Single-story vs two-story Consider the lifestyle implications

ere are a few things to think about when deciding whether your new house should be one story or two.

One-story advantages “Overall, one-story homes are preferred for convenience,” said Trey Bitteker, vice president of sales for Pulte Homes. Many buyers prefer a one-story home for the long term and for an easy-living lifestyle, said Bob Flaherty, Arizona group president for Toll Brothers. “Cleaning, cooling and heating a single-story home can be easier and we offer design features to ensure that buyers of all ages can easily navigate the physical spaces.” Having all the livable area on one floor also means quieter living without the noise from upstairs, Bitteker said. “And with convenient laundry room access, you won’t need to drag clothes up and down stairs.” In addition, he said, “for those nearing retirement, one-story homes make it easier to age in place, while for families with small children, you eliminate the risk of falls.”

Other home designs offer an oversized primary bedroom connected to a loft on the second floor creating a truly relaxing space separated from the hustle of the kitchen and great room.”

“Many of our buyers appreciate the flexibility of a second floor [so that the usage of the space can] change over the life of a home,” Flaherty said. “A youth bedroom can be updated to an office over time and the additional loft space can become a movie room when kids leave the nest.” Larger families and multi-generational households especially appreciate two-story homes, he said. The added recreation and relaxation spaces — as well as additional bathrooms and bedrooms — offer everyone plenty of personal space and privacy.

Final two-story tidbits Bitteker recommends asking your sales representative where the laundry room is located in a two-story floorplan. For some buyers, it’s handy to have the laundry room upstairs, while for others, it’s more convenient to have the laundry room on the first floor. What else? Bitteker advises buyers to make sure they know whether the owner’s suite is downstairs or upstairs. He also said that if you need lots of storage space, under-stair storage can be a design-benefit in some two-story homes.

Xeriscape: An alternative to thirsty plantings

ongratulations — you’ve just purchased a new home! You’ve been to your builder’s design center and selected your interior finishes but what about your front- and backyards? To save money and conserve water, you may be considering using water-friendly landscaping; indeed, depending on your community and possible HOA regulations, you may be required to use low-water-usage plantings, commonly known as “xeriscaping” (pronounced “ziruh-scaping”), a hybrid of the Greek word “xeros” (meaning dry or arid) and the word “landscape.” The term was coined in the early 1980s, said Shauna Evans, public information officer for the Arizona Department of Water Resources. Xeriscape, she said, “is a set of principles for water-wise landscaping. It’s all about planning and maintaining your landscape and watering efficiently. This sensible approach allows you to conserve water while enjoying an attractive yard.”

Less turf, more decomposed granite Low-water landscapes “tend to have more decomposed granite (small rocks) and less turf and it can be done beautifully,” said Janet Waibel, a registered landscape architect for 35 years, a certified arborist and founder of Waibel & Associates Landscape Architecture in Tempe. “An important consideration with having more decomposed granite is weed control especially when turf areas are converted to decomposed granite,” she said. Xeriscape is based on “water-wise” landscape principles, Evans said, that include creating a long-term plan for your landscape, incorporating low-water-use plants and adding at least some grass or turf. It also involves efficient irrigation, appropriate maintenance and adding mulch that covers and cools the soil, reduces evaporation and helps to inhibit weed growth and erosion. Including a grassy area may not seem logical in connection with xeriscape but

Choose your plants wisely Waibel said that when making plant choices, you need to research tolerances and needs of the plant so they can thrive once in the ground. She said what are known as “microclimate conditions” exist on all sites and affect planting success. Primary micro-climates, she explained, are sun or shade exposure, temperature and soil type. Other factors are available space, general site use and maintenance. As you research plant choices, Waibel recommended that you determine if conditions on your property are appropriate for the particular plants you're considering. “Be aware of tolerance for cold temperatures and be ready to provide frost protection for your new plantings,” she said. “Most plants can take a night or two of temperatures below 40 degrees, but if low nighttime temps extend for more than three nights, it’s a good idea to protect your plants so they will continue to grow when the temperatures go up again. Being familiar with your plants’ characteristics and tolerances is the key.”

A Bermuda grass or Bermuda hybrid lawn requires more than 55 inches of water per year (with winter overseed), Evans said, and more than 40 inches per year (without winter overseed). “But the average xeriscape requires less than 18 inches per year,” she said. Do your homework Be sure to check with your new-home builder to see if there are any restrictions and/or requirements regarding the type of landscaping that will beautify your new home.

Let that sink in Kitchen sink options abound By Debra Gelbart

armhouse. Cast-iron. Granite composite. Stainless-steel. Hammered-copper. You’ll have more choices for your new-home’s new kitchen sink than you may have realized. But how do you know which sink may best fit your needs? Let’s first consider each type.

