hroughout the pandemic, we’ve been urged to spend as much time as possible outdoors when gathering with others. Buying a brand-new home in a golf course community seems to be a perfect way to do that — and many developers and homebuilders selling in these locations report that home sales soared in 2020 and into the new year. Here are just a few examples of all-ages communities that feature golf courses and/or a golf lifestyle.

VISTANCIA IN NORTH PEORIA: “Low mortgage rates, low resale inventory and the shift in workforce to promote remote-working have been the primary drivers of new home purchases this year,” said Mark Hammons, vice president/general manager of Vistancia.

Landscaping your new home Budget and plan early for best results

andscaping shouldn’t be a newhome afterthought. First, talk with your builder. At least for the front yard, you may not have the option of choosing the landscaping. “Many builders have a contractor that is given a budget; this may include options for the front yard which, if you are in an HOA, comply with its CC&Rs (Covenants, Conditions and Restrictions),” said Rod Pappas, principal of Xeriscapes Unlimited, Inc. If you’ll be responsible for any of the landscaping, which is likely to be at least the backyard, consider working with a landscape architect or landscape designer if your budget permits, said Joseph Ewan, ASLA, associate professor and Landscape Architecture Program head for The Design School at Arizona State University in Tempe. Jeff Berghoff, principal of Berghoff Design Group, agreed, stating: “A landscape designer brings his or her knowledge, expertise and artistry to your yard in regard to aspects such as grades and drainage, the best foliage to use and how to create transitions and terracing for maximum appeal.”

HOA considerations If you are in an HOA, make sure your plan is in compliance. Some HOAs limit or disqualify plants because they are high litter or allergenic, Pappas said. Ewan noted that some HOA guidelines will emphasize low-water-use plants (xeriscaping) while others may emphasize native species which support wildlife. “These regulations are not designed to necessarily support an individual

homeowner’s aspirations for their specifi specificc landscape,” Ewan said. “This is where a landscape architect or designer can assist homeowners in achieving their goals within the [community’s] regulations.” Plan ahead Consider if attracting wildlife such as birds is important or if you may want a garden, play area or quiet shaded area such as a Zen courtyard/garden, Ewan said. Accommodating for future elements such as an outdoor cooking area requires pre-planning to ensure the necessary infrastructure such as gas lines or irrigation are set-up. “We tell our clients to plan [now] even if you are going to implement some components later,” Berghoff said. “In this way, you avoid a piecemeal look and create a seamless flow. One item relates to another and doesn’t look like an afterthought.”

Pre-wire and pre-plumbing Pappas said you should pre-wire or preplumb your yard for additional plants and outdoor lighting. Irrigation should be first in your planning and design. “Include plenty of sleeves for areas where you may want to install walkways, concrete or pavers down the road; installing pipe after these are set can be done but it can be challenging,” he said. “Pre-installing makes running wiring and plumbing easy when expanding your landscaping.” Plant trees smartly Ewan encourages new-home owners to plant trees as early as possible. “Trees provide incredible aesthetic, environmental and economic value which seems to exponentially increase as they mature,” he said. Trees are also energy-savers in the summer months. Ewan cited a study

that concluded that three trees next to a typical home, canopying the roof and protecting walls and windows, could reduce the number of cooling hours or need for air-conditioning by 17 percent. “More recent research has revealed through thermal images that those neighborhoods with a mature developed tree canopy are significantly cooler than neighborhoods without mature trees,” he said. Pappas said homeowners need to be sure to plant trees correctly allowing them room to grow and not intrude on other flora or hardscaping. Some pointers: Don’t plant too close to your lawn — the shade will inhibit turf growth. And: Keep the trees on the south or west side of the house to provide shade in the summer. “Deciduous trees will allow shade in the summer and let the sunshine in during the winter,” he said. Remember that roots find water and can heave brickwork, concrete and even home foundations. “Use a sufficient drip irrigation system on your trees to force the roots down and keep them away from other areas they may encroach on,” Pappas said.

