Y PROJECT APPROACH Through our processes, crafted over three decades of service, RIM can provide a high level of real time collaboration with clients/ owners, managers, engineers, [and many times, with contractors, that are potentially located in multiple time zones. Project progress and challenges are shared through open communication to ensure issues are addressed as they arise. A cornerstone to our collaboration is illustrating the project through 3D-modeling, with rendering and animations, as an integrated part of the process. During production of Contract Documents our project infrastructure is set up to allow multiple professionals to work from a common model within our BIM software. This sounds logical enough, but it requires special equipment and software to assure efficient workflow, revision tracking and robust backup capabilities. Project teams are assembled to take advantage of the wide range of professional expertise within the firm. RIM has developed interactive workflows that allow team members to collaborate from multiple office locations. In the pages that follow specific case studies have been selected to illustrate experience in projects that may be relevant to Hunt. While this collection of projects showcases projects in the Commercial and Retail sectors, additional case studies can be provided upon request. Oftentimes the path taken to get to a completed project can be even more compelling than the marketing photography (or renderings) typically used to represent the work of a firm.

The client requested services to study a challenging site that other design teams were unable to resolve. RIM, with a team including civil engineers and estimators, assisted in preparing multiple options for review with potential tenants of the center. Once tenant interest was established, a conceptual design package with three dimensional massings (A) was prepared. The sloping site presented many challenges related to access, site circulation, parking efficiency and cut and fill balancing. The branding and architectural design for the center has been inspired by the history and cultural references significant to this part of the island. The property owner assembled a team of professionals - leasing agents, estimators, engineers, and designers to study the development potential of a challenging site. Formerly a military site with quonset hut barracks, rezoning was required to allow commercial development. Along with the rezoning there were added conditions beyond typical requirements defined by a Unilateral Agreement. RIM studied a variety of mixed-use options including: Restaurant (Both Quick Service and Dine-In), Retail, Outpatient Clinic, Office, Self Storage, and Convenience/Gas. The process included (A.) 3D massing and Material Studies, (B.) Site Planning and (C.) Traffic and Visibility views for multiple site plan options. Initial city approvals were granted for site access and off-site work. |

Various center owners, operators and leasing agents have engaged RIM and RIM staff to analyse existing properties. The goals of each center vary from improving pedestrian experience to parking efficiency improvement or even full renovation of the center to give it a new look. Services like a Property Character Report (B) provide information on vehicular/pedestrian flow, “curb appeal”, and wayfinding effectiveness. In some cases (A) the existing shell is reclad with new materials and finishes to renew a center’s branding. More significant renovation (C) like a food court expansion, to include a new outdoor seating area, has also come from recommendations in completed studies. These retail focused services help owners to reimagine what is possible for their properties. |

A consolidation of multiple small parcels along Wai‘alae Avenue resulted in a 3 acre site in a prime location for a lifestyle shopping center to serve the Wai‘alae corridor in the Kahala neighborhood. Water, especially fresh water, was highly valued as a resource by inhabitants of the region. The Kamehameha Schools cultural group participated in the design process to help create a design direction that features the importance of water in the Hawaiian culture. The concept celebrates both fresh and salt water resources in the architecture with illuminated art panels and natural water features. RIM staff, while at a previous firm, were involved with the project from concept development to construction, coordinated the logo design development, and created the actual art for the cut panels. PROGR AM:

TRC Retail requested a new look at a development that was already underway. Target had nearly completed construction when the design for the additional inline, pad sites and anchor tenant spaces began. Pu‘unene, in Hawaiian, means goose hill. The Nene Goose, Hawaii’s state bird, became the inspiration for the architectural design elements incorporated into the facade. The bird’s feather patterns and coloring can be seen in the architecture and the branding for the center. RIM staff, while at a previous firm, were invovled in conceptual design and documentation for the shell building and in developing the design for inline and anchor spaces for several tenants. 250,000 SF

PROGRAM:

As a redevelopment study, two parcels near the University of Hawai‘i were part of a study to create student housing with complimentary ground floor retail. The project included street front retail, structured parking, an elevated recreation deck, and two apartment buildings with student rental units. The effort was just outside the boundary of a revitalization master plan for the neighborhood. After completing concept renderings and initial floor plans, the project was shelved after one of the parcels was repurposed for another use. ~300,000 SF

PROJECT BRIEF:

RIM was the Architect of Record for two Best Buys in the State of Hawaii. The buildings are tilt up concrete panel construction with a double concrete insulated roof decks. The sites accommodate for over 300 parking spaces including parking on the roof of the building. The elevations incorporate the trademark Best Buy logo against the layered colors of the concrete building. As the local architect, RIM worked with the community by attending public meetings and incorporating changes from these meetings into the designs that reflected answers to the community’s concerns.

