Just recently, my son was thinking of buying an old house and he sent me a photo of a diagonal crack extending from the corner of a basement window down to the floor. The house was almost 100 years old. The crack was less than 1/16 inch in width, there was no evidence of water seepage and the concrete was not offset.
I survived with the help of a few phone calls to my boss. It was a humbling experience as I discovered you don't know what

The presence of cast-iron plumbing stacks needn’t worry you, especially if you can see the cast letters XH on the pipe. These letters indicate that pipe is extra heavy and might last for hundreds of years so long as the previous homeowners didn’t put liquid drain cleaners down the pipes. If you do see cast-iron plumbing vertical pipes, it almost certainly means you’ll have smaller horizontal galvanized pipes that drain sinks, showers and possibly tubs. Why Should I Buy a Home NOW? W
hen you purchase a home, interest rates play a big factor in determining how much your monthly payment will be as well as how much home you can buy. Interest rates are determined by a number of factors, including the actions of the U.S. Federal Reserve, the health of the economy and the rate at which people are saving money. Given that most home sales are financed through the borrowing of money in the form of mortgages, the housing industry is profoundly affected by changes to these rates. Interest rates are the rates at which money can be borrowed for a set period of time. The higher the rate, the more money a borrower must pay in the form of interest on the loan. Generally, when the interest rate is lower, people are more likely to borrow money, as doing so will cost them less than at another time. Conversely, when the interest rate is higher, borrowing becomes more expensive and slows. This principle applies to loans that come in the form of mortgages. When interest rates are lower, people are generally more willing to take out a mortgage than when rates are higher. When mortgage rates are lower, this makes the purchasing of a home more affordable. Lower mortgage rates also allow you to buy a higher priced home with a smaller monthly payment.
Because mortgage rates are so low, now is the great time to buy a home.

EASY SWAPS TO GIVE YOUR HOUSE AN
INSTANT UPGRADE
S
ometimes the simplest decorating swaps can yield the biggest returns. These one-hit-wonder changes will invigorate your spaces with minimal effort on your part. But be forewarned: One swap may make you want to do another ... and another. But that’s what makes decorating fun, right? Swap standard-issue pillows for something with personality.
Ditch the pillows that came with your sofa and layer in a contrasting color or pattern. But don’t toss the old pillows into the donation bin just yet. Oftentimes these pillows have reusable forms and will fit inside new covers. Or if you’re handy with a sewing machine, stitch new covers to size and you’ll save the expense of new pillow forms. Swap a cluttered, utilitarian nightstand for something prettier. Bring some luxury to your life by simply giving your nightstand a little love. Clear out the unnecessary clutter (we mean that pile of receipts and five random pens) and add a few pretty accessories that make your bedroom feel more like a retreat and less like a dumping ground. Designate a drawer for the basics, such as chargers. Swap a plain lampshade for a patterned cousin. Most lampshades are plain white, which can stick out like a sore thumb in a room where color or muted neutrals reign. Do your whole room a favor and replace these offending lampshades with something that blends in better. Swap a coffee table for an ottoman. This swap is particularly effective if your coffee table is part of a matched set with your end tables. An upholstered ottoman softens a furniture arrangement and provides another opportunity to add pattern and color. Add a large tray to the top as a stable spot for drinks and accessories. Swap silver for gold. The gold trend is here to stay, so what are you waiting for? Start small and work in a few gold accessories to a specific spot. If you want to start riding the next trend, go with copper or rose gold. Swap solid curtains for patterned counterparts. Ditch plain window treatments for something a little livelier. Keep the new curtains within the same color family as your old ones, and use the existing patterns in your room to determine the scale of the new window treatments. For example, if you have small- and large-scale patterns in your room, opt for curtains in a medium-scale pattern. Swap bulky furniture for airy pieces. Heavy, solid-frame accent furniture (such as end tables and ottomans) can weigh down a space. Replacing this dead weight with less-bulky pieces will make a space feel lighter and more refined. Swap basic hardware for a custom combination. Who says all hardware needs to be the same? Forge your own path with a mixed-and-matched set of knobs, pulls and bars. ©2022 Meredith Corporation. TIPS FOR PROTECTING YOUR HOME FROM
TERMITES Along with many other pests that lay dormant in the winter, termites typically swarm and invade homes during the spring and summer months. So, now is the perfect time to start protecting your home against these severe damage causing invaders.
There are two main types of termites: subterranean termites and drywood termites. There are many similarities, but many distinct differences you need to be on the lookout for. The subterranean termite, as its name would suggest, nests in the ground, and their damage starts there too. If you suspect that you have a subterranean termite infestation in your home, the first places you should check for damage are the parts of your house that are closest to the ground, such as the basement or crawlspaces. Damaged wood in these areas along with visible mud tubes along walls and other structures sign that you have a subterranean infestation.
Drywood termites nest in the very wood they are infesting, instead of the ground. They can arrive via the air and infest structures without leaving any evidence behind like mud tubes. To check for this termite species, inspect your roof or attic for signs of termites burrowing into the wood, like small holes in wooden surfaces. Any wood surfaces that are directly exposed to the outdoors are particularly at risk of infestation and substantial damage.
If you suspect you have a termite infestation, time is of the essence, so contact your local exterminator or pest control firm immediately. Other tips for protecting your home from termites include:
Knowing where the termites can hide and breed. This includes: • Wooden structures, such as porches and decks, in direct contact with the ground. • Stacks of firewood or other loose wood near the house. • Damp soil near foundations, often from faucets or gutters. • Trees and shrubs near the house.
Spotting surefire signs of an infestation, which includes: • Noticing the swarm of winged insects around your home. • Any cracked or bubbling paint or frass (termite droppings). • Wood that sounds hollow when tapped. • Mud tubes around the house, on wood structures or in crawl spaces. • Discarded wings from swarming termites.
Your pest control specialist will come up with a detailed plan of attack against your wood-destroying invaders, but some proactive tips include: • Checking water drainage sites to ensure they remain blockage free. • Monitoring how much water leaks from pipes, gutters, A/C units and other things prone to leaking. • Caulking around utility lines or pipes. • Getting rid of rotting wood or debris near the home. • Checking wooden structures for damage. • Placing screens on outside vents.
By following these helpful tips and working with a trusted pest control firm, your home will be protected from these destructive insects this spring and summer.

