About Us

RIOS was founded in 1985 as a design collective working beyond boundaries to inventively combine disciplines and amplify the impact of design. Within our practice, the built environment and landscape architecture are interconnected to harness the positive impacts of wellness and define design as a continuum. We use the power of story to connect us to one another and to place. The practice operates at the intersection of architecture, landscape, urban planning, interior design, graphics and signage, exhibit, and product design to inform design at all types and scales. We believe, fundamentally, that design is better when you think inclusively about ways to solve a problem and we practice this way within our studios and interdisciplinary teams. We are problem-solvers, innovators, and creative thinkers. This proclivity can be seen in the offshoots of RIOS, like our product company notNeutral, but also in our unshakable nature as storytellers revealing the potential each project has to celebrate our diversity and humanity. Our work is irreversibly connected to the narrative of place and the complex order of human culture, creating solutions that are joyful, authentic, and unexpected. Each project is a genuine expression of the important stories that connect us and reveal location, ecology, culture, and ethnography. RIOS has been recognized for skill and design excellence across the broad spectrum of design disciplines, including as a finalist for The Architect’s Newspaper Best of Practice Awards, a Jury Winner for the Architizer A+Awards for office interiors, for the Smithsonian’s Cooper Hewitt National Design Award for landscape architecture, and as ‘Firm of the Year’ by the California Council of the American Institute of Architects.

At RIOS, we approach every project as a unique set of challenges situated in the project’s context.

Unique Sense of Place Creating a sense of place is an art as much as it is a science. An immersive and holistic place is created through the cohesive and layered mix of many elements. We consider everything from the proportion and scale of a space, to the materials, planting and wayfinding that create a unified vision and purpose that resonates with the surrounding environment and its users.

Wellness and Biophilia We believe that design should enhance the symbiotic relationship between people, nature, and the built environment to improve health and wellbeing. In our design, we thread together a network of spaces for healing of the mind, body, and spirit – places for meditation, calm, reflection and recharge from urban life.


Social Spaces Successful design not only creates a sense of place for recreation, but also promotes social interaction. Shared public open spaces foster opportunities for gathering, play and interaction to promote interpersonal connections. Seating gardens, pavilions, observation points, playgrounds, and picnic areas provide places for families and friends to come together or new acquaintances to find a place to get to know each other. Larger gathering spaces such as event lawns and plaza spaces support community scale events, holidays and festivals that reinforce community.

Healing and Nature Our designs promote a sustainable and resilient environment for future generations. We seek opportunities to heal the landscape, restore ecological systems and biodiversity, enhance the urban forest, and improve air quality and water quality. We look to integrate green infrastructure for stormwater management, enhance riparian habitat, and contribute to the urban forest which provides shade and reduce the urban heat island effect. We create an ecologically healthy and biodiverse environment that places nature at the heart of our designs.

RIOS completed landscape and interior improvements at the newest addition to the 1 Hotel portfolio in West Hollywood. The exuberant planting strategy maximizes the experience of the exterior and interior spaces and softens the existing cool-toned surfaces with warmer nature-based materials and colors. The design envelopes you in a natural experience through the surrounding materials like wood and clay along with an abundance of plants and flowers. The 1 Hotel brand is envisioned as a platform for change, leading with the hospitality-forward goal of “sparking conversations” between guests and innovators. Inspired by nature, the design aligns thoughtfully with hotel’s high standards for design—from building materials to room furnishings and lush planters.

The design for Grand Park has no smaller aim than to express the global multicultural diversity of Los Angeles through landscape design and architecture to create a spectacular, iconic park for Downtown Los Angeles. Thematically, the park celebrates Los Angeles’ identity as a 21st-century multicultural global city—a metropolis composed of an amazing diversity of authentic ethnic communities and neighborhoods, set in a County where 244 distinct languages are spoken. The 12-acre site is divided by two city streets and a challenging 90-foot grade change.The design makes a series of grand gestures to tie the four-block site together, and create

a connected, unified park. We used Grand Park’s significant grade changes as an asset, rising to the challenge of softening Bunker Hill’s natural incline with pedestrian friendly and ADA-accessible ramps and broad steps. This effectively creates central terraces that step down into the park from Grand Avenue, placing the restored fountain front and center. The terraces are adaptable to an array of uses, including al fresco dining, event seating, meeting enclaves, and general gathering places. The historic Arthur J. Will Memorial Fountain was restored and expanded to increase its sustainability and accessibility as a dynamic water feature for park users.

