Life moves so fast; the path and trail system is a place to disconnect and breathe. Please keep motorized

DC Ranch seamlessly connects people to the beauty of both the created environment and the natural Sonoran Desert. Residents feel a sense of community, connecting with each other in friendship and common interest. It is a thoughtfully crafted community designed with unprecedented attention to detail. DC Ranch has a distinctive governance structure with ample resources that exist to ensure a legacy of an amenity-rich and active way of life. The highest standards and a convenient north Scottsdale location establish DC Ranch as a nationally desirable place to live with an exceptional quality of life and premium home values.

One of DC Ranch’s many paths winds its way past my office window. Throughout the day, I catch glimpses of people (and wildlife) going about their day. A young man, adorned in his uniform, walks to and from work at a Market Street business. Residents ride by on bikes and even roller blades. Runners, joggers, walkers and skateboarders zip back and forth all day long, some clearly on a mission to a destination, and others taking a more leisurely stroll. Bunnies scamper by, lizards scramble across the desert landscape, birds call out from the trees. Whether using DC Ranch’s path and trail system to connect to your job, a neighbor, or visit a park, for exercise or time with family, or to link to the nation’s largest urban land preserve, the McDowell Sonoran Preserve, it’s a special amenity for the community.

All modifications must adhere to the community standards and the design guidelines. After the submittal review is complete, the Covenant Commission is consulted to ensure accuracy. The Association then presents its recommendations to the Modification Committee which thoughtfully renders its decision to ensure the aesthetic integrity of DC Ranch is maintained. Once the project has been approved and completed, a final project inspection is conducted to confirm the work was performed as approved.

At the heart of most exterior home and land scape changes is the Ranch Association’s modification process. Larry Cowles serves as Director of Exterior Modifications and Improvements to oversee and review submittals and to work with the Ranch Association Modification Committee. This committee is appointed each year by the Board and consists of not more than five members, one of whom is a current board director. The other committee members may be architects or similar professionals who are not residents of DC Ranch.

According to DCR-19, holiday displays are permitted from Oct. 1 through Jan. 15. Residents are asked to be considerate of neighbors by avoiding excessive light or noise at night. In the Upper Canyon and Horseshoe Canyon of Silverleaf, roof décor is not permitted. If unsure whether your holiday décor adheres to the community guidelines, check with a Community Standards Specialist by calling 480.977.1299. For holidays and celebrations throughout other times of the year, decorations are permitted one week prior and must be removed one week after.

Next year’s budgets and assessments will be mailed to residents the week of Thanksgiving along with ballots to elect Neighborhood Voting Members (NVMs) for 2023. While the DC Ranch Community Council’s budget is still in development, the Board is developing a plan to ensure that the Council remains a financially stable organization that is well positioned to protect and enhance community assets, investments and programs. Inflation, supply chain issues, increased aging of community assets, and cost escalations have led to increased operating and reserve (repair and maintenance) costs. The Desert Camp Site Improvement Project will also drive a very modest increase in operating costs. The Council has worked dili gently to control costs and increase efficiencies all while maintaining and, in many cases, improving community services with limited to no assessment increases over the past few years.

“Market Street in DC Ranch has been seeking higher-end dining since the days of Eddie V’s well over a decade ago,” says Bryson. “As an avid diner myself, I found that going to Market Street for dinner didn’t offer much when it came to a ‘special occasion’ night out. This prompted me to open Vic & Ola’s, an elevated dining experience with a casual and comfortable atmo sphere which has become a staple in the community.”

This same idea has led Chef Sheila to continue her restaurateur path, this time geared towards seafood. “Being in Market Street for the past 3 years, one thing was lacking—a good quality seafood restaurant. Many of those who dine at my restaurants know that I like to keep it fresh, fun and interesting when it comes to the menu.”

Opening Pescada will bring something new to the neighborhood, while maintaining a high level of service that DC Ranch is known for. Despite the challenges faced by the restaurant industry in recent years, Chef Sheila knows that residents are yearning for new places to dine.

After 15 years of producing the Tour de Scottsdale, the DC Ranch Community Council is handing over the handlebars to the McDowell Sonoran Conservancy.

What started as a small local bicycle ride blossomed into an event that, at its peak registration, hosted up to 2,000 cyclists from across the globe. The challenging 30- and 70-mile rides gave sweeping views of the McDowell Sonoran Preserve. Work ing with our longstanding partner, the McDowell Sonoran Conser vancy, DC Ranch helped raise over $600,000 to aid in their efforts and dedication towards science, educa tion and stewardship of the nation’s largest urban land preserve.

The Conservancy expressed interest in acquiring the event and at its July meeting, the DC Ranch Community Council Board unanimously voted to accept the Conservancy’s proposal.

October 2022 | Ranch News 13

In response to health and safety requirements due to the pandemic, the 2020 Tour de Scottsdale converted to a virtual event that allowed cyclists to participate by riding and tracking their miles from anywhere in the world.