T
he wall covering you choose can make a room appear bigger, warmer and brighter (or vice versa) and even hide imperfect elements. So it makes sense to spend a little time consider the best option for your walls and for your house. Take a cue from color. Color can set the mood in a room. To make a space appear larger and the ceiling higher, pick patterns with cool-color backgrounds, such as green, blue or violet. Soft cool colors suggest tranquility, while intense cool colors are fresh and dramatic. Warm colors – reds, yellows and oranges – live up to their name and make people feel warmer. These are a popular choice in colder climates and work well in north-facing rooms. The more intense the color, the more excitement it will give to a room. Play with light. In a north-facing room, dark hallway or windowless space, look for wall coverings that will reflect light around the room, such as patterns with light colors and those with metallic or iridescent inks. Also consider patterns with smooth surfaces, which reflect maximum light. Dark colors absorb light, making walls appear closer and the room smaller. Textured surfaces also tend to make a wall look darker. Hide flaws with texture. Patterns with real or perceived texture can hide or camouflage wall imperfections or architectural eyesores. Patterns with actual tactile surfaces include grass and string cloth, burlap, foil, expanded vinyl and even fabric. Other papers simulate the look of marble, wood, leather, fabric or even animal skins. A pattern with a layered design also creates a perception of texture (such as a
monochromatic damask design behind a floral pattern). Choose a suitable style. For a formal look, choose large-scale patterns with dramatic colors. For a fun, bright style, pick small motifs that are open and regularly spaced, such as polka dots. Don’t forget the decorative impact of borders. Available in all sorts of motifs and styles – from sports scenes to pastoral views to wildlife images – borders quickly establish the theme of a room. Accent the positive. Stripes and other vertical patterns, which emphasize height, suggest dignity, vitality and formality. Vertical patterns, including florals where the motif ’s shape suggests a V or a U, will make a ceiling appear higher. Horizontal patterns accent width, suggest quietness and repose, and make narrow rooms appear wider. Scale for success. Small-scale patterns create a feel of spaciousness, while large-scale designs make rooms more intimate. To make an empty room look more furnished, pick largescale patterns with bright colors and dark backgrounds. To give flat walls the look of depth, try a large, open dimensional pattern, such as a trellis design. Mix and match wisely. A room without pattern can bore, while a room with too many patterns can cause restlessness. When mixing stripes, florals or plaids in a room or between adjacent areas, pick patterns that repeat the same color or values of that color. Wall-covering books usually group designs by color to make coordinating easy.

SPRING PROJECTS TO PERK UP YOUR PATIO With spring in full swing and gardening projects on your mind as you hunker down at home, it’s time to start thinking about enjoying the patio again. A few small projects can take that dull, blank space and turn it into a patio with panache. 1. PAINT THE FLOOR. Plain Jane concrete isn’t something to get excited about; but painting the concrete can perk up your porch or patio. Go to your local paint store and have them help you pick out a color and give you all the prep materials. It’s more time-consuming than hard, but a painted patio looks neat and stylish. 2. PAINT YOUR FURNITURE. Over the winter or after several years outdoors, patio furniture can lose its luster. Sand and spray-paint your furniture to bring it back to life. If you have a big set, look for a local painter who can sandblast and powdercoat your furniture to make it look like new again. 3. CREATE A SEATING AREA OR AN EATING AREA. Give your patio a defined eating or seating space with an indoor/outdoor rug. Add a seating arrangement to create an outdoor living space or a table for some al fresco dining in your new outdoor room. 4. STRING UP SOME LIGHTS. Add some string lights across the patio for great Mediterranean bistro ambiance at night. Add a timer so the lights pop on and off automatically. 5. PLACE LANTERNS AROUND THE SPACE. Romantic and ethereal, candle lanterns set artfully around a seating area, next to a chair or on a dining table are uber-romantic and create a layered lighting effect.
6. ELECTRIFY IT. Install a sound system or electrical outlets to enjoy TV on the patio. With Wi-Fi-enabled speakers and televisions, you can turn your patio into an outdoor living room. 7. ADD WATER. Create a patio fountain out of a planter. Cluster a grouping of plants around an urn, pop in a fountain pump from your home center, and you have a terrific sound that’s peaceful and can help drown out background noise. 8. GET UNIQUE SEATING. Make lounging outdoors more inviting with a swinging bed hung from the ceiling or a pair of swinging rattan chairs. They’re trendy and will be the seat everyone wants to sit in when you go outside. 9. RE-CUSHION CHAIRS AND COUCHES. Patio cushions take a beating from the elements and the sun, so replace to refresh and update your patio. Mix solid seat cushions with patterned throw pillows for a homey feeling. 10. ADD SHADE OR STRUCTURE. If your patio is flat and exposed, it’s time to add an arbor or string up some sunshade fabric that will give you much needed shade and help you enjoy more time outdoors comfortably. After being cooped up in the house, a patio project is the perfect way to get some fresh air and prepare for the summer months ahead.
