Outlets for your energy Often overlooked, electrical outlet options are important to the ease of daily life

lectrical outlets are one of those elements in a new home that you may never have thought about — they’re simply there when you move in. But, as Dennis Webb of Fulton Homes points out, “one of the great advantages of a new home is that you can add electrical options to the standard features planned for a new home. It’s much harder to add electrical to an existing home because it becomes cost-prohibitive.” For custom- or semi-custom homebuyers, the opportunity to place electrical outlets precisely where they’re wanted or needed is virtually unlimited. In addition to needing electrical outlets for your router and modem, laptops, TVs, phone chargers, ceiling fans, lamps, kitchen appliances, art spotlights and

security cameras, “think about your entertainment and home communications systems — what we call the low-voltage systems — when thinking about your electrical needs,” advised Tony Calvis, president of custom-home builder Calvis Wyant Luxury Homes. “We don’t need wires everywhere, but we’re always going to need power.” Too much of a good thing From an esthetic standpoint, Calvis said, yes, you can have too many wall outlets

and switches. “We jokingly call that ‘wall acne,’” he said. His company generally places an outlet every 12 feet in a room and within six feet of every corner in a room, said Calvis, whose company builds eight to 10 custom homes each year. Calvis explained that one way to get around the number of electrical outlets needed in a kitchen, for example, might be an electrical outlet strip that runs under the upper cabinets. “That way, there’s enough electrical for small appliances in the kitchen but we avoid upsetting the esthetics of the room.” Fulton Homes offers a similar option. “All of the outlets in the backsplash area can be moved to under the cabinets,” Webb said, “putting them out of sight so that the backsplash is free of any distractions.” A buyer may be able to request placement of electrical outlets on baseboards as well, Calvis said. “In most

You may also want the light-switch at the door to control a table lamp beside the bed. • Owner’s suite bath: You may want electrical outlets located behind the vanity drawers to power a blow dryer, curling iron and other appliances in specially created cutouts in the drawers.

he most commonly used insulating products in Arizona are fiberglass, cellulose and open-cell spray polyurethane foam. “Closedcell foam — with a higher density — is also used, but more commonly in colder climates,” explained Scott Petre, operations manager for Chandler-based Banker Insulation. Insulating products offered by builders differ in efficiency, cost and availability. Their effectiveness is measured in R-Value, which is, simply, resistance to heat flow. “The higher the ‘R,’ the longer it takes heat to move through a material,” Petre said.

Fiberglass batting “Fiberglass batting in convenient rolls is the most common method and typically least expensive,” said Rod Cullum, president of Scottsdale-based luxury custom and semi-custom homebuilder, Cullum Homes.

Blown-in cellulose and fiberglass Upmarket are cellulose and fiberglass products that are blown-in through hoses from specially prepared trucks. “The cellulose are typically recycled papers and other materials that have been densely packed. Often, the installer will mix in a glue for the walls to provide added tightness,” Cullum said. “Fiberglass is a little more expensive but also more efficient as it captures more air and that helps keep out heat in the summer and cold in the winter and at the same time retain cooling in the summer and heat during the winter.” Spray foam More efficient still is foam which Cullum noted is also about 50 percent costlier than batting. “The biggest gains with foam are at the underside of the roof deck which creates an unvented attic, essentially bringing the attic into the conditioned area,” Petre said. “Spray foam outperforms other products by creating an airtight barrier, especially around home components such as receptacles and fireplaces which typically have gaps with the other varieties of insulation,” Cullum said. His company makes foam standard on his homes, but not all production builders offer this as an option because of the expense.

Here’s what a few homebuilders are doing to help new-home buyers create a private, personal alfresco paradise. Now, Looney said, prospective buyers will see more specific elements in outdoor plans and models. “We’re creating defined activity destinations like a cozy corner for reading, areas for sports/games and entertaining options for dining, cooking, bartending and conversation areas for smaller gatherings,” he said. “In response to all the time at home, outdoor sports are extremely popular and we’re seeing putting greens make a comeback, too.” Meanwhile, Flaherty of Toll Brothers noted that outdoor kitchens “continue to grow in popularity for our buyers. Outdoor living spaces with televisions and cabanas can become another special place.” Elliott recommended that as buyers weigh which options they should invest in at their new home, “they look at the items that would involve structural remodeling, and if possible, commit to those in the home-building process,” she said.