RIOS, in collaboration with Foster and Partners, share a design vision for unifying the landmark corridor that is set to become the western gateway to Beverly Hills. One Beverly Hills is poised to become a dynamic mixed-use development unlike any other on the West Coast. The concept by Foster and Partners envisions an immersive verdant oasis in the center of a sprawling Los Angeles. Designed for LEED Platinum and WELL certifications, the mixed-use development sees integration of sustainable systems as a key feature to its success.

As the landscape architect, RIOS imagines the gardens as a nexus for wellbeing to maximize the wellness of people and ecology. Eight of the 10 acres of open space at One Beverly Hills would be transformed into a series of lush landscapes to provide essential habitat for wildlife and flowing garden spaces for patrons. If approved, this orchestrated collection of plants, water features, and winding paths will envelop the site showcasing glimpses of greenery at every turn.

Wyatt Square will encourage people to live, work and play in Downtown Houston. This will stimulate density, increase walking, cycling, and transit use, improve the community’s health and wellbeing, and minimize greenhouse gas emissions. These improvements set the stage for activities and events that attract urban living. Developed hand in glove with the physical design, an equally significant dimension will be

activating and programming Wyatt Square. Drawing on the creative capacities of the surrounding Theater District institutions, we’re coordinating and augmenting their participation with a series of workshops facilitated by Community Arts Resources. A cyclical rhythm of activities, events and programs will bring life to the plaza to life frequently throughout the year.

Downtown is a growing part of Houston as residents and visitors seek a vibrant pedestrian and transit-friendly environment with proximity to jobs, amenities, and high quality open space. Within Downtown, the Theater District and its many venues create a “magnetic field” of culture that generates buzz and catalyzes investment in the surrounding neighborhoods. The Lynn Wyatt Square for the Performing Arts, at the epicenter of the Theater District, will provide an inviting green oasis that enhances downtown life and it can flexibly accommodate a wide range of outdoor performances and special events that serve the entire region. Discovery Green anchors the east edge of Downtown and Buffalo Bayou as a complementary resource on the west edge.

Wyatt Square is a jumping off point from the city to the Bayou’s open space network. At the same time, it is a gateway to the Theater District which engages this cultural context through a series of visual, physical and programmatic relationships. From the Downtown to the district to the human scale, the spaces for urban life at Wyatt Square are shaped by and reciprocally shape flows of urban life. We call this placemaking strategy Urban Choreography. Inspired by the movements of the performing arts, these gestures connect Wyatt Square to the city and articulate diverse spaces for gathering. These spaces will become stages for creative discovery in partnership with the institutions of the Theater District and the citizens of Houston.


Roof Tile Pattern Design Porcelain tile was selected as a finish material on the roof because of its natural longevity, durability, and low maintenance, making it well suited for the local environment. With its palette of bright colors, it reflects U/V rays efficiently and keeps the roof cool. The natural tile melds with the earthen material palette of raw concrete and exposed wood that composes most of the building.

The 4”x4” tile size allows for a small enough “pixel” to effortlessly mold to the complex roof shape. It also allows for an opportunity to turn the roof into a giant canvas of artistic expression. With the use of 6 tile colors used in 16 different combination patterns, the roof becomes a complex tapestry of woven patterns that extends the gestures of the site across its face. The patterns read at multiple distances – from a pedestrian on the sidewalk to a viewer at the towers above.

RIOS is working with Lincoln Property Company on the development of an 18-acre mixed-use residential and commercial center for Echo Street West in West Midtown, Atlanta. The rich history of industrial development and railway impact on the site is a foundation for creating a unique place that builds on new city-wide interventions such as the Beltline extension, the West Midtown revitalization, and the Georgia Tech expansion. The design envisions a new Westside mixed-use district that is inspired by the industrial fabric along the former rail line that ran through the site, while employing a combination of building scale and programmatic mix to contextualize the existing urban nature of the different adjacent communities. This strategy will create a plan that is natural, respectful, and inventive in its site response.

ROW DTLA incorporates 100 years of Los Angeles history into an ambitious 21st-century commercial district linking downtown to L.A.’s burgeoning arts district. A century ago, this site was the terminus of the Southern Pacific Railroad, a hub of a different kind, where goods were unloaded from railroad cars, loaded onto trucks, and delivered across Southern California. Our design re-imagines the 30-acre campus, embracing its historic character through the use of industrial materials and

raw utilitarian details, while transforming ROW’s long rows of warehouse-style buildings into 1.3 million sq. ft. of creative office space. Over 100 unique retail stores and 30,000 sq. ft. of space for the arts and seasonal events enliven the complex both day and night. The existing 7th Street Produce Market, where L.A.’s bodegas have long sourced their fruits and vegetables, remains largely unchanged by the design as a vivid reminder of the area’s historic origins.