Shades of perfection Today’s window coverings offer functionality along with beauty

ere in Arizona, you’re more likely to select plantation shutters or shades for your new-home’s windows rather than draperies or vertical blinds, say two retailers of window coverings. Shutters are better insulators than blinds, said Katy DiGiovanni, co-owner with her husband Rod, of New West Shutter and Blind. “Shutters have a frame all the way around that creates a pocket to protect from the heat and cold whereas you have air penetrating on the sides of most shades or all blinds,” she said. Draperies “just aren’t as versatile,” said Russell Sepulveda, owner of Arcadia Blind & Shutter. And with contemporary styles of shades and shutters you have almost limitless options, both DiGiovanni and Sepulveda say. Shutters, shades and blinds — oh my! “Many of our clients choose plantation shutters or zebra shades,” DiGiovanni said. Zebra shades have wide horizontal panels; because of the way they let light in, they create a striped effect when they’re in an open position on the window. She recommends avoiding window treatments for the front of the house that have a white backing or will appear white from outside. “This can create a bland effect,” she said, adding that wood blinds are a less expensive option and can still produce an appealing look from both inside and outside your home. Sepulveda said a two-inch wood blind is the most affordable option for window coverings. “But it doesn’t have to look

cheap,” he said. “Light gray- or teakcolored wood blinds can look very sleek in most homes.” Roman, sheer, honeycomb and more Window covering manufacturers offer Roman shades (these feature soft drapes or crisp folds of fabric when the shade is lifted), sheer shades, honeycomb shades (also called “cellular” shades, they stack in a neat accordion-like style) and natural grass shades (these are hand-woven with natural materials to ensure that no two shades look exactly alike), Sepulveda said. Cellular shades mount from the top of a window rather than the side and you can add blackout material to the back. As a result, they’re often ideal for bedrooms because they can block out nearly all light when you want them to, DiGiovanni said.

Yet “the plantation shutter never seems to go out of style and is incredibly durable,” Sepulveda said. “Newer composite options are even more resilient and cost half as much as a wood shutter. A large majority of our shutter sales are composite. You can’t beat the style and savings.” Plantation shutters last a lifetime and can be color-matched to your décor, DiGiovanni said. Other treatments have components that will eventually wear out, such as cords and strings. Sepulveda pointed out that with shutters, you can tilt the louvers to control your light and privacy and also open the shutter doors completely as long as there aren’t lamps, walls or furniture in the way. “They’re limited in the sense that they cannot just simply roll or fold up above the window for a clear and

unobstructed view. One can’t get shutters ‘out of the way.’ With shades, you can do just that,” he said. And, he noted, shutter motorization is limited to a tilt-only function, “whereas most shades can roll or fold-up above the window.” Motorization options Cellular/honeycomb shades, zebra shades and Roman shades have a range of motorization options, DiGiovanni said, “and the price-point has become much more affordable. You can hardwire the window treatments or rely on solar and rechargeable battery packs. No more changing-out batteries.” Sepulveda added that many of these controls can be managed through a smart phone app. “Most consumers prefer these [shades] to be motorized. With new construction, the builder and homeowner have the ability to pre-wire with low voltage wiring before the drywall is complete.” He said that a battery-operated roller shade can be purchased for less than some cord-drawn options.

What is meant by net-zero-energy, net-positive-energy and net-zero-energy-ready?

A

These designations generally refer to a very efficient home that has the capability to generate enough energy via renewable resources to fully offset or exceed the energy consumed by the home on an annual basis. Netzero-energy homes generate as much energy as they use throughout the year. Net-positive-energy homes produce more energy via renewables than they consume throughout the year. And net-zero-energy-ready homes are pre-wired or set up for this performance but otherwise do not generate their own energy.

The consignee is a person or business to which a shipment is being transported to. They are on the receiving end and are responsible for signing off that everything was received either in pre-move condition or if there are exceptions. Some moving companies require that the consignor and consignee be the same person unless other arrangements are made. This again would be a reason why reading the fineprint on your contract with your carrier is so important.

What does “reverse osmosis” mean and what are its benefits?

