Ready, set, sell! What to look for when hiring a real estate agent

hoosing a real estate agent to list your home when you’re ready to sell doesn’t have to be daunting. Jan Leighton, 2021 President of the Arizona Association of REALTORS®, offers advice for finding the right agent to be your advocate. Keep in mind that not every agent is a Realtor. An agent has obtained a state license to assist consumers in buying or selling properties, according to California real estate expert Elizabeth Weintraub. Realtors are agents who have also become members of the National Association of REALTORS®. When looking for an agent, Leighton said you should ask friends and family for recommendations. “Focus on someone who’s a full-time agent and works in the area where you intend to buy or sell,” she said, adding that the agent should

have an extensive list of lenders, interior designers, contractors and lawyers — all professionals you may need during the home-selling process. Veteran or newbie? While choosing a seasoned real estate veteran is a good plan, there can also be advantages to working with a newer agent. “A new agent may have more time to concentrate on your transaction,” Leighton said. “Feel free to ask a ‘newbie’ about their training and access to mentors.” What to ask Finally, Leighton said be sure to ask a prospective agent these questions: • What type of representation do you provide? Great Northwest Buyers are flocking to new homes in the Northwest Valley

here’s a lot to love about the Northwest Valley — and newhome buyers know it. So do homebuilders. They’re building dozens of new-home communities in this part of the Valley to meet the demand from buyers. Taylor Morrison, for example, is building 13 new neighborhoods within five communities in the area. Pulte Homes is creating six new communities in Surprise, Peoria, Glendale and in the north section of Buckeye, while K. Hovnanian® Homes is offering new homes in Glendale and Sun City West. Abundant amenities Brad Schoenberg, division president for Taylor Morrison, said the Northwest Valley is known for attractive amenities “including proximity to Loop 303, access to large employers and jobs, good school districts and beautiful surrounding landscapes with mountain vistas.” Jeremy Smith, director of sales for the Arizona division of Pulte Homes, agreed, noting that Lake Pleasant Recreation Area offers multiple water-sport activities. “The Northwest Valley is also home to the Padres and Mariners Cactus League spring training sports complex, Arizona Broadway Theater and West Valley Art Museum,” he said.