A rooftop park appropriates a more recent addition, a 10-story 4,000-space parking garage. The walls of the garage are enveloped with greenery and the ground floor is laminated with retail that brings a pedestrian scale. It’s emblematic of the landscape approach to the entire site, which encourages nature to gradually encroach on the old industrial site, harkening back to an even earlier, pre-industrial era. Building lobbies embrace an industrial modern aesthetic while providing comfortable seating and unexpected spaces for gathering to work or wait.

The 154,000 square feet that comprises this client’s L.A. campus is in many ways more of an urban design problem than a typical tenant interiors project. Spread across four significantly unique buildings, the spaces weave circulation together through a series of spaces that are unified through a main street concept. This approach amplifies engagement and break-out throughout the established public plazas, reminiscent of urban forms and spaces, and experiential design that extends the sense of street and fabric through the building. With music, creativity, and the spark of inspiration being fundamental at every point in the project, the overall design juggles spatial prototypes that could instantly be switched-on for pop-up concerts, impromptu recordings, or spontaneous events.

Beyond the relatively low footprint for typical workplace spaces, this client’s LA project offers up a huge collection of extraordinary programs: seventeen podcast studios; a seventy person screening and mixing theater; three artist lounges; two artist green rooms; five artist listening rooms; two recording studios; a seven hundred and fifty person venue; one insert studio for video capture; forty person capacity editing and post production facility; a food hall; barista program; and enough workplace support spaces for over six hundred employees. These programs are scatter throughout the collection of buildings and are all tied together along various choreographed paths that can manage multiple artists at a single time, and discreet entry and access for the employee. This connectivity, and desire to not be behind closed doors, helps to realize the dream of the facility not as an isolated oasis within the Arts District, but as a tangible and real extension of the pulse that defines the area.

The Exchange on 16th is located in the Mission Bay neighborhood —a vibrant health and biotech hub and home to a thriving research community including Pfizer, Bayer, and University of California San Francisco Medical Center. While the massing of the building gives the impression of being four separate towers, The Exchange is in fact only one interconnected building that offers potential tenants up to three full floors of 90,000-square-feet of contiguous space. High ceilings, an abundance of natural light, and one-of-a-kind views of downtown and the Bay Bridge are additional attractors. Four separate entrances allow for various tenant configurations with the ability to uniquely brand each entrance. The building’s interconnectivity is further demonstrated through shared outdoor spaces and amenities to create a campus environment ripe with spontaneous interactions.

The green spaces in and around The Exchange include plazas, courtyards and gardens at street level; as well as several pocket parks and lush rain/roof gardens to provide alternative places to meet, connect, and exchange ideas. Setbacks along the primary facades create additional opportunities for terraces, private gardens, and balconies. The mix of outdoor and green spaces provide tenants with year-round access to the outdoors, taking advantage of the The City’s mild coastal climate. In 2017, Kilroy Realty announced that Dropbox would take 100% of The Exchange resulting in the largest lease in San Francisco history. During the first quarter of 2021, Kilroy announced yet another record-setting achievement—selling the property for the highest price in San Francisco’s commercial real estate market.

The one-acre plaza has already woven itself into the fabric of downtown L.A., turning a formerly car-centric area into a mixed-use urban center. It’s where people congregate before performances at Nokia Theatre, and where they celebrate after a game at Staples Center. It’s the dynamic linchpin among a host of venues that includes the Grammy Museum, the J.W. Marriott hotel, and the Ritz-Carlton hotel and residences. A set of six custom-designed 75-foot steel towers appear to take flight even though they’re standing still. They artfully conceal audio-visual cabling, while their sturdy steel crossbars support lighting, sound equipment, banners, and LED screens. These systems support a multitude of events, from rock concerts to festivals to simulcasts of events. A unique granite paving pattern softens the 40,000 square feet of hardscape with an iconic look that’s instantly recognizable from overhead blimp shots. Planters of poppies and drought-tolerant Westringia, and Platanus occidentalis shade trees introduce restful elements to this highly urban site.

The centerpiece of the final scheme to reposition this tower within the city is a series of louvers attached to the building’s existing mullions. The height of the louvers gradually increase on two sides of the building to form a peak at its southeast corner, evoking the Santa Monica Mountains in the background, and announcing the building as the gateway to Los Angeles’s west side. LED lighting continues above the louvers all the way to the building’s rooftop, like stars in the nighttime sky.

The ground plane features new ground floor spaces on all sides of the building to reclaim the streetscape at a human scale. The largest of these is a 6,000-sq.-ft. plaza that serves as an amenity to both tenants and the public. Outdoor seating for the adjacent ground floor restaurant spills out onto the plaza. Inside, two communal work tables in the lobby, create places for employees of different companies to interact socially or professionally.

