What’s so great about the Southeast Valley? Plenty! Learn why some major homebuilders believe the Southeast Valley is a cool place to live

or more than 20 years, families have been choosing the Southeast Valley for its accessibility to transportation, great schools and outdoor amenities,” said Bob Flaherty, Arizona division president for Toll Brothers. “Many of these masterplanned communities have held their value and many families move up within the submarket as their families grow.” Four new Toll Brothers Southeast Valley communities will open by Oct. 12: one in Gilbert, one in Mesa and two in Queen Creek. “Although homebuyers recognize that home prices have significantly increased,” said Brandon Cleveland, area sales manager for Taylor Morrison, “the Southeast Valley remains an excellent value and highly desirable area for new-home shoppers.” Taylor Morrison will open two communities in the Southeast Valley between November and January. Next month, the homebuilder will debut the Landmark Collection at Morrison Ranch in Gilbert. Meanwhile, Legado in Queen Creek will feature four collections of
homes with one of the collections opening in November, two opening in December and a fourth opening in January.

Easy access to employment There are a variety of reasons why the Southeast Valley is so desirable, Cleveland said, one of which is access to employment. Indeed, while the list of areacentric employers continues to grow, for those who commute to surrounding cities, the 202 San Tan Freeway gives residents easy access to major employment centers throughout the Phoenix metropolitan area.
Schools, retail and recreation It’s well-known that the Southeast Valley has a number of highly rated public and charter school options along with a selection of higher education venues. When it comes to retail and recreation, Cleveland pointed out that “some of the larger shopping corridors include Chandler Fashion Center and San Tan Village.” He noted that San Tan Mountain Regional Park offers residents miles of hiking and biking trails only minutes away. For those who love golf “there are a variety of choices,” he said. In addition, these cities have invested in and maintained some of the region’s best community parks, Flaherty said, along with soccer field complexes, water parks/ aquatic centers, trailheads and bike trails. Small-town values and urban amenities “Southeast Valley communities have preserved parts of the agricultural heritage and small-town feel and delivered urban experiences so families can have it all,” Flaherty said. “You can be in a high-rise office in downtown Mesa and at the regional airport in 20 minutes. Parents can access charter schools or walk to the local school and their students can attend ASU or any of a number of community colleges and private universities in their own backyard.”
Forward-thinking design and development These cities “have done a great job balancing design and development,” Flaherty said. “They recognize how important it is to work with developers and builders on creating communities with good design in appropriate locations that will last long into the future. East Valley cities continue to work hard to guide the development of their communities so they have access to transportation and services nearby.”

During the past ten years, Flaherty said that Southeast Valley cities have reimagined their downtowns and created vibrant destinations. “The cities have done this while maintaining the character and design guidelines for their communities,” he said. Prospective homebuyers like the idea of being a part of the exciting growth in the area, Cleveland said, noting that “this part of the Valley will only continue to grow in desirability for years to come.”

Energy-efficient windows and your new home Windows aren’t just for framing views — they are also a great way to save energy and money By David M. Brown
The question, Seinfeld-style: What’s the big deal with energy-efficient windows? The answer: “The short version is they are important because they help keep your home comfortable year-round; in other words, cooler in the summer and warmer in the winter,” said Erik Ashcraft, product manager for Tacoma, Wash.-based Milgard Windows & Doors. Matt Parker, project manager for Phoenix-based custom homebuilder, Genova·Detwiler, added: “At the most basic level, energy-efficient windows work by not allowing the outside temperature (either hot or cold) to transfer into the building. They do this through various ways including the use of materials that do not transfer hot/cold easily and by creating an air gap between the panels of dual-pane windows.” Multiple components
Frame and glass: Two components create the frame system: the frame and the glass. “Older aluminum windows conduct heat and cold through the frame very easily,” Ashcraft explained. “That is why homeowners typically replace them with vinyl or fiberglass windows which do not readily conduct heat or cold.” Higher-end metal window frames can be thermally broken, Parker said. “Material is built into the center of the frame that separates the outside piece from the inside piece,” he said. “This stops the heat/cold from transferring inside the building’s insulated envelope.”

Low-E stands for “low emissivity” indicating surfaces that reflect heat.

ondos are such an ideal choice for a second residence that in some condo communities, 50 percent or more of all condo owners own a primary residence elsewhere. For example, in the 7180 Optima Kierland community in Scottsdale, approximately 95 percent of second-home buyers are from out-of-state. World-famous weather “The top locations we see secondhome buyers come from are in colder climates,” said David Hovey Jr., president and principal architect of Optima, the company that developed the luxury community. “At Optima, out-of-state buyers are mostly from the San Francisco Bay area, Canada, Chicago, Minneapolis, Denver and Kansas City.” In Cachet at The Wigwam, an upscale condo community in Litchfield Park, about 20 percent of buyers are purchasing
second homes. “Most of our second-home buyers are from the Midwest and are purchasing to enjoy the Arizona weather,” said Sue Goodrich, vice president of sales and marketing for Cachet Homes. “Often, people are purchasing with the intent to retire here.” Low-maintenance, lots of amenities But what these buyers are looking for in a second residence is different from what they have with their primary home. “They want low maintenance and nice amenities,” Goodrich said. “Many of our second-home buyers have been visiting Arizona for years,” Hovey said. “They are looking for a lockand-leave lifestyle, urban amenities and walkability to nearby shopping, dining and nightlife destinations.” Lock-and-leave lifestyle With the lock-and-leave lifestyle offered at condo communities “residents have the ability to maximize their travel schedules without having to worry about maintaining their home or ‘shutting it down’ every time they leave, Hovey added.

