What is PMI and to which homebuyers does it apply?

PMI stands for Private Mortgage Insurance and applies to homebuyers seeking conventional loans backed by Fannie Mae and Freddie Mac with less than a 20 percent down-payment. PMI can either be paid upfront when the loan is originated or monthly, but any downpayment less than 20 percent means some form of PMI will be attached to a conventional loan.

When you’ve built up at least 20 percent equity, you can refinance into a different loan program and drop the mortgage insurance. Conventional mortgages backed by Fannie Mae and Freddie Mac are more flexible, given a 1999 federal law that mandates private mortgage insurance be removed once the home has reached 78 percent of loan-to-value, meaning the loan represents no more than 78 percent of what the home would appraise for.

Any issues can get resolved prior to putting a house under contract. A pre-approval shows the seller you are serious as a buyer. The pre-approved buyer has an advantage over the buyer who is just pre-qualified.
What is the mortgage “quiet period”?
The quiet period refers to the waiting period before you close your new mortgage loan. This is the time to make sure that you do not do anything that would hinder the approval process before you close your loan. The key is to avoid anything that negatively impacts your credit or financial position.

A pre-qualification is issued by the loan originator and is his/ her/their statement that the application meets the minimum standards for the loan program the borrower has applied for. But the loan originator is not the person that makes the decision; the final loan decision is made by the bank’s underwriter.
The loan file is submitted for approval prior to the buyer getting under contract to purchase a home. The underwriter will review the credit history, income and assets of the buyer(s) and issue a decision.
