t is customary to look at the real estate activity for the first half of the year. Despite the economic impact of COVID-19, there were 112 home resale transactions January through June totaling $192 million dollars. For the same period in 2019, there were 134 transactions amounting to $207 million in sales. Land sales have remained steady with 10 parcels sold compared with 11 parcels in 2019. Land lot prices continue to average $1-1.3 million dollars. According to recent Valley real estate news, home inventory is significantly lower than last year, but demand remains high and should positively impact sale prices. Industry analysis shows home price growth in the Phoenix metro remains one of the top in the nation. Consequently, Valley homebuilders continue to develop new communities, and custom home sales remain strong.

There were 256 fewer open houses conducted during the first half of the year, primarily resulting from the pandemic and the related impacts. During the governor’s stay at home order, only one or two owner-agents held open houses compared to the normal average of 20 to 25 each weekend. Although many real estate agents are now using virtual tours and showings, open houses in DC Ranch seem to be bouncing back.

DC Ranch continues to assist with resale activity by placing branded signage at major directional points and gates publicizing scheduled open houses. Agents may also place an additional open house sign on the listed property during the open house hours in addition to a “For Sale” or “For Rent” sign. Ranch Association Board member resigns Please join us in saying farewell to longtime community

volunteer Vince Durocher who served DC Ranch in many capacities over the past six years. Durocher stepped down from his position as Board Secretary July 20 because he relocated from DC Ranch. During his time here, Durocher was active at the neighborhood level as well as with the community-at-large. He won election to the Ranch Association board in 2018 and was re-elected in April of 2020 to another two-year term. From 2018 to present, he served on the Association’s Policy Committee and from 2019 through present, he co-chaired the Modifications Committee. Durocher also served the residents of The Courtyards at Desert Parks for six years, four of which he spent as president of its sub-association board. At a special board meeting on July 20, the Association’s board of directors appointed Durocher’s replacement per the governing documents. Elaine Cottey will serve the remainder of Durocher’s term until the April 2021 election.

idden within Prescott National Forest just a few hours from Scottsdale is Terra Farm + Manor, a wholly new culinary concept to the United States. The 100-acre property only hosts about a dozen guests each week, tailor made for the most intimate of experiences as well as positioned perfectly given COVID-19 and social distancing measures. A working farm, manor, vineyard and ranch, the property boasts greenhouses, pastured land, rustic barns, orchards, animals, wildflowers, forest trails, black walnut trees, towering cottonwood trees, a fishing pond and a 3,000-square-foot lodge. Reservations must be made in advance to stay at Terra, and each visit is all-inclusive. Within the lodge are eight guest suites, including one 700-square-foot master suite with a large soaking tub, walk-in shower and romantic private patio. There are no television sets at Terra, but Wi-Fi is included with all guest stays. Attached to the lodge is both a 1,500-square-foot cooking studio

as well as an 8,000-square-foot patio with sparkling twinkle lights, a pizza oven, cast iron ooking pit and French stove.

Each night is capped by a farm-totable multi-course dinner held on the patio (weather permitting) and there are always relaxing after-dinner activities available. Think cigars, wine, star gazing and such.

Each week offers a different theme and itinerary, but all are packed with professional cooking instruction as well as ample time to explore the great outdoors in several unique ways.

Once checked in, expect a homemade, farm-fresh breakfast daily and three to four hours of hands-on instruction followed by lunch and a host of optional recreational activities both on-site and off. A sampling of

COMMUNITY ENGAGEMENT The team evaluated every program to uphold the promise of Living Connected during these special circumstances. Countless virtual events and activities designed exclusively for residents were launched to interact and encourage social connectedness. Everything from virtual fitness classes to trivia nights to curbside “camp” boxes provided something fun for residents of all ages.

The communications team focused its efforts to keep residents informed about the impacts of the pandemic on the community. Ranch-wide emails were sent detailing closures, reopening plans and addressing safety concerns and new signage for the community centers and other amenities was designed and printed. In addition to promoting all the new virtual programs and activities, the team continually updates the coronavirus pages on DCRanch.com and shares information on social media. “We can’t predict when the pandemic will pass, but we take comfort in knowing that DC Ranch is a special community made up of extraordinary residents and supported by a team of dedicated professionals,” said Community Council Board President Bud Kern.