hile single-family homes are a prime option for many lifestyles, they aren’t the only choice for your brand-new residence. You can also choose a condo, townhome, loft or villa. But what are the differences among these alternative housing-types? Condominiums — commonly referred to as condos — are defined as the ownership of the airspace of the exterior walls of your unit and the shared ownership in the common areas of the homeowners’ association (HOA), according to Keith Mishkin, owner of Cambridge Properties in Phoenix. “Condominiums live like apartments. You can have another unit above and below and on both sides.” Condos can be in garden-style (two-or three-story) buildings, mid-rise buildings or high-rises, Mishkin said. The HOA monthly assessment will amount to your share of the cost of exterior maintenance and community amenities. Unlike most condos or apartments, explained Mary Roberts, 2020 President of Arizona REALTORS®, a townhome is usually multi-level and does not have neighbors above or below. Mishkin added that many townhomes have attached garages or parking and often have small patios.

A loft has the same legal description as a condo “but it’s often more contemporary in design and typically has few or no internal walls except for the bathroom,” Mishkin said. “While some lofts are new, they typically begin in converted commercial buildings turned into residential living.” Villas are ordinarily single-level detached residences on small lots, Mishkin said. You will sometimes see townhomes referred to as villas as well. Which type best suits you? In Arizona, townhomes “generally appeal more to a younger demographic,” Mishkin said, “whereas condos appeal to all age groups. The location, quality and price-range drive the buyer demographic as well. Buyers in many condo communities are often looking for lowermaintenance living.” Lofts may appeal to younger buyers, while villas may be preferred by buyers who want their living situation to be similar to a single-family home but with less maintenance. Condominiums “are popular among first-time buyers, single people and older Americans,” Roberts said. “Townhomes may better accommodate families and people with pets.”

When preparing to financially qualify for a new home, what should prospective homebuyers do to increase their credit score?

(1) Check your credit on a reputable site, as 97 percent of all credit reports from the three bureaus ––Equifax, Experian and TransUnion –– are reporting something inaccurate. Checking your credit scores for free at annualcreditreport.com will not show the credit score number, just the reporting information. It’s important to see all three credit scores because the mortgage credit reports look at all three scores then eliminate the highest and lowest scores and use the middle score to qualify you for the loan. (2) Once you review your credit report, the most important stats to look for are your credit card balances. Any exceeding 50 percent will destroy your credit even when you have perfect payment history. The sweet spot is below 10 percent. This is important because credit cards are worth 30 percent of your credit score. (3) Raise your credit limits on your cards. This will show the bureaus that
companies have increased your available credit. But make sure to pay off the cards to at least that 10 percent mark during each billing cycle.

I keep hearing about “FICO”. What is that and why is my FICO score important for qualifying for a mortgage?

FICO is a score ranging from 300 to 850 indicating the quality of your credit. It’s best you maintain a score above 680 to qualify for decent loan products and avoid high interest rates. All three credit bureaus will have different FICO scores because not all creditors report to all three bureaus. They each have their own scoring system to calculate what makes you a creditable borrower or not.

How did Ahwatukee get its name?
W
hether you live in Ahwatukee, have visited friends or family who reside in the area, or are merely the curious type, you may wonder how Ahwatukee got its interestingsounding name. A few things first: Ahwatukee is part of the City of Phoenix; its residents all have Phoenix mailing addresses and ZIP Codes. Located in the Southeast Valley, it’s sometimes referred to as Ahwatukee Foothills Village. With more than 85,000 residents, it’s one of 15 Phoenix Urban Villages. The community is bounded by I-10 to the east, South Mountain to the north and the Gila River Indian Community to the west and south. Casa de Sueños, House of Dreams As for how Ahwatukee got its name, it’s at best a best-guess, but you could say it comes down to the name of an adobe mansion and to a translation mistake. The fabled story begins in 1920 when a wealthy dentist — Dr. W.V.B. Ames — and his wife Virginia moved to the Phoenix area from Chicago. They built a beautiful 12,000-square-foot adobe house on 12 square-miles of land south of South Mountain. The couple named the property Casa de Sueños or “House of Dreams.” The house featured 17 rooms, seven bathrooms and a large courtyard in the center of the home, said Marty Gibson, author of two books on Ahwatukee including 2019’s “Historic Tales From Ahwatukee Foothills” published by The History Press. Dr. Ames passed away just three months after the couple moved in but Virginia continued to live there. Years later, she
donated several square-miles of the land to the City of Phoenix. Those sections are now part of South Mountain Park, Gibson said. Virginia Ames died in 1933. She and her husband never had children and the estate was willed to St. Luke’s Hospital. The hospital sold Casa de Sueños and the land — now consisting of about 1,200 acres — to another Midwesterner, Helen Brinton, in 1935.

“The other side of the hill” Brinton had a fascination for the Crow Native American tribe and she renamed the property “Ahwatukee” because she believed it was the Crow translation for “House of Dreams.” But apparently it’s not. However, the Crow words “awe chuuke” translate to “on the other side of the hill” (Gibson noted that in this case the “hill” is South Mountain) so that might be the source of the name. But Gibson emphasized that this is a best guess. “We really don’t know for sure,” he said, “because the exact origin of the name has been lost to history.” Yet “Ahwatukee” caught on as the name of both the house — which has since been razed — and the area that eventually developed around it.