A

Reverse osmosis (RO) is a liquid filtering process that is used to demineralize or deionize water. A reverse osmosis system forces water through a membrane that blocks most dissolved and suspended contaminants. Because it is a water purification system, RO can help improve the quality of water for drinking, cooking and bathing.

Are there any maintenance/on-going cost issues?

A

RO systems can have three to five filters. Sediment and carbon filters should be replaced every 12

months and the membrane should be replaced every 24 months. The RO system also needs to be sanitized annually by a professional to insure proper cleaning and the canister needs to be pressurized, reassembled and water-flushed for two cycles.

What questions should new-home buyers ask their builder about an RO system?

A

New-home buyers should confirm with the builder that an RO system is installed with the kitchen appliance package or at least that there is water supplied under the sink and the countertop has a hole to mount an RO faucet for future installation.

Downsized design How to make a big impact in a smaller space

hen it comes to designing a smaller space such as a condo, townhome or downsized single-family home, interior designers often agree on some basic principles. Indeed, two Phoenix-area interior designers — Susan Solliday and Rocky Petersen — both say that scale is significant in small spaces. Whether you like larger pieces of furniture or smaller ones, the key is to not clutter the space. Make every piece count “When tight on square-footage, making every piece count is key to a beautiful and functional space,” said Solliday, the past president of the Arizona North chapter of ASID, the American Society of Interior Designers. “The natural assumption is that you should fill the room with small pieces — but it’s quality, not quantity you should be thinking about,” she said. “Selecting fewer, larger statement pieces will set the stage for that nice airy feel. It’s the actual maneuverability of a room that ultimately gives you the feeling of spaciousness.” Scale “doesn’t always mean choosing smaller décor items to fit the smaller

space,” said Petersen, who is the lead designer for Neighborhood Ventures, a crowdfunding real estate investment company. “It actually goes both ways. A large monstera plant in a small space can have so much more impact,” she pointed out. “But scale becomes crucial because putting oversized furniture in a small space is going to overwhelm the area. I like to play with scale by keeping furniture

minimal and choosing décor items to define a space.” Here’s additional expert advice from Solliday and Petersen: • PRICE: Always select the best you can afford, Solliday said. “This holds true for all your key pieces and specifically the workhorse of the room — seating. Make sure you not only love it, but that it’s comfortable and well-made.” Price-point

really matters most when choosing finishes in the kitchen and bathroom, Petersen said. “High-end cabinetry carries a much different look than lowerend. The same is true for plumbing fixtures, hardware and appliances.” However, Petersen said, “there are so many options for a lower price-point in flooring and tile that a smaller space won’t suffer if a homeowner saves on flooring and tile and puts a lot of intention into choosing the finishes.” PAINT: Nothing transforms a room like paint, Solliday said. “Paint manufacturers offer online programs that let you digitally test the waters,” she said, adding that if you’re on a tight budget, you should select the higher-priced scrubbable and anti-microbial paints for high-traffic areas and less pricey options for seldom-used spaces. SIMPLIFY: Eliminate clutter by keeping tabletops free of anything not useful, Solliday advised. Oversized wall art and area rugs look great in small spaces. Clean lines and minimalism can be softened with organic touches like wood, Petersen said. LIGHT: Your most dramatic accessory in any space is light, Solliday emphasized, stating: “Light creates depth, drama, energizes color and is key to a spaciousfeeling room. Think about incorporating sconces and ceiling fixtures to complement or replace tabletop lamps keeping those coveted surfaces clean and clear.” Petersen agrees. “No matter what price-point folks are looking at, please replace no-impact lighting,” she said. “The options are endless.” FURNISHINGS: Don’t be afraid to mix it up a bit. For example, midcentury furnishings can be paired with other styles “so it isn’t so one-note,” Petersen said. “The smaller scale of midcentury furnishings typically works out wonderfully in small spaces.” Solliday concurs. “Mid-century introduces strong clean lines that look exceptional.” Meanwhile, soft contemporary styles are a natural fit for smaller spaces and are quite popular in condo and townhome design, Solliday said.
