RIM understands the restaurant and retail environment and the importance of the design to the overall experience. The customer is the ultimate judge of a good design. It is well known --and the topic of countless studies-- that the effects of retail and restaurant environments translate to more enjoyable customer experiences, return customers and increased revenue. Over the last few years there has been a shift in retailing. To compete with online shopping, retail has shifted into a more creative life-style experience. In many ways this can result in a more exciting, and interactive shopping experience. Incorporating these new retail strategies into an architectural experience is one of RIM’s specialties. RIM has worked with over 50 major brands and understands the intricacies of putting successful retail projects together, developing the concept, retail presentation, fixturing, finishes, and lighting to create a truly unique retail experience. Successful restaurants are a combination of a special dining experience, great food and wonderful service. RIM specializes in creating restaurant designs that offer unique and comfortable environments with tons of visual interest. This is achieved through the creative use of space, materials, finishes, and lighting. A year after DFS Guam completed its highly successful 54,000 SF Tumon Bay, Guam facility, DFS again retained RIM to design a new 126,940 SF addition for the retail/commercial service upgrade. By upgrading the existing retail spaces, and adding new high-end boutiques such as Versace, Ferragamo, and Agnes B., the facility took the next step in creating a thoroughly enjoyable shopping experience. RIM was responsible for the entire design of the expansion, including the structure, site improvements and interior design of this project. |

PROJECT BRIEF:
As part of their effort to expand their brick and mortar locations, the sports retail store, Baseballism, acquired a prime location across the street from San Francisco Giants’ AT&T Park. The only problem was that the derelict building was not meeting a number of code or zoning requirements. Baseballism brought RIM on board as the local architect to develop construction documents, carry the project through local permitting and provide construction administration. Working within a tight schedule, to get the store up and running before the start of baseball season, RIM worked with Design Architect, Outside Architecture, to deliver Baseballism their newest store on schedule and within budget.

Nestled in the serene foothills of Yoña, Guam, is the LeoPalace Resort. The resort grounds are fit to accommodate the needs of any traveler, whether on business, family vacation, or a short sporting trip. RIM was contracted to develop design concepts to upgrade and renovate the resort. The design services included rebranding of the resort and interior design of the guestrooms, public spaces and the golf clubhouse. Additionally, RIM has assisted the client in developing a strategy to maximize expansion of the resort property to include new multifamily duplex villas adjacent to the resort. This new distillery takes up two historic buildings on Mare Island in Vallejo, California, buildings 45 and 65, connected by a historic passenger bridge. As some of the oldest buildings on Mare Island, these buildings have many unique details including an old military bunker, now home to a VIP tasting room, brick cisterns, that remain exposed for viewing, and beautiful brick detailing throughout. As Architect of Record, RIM took these buildings through historic review and approvals, permitting, design and construction. This distillery includes full distilling operations, office space, tasting rooms, multiple levels of barrel storage, restrooms and a rooftop gathering space. Located walking distance from the ferry terminal, Savage & Cooke is the first whiskey distillery on Mare Island and is part of a small group of companies revitalizing this area.

RIM provided the design for exterior renovations of nine former Coal Sheds buildings located on Mare Island in Vallejo, CA. Buildings 141, 143, 145, 147, 149, 151, 153, 155, and 163 are located at the Ferry Landing section of Mare Island which is part of the Historic Core at Mare Island. These historic buildings are being renovated to a warm shell for future tenant improvements; potential building use may comprise retail, industrial, small manufacturing, or tech startup business. Currently, Mare Island Brewing is a tenant in one of the Coal Sheds.

Exquisite beauty and white-glove service are the key aspects the client expressed when describing his design vision of the Mera Vino boutique and lounge. The desire was to provide clientele a “white-glove” level of service and appreciation in a rapidly growing wine industry. The shell space was originally designed for a single level tenant, although the volume and height was generous. Despite complications with existing large ducts, conduits and utility piping cutting transversely through the space to feed adjacent tenants, RIM found the opportunity to provide the Client a design that responded to functional needs by stacking and innerpenetrating spaces, taking full advantage of the existing footprint.

