Greater Washington Area Demographics Greater Washington is one of the most dynamic economies in the United States, and remains largely insulated to business cycles. Last year, as six of the top ten major metropolitan areas saw an annual percentage decline in employment, the Greater Washington region created 17,000 net new jobs. Greater Washington’s annual job growth percentage in 2008 trailed only that of Dallas.

Job Growth, 1998–2008 (in thousands of jobs)

From 1998 to 2008, Greater Washington added 643,000 net new jobs — topping even New York, which has an economy nearly three times as large as Greater Washington’s. The Greater Washington region’s resiliency is also reflected in unemployment rate comparisons. The national unemployment rate as of February 2009 stood at 8.9 percent. The Greater Washington region’s, by contrast, was just 6.1 percent. Greater Washington has had the lowest unemployment rate of the top ten metropolitan areas in all but two months during the last eight years. Historically, Greater Washington’s unemployment rate has been at least two percent below the national average — and during the last five recessions, it has averaged between 2.2 and 4.8 percent below the US average.

Real Estate Across the Greater Washington region, commercial and residential real estate markets remain resilient despite nationwide downturns in these markets. Investors remain confident in our housing market. The Association of Foreign Investors in Real Estate ranked Washington the No. 1 global city for real estate investment, beating out London, New York, Tokyo, Shanghai, and San Francisco. As the Greater Washington region continues to grow, the region’s solution-driven public and private leadership is investing in projects that ensure the region’s attractiveness to both residents and businesses.