La Casa de Maria is located along the San Ysidro Creek in Montecito California, on a sloping incline between the Santa Ynez Mountains and the sea. The estate at La Casa was constructed in the 1920s and the extensive citrus orchards were established with the waters that flowed through San Ysidro Creek. The property was devastated by the 2018 mudslides following the Thomas Fire, destroying buildings, scouring the land and leaving piles of sediment and rock in a reformed terrain. The community of Immaculate Heart was intent on restoring this place as a sanctuary for purpose-driven individuals to retreat. RIOS’ master planning work addresses the recovery of the site through resilient planning that considers the dynamics of the adjacent San Ysidro Creek, future vulnerability to fire, flood, and debris flows as well as measures

for energy and water self-sufficiency. The design process entailed detailed desktop analysis and debris flow simulation to balance our planning with the recommendations from the County of Santa Barbara for rebuild zones and topographical modifications. The master plan also reframed the property’s programming potential as a missionoriented retreat and conference center. This included expanding the programming and diversifying the typology of buildings and uses throughout. The master plan sought to achieve three major goals that were developed through stakeholder workshops and analysis. These goals touch on both the planning for the rebuild of the site as well as its future operations: inclusivity, embracing the site, and enhanced hospitality.

Descanso Gardens is a distinctive and multifaceted landscape, at once curated and wild – bridging culture and nature as well as our past, present and future. This Master Plan takes the unique ingredients which make up Descanso, and considers the strategic planning and funding necessary toward realizing the future of the gardens. The Descanso Gardens Master Plan is intended to guide the garden’s evolution over the next 15 years. Synthesizing the contending opportunities that emerged from a thorough Needs Assessment, the plan proposes many simple upgrades and enhancements, but also proposes several new and aspirational projects that will

re-frame and re-contextualize beloved existing features such as the Lake, the Rose Garden and the Camellia Collection. In all cases, the design proposals look to amplify the assets of the garden through strategic curation, enhanced sustainability and consideration of guest experience. This Master Plan delivers a road map that is not only achievable, but also inspiring. There are many parallel narratives contained within the larger story of Descanso Gardens; the Master Plan gathers these together and proposes an aspirational vision that will resonate into the future.

The design is imagined as a regional center expressing a larger aspiration within Shenzhen to connect the natural mountainscapes of the Tanglangshan County Park to the north to the mangrove preservation to the south of the site in the Hongshulin Seashore Ecological Park. The landscape design activates the 30 acres site around museum program that includes a collection of large-scale galleries, community programs for education about the mangrove system, and event spaces. The site includes a sustainability infrastructure that positions the building within a performative landscape capable of cleaning and reintroducing water. Inspired by the capacity of mangroves to clean polluted waters through its root system and preserve the shorelines from sea level rising, the overall site was designed with a large central water feature that collects rainwater for use in the larger facility.

Located in the midst of the beloved movie studio lots of Hollywood, Echelon Studios is a new production hub that fuses state-of-the-art soundstage production facilities and working studio lot with ample digital production and creative office space to meet the evolving demands of content creators across all creative industries. The project is conceived of as a vertical movie studio lot, with the five-acre complex centered around four 19,000sq.-ft. soundstages and one 15,000-sq.-ft. flex stage with an extensive base camp and mill. A 90,000-sq.-ft. creative village features two six-story creative office towers flanking the production studios and stitched together by an elevated campus and bungalow village of executive and creative suites, all with unobstructed views to the Hollywood hills. Throughout the towers and bungalow village, lush shared and private garden terraces and paseos support a modern work style with an indoor-outdoor connection.

The project inverts the typical Hollywood production lot by allowing the studios to stack vertically and the offices to open to the outdoors, maximizing creative space across a dense city block. The soundstages line Santa Monica Blvd. on the south side, while the office buildings on the east and west sides are equipped with outdoor space, shading, and operable windows. To the north smaller villa-like forms create an intimate scale that responds to the residential context along Virginia and give Echelon Studios its unique character. Circulation protects the site via distinct controlled public and private access points, while secret gardens and courtyards also allow for surprises within the complex. Echelon Studios also features ground level retail that engages the public along the street.

The concept for the project utilized a multi-phase approach to construction that allowed continued use of the facility during a five year construction process. The design of the development emphasized an enhanced patron experience through the introduction of extended outdoor plazas, more efficient travel times for intermodal connections such as train to metro and bus and to bike, and a grandiose vision for the larger complex.

