoke to local culture through choices of materials and patterns. Designs needed to address extreme weather conditions assuring appropriate solutions for snow loads and contrasting typhoon force winds, as well as designing facilities that assure comfort for both customers and personnel by addressing site specific temperature and humidity challenges. RIM worked on the interior renovation of the Miu Miu boutique located within the DFS Galleria in Tumon, Guam. RIM provided architectural services that include the creation of construction documents suffiient for permitting and provided local architectural consulting services. Concept designs and shop drawings were provided to RIM from the client’s regional corporate office in Japan. As the Architect of Record, RIM reviewed construction documents for all engineering disciplines and assisted in the bid process. |
