So, it can be tempting to skip a home inspection to save some money. After all, you’ve looked at the house a lot, you’re sure it’s the right one and it looks great. Well, don’t skimp – getting an inspection is one of the most important things you can do.

HERE’S WHAT AN INSPECTION CAN DO FOR YOU: Discover Hidden Flaws Not all flaws in a home are easy to spot by the untrained eye, and an experienced home inspector can look for problems that could cost you later. Small cracks in walls and surfaces and problems with pipes and other plumbing components can be looked for during the inspection. If the home has a crawlspace, the inspector can also check its condition and inform you of any problems. A trained inspector will also check the condition of a home’s attic and foundation and look for signs of damage. Any issues that are discovered can be negotiated into a potentially lower purchase price.
Provide an Accurate Home Valuation Speaking of a potentially lower purchase price, a home inspector will help you determine whether the listed price is too high or too low, so that you can negotiate to get the fairest deal. Even if the seller says they had an appraisal in the past, you’ll want to confirm with your own advisor, as property values can of course fluctuate.

Establish Your Property’s Boundaries Just because you think the property boundaries are set, it might not be the case. Just looking at the size and layout of the house and yard isn’t the best way to determine the property boundaries, and a knowledgeable home inspector can tell you exactly where the property begins and ends. Your property might be bigger or smaller than you thought and knowing this information can help you establish agreements with the neighbors and possibly avoid conflicts. You’ll also know exactly what you’re liable for if damage occurs within or beyond your property line. After a property line has been officially established, you should mark it for future reference in case you want to build a fence or make changes to the home that may come close to that line. Finally, if anything that comes up in an inspection makes you uncomfortable, it could provide one last chance to get out of a deal. Hiring a trusted home inspector is extremely important, as they can reveal the inner workings of the property and inform you of all the perks and problems of the property you are about to buy.

MORTGAGE PRE-APPROVAL If you’re just starting out with the home-buying process, you may want to get a mortgage pre-approval. This is a statement from a lender that informs you of a certain amount you are qualified to borrow, as well as a specific pre-approved interest rate. Not only will this help you, but to sellers and agents as well. Here are four real reasons why you should get a mortgage pre-approval before you start your home search.

Understand Your Realistic Budget. Arguably
the most important factor when buying a home will be the cost. It is important to know not only the cost of a home, but the cost of agent fees, repairs, inspections and more. With a mortgage pre-approval, you can set educated limits and budgets to be sure that any home you may be interested in will be one you can afford.

Become a More Attractive Buyer. For sellers, especially in a sellers market, finding a buyer with a mortgage pre-approval is an advantage. Buyers with pre-approvals are at a lower risk of falling through on the purchase due to lack of financing. If you put an offer in on a home with a pre-approval, and another buyer without preapproval also puts in an offer, you will be more likely to be approved and move forward through this part of the process.

Find Room to Negotiate. Because a pre-
approval makes you more attractive to sellers, you may also be awarded some flexibility in terms of negotiations. When a seller is sure a buyer has been qualified for the cost of their offer, they may be more likely to make financial compromises, such as closing costs, repairs and improvements, if it means the sale is guaranteed.

