The JL Tower creates a skyline changing opportunity for Mid-town Anchorage. In addition to a unique building design, a lighting element for the top of the building was created for a unique building signature that is visible and recognizable from many locations in, around, and above the building. At the outset of the planning for the JL Tower in 2006, JL Properties made a commitment to incorporate sustainable principles and design practices in this premier corporate structure. Through collaboration with the design team, plans were conceived to create an environment which would meet these green building objectives. Upon project completion the JL Tower has become the first LEED Certified building in Anchorage and the first LEED for Core & Shell project in Alaska.

PROJECT BRIEF:
RIM provided architecture and interior design services for this Design/Build restack of four floors of office space totaling over 100,000 SF for Pacific Gas & Electric (PG&E). The new design utilizes an open office layout to maximize utilization of the space, with supporting spaces for conference, phone room and huddle room. New furniture was provided throughout including breakout collaboration areas, and breakroom and restroom upgrades. Planned to endure for many years, the new design effectively aligns with modern working styles to provide PG&E with business benefits and support the current vision for the work environment with a focus on ergonomics and safety. A total of four floors were completed in 2019.

RIM was hired by the developer to design a modern office building and prepare various entitlement applications needed to obtain approval from the San Francisco Planning Department. RIM managed the planning and environmental application phase and the design team management for the architecture and interior design, roof deck design, and signage design. The building received LEED CSv2009 Gold green building certification, is the first ground-up building in Northern California to achieve Delos WELL Certification, a performancebased building rating focused on human wellness, and is the first building in San Francisco to be rated by the US Resiliency Council (USRC), a rating system for the performance of buildings during earthquakes and other natural disasters.

RIM Architects was commissioned by CIRI to create a corporate headquarters to replace their existing ‘70’s era facility. The client represents a progressive, forward-thinking mission, to be reflected in the architecture. The design team was instructed to provide a new office building to freshen the vision and relate to the progressive challenges of today with a new focus on the next 50 years. The team provided a building that achieves a high mark for sustainability and energy efficiency while emphasizing the quality work environment within. Daylighting is enhanced through ten-foot high ceilings, with light diffusers mounted above the exterior view windows. The lobby, designed with the tenant’s clients in mind, has a large fireplace, coffee shop, comfortable seating and conference center providing an inviting and functional space for tenants and visitors. ADMINISTRATION BUILDING C L I E N T:
RIM provided concept designs for Kaho`olawe Island Reserve Commission (KIRC). This 20,000 SF facility is designed with the Hawaiian culture as a centerpiece, complete with central community spaces, a cultural museum and collaborative office spaces. The building will facilitate educational, administrative, exhibition, and operational functions associated with the island of Kaho`olawe, along with activities supporting Native Hawaiian cultural practice. Specific uses within the proposed center include offices, a historical and interactive exhibit about Kaho`olawe Island, meeting spaces, classrooms, a visitor center, gift shop, and café. The proposed project will also include the development of an outdoor performance/gathering area, plant nursery, exterior interactive exhibits, parking and related improvements.

To establish a spot in the growing tech market, find top talent, and expand their business, this electronic company sought a new brand strategy. Chief Tech’s top competition was very traditional and conservative, so the new brand aimed to be modern and holistic. A figure 88, a symbol of good luck in Chinese culture, is incorporated as a key centerpiece for the brand. This paired with a copper and green color pallet, representative of a motherboard, helps to create a memorable brand. Chief Tech has since expanded locations and grown in numbers using this brand identity to maintain a consistent message. As part of the brand identity, Interior Design standards were implemented and established in other offices across the region. Chief Tech’s modern identity quickly became a major selling point for recruiting top talent and expanding business globally. |

RIM completed the design for this showcase project with Pacific Gas & Electric (PG&E) to relocate and consolidate three individual PG&E groups from existing locations in Concord and San Ramon to a new consolidated operations facility in Dublin, California. The functions of the three groups, the Test Lab group, Measurement & Procedures group, and Non-Destructive Evaluation group, cover a diverse range of responsibilities. This combined building provides workspace for approximately 50 employees with varying workstation styles and collaboration zones. This state-of-the-art facility is a milestone for PG&E’s latest innovations and technologies with gas piping, design and monitoring. PROGR AM:

CAMACHO LANDMARK CENTER PERSONAL FINANCE CENTER C L I E N T:
Phase 1 of a 3-phase project for the Camacho Landmark Center, site of the new Personal Finance Center head office. LEED Silver certified, the building is equipped with the most efficient mechanical equipment available for low energy demand and long life cycles. RIM worked closely with the client to develop an efficient design program to ensure the facilities perform better for the users, and saves on energy and maintenance costs. The design approach was a fresh, clean line, inviting atmosphere for customers, employees and the like. The intent was to be contemporary but not too trendy so that the design could be appreciated for years to come. Warm, medium colored wood tones were used extensively in the systems furnishings with rich neutral flooring and accent colors on selected walls to compliment the exterior of the building and the corporate logo.

Guam Power Authority (GPA) had outgrown its Harmon rental space and a growing Guam Waterworks Authority (GWA) was considering renting for the first time. The client realized that the amount of rent they pay could fund a permanent home for both utilities. Equally important was the recognition that bringing GPA and GWA into a shared space could help both organizations learn from and provide assistance to each other a combination of which could leave to improving the way to serve the ratepayers. The project became a new building that was conceptualized, funded, designed, and built. Today the building is the permanent home for all the energy and water professionals who work hard 24/7 to assure a reliable power and water network. The walls of the building have displays from 18 brilliant local artists. The facility received LEED Silver certification.

Working with contractors Turner Construction and Roebbelen Contracting, RIM is providing renovation services for approximately 30 service centers for Pacific Gas & Electric (PG&E) across Northern California. Oakland Service Center provides a training space for PG&E employees to meet and train, store their jobsite equipment in custom fabricated lockers, and enjoy their lunch breaks. This space serves as a homebase for many PG&E field workers who service the area. |

The United Inflight Services facilities serve as the domicile to local management, and as a post for flight attendants to rest and prepare between assignments. RIM’s goal for this project was to standardize the design of United’s Inflight facilities to provide a more interactive approach between flight attendants and management throughout all locations. With the SFO Inflight space accommodating nearly 32 regular employees and over 350 visiting employees each day, our team had to address several stakeholder needs and plan for flexibility. SFO Inflight’s final design demonstrates a true hoteling experience that accommodates both international and national staff to refresh and prepare for their work, in a 24/7 environment. Based on RIM’s performance on this project, we were selected to provide similar services for the United LAX Inflight services. RIM provided the assessment and concept designs for this existing historic concrete office building to modernize the building while maintaining it’s historic character. RIM proposed opening the entry way and extending it outward to create a more welcoming and marketable building. RIM presented this package to the City of Vallejo and received approvals from the Architectural Historic Landmarks Commission (AHLC).

This project includes the renovation of PG&E’s existing office workspace, dining, and classroom facility in addition to a brand new 10,000 sf substation and 14,000 sf training facility to service approximately 700 employees participating in an expected 4,100 student days of training per year. The space was originally compartmentalized creating inefficient workspaces and no opportunity for growth. Our team completed a redesign allowing staff members that are currently separated within the floorplate, to reap the benefits of co-location, with spaces planned to support the lines of businesses and encourage collaboration. The new training center received LEED BD+C Gold certification and the main existing building received LEED ID+C Silver certification. PROGR AM:

PROJECT BRIEF:
RIM worked with STG to design and construct this new office building on a site that STG has owned for many years. The client desired a functional, efficient building that was also comfortable for the employees and their visitors while at the same time expressing the nature of their business. With a design that provides one building for STG to consolidate their operations, it also provides spaces for the employees to collaborate and accommodate all working functions. The open, 2-story lobby features a staircase that STG fabricated. A conference room with space to fit 20 people is adjacent to the lobby with an administrative/reception area on the opposite side of the lobby.

This 3-story, 22,746SF new office building designed for Davis Constructors was part of a larger campus design including an equipment shop for MassX horizontal construction company. Davis Constructors occupies two floors of the new office building and is leasing the third. The campus is tucked into an industrial warehouse district just a couple of blocks east of C Street, between 64th and 68th Avenues. The exterior design aesthetic of the main office building emphasizes the building’s raw construction materials. At the entryway to the building, a board formed concrete wall set at an angle guides the way along the entry walkway, with large angled glulam columns and beams forming an impressive and modern overhead canopy. |