After careful consideration regarding the lingering impact of the pandemic, financial feasibility and the need to evaluate the long-term sustain ability of the event, it was decided to pause the Tour while viability of the event was being evaluated. At the March 2021 Community Council Board of Directors meeting, it was decided to cancel the 2021 Tour de Scottsdale cycling event (slated for that October) and suspend hosting the Tour indefinitely. As a result, one of the outstanding items was to evaluate options to transfer the production of the Tour for 2022 and beyond.

Tour de Scottsdale shifts gears

The Tour de Scottsdale will return with its beloved and recognizable name and feel in Nov. 2023. Over the coming months the McDowell Sonoran Conservancy will be making changes to the Tour’s branding to reflect the transition from DC Ranch’s mission and vision to the Conservancy’s. The Tour’s main route will be a fifty-mile loop that frames the McDowell Sonoran Preserve and McDowell Mountains. Currently in the plan ning stages, the Tour will also have a shorter route and a family fun ride. One of the Conservancy’s goals is to make the Tour as inclusive as possible for every community member no matter their skill level or Justinexpertise.Owen, Chief Executive Officer of the McDowell Sonoran Conser vancy, was quoted following the decision of the Community Council Board of Directors, “We are honored and excited to be taking over the production of the Tour de Scotts dale. I thank the DC Ranch Board of Directors for giving the Conser vancy the opportunity to return this ride to the prominence it held for many years before the pandem ic and for allowing us to continue utilizing the Tour to raise money for our programs that serve thousands of people every year.”

The average paint life in Arizona is about five to eight years. However, color choice and the sun’s intensity can cause fading to begin more quickly. Paint color should exhibit uniformity in density and hue and be free of discolorations, such as chalking, rust, peeling, blistering, fading, spalling, mildew, mold, or any other blemishes. If the paint on your home exhibits any of these characteristics,

• No approval is required to repaint the exterior of a structure in accordance with the originally approved color scheme. Because manufacturers change over time, DC Ranch strongly recom mends that a paint modification form be filled out for record keeping purposes.

It is best to paint your home when the daily temperatures are below 100 degrees. Early summer and early fall generally provide the best weather con ditions, with minimal rain and minimal fluctuations in tempera ture from day to night. This will ensure that paint goes on smoothly and has the chance to dry and cure

The philosophy of color applies to every home and building in DC Ranch, their interconnectivity with each other and the overall development. DC Ranch is rich and complex in color, with earthen tones and subdued intensity. Dynamic color schemes are carefully plotted to blend with and enhance the natural beauty of the Sonoran Desert terrain and the McDowell Mountains.

Colors appear different in various settings. Light conditions and adja cent colors can tremendously affect perception. The stucco texture on the body of the home will determine the maximum LRV number a home is allowed. The term “LRV” refers to light reflectance value: the lower the number, the darker the color. In DC Ranch, rough stucco homes shall not exceed LRV of 42 for the body color. Smooth stucco surfaces shall not exceed LRV of 36 for the body color.

Nothing brings a home to life better than a fresh coat of paint, so if you are considering repainting, here are some details that are helpful to know:

Most DC Ranch neighborhoods have pre-approved paint palettes from which to choose. If selecting a pre-approved paint scheme, no modification fee is required, although a modification form should be submitted. Color schemes not already approved will require both a modification form and fee.

• Advocating for green spaces in our communities helps mitigate increased heat and provide wildlife corridors when done correctly.

There are many ways one can help at home and in the workplace:

Scottsdale’s McDowell Sonoran Preserve was created with the vision of a thriving, natural Sonoran Desert space that would be sustained in perpetuity for the benefit of all. Looking to the future, one of the biggest challenges we face is the unpredictability of our climate and its long-lasting effects.

• Reducing the introduction of inva sive plants by replacing them with natives in landscaping, removing them in neigh borhoods, and making sure not to transport seeds on our clothing, hiking shoes, or vehicles can help reduce the risk of fires in the Preserve.

The University of Arizona Climate Assessment for the Southwest (CLIMAS) group pulls together one of the largest datasets on climate in the Southwest. This information is used by scientists, farmers, ranchers, land managers, urban planners and industry leaders to understand how the near- and long-term patterns affect their land and vocations. Thou sands of studies and models point to the climate in the southwest getting progressively hotter and drier for at least the next 100 years. Things are getting less predictable as well. Models show that rain will be less frequent, but when it does occur, storms will be more significant, creating larger flooding events.

of species in the Preserve is increasing, decreasing or static. It also partners with the National Phenology Network to examine how plants and animals are shifting their cycles in response to temperature and precipitation. Changes in either of these will trig ger targeted conservation efforts. Working with the City of Scottsdale to remove invasive grasses and edu cate residents about planting native species helps reduce the risk of fire and protects our native plants and animals.

• Purchasing items produced locally helps the local economy and reduces the fossil fuels needed to get them from production to customer.

• Joining the Conservancy as a volun teer provides numerous opportuni ties to help study, take action, and teach others how to protect our Preserve and the Sonoran Desert into the future.

Hotter, drier and less predictable: Adapting to an uncertain future

The combination of these conditions can result in increased wildfires, insect outbreaks, reduction in overall surface water and catastrophic flooding.