Not just for single-family homes Single-family homes aren’t the only residence type with opportunities for indoor-outdoor options. In fact, the luxury condominiums at 7180 Optima Kierland in Scottsdale feature a wealth of indoor/ outdoor elements in the amenity spaces. Potential solutions Synergos is one company that is working to address the shortage of skilled workers. “We’re trying to educate folks to know that they can have a rewarding career in construction,” said Graham, who in addition to being the COO of Synergos, is also president of Erickson Companies, which provides framing solutions for residential and multifamily homebuilders. Build Your Future Arizona is an initiative focused on increasing the awareness of opportunities that exist inside the construction industry,

Graham said, who along with Schoenberg [of Taylor Morrison] and Shank [of Chas Roberts], is a member of the Home Builders Association of Central Arizona. “We have a training program that provides new-hires with the skills needed,” Shank said. But, she emphasized, more applicants are needed. Synergos leverages its large lumberyards and multiple warehouses to “strategically source and store necessary materials to mitigate broader supply chain issues,” Graham said. Synergos also has implemented a process

to try to advance construction for both homebuilders and subcontractors. The company is investing in automation to help bridge the industry-wide challenge. The bottom line “With such high demand, homebuilders are working to be as fair and equitable as possible,” Schoenberg said. “Most builders are working off of a priority list, or in some cases, holding drawings to give every customer an equal chance of purchasing and building a new home.”

A

s the Valley expands, more and more towns that used to be strictly agricultural are now home (no pun intended…) to numerous new-home communities. One such town is Queen Creek, which was incorporated in 1989. The effort was led by the Town’s “Founding Fathers” — Robert Eberle, Paul Gardner, Ralph Pomeroy, Mark Schnepf and Steve Sossaman — known collectively as the QC5. Back then, the Town was approximately 10 square-miles with a population of about 2,200. Today, Queen Creek has grown to around 40 square-miles and is home to more than 60,000 people. Prior to its incorporation, the area was known as Rittenhouse because of the railroad spur located near Rittenhouse and Ellsworth roads. The name Queen Creek comes from the Queen Creek Wash which runs through the community. The Wash originates in the mountains near Superior then runs through Queen Creek Canyon and continues to what is now known as the Town of Queen Creek.

What should consumers ask their new-home builder about a termite warranty?

A

A consumer should inquire about what kind of termite protection will be provided to their potential residence including but not limited to a warranty. Additionally, at closing, be sure you obtain copies of paperwork showing treatment.

What are the signs of termites and how are they best taken care of?

A

In Arizona the greatest percentage of termites found are subterranean termites. They are identifiable by mud

tubes they make which they use as a transportation system. After activity is found, a corrective action involving retreating the affected area is necessary. This could consist of drilling, injecting a wall void or trenching the adjacent area.

What are some treatment examples?

Treatments for subterranean termites consist of soil-applied termiticides prior to concrete being poured (pretreatments) or borate treatments in new construction. A new-construction treatment protects all cellulose components of a structure from subterranean termites that is performed after a permanent concrete slab foundation is installed, or footings and supports for a raised foundation are installed, but before the structure or a final grade treatment is completed. Either type of treatment requires the licensee to treat for occurrences of subterranean termite activity for three years from the treatment date at no charge.

What is meant by the term “insurance” in PITI?

It might mean mortgage insurance, flood insurance, homeowner’s insurance or a combination of all of them. Homeowner’s insurance is not to be confused with Homeowner’s Association, or HOA, fees as they are not included and not insurance.

Q

Do homeowners have to pay PITI all together each month as a lump sum or is it possible to pay parts of it separately/on their own?

A

In some instances, a homeowner can pay the PI — principal and interest — to the lender together, and then the TI — taxes and insurance — on their own. For example, when a borrower has an escrow account, the full PITI payment

will be collected from the loan servicer and the taxes and insurance will be paid by the servicers when those payments are due. Homeowners can choose to pay their taxes and homeowners insurance separately if they choose not to have an escrow account.

Q

Who decides if PITI is incorporated into the mortgage payment or if the homeowner can pay all or parts of it separately?

A

It is ultimately up to the lender. The lender or loan program typically dictates if a loan requires an escrow account of the borrowers. Some loan programs such as FHA loans require that you have taxes and insurance set up as a full PITI payment.
