And thanks to the internet, you can take a tour from pretty much anywhere in the world. Goals and benefits The goal of a virtual tool is to create a “digital twin” of a particular home or community. “The benefit is that you can see the property from the comfort of your living room. Just click on an arrow and head in a specific direction through the home,” said Dave Bramlett, principal of Phoenix Virtual Tour. Immersive and interactive A popular 3D tour is the “dollhouse” view popularized by Matterport; it’s an immersive experience in which consumers zoom in or out on spaces in the home and can walk it on their screens as well as take room measurements, said Diane Burnett, who is co-principal along with her son Myles of Scottsdale-based GloPro Media, providers for Spokane, Wash.-based TourFactory. Burnett’s group also offers an iGuide Interactive Floor Plan that includes floor plans that allow the viewer to take measurements. Both the Matterport and iGuide are captured with special cameras by a trained photographer, she said. Another immersive option is a 360-degree virtual tour which includes either panoramic renderings or actual images. “These interactive tours allow people to see what the room looks like as if they were standing in it. They can advance the motion forward, go backwards, look behind them and all around the room,” Wellman said. “They provide a lot more interaction between the property and the potential buyer.”

Final walk-through This “show and tell” experience lets builders introduce the buyer to their brand-new home

epending on the builder, it might be called a new-home orientation, a walk-through, final walk-through or the handoff. No matter the moniker, this is the homebuyer’s opportunity to get to know their brand-new home after construction is complete but before they officially become the owner. Almost all builders conduct this about a week prior to close of escrow. While it is a chance for the buyer to identify possible visible flaws in the construction or the finishes, most builders consider it an opportunity to educate buyers. Hello, new home! “We refer to this meeting as the buyer introduction meeting,” explained Mark Weber, division president for David Weekley Homes. “This meeting lets us show our customers how their home functions so they feel more comfortable as they move in. Should our customer identify any items or issues, we would, of course, address these prior to close of escrow.” David Kitnick is president and founder of luxury homebuilder Rosewood Homes. He said that their staff thoroughly inspects each home to be sure the home is in outstanding condition before the new home orientation, adding: “Homebuyers should ask questions and point out anything they believe is deficient; they should be sure the builder writes down everything that needs attention. This is important because certain items are easily scratched or damaged during move-in so any visibly damaged items should be noted in writing,” Kitnick said. “Rosewood

is providing our homebuyers with 10 days to notify us after their orientation because some are requesting shorter new-home orientations or having us perform a virtual orientation using FaceTime or Zoom.” How everything works During this process, Fulton Homes explains to buyers how their home will function, said Dennis Webb, vice president of operations for Fulton Homes. The company professional who accompanies the buyer demonstrates how the appliances work and emphasizes the importance of regular maintenance. Terry Lents, a sales associate for Blandford Homes, said that during the walk-through, the buyer may be given contact phone numbers and written information on maintenance and warranty service. The buyer also will learn about the cabinets, countertops, tile, plumbing, heating and cooling, roofing, windows,

fire sprinklers (if applicable), appliances, garage doors and interior doors, he said. Responding to the pandemic Blandford Homes now asks buyers not to bring additional family members with them on walk-throughs. The superintendents leading walk-throughs offer hand sanitizer and all wear face masks and offer them to buyers. At David Weekley Homes, “we practice proper social distancing and safe sanitizing procedures but we still meet with buyers in person for the final walk-through,” Weber said. At Fulton Homes, the orientation specialists practice social distancing, wear gloves and masks, and the homes themselves go through even more rigorous cleaning, Webb said. Rosewood Homes’ staff members “wear face masks whenever meeting with a homebuyer and we conduct all meetings

following CDC guidelines including using social distancing,” Kitnick said. “We also offer face masks to our customers during their new-home orientation or when visiting one of our sales offices or model homes.”

Interior color variations are on the rise with accent paint or a two-toned paint throughout the home.” said Rhea [of Maracay Homes]. “Energy-efficient appliances are also in high demand.” Gourmet kitchens that include topof-the-line appliances, roll-out cabinet shelves, staggered upper cabinets and glass doors are in demand, too. Quartz is still the most-often selected countertop, tapped for both kitchens and baths, Luebke [of Trilogy] said, because of its clean and simple look and non-porous quality. Favored interior paint colors are warm gray/beige tones that transition between white and gray and white with beige or brown, Luebke added. Subway tiles are still popular for kitchen backsplashes and showers, “but there’s a trend going back to larger and more decorative tiles instead of the simpler brick look. Many homebuyers are opting for tiles to be straight or stacked instead of staggered or diagonal.”

In-person protocols About 80 percent of Maracay’s buyers still want in-person appointments at the design studio. Maracay recommends that customers and employees wear masks and the company has developed a COVID-19 protocol that includes social distancing. On the day of the appointment, a designer greets each customer in the lobby and walks them through the showroom before sitting down to have a detailed conversation about how the appointment will flow. “Then they proceed to the showroom where the customer can view their online selections in person and work collaboratively with the design team,” Rhea said. “All of Trilogy’s buyers have wanted to have an in-person appointment to select the finishes of their home,” Luebke noted. The buyer sends a wish list to a designer at the design studio before the scheduled appointment. “We go over the list and make the selections in person,” she said. “It’s all at a safe distance of course. We make sure we’re following CDC guidelines to keep each other safe.”
