Quick move-in homes You may not have to wait as long as you thought to move into a brand-new home By Debra Gelbart

ince many new-home buyers are being told that they may have to wait several months for their residence to be built, you may be surprised to learn that some local homebuilders have quick move-in homes (those already under construction or fully built but still available) for sale. In fact, some builders have increased the percentage of quick move-in homes available in order to ensure a continuing supply of homes in the midst of unprecedented demand.

Homebuyer needs vary “Waiting for a new home to be built can be a lengthy process and we understand that not all homebuyers have the luxury of staying in place,” said Trey Bitteker, vice president of operations for PulteGroup. “Homebuyers need quick move-in options for a variety of reasons: they have sold their existing home, are nearing the end of their lease or have relocated.” It's a similar motivation for K. Hovnanian® Homes. “We have many customers who are on a quick timeframe, so we pick our most popular options and build a beautiful home that is ready when they are,” said Ashley Coleman, vice president of marketing for K. Hovnanian. The popularity of quick move-ins has resulted in K. Hovnanian “increasing the number of these homes available for our homeowners pretty substantially,” Coleman said. At press time, K. Hovnanian had 16 quick moveins available, with plans to start building additional homes in the coming weeks.

Fluctuating availability Pulte’s quick move-ins typically are ready for occupancy 60 to 90 days after purchase, Bitteker said. “Due to limited supply in the resale market, many quick move-in homes are selling within the first two weeks of being listed.” At press time, Pulte Homes had 50 quick move-ins available that should be ready by the end of May. Advantages of a quick move-in One of the most obvious advantages of a quick move-in home is timing. “Future homeowners don’t have to wait for the home to be built; they know their timeline right from the start,” Coleman said. However, there are a number of other advantages to purchasing a quick move-in home, indeed, Coleman also said buyers get the most popular options “completely coordinated for you.” And when it comes to pricing, Dennis Webb, vice president of operations for Fulton Homes, said another advantage of a quick move-in is that homebuyers “can lock in today’s home prices.” “Purchasing a quick move-in home also means you’ll be getting an energyefficient home with innovative features and new technology,” Bitteker said. “In addition, every quick move-in home has a professionally designed interior.” Another benefit, Bitteker pointed out, is that quick move-in homes provide shoppers the ability to walk through the home (if the floorplan isn’t modeled) to get a better understanding of the homesite and livability of the space. “It enables them to envision the life they could be living rather than choosing a home design from paper,” he said.