The scheme maintains the existing sequence of navigating underground to connect to train platforms, but amplifies the impact of two exterior plaza spaces on the east and west on the reimagined sub-platform concourse experience. The design of the concourse enhances retail, food and beverage, and waiting experiences, while providing increased natural light and ventilation throughout. The platforms were expressed at the civic scale with an expansive overhead glass canopy that integrated PV film for renewable energy production, as well

When RIOS sought a new home in 2017, no stone was left unturned. From former roller rinks to warehouses, the effort prioritized the luxury of space to be creative, messy, make things, and elevate the multidisciplinary work. The search led us to one of the most kinetic parts of Los Angeles at Crenshaw and Exposition. New growth in the area attributed the 2016 introduction of Metro’s Expo line is only a foreshadowing of future growth tied to the Metro expansion blocks away that will connect the Expo line to Los Angeles International Airport.

The 32,000-sq.-ft. bow truss building is adjoined with the adjacent 20,000-sq.-ft. warehouse for a total of 52,000 square feet. The only walls inside delineate spaces for meeting and making, including a home for a laser cutter, CNC mill, focused workspaces, and collaboration tables. The space fuels our desire to explore the new frontier of workplace design using the office as a laboratory. The grittiness and “light touch” within the space removes any notion of preciousness and furthers the ideas of exploration, evolution, and flux.

Working from home in 2020 as a result of COVID-19 brought about an entirely new set of issues to explore within—and connected to—the workplace. We embraced the change, and as we supported those working from home with laptops and distributed working platforms, we simultaneously shifted our workplace model at our physical address. The density increased from 203-sq.-ft. per person to 515-sq.-ft., with bookable desks and employee lockers holding the essential work items. Teams can book desks together or work autonomously. The configuration acknowledges that working from home is here to stay, but places increased importance on the reasons we come together in a physical space.

Helping a company make the leap its small start-up location to its first headquarters is an exciting endeavor. GoodRx is known for providing fair and equitable access to affordable prescriptions. But as they made the move into a new and larger space, they questioned how they could make the transition from a company known for its sunny yellow logo to a purpose-driven place that embodied the familiar mission and bettered the work for everyone.

GoodRx’s Santa Monica headquarters is conceived as a space that brings the feeling of a personal family room into one space through an eclectic understanding of the look and feel of “home.” Beyond the aesthetics, the project borrows from urban design strategies to scale the immense warehouse spaces with intimate moments through the activation of episodic social programs. Stitching together a singular walking experience, the project utilizes a loop that extends a main street feel throughout the space, connecting various programs together into an experience that is filled with ever-changing spaces.

From the moment of entry, guests are greeted with a hospitable feel and ushered toward an open space that provides them with a welcoming cup of coffee and ample lush plantings that bring the outdoors in. Employees and visitors are greeted with access to a central meeting hub, all-hands space-cum-food hall, library, and—if you happen to be lucky enough to find it—a speakeasy. The final design marries a residential feel with buzzing workplace and captures an expression of a company quickly moving past a branded environment towards a mission-driven experience that is truly one of a kind.

From the onset, there were visionary goals for making the Austin-based Vrbo headquarters a workplace unlike any other. The 16-story office tower, located in The Domain 11 mixed-use district, combines data, technology, and insights to preserve the presence of the Vrbo travel brand while promoting collaboration in an open workplace. The vibrant environment responds specifically to the unique composition of Vrbo’s specialty and diverse teams, with a

cadre of multi-modal workspaces to motivate work styles ranging from deep focus to teambased work. The purpose-designed solution for the interior design included in-depth workshops, research, and employee feedback to align the design with their culture and aspirational growth, uniting previously scattered departments to maximize interaction. Amenities include bike storage, outdoor balcony space, an outdoor lawn for meetings and workouts, showers, lockers, and more.

The Institute’s founding director believes in fundamentally changing the soil of research to impact how we think about fighting cancer and wanted to create a new strategy on the war against cancer.

The interior design was conceived around an environment where transparency and optimal collaboration inspire innovation and transform patient wellness. By incorporating elements like biophilia, light, sound, and other sensory strategies, the building connects to the healing components of nature to harness inspiration. The design proactively creates a collaboration between researcher, patient, and physician to provide the greatest impact in treatment. The design encourages each user to cross paths and amplifies the power of collaboration and transparency in creating a transformative healing environment.

Principles of nature are incorporated and, as a result, the natural environment informs the materials and open spatial experience. Thermory (wood), plants, and a rich palette of earth-toned fabrics throughout the interior evoke nature in an abstract way. The views to the outside and planted terraces revolutionize the indoor/outdoor experience, providing a compelling connection to nature and encouraging wellness.