Styles A farmhouse sink drops down in the front to the level of your cabinetry in an apron-like fashion to provide a larger container than a conventional sink. It’s often made of either porcelain or stainless-steel. A cast-iron sink features a thick nonporous enamel surface that’s resistant to stains, chips and cracks.

A granite composite sink is made with 80 percent granite mixed with 20 percent acrylic resin. Stainless-steel sinks have long been an option and remain very popular. Hammered-copper sinks offer a natural bacterial-killing surface. Configurations You can choose between a drop-in sink (with a visible lip that rests flat on

the countertop) and an undermount sink that rests against the bottom of the counter. In addition, you can choose a single-bowl configuration or a divided sink with two compartments. “Typically, the type of countertops a homeowner chooses drives the style of sink,” said Matt Baranuk, product manager of sinks at Moen. Undermount sinks work best with solid surfaces like marble and granite while topmount (another term for drop-in) sinks can be installed on virtually any countertop material, said James Walsh, vice president of chinaware and commercial products for American Standard. Both Moen and American Standard are well-known manufacturers of kitchen, bath and plumbing fixtures. Factors to consider Benefits of drop-in style sinks typically include a lower price-point compared with undermount sinks, Baranuk said, “and they’re usually easier to replace when the time comes.” The benefits of an undermount sink include “a cleaner and more stylish design as well as practical advantages such as easier maintenance, no buildup under the rim and easy counter cleanup,” he said. “One factor to consider for sink style is the faucet configuration,” Walsh said. “With an undermount sink, faucets must be installed on the counter or onto the wall.” He said it’s also important

to understand what kind of plumbing hook-up you have in case the existing configuration limits the type of sink and faucet you can choose from. One of the main differences between top-mount and undermount sinks is the seamless design, Walsh said. “Installing a sink under the countertop or flush with the countertop allows you to wipe dirt and crumbs from the counter directly into the sink without catching in the seam found in a top-mount sink,” he said. “An undermount sink also provides more counter space.” Ultimately, Walsh noted, the type of kitchen set-up you choose depends on your lifestyle and your desired aesthetic. “The key is to choose a sink that fits your needs in the kitchen,” Baranuk echoed. Some of his lifestyle examples include: “If you’re constantly cooking or baking, a single bowl allows for larger items to fit into the sink, e.g., a large cookie sheet or big pots and pans. If you frequently handwash dishes, you might want to consider a double bowl option.” At the design center When choosing your sink at your newhome builder’s design center, ask about the sink “gauge” which is the thickness of the sink’s material, Baranuk advised. The lower the gauge, the stronger the material. And if it makes sense for you or someone in your family, Baranuk said, “you might want to consider asking about ADA*-compatible sinks. Everything’s ready: “One of the biggest fears homebuyers have is making a design mistake,” Webb [of Fulton Homes] said. “But with a model home, everything has been taken care of including window coverings and landscaping.”

Can be pricey: Depending on the builder, the neighborhood, the upgrades and whether or not you include the furniture, most builders say you can expect to pay between 10 and 40 percent more for a model than for a home built just for you. Endless water heaters To tank or not to tank, that is the question By Debra Gelbart

ome homebuilders now offer a tankless (also known as “endless”) water heater either as a standard feature or as an option — meaning a storage tank model could be a thing of the past. What follows is a mini-primer on how a tankless water heater works.

What they are Experts tell us that tankless water heaters are briefcase-sized devices that provide hot water only as needed so they do not require a storage tank. These devices can be powered either by electricity or natural gas. They’re often installed in the same location as a tank water heater would have been but they’re wallmounted and take up considerably less space than a storage tank. How they work “When you turn on the hot water tap, cold water travels through the tankless unit,” said Mike Donley, president of Donley AC & Plumbing in Phoenix. “Either a gas burner or an electric element heats the water. The benefit is that tankless water

heaters deliver a constant supply of hot water.” Mike Smith, owner of Gold Star Plumbing & Drain in Gilbert, added: “It’s not instant but the supply of hot water is endless because water is heated as it’s used. You don’t have to wait for a tank to refill before taking a shower or using the dishwasher or clothes washer.” Typically, tankless water heaters provide hot water at a rate of two to five gallons per minute, according to Energy Saver, the U.S. Department of Energy’s consumer resource on saving energy and using renewable energy technologies at home. Benefits A tankless water heater saves you money thanks to better energy efficiency, Donley said. Additionally, tankless water heaters have a longer useful lifespan than tank water heaters, lasting almost twice as long in some cases. Plus, tankless water heaters provide unlimited hot water, take up less space, don’t store water and rarely leak, he pointed out. Heating water only when you need it eliminates the energy losses you get with a storage tank, according to Consumer Reports, an independent, nonprofit member organization that tests consumer products. The bottom line Be sure to ask your new-home builder about the type(s) of water heaters available to you during construction of your new home.