DAILY OPERATIONS REMAIN INTACT AND ON SCHEDULE Staff continue to work with residents to provide a safe and welcoming experience when visiting Desert Camp Community Center. Coupled with enhanced cleaning schedules, safety upgrades were installed including touchless water faucets and drinking fountains, sanitization stations and plexi-shields in the reception area. The facilities maintenance and custodial staff continue to detail and clean both community centers and gate houses. Additionally, Ranch Association landscape, maintenance and security teams continue to report every day to ensure that the community is properly maintained and stays looking its best. Response times by the maintenance and landscape crews have not been impacted. While most office, program and administrative staff are working remotely, a skeleton crew at The Ranch Offices remains busy with enforcement of community standards, review of modification requests and financial operations.

Ranch Association President Elizabeth Kepuraitis commented, “Even in trying times, the commitment of the collective team has been unwavering. While the efforts of these employees often go unrecognized, they are a cornerstone on which the community depends daily.” With the knowledge that there is more work to be done in the weeks and months ahead, the DC Ranch teams remain up for the challenge and committed to roll out programs, content, and provide daily services so that residents can successfully navigate the next normal.

Newsworthy State Land to be auctioned

The city’s goal is to have the fields ready for play in early 2022. The fields will be used for parking during large events such as the Phoenix Open and Barrett Jackson.

Approximately 73 acres of Arizona State Trust Land, located at the southwest corner of Hayden Road and Loop 101, will go to auction on Sept. 10. The minimum bid is $31.7 million. Three other state land parcels in the area have applications of interest filed but none were scheduled for auction at time of print.

The northeast corner of 94th Street and Bell Road is also under consideration by the city for additional fields if a location closer to WestWorld cannot be secured. Additional community meetings will be held as other parcels are slated for development.

Last spring, the City of Scottsdale approved funds to begin engineering and design on Bond Project 53. In phase one of the project, six lighted soccer fields will be built on the northwest corner of 94th Street and Bell Road. Community input was gathered through a virtual public meeting with a three-week comment period in August. DC Ranch residents were encouraged to participate.

As the community neared its 20th anniversary in 2019, residents, stakeholders and DC Ranch embarked on a strategic planning initiative to guide the community’s efforts for the next 3-5 years. This is important for maintaining the community’s desirability and premium home values. On Sept. 16, the Community Council and Ranch Association will hold a joint virtual board meeting on the Strategic Plan, DCR2020. Progress updates will be presented. This meeting is open to residents.

In addition to the fields, the site could include an office for park staff, maintenance area and several parking lots. Architects setting the tone for Silverleaf

Diversity has long been the hallmark of architects in the exclusive DC Ranch neighborhood of Silverleaf. From traditional and Mediterranean inspired designs to contemporary influences, architects have pushed the boundaries of quality design while setting the tone for luxury in Scottsdale. Known for over-the-top amenities, it is not unusual for custom homes to boast private movie theaters, wine cellars and jaw-dropping views. Silverleaf is an enclave for some of the most expensive homes in the Valley. Meet a few of the lead architects behind these spectacular properties.

CANDELARIA DESIGN

M

ark Candelaria designed the very first house in Silverleaf in 2002. Since then, Candelaria has gone on to create 40 homes in the community, but to him it is more about the people. “We sit down with our clients and design together. It’s collaborative that way; I can infuse my 40 years of experience with their ideas. Some of my clients are so creative,” says Candelaria. One such success is the moat house in Silverleaf. These clients had several cats that they wanted to keep safe from wild animals and unable to escape. The moat creates a beautiful natural barrier, extending the entire backyard at different levels, to achieve the result the client wanted while adding a unique feature to the property.

“Everyone is appreciating home a bit more these days. I have a client who didn’t see the value in courtyards, but still took my advice. She recently thanked me saying that she’s enjoying these little escapes on her property more than ever.”

Candelaria explains the importance of established relationships with everyone he works with, some for over 30 years. “We have a very modern prairie home that was just accepted through the design process with the Covenant Commission. This phase of the project can take up to two years… that’s why you need to work with people you enjoy.”

Candelaria is not afraid to innovate and his social media presence has drawn customers coast to coast. They recently completed a home remodel in Amarillo, Texas completely via video and phone. With a vision to create a lifestyle experience, Candelaria’s long-term plan is to expand the travel and cooking part of his business which includes many past clients, or as he calls them, friends.

I

n addition to the latest remodel of the DC Ranch Country Club, Erik Peterson has completed 43 homes in Silverleaf with ten currently under construction. He enjoys the different feel of each neighborhood and the great variety in type of home to match the site and client needs. “We find ways to use the entire lot and appreciate it from every angle … to create little getaways whether it’s a casita or a separate workout area,” says Peterson.

