strella Partners LP (comprised of Harvard Investments, Toll Brothers and Värde Partners), announced that Taylor Morrison closed on 20.37 acres in Lucero at Estrella. The transaction includes 67 lots available to buyers at the end of 2022. Taylor Morrison, which already offers homes in Lucero and CantaMia 55+ at Estrella, plans to include one of their new series of floorplans in this second phase of Lucero at Estrella. Located 17 miles west of Phoenix, Estrella is a 20,000-acre mixed-use master-planned community. The federal government has been aggressively involved in keeping interest rates low. This year, the federal government has responded by pulling back from buying bonds and this is affecting our interest rates.

It is important to watch the market and check current interest rates on lenders’ websites but be careful not to fall prey to quotes for lower interest rates because they may require points/charges for that low rate. It is always best to find an experienced loan officer you can trust and look to them for help navigating the interest rates and mortgage market.

Indeed, Ashley Coleman, director of marketing for K. Hovnanian Homes, said that while some buyers know exactly what they want and how the process works, others will want more help. “We have an incredibly knowledgeable team of sales professionals,” she said, “who tailor the buying experience to each of their customers.” K. Hovnanian has two communities that will open in Gilbert and North Phoenix this summer. “We don’t plan to pre-sell before the model homes open,” Coleman said. “We encourage customers to join our interest list in the four to six months prior to opening for sales and opening our model homes.” The builder currently has 12 active communities in Maricopa and Pinal counties.

What to know before hiring a professional mover Hiring a reliable moving company takes preparation By Debra Gelbart
I
f you’re beyond the “gather a few friends and a pickup truck” stage of moving, it may be time to hire a moving company to help you relocate to your new home. But before you hire a professional mover, here are some important considerations to keep in mind.
Check for red flags “Check a business’s reputation with organizations like the Better Business Bureau,” said Katie Conner of the Arizona Attorney General’s Office. “Read online reviews. Do you see consistent red flags? Taking time to research a company can save you in the long run.” Get written estimates “Most reputable moving companies will do an in-home visit to give you a more accurate estimate and they will provide that estimate in writing,” Conner said. “Make sure your written estimate includes all charges.” Conner added that in 2017, the Attorney General’s Office advanced legislation that is now law requiring that movers accurately disclose fees and
charges (including for insurance) before loading your possessions onto a truck. The law prohibits movers from adding additional costs on the back-end. Be part of the process
Personally pack valuables: Conner advises consumers to pack valuable items (such as cash, jewelry, electronics, banking documents and medications) separately and personally move them to your new home. “Make sure to place those boxes in your vehicle before the movers arrive,” she said. Be present: “Be present throughout the entire moving process because it allows you to answer questions and give directions,” she said. “Watch the movers unload the truck to make sure nothing gets damaged or left behind.”
Obtain insurance: Make sure you obtain adequate insurance to protect your property, Conner said, keeping in mind that most moving companies offer compensation based on weight, not on the value of your goods. Don’t be quick to sign Lastly, Conner said that new-home owners should do their due diligence before signing an inventory list, noting that in most cases, by signing that list, you affirm that the items were undamaged. Therefore, before signing, check everything carefully.

As the shipper, you are ultimately responsible to make sure that your items are inventoried when they are picked up and dropped off. A good moving company will keep track of all items in your shipment with inventory tags and provide you a written or digital copy of your inventory.

Who is the “consignee”?
A consignee is a person or business to which a shipment is being transported to. They are on the receiving end and are responsible for signing off that everything was received either in pre-move condition or if there are exceptions. Some moving companies require that the consignor and consignee be the same person unless other arrangements are made. This again would be a reason why reading the fine-print on your contract with your carrier is so important.