Speed Up the Closing Process. During the process of closing, mortgage approval plays a part in time delays. With a mortgage pre-approval already done and financing secured, you are able to jump into the following steps, such as appraisal and inspections. If a seller wants to close quickly, something almost every buyer can hope for, having your finances pre-approved will be beneficial to both parties involved. Research lenders you’d like to work with. Compare rates and terms to determine which lender is right for you and will help you find the right home. Avoid any major financial changes, such as opening a new credit card or applying for another loan, between applying and receiving your preapproval. Don’t rely on the number you receive, as it is only an estimate. HOW TO FIND A HOME IN A
SELLER’S MARKET In a seller’s market, there are more buyers looking for a home than there are houses available. That means sellers may have an advantage, since multiple buyers may be interested in purchasing their home. If you’re looking to buy a house in a seller’s market, it’s important to know what to expect and to be prepared so you can avoid common pitfalls.
Get Pre-Approved Before you start shopping for a house, you should get pre-approved for a mortgage. That means you will submit your financial information and supporting documents to a lender, and it will review them to decide how much you can afford to pay for a house. Being pre-approved will demonstrate to a seller that you are in a good financial position, can afford a house and will be able to move forward quickly.
The amount a lender pre-approves you for is not necessarily the amount you should spend. The lender may not consider all your monthly expenses, such as childcare, or other costs of homeownership, such as property taxes, private mortgage insurance, homeowners insurance, maintenance and repairs. Assess your overall financial circumstances to figure out how much you can comfortably afford to spend for monthly mortgage payments.
Make a Competitive and Realistic Offer You want to get a home at a good price, but in a seller’s market, you may be competing with one or more other buyers who are interested in the same house. To have a better chance at becoming the new owner, you need to present a competitive offer right off the bat. If you try to start negotiations by submitting a low bid, you may not get a chance to negotiate at all because the seller may simply choose a buyer who made a higher offer. Don’t make an initial offer for the maximum amount you can afford. In a seller’s market, bidding wars are common. You may find that because competition is fierce, the only way to win a bidding war is to offer more than the list price. That doesn’t mean you should go over your budget—it means you should focus on homes with asking prices below the amount you can afford so you will have room to negotiate. If another buyer submits a bid that is higher than what you can afford, be prepared to walk away and look for another house that’s a better fit for your budget.
Get Help From a Knowledgeable Real Estate Agent An experienced real estate agent who is familiar with the local market can guide you through the process of looking for a new home. An agent can help you decide how much to offer so you can hopefully get the house you want at a competitive price without being outbid by another buyer. If you can’t find a home with the features you want in your price range, your agent may recommend that you consider another neighborhood or city with lower home prices. emodeling a kitchen requires a lot of effort (and cash). Avoid making costly mistakes with these expert tips for every aspect of your design – from islands to floor plans and everything in between. 1. PLAN THE SPACE. Even in big kitchens, you’ll want to create a compact step-saving work core. You don’t want to walk a mile to make a meal, or even worse, generate dead space within the room. Pick areas that will work hard during meal prep, dining and family time. A breakfast nook, for example, is the perfect way to add style without sacrificing too many steps. 2. MEASURE!
5. PUT IN A PENINSULA. In a small kitchen, a small peninsula often works better than an island. Keep your space in mind every step of the way to ensure the best remodel possible. Don’t overwhelm a small space; there are options available for a variety of sizes and layouts. 6. PLAN AHEAD. Get all your ducks in a row before you begin your kitchen remodel. Delays and changes midstream can send costs soaring. Do your homework and consider each choice ahead of time. Be sure to check that everything has arrived before the contractor is ready to install. 7. CHOOSE STORAGE WISELY.
Kitchen aisles need to be wide enough to accommodate all that goes on in a kitchen. Clearance helps multiple cooks navigate the space and maneuver around each other. When designing your new kitchen, make sure all aisles – such as those between islands, walls and appliances – are between 42 and 48 inches wide. Also consider offsetting the placement of key features, such as sinks and the range, so two cooks don’t bump into one another. 3. ENSURE IT’S FUNCTIONAL. When planning the space, consider the size and direction of doors, appliances and cabinets. Fridges often need wide clearance, as do ovens. Take a walk through the space and plan door openings to ensure that you don’t create a cramped kitchen. 4. BUY AN ISLAND (OR TWO). In a big room, two islands are often better than one. It’s a mistake to supersize an island, because anything longer than 10 feet is hard to walk around. Also, if an island is more than 4 feet deep, it’s hard to reach the middle. Overstuffing an island with dinnerware, baskets and other items creates a similar problem. Make sure no island storage extends beyond the rim of the countertop.
A good design includes storage solutions that match items used in specific areas. Between open storage, cabinets, shelves and more, there are hundreds of options available. Consider the goal of the remodel: If you are going for a sleek look and choose glass cabinet doors, keep the cabinet contents streamlined and unfussy, as well. 8. INCLUDE SPACE FOR ENTERTAINING. Whatever a kitchen’s size, expect friends and family to congregate there. People are drawn to other people, and your guests don’t want to be hanging out in the living room while you’re preparing dinner. Plan for interactive space in your new kitchen – whether that’s a corner nook, island with seating or a banquette. 9. BRING HOME SAMPLES. Materials can look a lot different in a showroom than they do in your actual space. Don’t commit to any major design element – such as flooring or countertops – until you’ve brought the samples home to look at in the space you’re remodeling. You may also want to look at samples under lighting similar to what will be used in the new space.