He explains the post-recession transition has been toward more modern with open windows, lighter tones, indoor/outdoor space and open floor plans. “Homeowners are wanting the design committee to accept more contemporary style. Architects know how to push the limit while integrating with the strict guidelines, and in working with Jan Baratta through that process for so many years, there’s a trust there.” Peterson believes each project is meaningful, but there is one that stands out to him. It was the second home built in Silverleaf, one that would be the clients’ vacation home. That plan changed when the client was diagnosed with an illness and didn’t think he’d live to see the house completed. The family decided to make it their permanent residence and the client became very involved with the project, visiting the site each week. Now 18 years later, they are still enjoying the home. “I believe the positiveness of the project kept him motivated to get through a very tough time,” says Peterson.

DALE GARDON DESIGN

A

s one of the lead planners for DC Ranch, Dale Gardon holds a unique perspective of the community. “I lived and breathed the property before it became what it is today. It was uniquely special to help plan and execute the roads, school and amenities. I even built my personal family home here, so I have truly lived, worked and played here,” says Gardon.

Where does home really begin? It’s an interesting question that Gardon points out—one that plays an important role in architecture planning. He believes DC Ranch stands the test of time with its proximity to the Preserve. “The mountains are magnetic and a view aspect that changes with the light. We feel remote yet are only 20 minutes from the airpark and world-class shopping,” Gardon says.

As DC Ranch comes to an evolution phase of its lifespan, Gardon embraces the traditional forms guiding the change to something more modern. Using 3D software, the visualization and photo realism has become an important part of design for Gardon’s firm and their clients. “I love the new sense of challenge that comes with each project. We get to create an aura of estate living like no other. People get to live the current in homes that have lasting value.”

What got you interested in your career and current position?

I worked for my Uncle Gervais Henric, one of the world’s greatest chefs, when I was in high school. His work ethic, demand for quality and unrelenting pursuit of the perfect dining experience has stuck with me to this day. Plus, I absolutely love cooking. My family is a combination of French and Italian, so food is in our DNA. However, I am actually a VP of Sales for a technology company. The desire to buy Lush Burger and transition to Moe’s was wanting to create a neighborhood spot with great options for the North Scottsdale community.

What’s your go-to breakfast?

I actually make my own favorite breakfast: Eggs Benedict DiParma. During this time of uncertainty, it has also been a calling for organizations to innovate and pivot at breathless speed to keep services intact while keeping their doors open. For notMYkid (NMK), that meant taking programs online and staying ahead of the second wave of the pandemic that was emerging from the novel coronavirus: a growing mental health crisis.

“notMYkid quickly mobilized a massive effort back in March to address mental health needs that quickly became apparent when we shut down our economy and closed our schools. We knew the fallout would have enormous implications on families and we knew we needed to be there to help in the best way we knew how through providing virtual programs, resources and connection,” said Kristen Polin, CEO of notMYkid.

At the same time, we were also facing a major loss in funding from the cancellation of our annual gala on April 3rd. apadero is a quaint neighborhood situated just north and to the right of the West Gate entrance. Many of the neighborhood’s homes overlook the scenic lake that borders Thompson Peak Parkway. The 45-villa condominiums are one of 10 sub-associations within DC Ranch. Tapadero and a sister condo complex, Columbia Community also in the Country Club Village, are unique in that they receive the full benefits of the manned gate personnel and services offered at the West Gate, which also serves as the community’s security command center. Before The Home Inspector Arrives Every seller wants their home to sell faster and for the most amount of money, but it takes more than luck to make this happen. It involves careful planning and a big part of that is getting ready for the home inspection. The home inspection report plays a huge factor in getting you to the closing table. Just like going to the doctor or bringing your car to a mechanic, home inspections can be nerve-racking and traumatic especially when it is your home. In fact, the home inspection is often the most stressful part of a real estate transaction for both the buyer and the seller. The buyer is about to make a big investment and is worried that the home may have some deal-breaking defects. Meanwhile, as the seller, you are concerned about the potential for surprise costs or the deal falling through and putting the home back on the market. A pre-purchase home inspection, performed by a professional, is a visual examination of the readily accessible areas of a home to provide an accurate evaluation of the home’s condition at the inspection. In accordance with the state’s standards, the home inspector identifies health, safety and mechanical issues. In general, the home inspector is looking for things that are significantly deficient, unsafe, near the end of their service life or not functioning properly. The key thing that home inspectors look for are safety issues. Home inspections are not meant to disclose cosmetic defects.