PROJECT BRIEF:

RIM assisted with the planning, local design guidelines, design review, zoning, permitting, and construction schedules for Target projects in Alaska and Hawai`i. RIM was an ideal choice to provide local expertise: providing sensible decisions for local suppliers and services, as well as guidance in identifying touchstone features that spoke to local culture through choices of materials and patterns. Designs address extreme weather conditions assuring appropriate solutions for snow loads and contrasting typhoon force winds, as well as designing facilities that assure comfort for both customers and personnel by addressing site specific temperature and humidity challenges.

PROJECT BRIEF:

The Honolulu Design Center, a 3-story, modern retail building provides spaces that stimulate creativity, and offer highly interactive environments for all the creative arts. This high-end furniture center includes a finedining restaurant, cafe, wine bar, and space for special events and performances. Clad in bold materials and colors, the orange pearlescent paint was custom-created for this project and named “Honolulu Red”.

The owners of the Midtown Mall (formerly Mall at Sears) reached out to RIM to complete a façade master planning study to re-imagine the overall ‘look and feel’ of this shopping center’s exterior. RIM developed a new south entry to draw more mall traffic from the busy one-way Boulevard and create additional, highdemand tenant spaces along the new south entry circulation commons area. Working with a small budget, RIM developed a simple, yet effective and impactful exterior façade. Additional phases of design work included refreshing the mall common areas ceilings and floor finishes, as well as the existing southwest corner entry. Working from the vocabulary of the exterior façade master plan, RIM introduced similar finishes and architectural forms inside the mall commons to strengthen the brand of the building and enhance wayfinding.

KAPOLEI TOWN SQUARE KAPOLEI, HAWAI‘I C L I E N T:

RIM had been serving as the design architects generating conceptual scenarios for the development of the 112,000 SF feet area in Kapolei, Hawai`i. Kapolei was gearing up as the city where future growth for the Island of O`ahu was being directed, and to accommodate the new demands, the latest scenario for the area is a community based retail center offering a second or third location option for prominent retailers and businesses. Likely tenants included the daily service providers from restaurants, dry cleaners to hair and nail salons. The design of the building was inspired by the intimate and welcoming small town main street atmosphere that was pedestrian-oriented with ample parking, and open community spaces where sidewalk vendors, outdoor performances, community gatherings and monthly farmer markets or artist fairs can also be an attraction.

RIM Architects assisted Seritage in renovating and recapturing existing building space for additional lease space opportunities. The project included zoning analysis, permitting and creation of construction documents from provided concept documents. The recapture project also spawned a project directly with the Sears store for the necessary redesign and tenant improvement required for their smaller tenant space. The combined projects included 104,000 square feet of renovations including a 40,000 square foot “cold dark shell” prepared for Nordstrom Rack to their specific tenant agreement. PROGR AM:

RIM was hired by JL Properties to provide design and construction administration for a new 8,000 SF multitenant retail center, with Starbucks being the anchor tenant and 2 additional speculative tenants, each having frontage for branding opportunities.

APPROVALS FOR CONSTRUCTION C L I E N T:

RIM was retained by Costco’s corporate architectural firm, MG2, to assist with obtaining approvals for construction of the 160,000 SF Costco facility located in Anchorage at the intersection of Debarr and Bragaw Streets. RIM worked closely with representatives from the local neighborhood to address their concerns regarding the aesthetics of the building, landscaping and traffic patterns around the site. RIM also assisted with the 21,400 SF addition at Costco’s Dimond Boulevard Facility. Working once again with Costco’s corporate architectural firm, Mulvanny Lee Associates, RIM coordinated all of the necessary permitting for the addition, which included new receiving and tire installation areas, as well as an exterior canopy.

The University Center Mall projects included two major clients, Furniture Enterprises of Alaska and University of Alaska Anchorage. The University Center was struggling with many vacant tenant spaces for several years. The resulting retail portion upgrades, combined with adaptive reuse to provide student services and educa􀆟 onal space for UAA, resulted in retail and education spaces that continue to thrive today. The north portion renovations of the mall, owned by Furniture Enterprises, involved exterior and interior improvements, including renovation of mall common areas, an addition for storage space and a re-roof of over 200,000 SF. In an effort to promote Sadler’s and resurrect the University Center, these design efforts focused on using architecture and signage as wayfinding tools, creating an interesting theme. 200,000 (EXTERIOR/INTERIOR); 90,000 SF (INTERIOR RENOVATION)
