y choosing an inventory (also called a quick-movein) home, you get the best of all worlds: a new home with fresh finishes and pristine appliances … and no waiting. But you may have to “move quickly” to snag an inventory home because some builders say they are having a hard time keeping up with demand.

ccording to Ken Peterson, Vice President of Sales and Marketing for Shea Homes, basements are rarer in Arizona than in other areas of the country. “For builders, the soil in Arizona can be hard to dig through,” he said. But, he said, lower levels can be “cozy multipurpose spaces that have high ceilings and oversized lightwells or walkouts that bring in natural light.” Basements are common in colder climates because the depth of the foundation needs to be below the frost line, said Rod Cullum, CEO and founder of Scottsdale-based custom and semicustom homebuilder Cullum Homes. In Arizona, by contrast, “our foundations need only be 18 inches below the surface. In places like Minnesota or Wisconsin, foundations need to be more than six feet below the surface to be below the frost line.” That means the incremental cost to add a basement is less in those places. A versatile option Even with those caveats, Toll Brothers, Shea Homes and a scattering of other local homebuilders offer basements in some of their new-home offerings. Lowerlevel living appeals to a wide range of homeowners, Peterson said. They include families with children who want to use the space for sleepovers, couples who want a spot to host large gatherings and empty-nesters looking for a theater, game room or workout area. “Some of our homeowners enjoy having additional space for guests or even using some of their lower level for seasonal

closet space,” Peterson said. “Basements are one of the most flexible spaces in a home.” Shea Homes offers basements in its Azure Paradise Valley community where 60 percent of buyers are choosing lower-level living. Cullum agreed that the flexibility of basement-space is a definite benefit. “Basements offer a lot of options that are appealing to an increasing number of homebuyers, especially now that people are spending more time at home,” he said. Common usages of basement-space include bedrooms, a family or game room and perhaps an additional office or workspace, Cullum said. “In our developments, we have taken basements to a whole new level, offering a ‘car bar’ option which incorporates a hydraulic lift that transports collector automobiles into a basement showroom with floor-toceiling glass walls,” he said. “Add a wet bar, theater, lounge seating and a poker table and you have the ultimate in entertainment space. For our newest project, we have added an indoor golf simulator to this mix.”

Okay, what does it cost? If your builder offers a basement option, there’s a lot to consider when gauging the cost. The bottom line is that it depends on a host of different aspects: the lot’s size and slope, the floorplan, the hardness of the dig and numerous additional factors. At Shea Homes’ Azure community, buyers who want a lower level would first select a floorplan that includes one, Peterson explained. “The basement price would be included in the overall base price of the entire home. Depending on the square-footage and options available, plus interior selections, there could be a difference of approximately 10 to 15 percent higher in price than a similar floorplan without a basement.”

In our spec inventory, buyers may still have the opportunity to personalize the interior design and finishes.” Availability Snoddy [of The New Home Company] cautions that your search for an inventory home could be challenging. “Because the real estate market is so hot right now, inventory homes can be difficult to find,” he said. Others agreed, including Hal Looney of Shea Homes, who said: “Right now, our quick-move-in home inventory is at a record low. We’re in the process of building additional quickmove-in homes for shorter move-in timeframes.” Pulte Homes is also working hard to keep up with the demand for quick-move-in homes, with Bitteker pointing out

that the builder typically will have around 30 quick-move-in homes available in the Phoenix area. But this year, “Phoenix has been one of the hottest real estate markets with an increased demand for new homes outpacing supply,” he said. “In general, with limited new-home and resale inventory across the Phoenix area, we’re seeing fewer move-in-ready homes to select from.”