The amount of time for a home inspection to be completed depends upon the size of the home and the number of rooms. An inspection will take roughly 2-4 hours depending on the complexity of the home and the nearly 500 components of the home that need to be evaluated.

The home inspector will go through the interior and exterior of the house to record any broken, defected or hazardous issues with the house and the area surrounding the house. In a typical real estate transaction, the home inspection occurs after the buyer has signed a purchase agreement and before the final closing date. Most home buyers choose to make the closing contingent on the results of the home inspection, meaning that they can back out of the sale if the inspector finds something that is not to their liking and the seller is unwilling to repair it or lower the purchase price to account for it. As a seller, it is common to get nervous during the home inspection process. You may be concerned that the deal might fall through or that you will be stuck with the cost and burden of repairs if your buyer requests them as a contingency. Given the fragile dynamics, the last thing you want to do is go into the home inspection process blindly and risk losing the deal. Fortunately, there are some things you can do to prepare for the inspection. In most instances, you can take steps on your own and make a reasonable pre-inspection yourself if you know what to look for and this can prevent little problems from growing into costly and unmanageable ones. hat do you picture when you think of the desert? For many, the word desert evokes a visual of the Sahara Desert’s rolling sand dunes and a lone palm tree on the distant horizon. Deserts often suggest a stark and desolate landscape that has little or no signs of life. By definition, a desert is described as a place where water is the limiting factor for life to survive. Our Sonoran Desert meets this definition, but with that in mind what makes this desert so rich with plant and animal life?

There are a few factors that make the Sonoran Desert unique: the columnar cacti that have the capability to store large amounts of water, nitrogen fixing plants, and two rainy seasons. The wildlife has also adapted to the arid environment with their ability to obtain moisture from the food they eat and to regulate their activities to the cooler parts of the day. The iconic saguaro is the signature plant of the Sonoran Desert. Its ability to handle extreme heat and absorb enormous amounts of water, is what keeps it thriving in the desert. The Mesquite, Palo Verde, and Ironwood trees are just a few of the native plants that are classified as nitrogen fixing.

This designation means that they are replenishing the soil with nitrogen that is produced as their leaves drop and break down. This allows for better nutrient distribution to other plants and allows the soil itself to be more fertile.

The two rainy seasons (late winter and summer) provided needed moisture at critical times of the season. Ample winter rains can produce the annual wildflowers and grasses that act as food for wildlife and support the reproduction of important species. The summer rains can be fast, furious, and frustrating for us humans, but the plants and animals are well adapted to these seasons. The plants have shallow root systems close to the soil surface to quickly absorb any amount of moisture that Mother Nature provides. The animals, too, have had hundreds of generations to adapt to the desert way of life. The wildlife knows how to live in this unique environment and have done well without human interference; we could learn a few things from them! So, the next time you compare the Saharan to the Sonoran—just remember that the Saharan has around 500 species of plants, but the Sonoran has over 2,000! Not so desolate, huh?

Tour de Scottsdale 2020 goes virtual

T

he annual Tour de Scottsdale benefiting the McDowell Sonoran Conservancy will switch gears this year to navigate the evolving coronavirus pandemic. After careful consideration for public health and safety, DC Ranch made the difficult decision to cancel the in-person event on Market Street. A virtual event, held Oct. 12-18, will allow hundreds of road warriors

to keep the cycling spirit alive, stay active and healthy, while still supporting the McDowell Sonoran Conservancy.

Riders will have several registration options to complete ride miles on their own. Participants can ride the official Tour de Scottsdale courses, log miles around their city or even in their home or fitness center on a trainer. In addition to the traditional

30 and 70-mile rides, the virtual event will introduce a new 15-mile course and 5-mile fit family ride.

The event beneficiary is the McDowell Sonoran Conservancy, a nonprofit conservation organization that protects and promotes the McDowell Sonoran Preserve in North Scottsdale. Now in its 17th year, the Tour de Scottsdale donates 100 percent of sponsorship proceeds and

a portion of registration fees to the Conservancy and has raised over $600,000 to date.

Those who register and complete any of the distances will receive a commemorative, distance-unique medal, an awesome virtual goodie bag and perks—along with all the bragging rights.