Cou Paris was designed to house a collection of contemporary art jewelry and accessories featuring a group of Parisian designers. Cou Paris is located in a small retail lot on Santana Row, the largest mixed-use development in the United States. Situated at the heart of the expansive urban plan amidst diverse retailers and architecture, Cou Paris brings modernity, inventive detail, and expression of natural material to the human experience. This project was honored at the 2004 AIA San Francisco Design Awards for: Excellence in Design - Merit Award

DoCoMo is Japan’s premier communication provider known for their influential force in development of advanced mobile technologies and standards globally. They aspired to upgrade the interior design of their retail facility to reflect DoCoMo’s brand and image without sacrificing its functionality. RIM was chosen by Gucci to work on their existing store at the Plaza in Guam. One of the challenges completing this project was to keep the store in business while it was under renovation. By taking a twophase approach, the store was able to remail operational without closing the entire boutique, and managed to meet Gucci’s quick deadline to have construction completed before Christmas. The renovation exceeded the client’s expectations, Gucci has been featured in different magazines after reopening the boutique and has caught attentions of the press and public.

NS King had been selling stylish and affordable shoes in Estonia since the 90s and while they were a successful brand, they were looking to grow sales and differentiate themselves from other similar brands. This family oriented company needed a new look to stand out from their tough competition. After completing market research and brand analysis, it was determined that a fresh look would attract new customers. This rebrand gave them a family friendly, fun and funky brand that parents and kids alike could connect with. A memorable yellow and gray checkered pattern along with bright rainbow colors became the signature NS King look. A full concept design and corporate identity was established to incorporate the brand across 38+ stores, ad campaigns and other marketing initiatives. Tod’s is a high-end retail development in Hawai’i that specializes in Italian leather accessories—from shoes to bags. RIM collaborated with Tod’s to help them meet their goal—to be a more sophisticated leading brand worldwide. The two floors open to each other with a grand staircase connecting them; the lower two floors are used as retail space while the third floor accommodates administration and storage. The new design gives Tod’s a warm and elegant feel that is so attractive to people who pass by the area.

RIM was commissioned to create a concept design for the renovation of an existing coffee house, and transform it into a trendy full-service 70-seat wine bar and restaurant. This owner-built project required coordination of electrical and mechanical upgrades, and construction documents for permitting purposes. Particular challenges to this fast track project were utilization of limited locally available finish materials, layout and design of full exhibition kitchen, and integration of custom wine display system.

The owners of the Mall at Sears reached out to RIM to complete a façade master planning study to re-imagine the overall ‘look and feel’ of this shopping center’s exterior. RIM developed from this master plan a new south entry to draw more mall traffic from the busy one-way Boulevard and create additional, high-demand tenant spaces along the new south entry circulation commons area. Working with a small budget, RIM developed a simple, yet effective and impactful exterior façade. Additional phases of design work included refreshing the mall common areas ceilings and floor finishes, as well as the existing southwest corner entry. Working from the vocabulary of the exterior façade master plan, RIM introduced similar finishes and architectural forms inside the mall commons to strengthen the brand of the building and enhance wayfinding for shoppers.

RIM was the Architect of Record for multiple Best Buys in the State of Hawaii. The buildings are tilt up concrete panel construction with a double concrete insulated roof decks. The sites accommodate for over 300 parking spaces including parking on the roof of the building. The elevations incorporate the trademark Best Buy logo against the layered colors of the concrete building. As the local architect, RIM worked with the community by attending public meetings and incorporating changes from these meetings into the designs that reflected answers to the community’s concerns.

RIM was an ideal choice to provide local expertise: providing sensible decisions for local suppliers and services, as well as guidance in identifying touchstone features that spoke to local culture through choices of materials and patterns. Designs address extreme weather conditions assuring appropriate solutions for snow loads and contrasting typhoon force winds, as well as designing facilities that assure comfort for both customers and personnel by addressing site specific temperature and humidity challenges. |
