Buying a home is a major financial and life commitment that you’ll be living with for the foreseeable future. While that can sound a little daunting, being aware of this, and zeroing in on what exactly you need in a home can make the process a lot less stressful. The first step is to define what the “perfect” home is to you. Start by making a list of your “must-haves,” “would likes” and what would be nice, but not necessary. If you’re buying with a partner, make sure you compare lists to further parse them down. In addition to your lists, you’ll also need to ask yourself some questions, such as:
WHAT CAN YOU REALLY AFFORD? Before scouring the market for your ideal property, you need to know what you can afford. By getting pre-approved for a mortgage first, you’ll know exactly how much you can borrow. Your budget should also allow you to put funds aside each month for emergency maintenance. Lastly, think about any potential changes to your income you may face in the next 5-10 years, how they could affect your ability to make payments, and whether there are any safeguards you can put in place.
WHAT LOCATION? It’s not uncommon for buyers to find their perfect home, only to discover too late that the area it’s in is far from ideal. Take note of what you like about your current neighborhood and what you would change and keep this in mind. Take the time to explore the two-mile radius surrounding the property. Drive around in the daytime and at night to get a feel for it. Test out your rush hour commute to work as well. And even if you don’t have children, the school district is important for a future sale.
HAVE YOU DONE HOMEWORK? Carrying out thorough research on a property and area before you buy can take time and money, but the benefits far outweigh the cost. Look at general property values in the local area and study how they have changed recently. This will help you decide whether the asking price is fair. A professional home inspection will cost a few hundred dollars but could end up saving you thousands in the long run. If they find any potential issues with the home, you can request the seller makes repairs on the property or use it as a bargaining tool to lower the price.
ARE YOU BUYING FOR TOMORROW? A perfect home isn’t just for now, so visualize whether you can see yourself living and growing there. You also need to look for the potential in the property if you decide to expand or refurbish parts of it. You might not be planning to do this anytime soon, but it’s important to know you’ll have the option later. Ask yourself these questions, and remember, the perfect home is one you build yourself. Don’t worry about minor issues or details, there are always things that can be changed or different. And working on these things will really make your house a home.

Home buying can be stressful enough. When you’re in the market for a new home, there are many factors in the process that can be worrisome and even a pain. And if you have children, it’s one of the major considerations of your home buying process and can add to the stress.
Families with children under the age of 18 are confronted with a unique set of needs that play out in the home-buying and -selling process. Those include: A larger home. Buyers with children tend to purchase larger homes than their childfree counterparts. The average buyer with children under 18 purchases a 2,100-squarefoot home with four bedrooms and two bathrooms, while the average buyer with no children chooses a 1,750-square-foot home with three bedrooms and two bathrooms. Both groups prefer a single-family, detached house. Factoring in schools. The quality of a neighborhood school district is very important to buyers with children, while it probably isn’t much of a consideration to those without. In addition to the schools themselves, convenience and proximity to them is important as well. Childcare. Childcare expenses can certainly delay the process of buying a home. Those expenses also have an impact on the buying process, forcing buyers with children to make compromises on the house they purchase, whether it’s the size of the home, the price of the home or the condition of the home.
You may have to sell if your family grows. Families with children are also more likely to sell their homes as they outgrow their current home – whether it be from having more children, or children growing up and needing more space. And if you sell, you might have to sell more quickly. Urgent is the word that most often describes the selling situation of sellers with children. If you must enroll a child in a new school, or only have the summer to move, major decisions and moves will have to be made at a much faster pace.
Having children is wonderful, and it’s exciting to move into a new house that your family can call home. But it’s important to consider these factors during your search and when planning so that everything can go as smoothly as possible.

BOOST YOUR CURB APPEAL BY PAINTING YOUR EXTERIOR When you put your home on the market, one of the best ways to pump up interest in your home is to boost its curb appeal. While installing a new mailbox or keeping the lawn well-manicured are great for maintenance, nothing boosts curb appeal quite like a fresh coat of paint on your home’s exterior.

ummer and early fall are a great time to pull the trigger on repainting your home. Ideally, you want warm, dry days. While there’s always a chance of thunderstorms in the summer, a simple check of the weekly forecast will alleviate any risk there. Summer is also a good time because there aren’t big temperature fluctuations from day to night. If you’ve got perfect temperatures during the day, but then a big drop after the sun goes down, the paint will react and won’t cure properly. Once you choose your painter, the next step is to start choosing your colors. First, choose the main body color of your home. This color is what most of your home will be painted, and it will set the tone for the rest of the home. Normally, you would choose something neutral like white, cream, gray, etc. If you have a change in material, such as an entry feature or second roofline, or any other secondary main material feature, include a second main color to complement the first.
Then, choose a complementary accent color that will highlight smaller details, such as doors and shutters. For example, if you paint your home an off-white color, such as cream, choose a blue hue such as navy or a red hue like burgundy to complement it. Finally, tie everything together with a trim color around the windows and eaves. If you’re not ready for an entire exterior paint job, you can still give your house a facelift with some practical touch-ups on accent pieces. Fresh, bright paint on the front door, stair rails, balconies, shutters or window sashes can vastly improve the look of your house. Plus, it’s easy to change the color on these smaller details every year or two so you can constantly update and boost that curb appeal. If you’re putting your house on the market, look into a fresh coat of paint or doing some touch ups. It’ll go a long way towards a great first impression when it comes time to show your home.

THINGS TO PAY CLOSE ATTENTION TO
ON A WALK-THROUGH You’ve done your research online and narrowed down the neighborhoods and homes you’re most interested in. The next step? Visiting your top picks in person. But once you’re at the open house or walk-through, what should you look for? What real estate information will you be able to determine live that you couldn’t find in the photos and details you already looked at online? To help you prepare, here’s a list of what to pay close attention to when on a walk-through:
THE HOME’S EXTERIOR. Photos online only allow you to get so close, so while you’re on site, carefully inspect the entire exterior of the home. Is the paint chipping? Are the shingles in need of repair? How about the gutters? Repairs needed in any of these areas will factor greatly into
your bid or can serve as a helpful negotiating point.
THE SMELL. One thing you definitely cannot research online is how a home smells. So put your nose to work to sniff out mold, pet damage, air quality and general cleanliness.
THE LIGHT. Sure, those appealing descriptions may have raved about the home’s natural light but visit every room of the house to make your own assessment. THE NEIGHBORHOOD. Sure, you found out all about school quality, crime stats, proximity to transportation and more during your online research, but nothing compares to being there. Look at traffic patterns, the condition of surrounding homes, the neighbors, their yards, etc. After you’ve toured the house, take a few minutes for a quick stroll around the block. This will give you a much better sense of the neighborhood you may come to call home. Once you narrow your choices down, try driving to and from the homes during rush hour, so you can see what a potential commute would be like. THE SIZE. You might think that with tons of photos and the exact square footage listed online, you have a good idea of the size of the home, right? Yes and no. You know the size on paper, but you don’t really have a sense of size until you’re there. Photos tend to make rooms look more spacious and ceiling height adds another layer to perceived spaciousness. Above all, the most important thing you will determine from a walk-through is hard to measure – how the home feels. Square footage, kitchen and number of rooms aside, you need to be able to picture yourself living there. And that is something you can’t determine until you’re there.
